My experience here was absolutely horrible. In the winter my my shower would freeze and after a year a half of living in my apartment through them my heating went out, maintenance never fixed it and instead dropped off about 4 electric heaters. My house was freezing and my electric bill was higher than my rent. Don't rent from this place. Many doors don't fully close, the fridge constantly leaked water and there was a hole in front of the shower that maintenance never fixed. The fan in the bathroom was taken out and never replaced causing ventilation to be stagnant, at one point we literally had a mushroom growing from the wall. read more

If I could rate them lower, I would. The maintenance person in the office is terribly rude, and unprofessional. Our complaints of a foul smell were ignored, and we were gaslit for months before they finally sent a plumber who knew what he was doing. He revealed that our septic was backed up! The water in our basement was sludge. When our one and only toilet stopped working on a Sunday, we were told someone would try to be out the next day. And to top that off, they charged us a ridiculous fee to break our lease and kept some of our security deposit claiming that WE left the home dirty. We left it cleaner than it was when we moved in. Do not rent from these people. They are disrespectful and should be ashamed of how they treat people. read more

Was told my new rental unit would be professionally cleaned. When I arrived every surface was covered in dust, floors had dirt on them, dirt ring in the tub, soap scum on the shower walls, dirty toilet seat and toilet bowl, sink had soap scum in it as well. Every cabinet and drawer had mouse droppings in them, kitchen counter had food dried on it. The fridge was spotless so that deserves at least one star. I emailed the rental company with photos and was told they paid for a light cleaning, told me to pay their cleaning service if I wanted a deep clean or they could refund my money and find me a different apartment. I've already cleaned the apartment myself, and moved in so really their email was offensive. We are in the middle of a pandemic and nothing was even wiped down let alone sanitized. Pretty sure COVID procedures were not followed and I didn't sign any waivers stating it was move in at my own risk. Gross. read more

I am furious. My boyfriend rents from SMR and it seems to just be one thing after another for him. He is a decorated combat veteran, who is a full time engineering student at Penn State York, who has been living in this nightmare of a home and renting from these hands off individuals. When he moved into his home he was told that it would be professionally cleaned and when he got there it was absolutely filthy. According to his neighbors no one lived there for two years so it was disheveled. He spent weeks cleaning up his home from scrubbing the bathroom(bathtub, toilet, floors, base boards, and cabinets), kitchen (fridge, oven, counters, and the floors/base boards), all of the closest, and wiped nasty toxic looking sludge from all of the windows. After having issues with a slew of bugs during the summer months during the winter he now deals with mice some how getting into this property. After spending countless hours ensuring a spotless environment, culking every hole, crack, and baseboard to ensure no entry, he is still attempting to make this place livable. Since the winter months have rolled around, he has had his propane go out THREE times after Amerigas didn't answer the phone and refused to show up to service the home (in the lease this is the PREFERRED propane person). After being on top of them WEEKS before the propane runs out they still suck at showing up, but that is another review for their page. On Feb. 8th 2021, he placed a work via their emergency line for a plumping issue that caused the toilet to not be able to flush, sinks not draining, and whenever the water was used causing sewage to be swept back up into the bathtub. Literal poop and other things in his bathtub. On Feb. 16th he contacted the number again after not hearing back from them or the plumber and they said they would re-work the issue and to stand by. The plumber (B&B Plumbing out of YorkHaven) said he contacted us but the message wasn't received until later due to a death in the family, which was made clear while talking on the phone with maintenance. We were told via the line that the plumber was adamantly in contact with him which was a LIE and he didn't grand him entry which was another LIE. This man has been TWO weeks with having these issues and having to use the Rutter's restroom and unable to shower. After spending $98 on a special augar to try and unclog the drains, draino, and a hair catch, he is now staying with me due to these un-livable conditions. SMR is hard to get a hold of, these issues still aren't fixed, the individuals they employ to fix these issues aren't doing their job, and whenever some maintenance is scheduled for septic no one is notified and people just show up. I am disappointed in this companies handling of their tennant and how they are treating a decorated veteran. read more

Low responsiveness and not great at communicating with you and the HOA if your neighborhood has one and caused us extra fees that could have been avoided. Southern Management Rentals are nothing but legal thieves. They keep your security deposit, accusing you of ruining things that were already wrong with your rental. They charge you for painting, carpets, etc, when they should be painting and replacing carpet anyway.When they feel it's time to upgrade their apartments, they use the security deposit of the last tenant that lived there. I know its a lot to read but please do people need to know not to move in here as they will not renew a lease the moment you catch them and call them out for neglecting their tenants. This is one of the worst places i have ever lived in my life child hood to now. they neglect their tenants and their trailers. we had to pull out the till someone is here to fix the leak in our roof we wont be paying rent card for someone to finally be sent back out after waiting 2 months with nothing told to us but ill be back and nothing. They are letting our house fall apart around us and all they can say is about us being angry and yelling at them to fix it over the phone. The kitchen sink is so nasty with water damage and rust its unreal. The kitchen sink is also getting ready to cave into the counter because where the faucet sits is rotted away. They are sure on top of having someone come out to take pictures of our yards/porch's and complain about a box or something that hasn't been there for more then a day or a few hours. They are down right ignorant and unprofessional. we pay a little over 800 a month for a one bedroom wail others in 2 bedrooms are paying 100 dollars or more less then we do a month. we called in multiple times about 2 leaks in our roof and took them both times over 2 months to actually fix the problem. the first leak was coming through a light in our bed room above where we sleep we had to sleep in the living room every time it rained for over 2 months... now we have the living room celling that i know for a fact has black mold in it after 2 months or longer of water just sitting in it from the leak (will have pictures). i will be getting a lawyer and doing what i can as they broke lease more then a few times and have done nothing but lie and mistreat us as tenants. We are expected to stay calm and not yell at people who neglect us and refuse to do their job in a professional amount of time 2 months is definitely is way to long to be waiting to have a leak in your roof fixed that's causing the celling to collapse or one that is capable of starting a fire by leaking out through a celling light in the bedroom. Then the front door has a whole in the Plexiglas that lets cold air in non stop was here since we moved in along with the crack in the celling over the kitchen area. Worst company I have ever dealt with!! For 8 months now we have been requesting repairs on this house. None of the work has been done, except when the furnace broke down twice... Now it's Winter, and 2 broken window's are letting in A LOT of cold air, and I am paying for the heat! Pipes are freezing.... When you are approved but given no apartment unit in a month time when there are some available, something's wrong with this company. I transferred my approved application four times and this last community is the worse in delay time. Reviewing my application shouldn't take days when others took less than 48 hours. I checked in Customer Care Dept about my issue and was told that she will investigate and call me back that day. No callbacks from SM Customer Care...like they really cares. I wonders if this qualify for me to get my application fee back because they are the slowest rental agent ever! I keep following up on the status of my application for approved application and she needed more time to review. This is the worst place to use as a rental company. They are so slow in fixing problems with your rental. My nephew is renting from them now. Place is to be a 3 bedroom and 1 bath. Floor is rotten and place has mold. They have had no water and can't shower for three weeks now. One contractor said the place should be torn down and not be rented. I just moved to PA and saw their ads on their website. I had to call three times and leave messages. I decided to just show up to speak with someone. The office staff was extremely rude and the properties were run down and over priced. They would not work with us at all to try to find a rental property and seemed bothered we were even interested in any of their rentals. They also refused to answer any questions we had until we paid a very high application fee. I strongly recommend choosing another company when searching for rental homes. read more

Southern Management Rentals is possibly the worst company that has ever existed. I'm not even sure how they are allowed to remain in business. Despite multiple calls to the company for serious repairs (for instance, being out of heat), we would go weeks without anyone showing up to address the problems. If you call the office too many times, the woman who answers the phone will give you the treatment of a lifetime. I have to admit, I would hang up laughing and wondering if I should call a mental institution for her. Thankfully, our actual landlord is a wonderful man and he eventually gave us his personal number and told us to call him directly instead (why he's even using this company is beyond me). We left the apartment spotless and in better condition than when we moved in. Thankfully, I followed all procedures (gave them written notice of the date we would be moving, gave them written notice of our new address after we moved, kept the place clean and allowed them to show it while we still lived in it, etc. etc). My landlord called me "his best renter ever," and even stopped in to give me an official goodbye. But a few weeks later, Southern Management left me a voice-mail (which I've recorded and saved a copy of). In this voice-mail, they had the gall to tell me they would not return my security deposit until I removed the bad review of their company from Google. They also said they would bill me for repairs they had to make on the property while I lived there (note these repairs were made over a year prior to us moving)! Thankfully, my father-in-law is a lawyer. I called him up for advice, and he said not to answer and to just wait it out. If they did not return the deposit (or really were dumb enough to charge me for repairs), I would have had a pretty solid case against them (especially given the voice message). Apparently they were unintelligent enough to leave me that voice-mail, but not enough to actually send me a bill or revoke my deposit. I waited it out and they got the deposit to me about a day before it would legally be due. I would not suggest this company to ANYONE under ANY circumstance. Even if you do everything by the book, they will find any way possible to avoid giving you back your deposit, and they may even try to find a way to charge you extra on top of it. Believe me, cheap rent is not worth the insanity of dealing with this place. read more

This rental agency has very very poor condition apartments. I live in Graduate Hills apartments and we face with so many troubles but they dont even care about our complains! They allow even 10 people to live in one apartment. That happened to one of the apartments in our building and after that we have had cockroaches and they come sometimes for pest control and they know their treats have no effects on solving this problem. They just want to shout our mouth. The environment is really really dirty no one cares about cleanliness. The refrigerator and the oven are sooooo old and best place for growing cockroaches. Southern Management Rentals (SMR) has handled a townhouse rental for me in York since 2013. I tried doing it alone but 6 months into the lease had renters far behind in their rent and a yard that had been defaced by their removing the perennials that had been growing for 10 years because they didn't like them. After SMR took over the situation changed, those renters were taken to court and evicted. SMR showed, screened and got new renters, who were wonderful. The present renters are never behind in the reant and in their third year there. SMR has taken care of financial transactions, repairs, questions, and concerns. We've been renting from SoMgmt for around a decade I don't want to say how long because I don't want them to know it's me writing this. While I hate living in this apartment I'm kinda stuck in this area for a little while longer so until I'm ready to move I don't want to be forced to look for a new place. These people manage most of the rentals in the area so it's really hard to find something not under their thumb but, if you can I suggest you jump on it! Avoid this company at all costs! We moved here not really knowing the area or the company. We saw an apartment that would work for our needs and the price was right at about half what we were use to paying. The management company and their employees came across just sweet as pie so helpful and caring we thought we had found a gem of a company but, all that changed as soon as we had the keys. There were problems with the apt. they said would be fixed before our move in date. They were NOT hind sight and all we should have run for the hills! I wish we had. They don't fix anything unless you threaten them or call the borough and complain to them and then the borough only makes them fix certain things. I've had to do it a few times. It's not right the way they operate and I can't believe they haven't lost their license. We rented a crumby apt. in Baltimore City for 6 months when we were just out of college, that guy was a slumlord and these people are worse! After we moved in we found out most of the units had or probably still do Have bedbugs. So we don't socialize with anyone from our building, we keep a distance, and we take bug off measures which come out of my pocket. The slumlords will rent to anyone and they won't do anything to get rid of the bad eggs. This building has seen a child molester, countless drug dealers, drug users, oh hell some of their properties have housed meth labs! Bet they don't disclose that either! People listen to loud music and throw parties at all hours and the drugs they smoke will come through from one apartment to the next so if you don't smoke up or don't want your kids high keep that in mind. They're just horrible people I don't know how else to say it. You think they'd look at us and go these people are good tenants; they keep to themselves, they don't cause problems, they pay their rent Before it's due lets take care of the property properly and fix things that go wrong. But, instead they expect us to live with it or move. They DON'T CARE. I will come back and say exactly in details everything we've been through or seen when we move but, for now I need to be vague because like I said they run most of the properties in the area. RUN! Normally, I would not bother to post a comment, but look elsewhere for a residence. I rented from them for 4 years and was always cordial with the staff in the office. However, all that changed when a water leak took place and caused my children and I to vacate for 8 weeks, in which rent was still paid. The monkeys who run the maintenance department will royally screw you. They are more fearful of the landlord and could care a less about the tenant-yes, the source of finances to support their joke of an organization. We've rented from SoMgmt for three years and never had a problem. They dominate the rentals in this area so like any company they're going to have good and bad reviews. If you are a good tenant, pay your rent on time and take care of your home you will not have any issues with them. They have always been prompt with maintenance and with any questions we've had. Our current property could use some tlc but they did approve for us to paint. We are getting ready to move due to my husband's job so we will see how the vacating process goes but so far so good. To sum up the type of business that Southern Management is......VERY UNPROFESSIONAL!!!! The customer is never right no matter what the situation. I have rented from this company for over 2 yrs and if I had found another option before now I would have not rented from them again. The manager of the office that I have had nothing but bad dealings with is Stella. She said to me "you are a idiot and we will never rent to you again after your lease is up" No problem I will never rent from you again and I will make it my goal to make sure everyone knows what type of company you are running here. It turns out Southern sent this worker to my house without any notice. If I had known that they were coming I would have informed my neighbor of this when she called me at work. I called Stella to find out what was going on and she told me "your neighbor stuck her nose in where it didn't belong". I told her that I would hope that if someone was around my house that they would at least give me a heads up. Isn't that what neighbors are for, we look after each other to keep our neighborhood safe for us and our children. After going on line and reading other reviews of this company it seems that they are very unprofessional to all of their customers. After reading the reviews for Southern Management Rentals, my husband and I decided to post our experience. How they get away with negligence, and the violation of building codes behooves us. Like another reviewer, we are not even sure how they are allowed to remain in business, unless for some reason their violations are not being reported, or they know the "Powers that Be." Case-In-Point: We rented a house from Southern Management Rentals. The day prior to moving in, Southern Management took pictures of the inside of the house (that's their policy). So they knew about the safety and PA Codes violations. You see, the stairway to the lower level is a stairway cut in the kitchen floor with no wall around (which is a violation). Plus, there is not a handrail in the stairway (which is another safety and code violation). We talked to the owner and Southern Management and they were to install the handrail to correct the violations. Six months later, and two falls in the stairway by my husband, the safety and PA code violation had not been corrected. The two falls in the stairway has lead to his surgery, physical therapy, and a lost of income. Southern Management Rentals has never apologized, nor shown any remorse for their violations and negligence. In fact, our contact with them has been the result of Southern Management Rentals responding with crude and insulting emails. With that being said, their is absolutely no reason for me to believe that the other reviews on this site as of today, Monday, December 26, 2016 on Southern Management Rentals are nothing but truthful. We've had a much more traumatic experience with Southern Management Rentals than most reviews, and have gotten the same response as five out of the seven reviews so far. Like most rental companies they offer a wide variety of houses, some good some awful. Rents are high but most of these places will gouge every dime from you for themselves and the landlord so no surprises there. The overall customer service is a real problem, one employee will tell you something and another will contradict it. Their accounting practices seem to be set up to nickel and dime you with fees that can go on for months even though they assure the fees have been paid. In short if you are going to rent from this place get everything and I mean EVERYTHING in writing. I have been renting from Southern mgmt since 2003. I have had nothing but terrific service. It does take some time to get things fixed but they are the middle man and often need approval from the landlords. If you pay your rent on time and are reasonable tenants there is no issue. Stella, mandy, Brad and Katy and most everyone I have dealt with have been so helpful. During a difficult time with a divorce Stella was so helpful finding me a place I could afford. This place is very unprofessional me and my family had an appointment yesterday at 1pm we got there at 12:40 my phone had no service so I walked to a neighbor to ask if I can use a phone. I called and told them I had an appointment and I am waiting. They said someone is coming from red lion pa and will be there shortly. I go back to the house and I am waiting for 2 hours...no one shows up.I go back to the neighbor and call again they told me I never had an appointment I told them I drove from Baltimore and I don't want to make a dry run. They kind of thought I was making it all up.the neighbor kindly let me follow him to the management office.we get there and it got worse. I walked in professional and told them I had an appointment no one came can I fill out an application she said no because I didn't see the house I said that's fine I would like to fill one out anyway. But then they told me prior that the app is good for anyone of there properties. Wish seemed fishy.so the manager was listening to the whole convo and she jumped in and asked were I was from.I said I drove from baltimore city.
