We needed a weekend getaway for my birthday. This BnB made the time really fun. This BnB is quick walk to the gates to St George street. It is across street from few restaurants. It took us 8 minutes to walk to the fort from their location. They have a parking lot across street from the BnB. You will need one of their parking passes to park there. The breakfast they provide is delicious. They accommodate the vegetarian in our family with a nice breakfast. The rooms are vintage and in nice condition. They provide cable with hbo in each room. We were never in the room to enjoy that. The Friendly service, the comfort, and the feel of being at a vintage home, made or weekend amazing. They do offer military discount.

After traveling all the way from Sweden to stay at at this hotel I am more than disappointed. The reviews are completely wrong. this is a terrible hotel. it's dirty, on the inside and dead plants on the outside. possible bedbugs in the beds. suspects that they don't change the linnen between guests. towels with hair on it. don't expect any breakfast and service because there isn't any staff at all on place. And they charge your account more than once. keep away !

*THIS IS AN OLD PRIVATE QUIRKY B&B* Please understand that this is an old house re-imagined to fit many private rooms. Stay here for the experience of living in an old (some say haunted) quirky and charming house. It's like you stepped into the haunted house at Disney but clean and with the lights on. At least that was my first impression hehe All the basic necessities will be covered and added bonus- walking distance to the action! The Honeymoon suite in particular has a funny smell in the bathroom. It's how old plumbing smells so don't freak out. The central air/heat system is shared so you don't get to control your own. In our room, the air was blasting at times and I run cold.. Solution: covered the vents with towels in the bathroom and our suitcase in the room No coffee maker in the room. Solution: my sweet husband went down and brought me a cup of (delicious) hot coffee. I just can't get ready in time for breakfast but it's ok, coffee is enough till we have lunch out on the town The house needs a lot of TLC but the planned-demic has made it difficult for everyone to both spend and make money so just come with an open mind and a kind heart because they really try to keep this place authentic. You can hear people walking and talking in their rooms. It's exactly like living in a big ol house full of people. Having said that, please watch your step, the stairs are narrow and warped. I saw a kid fall outside from the bottom of some steps (she's ok) The owner is a straight shooter -no mushy gushy here. He runs a tight ship but his prices are reasonable and you can't beat the location. It's definitely a unique experience. I slept like a baby and loved hanging out on the upstairs veranda. I can't speak for the breakfast because I never had any but it's probably not gourmet so think of it as a snack and then have a big lunch at any one of the awesome restaurants around here. Hope this helps. Enjoy!

Pros: - Excellent location: walkable to many restaurants and shops in historic downtown. Mojo Bbq is right across the street and it was one of the best bbq restaurants I've been to! - reasonable costs - Scott (the owner or manager) is really nice. He has a loud voice and wants you to speak up but he is friendly and welcoming. - free parking behind the building - free tea and homemade cookies from 4pm-8pm - free water bottles in each room - we stayed in the Coquina room so we got a private entrance in the back. Cons: - It loud and noisy. You can hear neighbors talking, showering, flushing toilets, turning on water faucets, etc. it's a very old building. - free breakfast but I personally wasn't a fan. The small fruit platter was cheap (cantaloupe, honeydew, watermelon). No berries or pineapples or whole bananas/apples. It ran out very quickly. There was a small tray of breads and English muffins but it was stale and store bought. The banana nut bread was decent. The cheesy egg casserole was not good. I appreciated the home cooked breakfast but it wasn't my ideal breakfast. It came with a bran muffin which was below average. Dry and not fresh. I felt bad but I didn't end up eating my food. Some meat or veggies would've been nice like bacon or sausage. - our room had TERRIBLE wifi connection. I don't have unlimited data so this was very annoying because on their website, they advertised free wifi in every room. Most of the time, I had to use my data. Conclusion: not bad at all for the location and price! But next time, I would probably find another B&B with a breakfast menu that more suits me.

How charming! In the heart of everything and a short walk to all the fun. The owner is so pleasant and very helpful. Once you park your car--you can essentially get everywhere on foot! The area feels super safe and we spent time a lot of time up on the veranda. In the evening, you may catch a glimpse of the ghost tour. They happen to stop right in front of the building. Our room had its own entry way and private bathroom. The bed is surprisingly comfortable and there is central air. Home run of a destination.

    Buckling Wall Paint

We checked in with the Inn Keeper, Robin, and she showed us to our room. As Robin opened the door, we noticed a slight musty smell, and she told us this room was supposed to be renovated. We noticed the walls had paint that had extensive water damage and was buckling. We were willing to overlook this because there were no other rooms available and it was Christmas. We had asked about the temperature of the room, and she told us that the thermostat was not available to guests and that she set it at 72 degrees and it was to stay there. We got into a chilly bed and was trying to work the TV, but it kept shutting off and we could not get it to work. Our night was a bit chilly (temperature outside was 22 degrees) and required an extra blanket. When we woke up, we had no hot water in the sink or in the tub/shower. We got dressed and came down stairs for breakfast. My husband wanted to notify the staff worker, Melissa (daughter of Inn keeper) of the problem with the TV and that there was no hot water. We stood in the hallway as to not disturb the other guest that were eating in the next room. He talked in a light tone and thanked the daughter after she explained the situation with the TV. We sat in a different room then the other guests since the sitting was tight in the main eating room. We were served our breakfast, and was interrupted by the Inn Keeper. Robin came in and told us that we were not happy here, and that she will refund our money and we have to leave now. I and my husband were so very surprised at the attitude of the Inn Keeper, Robin. I went into the other room and waited patiently to ask her if she can come into the other room so that I can talk to her. She came in after a few minutes and abruptly raised her voice yelling "get out of my house, NOW, I don't care if it is Christmas." My husband was taken back at her bullying and her pointing a finger at us and yelling to us "I don't care what day it is; I don't care if you can't find a place on Christmas Eve, it's not my problem, just get out now." My husband replied, don't yell at us, we are not leaving until we have gotten a receipt for our refund. You can call the police and they can make sure we get a refund receipt." She called the police.

This B&B is cheaper than many of the others and less "showy" from the outside. It was the home of train magnate Henry Flagler's doctor, built in 1907. I got the Coquina Room off the back--a queen size bed, large bathroom, comfortable room. Parking for six cars (small, tight fit). Mints & bottled water provided. Nice balcony. Use of bicycle was wonderful. I missed their 4 pm "tea" (wine, juices, cakes) but their breakfast was delish! Muffins, marmelade, cran juice, yogurt & granola and a hot egg casserole with a yum moist bran muffin. (They mentioned stuffed French toast but it didn't materialize!) The keepers were not particularly talkative but very helpful. The place is two walking blocks from St. George and close to the tram boarding area. I'll return! (toilet had a leak and hissed on and off all night.

The Inn is located right in the heart of historic St. Augustine. You can park your car and walk to everywhere you need to go while in the ancient city. Parking for cars and smallish SUVs is located behind the Inn. Large trucks won't fit and will need to park off-site in the lot just across the street. The Inn itself is a beautiful masonry building that was constructed in 1916. The house once belonged to Henry Flagler's personal physician and served as both where he practiced and his residence. The Inn is also the second house south of the neighboring Tolomato cemetery. We were warmly greeted by an employee of the innkeepers. We took care of our payment balance, heard some history about the house, got the briefing about breakfast, toured the first floor common rooms and were then taken up to our room. If you are new to the area they also go over things to see and places to eat. We stayed in the Fern Room. It is located on the second floor facing the street on the northern side of the building. Our King bed was located nestled right inside the round turret feature of the house. There was also a bathroom with pedestal sink and tub/shower. A flat screen TV and DVD player are also present. The Inn also has free WiFi. We found the bed to be very comfortable. The only issue was that the room was only 69 degrees by the time we were leaving for dinner. We mentioned this and by the time we returned for the night it was very comfortable. I personally prefer to have a thermostat in our room to avoid too hot/cold issues. We enjoyed the coffee and tea in the mornings on the front porch but did not have the breakfast. On this trip we decided to head out and try some of the local eateries for breakfast this time. So I can't comment of the breakfasts here. Overall I would say the Inn is a good value and we would definitely consider staying here again on a future visit to beautiful St .Augustine.

Bathtub in Coquina room is so lovely after hiking around town all day!

My husband and I…read morebooked the Amethyst Room for our anniversary based on the photos and descriptions provided online. Unfortunately, the property did not fully meet the expectations those images created. As Florida residents, we understand the recent cold weather likely impacted landscaping and outdoor upkeep. However, the courtyard and exterior areas appeared noticeably more worn and less maintained than what is currently advertised online. Unfortunately, we booked this specific room for the courtyard charm we saw in the posted pictures. Updating the photos or refreshing the outdoor spaces would help future guests have a more accurate understanding of the property's current condition. There were certainly positive aspects to our stay. The location was excellent, the included parking was convenient, and every staff member we encountered was kind and welcoming. That said, at approximately $375 per night, we anticipated a higher level of overall quality in the accommodations, amenities, and breakfast experience. While the room itself was comfortable enough, it lacked the charm, attention to detail, and elevated feel we expected at this price point. Breakfast was also disappointing; we only chose to participate one of the two mornings because the selection felt quite basic. In a destination like St. Augustine, we expected a more memorable and refined hospitality experience. The toiletries also felt below the standard we anticipated for a property in this category. The shampoo and body wash were small sample-sized bottles that did not feel particularly premium or thoughtfully curated. Additionally, we experienced an issue with the tub jets during our first night. The jets repeatedly turned on by themselves, and we had to troubleshoot the wall switches multiple times to stop them, which became frustrating and disruptive. Overall, it felt as though the premium pricing was driven primarily by the location rather than the full guest experience. We have stayed at similarly priced bed-and-breakfast properties in Savannah and found the room quality, amenities, and dining experience there to be significantly more impressive. I genuinely wanted to love this property and had hoped it might become an annual anniversary destination for us, which makes this disappointment even more unfortunate. I share this feedback constructively because I do believe the property has strong potential with a few thoughtful improvements.

We came here to see a concert at the AMP outside of town. Being that the rates at nearby hotels were more than I was willing to spend, I looked at local B&B's, and this one fit the bill between it's local and downhome aesthetic, breakfast being included with gluten-free options for my wife, and a relaxing bathtub for my wife to soak and relax. Eva was fantastic in ensuring we had everything we needed. She is an absolute gem who made us feel at home and welcome. She helped us with some concerns and requests. With a house that has been in existence since 1853, as indicated by the plaque by the front door, this has the historical aesthetic and the comfort to match. The lobby area has some lovely velvet sofas shared with the dining area, where you can have either white or red wine or water, for example. The porch is also nice for a glass of wine, people-watching, and enjoying life as it passes by. Food-wise, they served breakfast if you're able to get to the lobby before 9:45 PM. Technically, the kitchen is open till 10 AM, but don't push your luck. But it's nice to have some coffee and breakfast, whether it's eggs and French toast soufflé or whatever is on the menu, and then you're off for your day. If you are gluten-free, make sure you mention it in advance so they can accommodate you. Our room was lovely, with a comfortable four-poster king-sized bed, a classy dresser, and nightstands. No closet, but there are knobs for hanging up shirts, pants, and dresses if you have clothes hangers. I liked the complimentary dark chocolate when we arrived as well. The room we had for our stay had a hot tub and a shower with multiple showerheads. Once you figure out how to use both, it is heaven. It allowed us to live our best lives. My wife enjoyed the tub immensely, then, after the fact, enjoyed the bathrobe. I liked that the toilet was in a separate room from the sink and shower/hot tub, especially, if you need to go and it goes sideways. The outdoor patio is also nice if you want an afternoon drink, fenced off from the street, especially if you want to smoke a cigar. We have already booked for a concert we are attending in July. And that date will not be the last time we book at the B&B. It is grand.

I mention this because we booked it the day before with almost zero research (looked at some pictures, and the breakfast caught our eye). We honestly cannot wait to go back!!!!! The owners are amazingly nice people who called us as we were traveling down to see when we'd be in, and made our check-in process flawless. The room is stunning (Fitzgerald)! Original hardwood floors, a large bed, and a shower with a fancy shower head (which doesn't even begin to do it justice - multiple sprayers and settings) that was luxurious! The internal Struggle we had with "These sheets are the softest thing I've ever touched, let's not get up" and "We are in the heart of everything: let's go exploring!!!!!" was too real. Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions). Definitely consider this as your home base for your next visit!

Title: From a dream to a nightmare--do not trust this business…read moreRating: I was incredibly excited to stay at 44 Spanish Street Inn, expecting a charming, historic St. Augustine getaway. Unfortunately, what I thought would be a dream vacation quickly turned into a complete nightmare. My husband and I live about two hours away from St. Augustine, and since we had a night off, we decided to book a one-night getaway. I searched online and found what looked like a completely relaxing, dream room: the Palm South room. I felt comfortable booking directly through their website because the policy explicitly noted that payment was not due until we arrived on the property. We were so excited at the thought of a quick getaway where we could just relax in our own private, in-room jetted tub. A few minutes into our drive to the hotel, the nightmare began. We received a call from the owner demanding payment. I thought this was odd since the website stated payment was due upon arrival, but since we were already on our way, I paid over the phone. A few minutes after that, while still driving, my husband received a text message giving us the access code to a different room: "Palm North." The room they forced us into was $30 cheaper and did not have a jetted tub. Figuring it was a simple mistake, we called the owner. He informed us that they switched our room because the water heater for the Palm South room was broken. When we explained that we only booked that specific room for the in-room jetted tub, he told us we could still stay in it, but the water would be cold! He did not offer any compensation or a discount for the forced downgrade. When I asked him to please just reverse the charges since the advertised room was unavailable, the owner flatly refused. He claimed he had offered us two different rooms--neglecting to mention that one was cheaper and the other was broken! Since we were almost there, we decided to drive to the property to speak with someone in person. When we arrived, the property was completely deserted. The owner refused to answer his phone, leaving us with no choice but to call the local police for assistance in resolving the theft. Even the police could not reach him. He had gotten exactly what he wanted: our money for a room that wasn't functional or as advertised. We ultimately left and had to book a room elsewhere with working hot water and a much nicer owner. We are now relying on our bank to dispute and reverse the fraudulent charges. What started as a beautiful dream turned into an absolute nightmare. I learned a very hard lesson and will never book directly through a website with a small property like this again. Avoid this place at all costs. **Edited to add that I filed a report to yhe BBB and a secondary complaint with the Florida Attorney General (the Department of Legal Affairs). I saw that this had happened to many other people and its NOT RIGHT!!
