Pretty sad operation going on at this office. They do a great job at selling you a thought with giving you very little concreate information. As you start to sign the contracts to place holds that's when we should have realized by how open ended it is for them the builder. Mind you holds were placed at the end of 2020 and were verbally told construction was estimated to start around Nov/Dec 2021. The sales team does a great job at reassuring you at the time of all this, but then we got our first extension notice. Then we were informed by the sales manager that she couldn't give a date but that we now have 14 houses ahead of us still..... That sounds like years folks. So now you start to think here is the ploy, and you tell me if it doesn't sound like a scam. The housing market since 2020 has gone up in the area over 17%, and so why not delay construction on "items beyond our control" which would then discourage people and want to cancel. They could then relist the lot for a much higher price! Then they come back with "well we know times are tough. So we'll allow you to cancel and instead of holding you to the termination amount, we will just keep your $7,000. Interesting how we continue to get held to terms of this open ended contract for them, but they can treat people like this regarding their soon to be home. They cancelled other contracts while providing a full refund of their holding deposit. We are just seeking the same (equal treatment). How did we find this out well look into the comments folks! We aren't the only ones not happy here. Save yourself the time, money, and heartache and go with KB or other larger developers in the area. They have both in process builds (with dates of delivery!) or in process of.. Myself and Fiancée would love to speak to someone of authority (outside of the onsite office) regarding our transaction and the sales office. These are some aweful aweful people. We were so excited to buy here. We even put a deposit and was told building wouldn't start till the following year. Due to covid we had some misfortune and a a couple of months later asked for our deposit back. We were told "We don't give refunds" by Alysha. She said she's not allowed to give the owner's name or email. Keep in mind zero ground has been broken there is absolutely no reason they need to keep all of our $7000.00 deposit. read more

Sorrento Homes : 4-8-2021 I find it very disrespectful towards a potential buyer and unrealistic that the builder had two employees default due to illness and no replacements when I had appointments to look at the property ( lot 37 ). I drove round trip 140 miles twice to find the office closed and no calls from anyone back to me not to come up. Then be told the price went up on March 26  ( 35,000.00 )  20,000.00 for materials and 15,000.00 for solar now required by the state. I came up there in good faith with my checkbook to possibly purchase my dream home, only to find out the builder just wants his big bucks for the increase  ( won't honor old price due his negligence ) and now won't let me leave a deposit to get a Line of Credit on my paid off house to put down 30 % to start construction sometime next year. You only will give me 15 days to get it approved. The bank wants a minimum of 60 days to approve the loan.  I am retired and don't qualify to finance the 550,000.00 since my residence is paid off and worth over 725,000.00 in which I want to pay cash for the new house. Elysia advised me then to get loan approved first then come leave deposit for lot. In two months that last lot  37 will be gone. I do know who the builder is , have the address and state contractors  license number.  After reading the posts on YELP I see the builder got his money and in no hurry to repair or fix properly some of the issues  people have. I guess it's now time to contract the legal profession and other state agencies to see if the builder has to honor the price quoted and maybe my time and mileage ( 3 trips ) should be compensated since I had confirmed appointment and pricing with Ireland for March 20 TH and again for March 26 TH with Elysia before the price went up .Then on April1 St I met with Arae which confirmed the price increase but stated she would see what could be done to honor the old price. We signed our contract over one year ago and were given a reasonable timeline for our build. We have been patiently waiting only to have our build date continuously pushed back further and further. Now, they will not even give us an estimated time due to how far behind they are. Do not sign a contract with Sorrento unless you don't plan to move into your home for at least three years. We understand delays with covid as we work in a very similar industry; however, you can only use that excuse so many times. read more

we had a 1 year warranty with our brand new house and had a hard time to get the builders to come out to respond...1st week ceiling cracked and got wet from air conditioner...they tried to fix it ,but it cracked again and kept cracking time and time again...they ended up putting more spackle on the ceiling...its now over 1/4 inch thick this allegedly happened to several houses in the tract ...windows were crooked...floor is so uneven you can see baseboards around the house raise up 1/2 an inch or more had a giant sinkhole in the front yard as so did many of the other homes in this neighborhood that took us going to the state to get fixed beware of this builder we had to hound them to come and fix the problems with this house.... And if you go to look at their new homes and mention this post....don't let them tell you that I'm a disgruntled buyer and we complained about changing lightbulbs....that's what they told us when we heard other neighbors complain or that we wanted extra...we in fact did get extra...only because our back yard is 19 feet and we were going to walk from the house...that's why we received extra....I'm a normal person who bought a brand new house and just like everyone else...if it not done right we want it fixed... Update 1 year and 3 month into this new house the window frames are cracking, our bathroom walls where it meets the ceiling is cracking, the drywall tape is bubbling up, and our patio and gate was never fixed...our bedroom ceiling is cracking, our side garage door leaks water in the garage when it rains, there is no seal on the outer big garage door to help keep rain out and were getting water damage to our side walls by the big door... Be cautious when considering a new home with sorrento homes.... The owner contacted us once and then never heard from him again after several attempts. They will also try to tell you you are being unreasonable and that they are not million dollar homes - which they aren't - but I dont want a new home with too many problems that the owners drag out and don't do the work that was promised. Ok yet another update...Bedroom walls are cracking in several spots and in several bedrooms. Hallway wall has a huge crack in it as well as the ceiling in the hallway, bedrooms bathroom. Garage door is so swollen I have to ram it with my shoulder to open and slam my shoulder into it to get it closed so I can lock it up, water leaks into the garage when it rains from the day the house was moved into,a few of the windows do not close right,and are a bit hard to get them closed and locked, we have a big chunk of concrete already pitting in the outside entryway. Still trying to get the builder to fix these issues since day 1,after we were told by one of the owners that even though it a year warranty, they would honor issues whether it was beyond the 1 year...the other owner just quit responding to our issues and we were contacted by their attorney saying the issues we were bringing up were false...well they are not. We are sending the owners photograph evidence of all these issues, but we get nowhere with the builders. Cant believe I bought a brand new house from sorrento homes and it's already falling apart. 3/26/19 update We thought things were moving in the right direction. We thought wrong. Last week, one owner was here and agreed to fixes. This week, with others, he denies his previous agreements. We questioned it and he walked away from completing repairs. His contractor suggested to us that cracking drywall is normal and that other cracks, visible to us, must have self sealed. His other contractor or employee cut our garage door. Exposing it to the elements which will exacerbate the existing issue. They also left metal and wood shavings all over our walkway leaving a safety hazard. The owner called us liars. Our daughter said he didnt need to speak to us that way. He told her "you just need to be quiet." We have pictures, video and audio. They clearly have zero respect. read more

Do NOT buy a home with Sorrento. They have strung us out for years, literally! Years! Everytime we speak with them we are told our home won't be built for another few weeks OR months. It's a joke at this point. Please do not waste your time or money with these people. The office staff is extremely rude and unprofessional!Plus the homes are cheaply made, the stucco on the model homes is already cracking off around door frames. RUN THE OTHER DIRECTION! read more

Read the positive reviews and thought, wow, did they (sorrento) FINALLY get their act together after using phase I off Maple and Palm as guinea pigs for their disastrous home building? Read the negative reviews and was like, "wow all the same issues as I have/had." Sorrento loves to respond with can't please everyone or something equally stupid! In addition to all of my MANY issues with the home, I also have cracked tiles throughout the downstairs which I have yet to address. I am 99.9% sure that when I get a professional tile company out here and they start to lift all the broken/cracked tiles, the foundation is going to be cracked as well! Bought from Sorrento because the models were beautiful, unfortunately the homes are not built well! I am not saying do not buy, I am saying get your own inspector (not the city's) to go through every nic and cranny before you commit or you will be sorry unless as I stated, they finally learned how to build after completely screwing up Phase I homes! One last thing which stuck with me and I still have issues with! The entire home has nails (not screws) protruding from the ceiling all over the place in every room. Sorrento called out Eric (LOL) to come check things out. Eric was so dumb he looked up at all the nail heads coming out and said verbatim " The nails are coming out because you walked in the attic." So I got a ladder, crawled my ass up into the attic, walked and or maybe jumped around and caused every nail head to break and crack through the ceiling in every room?" Wow!!!!! Okay Eric. So their drywall guy came out nailed back in the nails, added a little putty on, painted over and called it a day! to this day have the same issue. Just put a lot deposit down on Saturday. The quality of these homes is outstanding. Lot sizes are almost a half acre, and the homes' spacing allows back yard access to fifth wheels, trailers, and large vehicles. The home plans offer a ton of space also. Plan 1 has excellent features most home builders wouldn't even offer as an upgrade. It's a shame this builder is being slandered by a previous unhappy customer. It would be nice if they could take their concerns with the builder private.. Thank you Sorrento!! read more

Worst homes ever had issues from the time I moved in going on 4 years still having issues the most recent was the third time the downstairs ceiling leaking from faulty pipes up in the attic on the 2nd floor pipes are going in the wrong direction elbows where there should not be elbows a complete cluster f. this home has been nothing but a nightmare to me run run run away from this Builder read more
