The inspector missed MOLD, which was very obvious to someone moving from the Westside. When I pointed it out he acted as if I had lost my mind and that it was nothing. We closed the deal, but after the first major rainfall we realized that we had a leak in the roof right above where the ceiling was moldy. With the next home purchase I decided to go with Don Hester, NCW Home Inspections LLC. He is absolutely AMAZING! Incredibly detail oriented, and will take the time to inspect everything that is accessible. He does not cut corners. On a personal level he is fun to talk to and is willing to have you tag along with him through out the inspection. His reports are long (around 100 pages), detailed and accompanied with pictures. He might be a bit more expensive than most ($50-$100 more, depending on the size of the property), but there is a good reason for that. My feeling is that on such a large purchase as a home it's worth to pay a little more for an exceptional inspector that will save you much more than you paid for him in the long run. He works for YOU and not for the agents. His inspections are there to educate you about your soon to be purchase and not to steer you in any direction. Great person and company. I 100% recommend him. The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Geoff was excellent at explaining what he would do, how he would do it, and what it would be mean for us. He was on-time for our meeting and inspection and maintained a good line of communication during the process. Once he was done he took the time to not only explain the findings but the report and how we could use it to its fullest. The report is provided as a website, which allows it to be very thorough and easy to navigate once you get a guided tour. He helped us understand what we needed to take the builders, provide detailed documentation of issues that need to be addressed, and afterward checked in to see how it all went. Our home is in a New Construction development as such all of our neighbors are in new homes built by the same builder. While few have had any serious issues come up we have heard them gripe about small things that were not noticed or taken care of before moving in. The resulting work to correct the problem has created headaches for our them. When they do gripe I can't help but think of how we've had very few issues (knock on wood) and feel like Geoff had something to do with that.
