I rarely leave reviews, but I felt this experience warranted honest feedback. My husband and I booked the Amethyst Room for our anniversary based on the photos and descriptions provided online. Unfortunately, the property did not fully meet the expectations those images created. As Florida residents, we understand the recent cold weather likely impacted landscaping and outdoor upkeep. However, the courtyard and exterior areas appeared noticeably more worn and less maintained than what is currently advertised online. Unfortunately, we booked this specific room for the courtyard charm we saw in the posted pictures. Updating the photos or refreshing the outdoor spaces would help future guests have a more accurate understanding of the property's current condition. There were certainly positive aspects to our stay. The location was excellent, the included parking was convenient, and every staff member we encountered was kind and welcoming. That said, at approximately $375 per night, we anticipated a higher level of overall quality in the accommodations, amenities, and breakfast experience. While the room itself was comfortable enough, it lacked the charm, attention to detail, and elevated feel we expected at this price point. Breakfast was also disappointing; we only chose to participate one of the two mornings because the selection felt quite basic. In a destination like St. Augustine, we expected a more memorable and refined hospitality experience. The toiletries also felt below the standard we anticipated for a property in this category. The shampoo and body wash were small sample-sized bottles that did not feel particularly premium or thoughtfully curated. Additionally, we experienced an issue with the tub jets during our first night. The jets repeatedly turned on by themselves, and we had to troubleshoot the wall switches multiple times to stop them, which became frustrating and disruptive. Overall, it felt as though the premium pricing was driven primarily by the location rather than the full guest experience. We have stayed at similarly priced bed-and-breakfast properties in Savannah and found the room quality, amenities, and dining experience there to be significantly more impressive. I genuinely wanted to love this property and had hoped it might become an annual anniversary destination for us, which makes this disappointment even more unfortunate. I found our spot to stay in St. Augustine, forever. A gorgeous bed and breakfast, walking distance to the Spanish Quarter, close to bars and restaurants, close to the fort and the intercoastal; it is the bee's knees that allows us to live our best life in leisure without spending too much, so that we feel we would need to do additional favors on the side courtesy of Marriott or Hilton. We came here to see a concert at the AMP outside of town. Being that the rates at nearby hotels were more than I was willing to spend, I looked at local B&B's, and this one fit the bill between it's local and downhome aesthetic, breakfast being included with gluten-free options for my wife, and a relaxing bathtub for my wife to soak and relax. Eva was fantastic in ensuring we had everything we needed. She is an absolute gem who made us feel at home and welcome. She helped us with some concerns and requests. With a house that has been in existence since 1853, as indicated by the plaque by the front door, this has the historical aesthetic and the comfort to match. The lobby area has some lovely velvet sofas shared with the dining area, where you can have either white or red wine or water, for example. The porch is also nice for a glass of wine, people-watching, and enjoying life as it passes by. Food-wise, they served breakfast if you're able to get to the lobby before 9:45 PM. Technically, the kitchen is open till 10 AM, but don't push your luck. But it's nice to have some coffee and breakfast, whether it's eggs and French toast soufflé or whatever is on the menu, and then you're off for your day. If you are gluten-free, make sure you mention it in advance so they can accommodate you. Our room was lovely, with a comfortable four-poster king-sized bed, a classy dresser, and nightstands. No closet, but there are knobs for hanging up shirts, pants, and dresses if you have clothes hangers. I liked the complimentary dark chocolate when we arrived as well. The room we had for our stay had a hot tub and a shower with multiple showerheads. Once you figure out how to use both, it is heaven. It allowed us to live our best lives. My wife enjoyed the tub immensely, then, after the fact, enjoyed the bathrobe. I liked that the toilet was in a separate room from the sink and shower/hot tub, especially, if you need to go and it goes sideways. The outdoor patio is also nice if you want an afternoon drink, fenced off from the street, especially if you want to smoke a cigar. We have already booked for a concert we are attending in July. And that date will not be the last time we book at the B&B. It is grand. read more

After much thought, I would give Carriage Way Inn four stars. Carriage Way Inn does some things extremely well, some well, and some okay. I did learn this business was recently purchased by a company that owns numerous B&B's up the eastern states; hopefully that won't detract in the future. Upon arrival, a huge benefit is a dedicated parking area around back. Unless you drive a very large truck or largest SUV (e.g. a Suburban or F250) you'll have a spot. You should park and leave your vehicle. Saint Augustine is very walkable and Uber/Lyft are readily available, if necessary. Make no mistake; parking is premium in this town so a dedicated parking lot is a big plus. We arrived a little early but were greeted very warmly. Like most old B&B's, there is no elevator or lift (which we were aware of and is no problem for us). We were shown our room (Tourmaline) on the second floor and all typical questions were answered. The room, bed and bathroom were very comfortable. Great adjustable AC (a must in Florida), small flat screen tv (which we never turned on and neither should you), bathroom with very good shower and pleasant toiletries, comfy bed and good blinds to pull down for sleeping. A big negative to the room is the soundproofing. This room (Tourmaline) is right on the front of the house and it was the last weekend of a motorcycle gathering in not too far off Daytona. So we heard mid life crisis motorcycle riders and nearing elderlies on their horridly loud motorcycles off and on all weekend; both out and about and driving by the B&B. Not much the B&B can do except more soundproofing of the windows. It wasn't just the motorcycles, noise from loud car radios occasionally, too. The noise didn't ruin the weekend but did detract. I brought a white noise machine to help with sleeping and recommend it. The location of the B&B is phenomenal; centrally located and you can walk almost everywhere in downtown Saint Augustine. Importantly, we felt totally safe the entire time we visited. Saint Augustine is a very safe city; especially the tourist, populated and Flagler College areas. The B&B generously offers plenty of beverages downstairs to help yourself to. Water and cans of soda are available at all times. Wine, red and white, is set out to serve yourself in the late afternoon through mid evening. I believe I recall beer and hard seltzer, too. The snacks put out at happy hour were meh; just okay. But there were some deliciously scented fresh baked cookies in the afternoon. However, I've had much, much better snacks and happy hours at B&B's in Savannah, north Georgia and Charleston. The first floor sitting area is comfortable; plenty of small tables for sitting for snacks and breakfast; we never felt cramped. Minor glitch; the downstairs ice machine adjacent to the soda and water was broken most of the weekend. The Staff was apologetic and ice was set out and or provided by the downstairs Staff; but this was a minor annoyance. Of note, the rooms do not have little refrigerators. A nice addition might be an ice machine on the second floor (especially since that's where most of the rooms are located. Okay, now let's talk about the breakfast...We only ate it one morning, of two, because it was straight up lousy. Please know I am in no way a picky eater. The entree eggs were not good and I suspect they were most definitely not fresh cracked but powdered, frozen or premade. The plated side ham was barely eatable; it was extremely tough and salty. A B&B breakfast should be very good, if not memorable. This breakfast was shockingly subpar. Well, the coffee I made in the Keurig was fine and the server lady was pretty nice... In sum, I'm not sure I would stay at Carriage Way Inn again. Our stay was not bad but there are so, so many B&B's in Saint Augustine. Perhaps if Carriage Way radically upgrades the quality of the breakfast offering and sound proofs the rooms we'd return. read more

Had a great stay here! We booked the Topaz room upstairs for my parents and the Ruby room downstairs for us as that was the last rooms left. Both rooms were clean and accommodating. Tho the Ruby is on the first floor by the entrance it was quiet at night. You will hear the folks go up and down the stairs mainly in the morning so being an early riser if you're in this room will be convenient. Staff was friendly and breakfast was great. I chose the Carriageway Inn based upon location and the stellar reviews. We were not disappointed. Sandy and her staff were all so pleasant & helpful. The location is perfect for walking everywhere. We had the Garnet Room for 3 nights; it is upstairs & front-facing, with a comfortable king bed. The upper veranda is right outside so we enjoyed sitting out there, sipping wine & watching the world go by. The breakfasts were delicious, attractively presented, and hearty. My husband and I stayed at carriage way in for 3 nights for his birthday and it's one of the reasons we would come back to st Augustine. The staff was incredibly accommodating. We had a family emergency the day of check in and we didn't make it to the B&B until 1 in the morning. They had our room key in a lockbox and emailed us our code and even left a note discussing where we'd find our room. We only had a chance to have breakfast one of the mornings because we left super early the second day for fishing and the last morning everyone recommended a brunch spot and we couldn't pass that up. lol. But the one morning we did have breakfast, it was delicious. They made a cinnamon roll casserole and now I need that recipe. We were in the topaz room. It was completely spotless upon arrival. The bed was super comfy and our room had its own AC wall unit. The entire inn is cleaned spotlessly. There were so many cute little additions. Fresh water, soda, and wine in the fridge at all times. Cookies during the day. The coffee and breakfast were delicious. The inn is walking distance from SO many things. We never needed our car after we arrived. Free parking was a huge plus. I wish we had a chance to stay longer but we will definitely be back. read more

We were here for Labor Day weekend and had so much fun. All the staff were so nice and helpful. They offer discount tickets to most of the local and some restaurants coupons. If you're a light sleeper or like to sleep in, I would recommend staying in the cottage. The downstairs rooms in the main house open into the main area for breakfast and the front office. If there's anything you forgot, ask them before finding a store. They make one breakfast that has some variety. All was good. It's a great location in historic downtown and walking distance from everywhere. Free parking is awesome in this area. Definitely try this place for a stay in St. Augustine. read more

There's a reason why the Carriage Way Inn has been voted the best Bed & Breakfast in St Augustine for 6 years in a row. It's tops in every way. The Inn offers 14 "modern vintage" guest rooms filled with interesting antique furniture and unique decor in each room. The living room is warm and comfortable with an array of seating to encourage guests to relax, chat with the other guests and enjoy a glass of wine, a soda, and a variety of fresh baked cookies after a hard day of touring St Augustine. The staff prepares a made-to-order breakfast each morning. During our short visit we enjoyed eggs & ham in a "basket" (biscuit) with a side of fresh fruit and a danish. When a few of us requested eggs & cheese in lieu of the ham & eggs, they were happy to accommodate us. Our second breakfast consisted of delightful pumpkin pancakes with homemade whipped cream and crushed pecans along with fresh fruit (different than the previous day!) and sausage links. Coffee and tea are available all day along with the aforementioned soft drinks and wine. Sandy, the General Manager & an owner, creates a welcoming atmosphere. She is very friendly and patiently answered all of our questions. And she provided useful recommendations for things to do and places to dine. When one couple in our group had an issue climbing the stairs to their room, Sandy was able to switch them to a different room and refunded the price difference. The Carriage Way Inn is conveniently located to many attractions withing the Historic District of St Augustine. The entire facility was amazingly clean and well kept. We will definitely stay here again and will recommend it to anyone who wants to visit St Augustine. read more

Not our best lodging experience. However, there are pros: great location (close to everything, but street is quiet), good breakfast, free parking, nice staff, nice linens (see caveat below), tasty homemade cookies. Sadly, the cons outweigh the pros. We stayed in the Gold Room so this review is only reflective of this room. Small, very dark (only lights are in the bathroom and bedside tables (the "overhead" lights did not work). The Hvac system is tied to other rooms so it was challenging to control the temperature. Basically there are 3 rooms on one system so if one room isn't on heat or AC the temperature controls do not work. Seriously, annoying. Lumpy, uncomfortable bed. The outside patio was unkempt. Uncomfortable chairs in the room. We stayed for 3 nights. Had to ask for towels and bed service everyday because they didn't change towels or make the bed without a request. For $450 per night, ridiculous. We have traveled extensively. This was not good value or a good experience. Avoid this room. read more

My boyfriend surprised me with a 2 day mini vacay from Jacksonville. He was indecisive at first but I'm happy he chose Carriage way, I will say he did an amazing job. When we pulled up it looked like something from a chic Victorian life. The outside is beautiful but stepping in to the lobby is absolutely stunning. Check in process was easy and very detailed oriented. Once we got into the room i felt like a princess at home. I was able to make myself comfortable, everything was complimentary ! This was our 1st visit to St. Augustine. The Carriage Way B&B was highly recommended and now we know why! We were greeted by two young ladies, one checked us in and the other gave us a tour while helping us to our room. We stayed on the 2nd Floor in the Tourmaline Room which was beautifully decorated. The balcony was great for winding down at night and early morning coffee. We felt very "at home". The lobby had 24 hour coffee, tea, wine and cookies. The room had cream sherry for a night cap if need be. Breakfast was a pleasure with table service and made to order pumpkin french toast or scrambed eggs and sausage. We spent 2 nights at the Carriage Way in the Tourmaline Room (we had the chance to peek in at least three other rooms, which are all named after semi-precious stones and colored match. They are all exquisitely appointed with beautiful touches from the period). Sandy, the owner, was on hand and helped us with sites to see, recommendations on routes to walk, a discount on the sightseeing trolley, and so much more. This B& B is close to so many sites in the historic district. We like a firm mattress and expressed that desire. Sandy added a mattress topper that met our needs. The cook modified breakfast to fit our gluten free diet and the breakfasts were great. You can eat on the outside porch or inside the dining room. An unexpected delight is how much the staff laughed as they worked. They genuinely enjoy hosting and working together. This carries through to your experience as a guest. We spent an amazing weekend in St. Augustine for my husband birthday. The diamond suite at the Carriage Way Inn B&B was the icing on the cake. This suite, or I should say our very own cottage was just wonderful. We had our own parking space right next to our cottage, which made it very convenient for coming and goings. The suite itself was very spacious and had a nice living room area, dining room, kitchen set up with all the amenities including sodas, waters, coffees, pop corn, wine, and to top off the evening Sherry. I could go on and on about the little touches here, but I wanted to stress the AMAZING air conditioners. In the summer heat, these 2 units kept our room nice and cool. No need to worry about staying cool in here. One more thing. The breakfast in the morning was delicious. Our host made sure we had everything hot and made to order. We stayed 12/29&30. It was a Birthday getaway and we received a complementary bottle of Champaign. There was also complimentary bottled water, other drinks, coffee, hot chocolate, cookies, lemon cakes, etc. It was both my wife and my first time ever staying in a B&B but not our last. The atmosphere is lovely and quaint. The location couldn't be better, a very short walk to everything. We never moved our car. Our room and adjoining bath were very nice, clean and spacious. Upon checkout we were able to view a few other rooms, different themes, all nice. We also toured the sister property also very nice. The breakfast was Yummy! We came to St Augustine to experience a 'Night of Lights'. The owner and staff were very friendly, helpful and accommodating. The inn is located in the historic district of St. Augustine and is within walking distance to all the shops, restaurants, museums and, of course, the displays of Christmas lights and decorations. We stayed in the Aquamarine room, which was clean and fresh. It is beautifully decorated with antique furniture, as are all the other rooms. The king size bed was very comfortable and the ensuite bathroom had a beautiful travertine shower with multiple spray heads. Breakfast was plentiful and delicious. We loved that the lobby was open 24 hrs and that we could get most any beverage we wanted. The location was perfect. We left our car in their parking lot and walked everywhere we wanted to go. We booked the Emerald Room, which was private, located outside of the main building, and perfect for a romantic getaway. We had a great time staying here. We were actually in the cottages about 3 houses down from the main house. The cottage is smaller house that has 3 separate rooms, one being a bigger suite. You still have 24 hour access to the main house, yet you are in a much quieter location. We really liked it in the Silver room. The staff was incredibly courteous, professional and go to great lengths to make your stay wonderful. The location is so close to St. George Street and all of the main tourist sites. We walked easily to all the places you want to go and places you want to eat. This is a definite repeat. You will love your stay there. read more

After traveling all over the world, I would have to rate this as one of the best places I have stayed. Jess and her mom and aunt were beyond great. I can't say enough about this place and their hospitality. When you have coffee with guests on the porch, and they state they stay wherever that family manages, it says a lot. They write names on a board so all guests can get to know each other if they wish to. They are starting a social hour with wine and music for the guest to enjoy. You know a place is 100% perfect when you leave and try hard to think what you could do to add to the stay and you can't come with a single thing to improve the stay. And an added bonus is the location. It is walking distance to all the popular attractions. We will never go to Saint Augustine and stay anywhere else. Spectacular! My husband and I stayed here for our honeymoon. We were absolutely wowed by the quality. He literally said this was his favorite place he'd ever stayed. Sandy and the staff were so sweet and helpful. They went the extra mile to make sure we had a top-notch experience. We stayed in the cottage and we couldn't have loved it more. The breakfasts were always delicious as well! It is just steps from St George street which made our stay extra convenient. This one is tough for me, because I had such high hopes for this BnB, having wanted to stay for years based on the reviews. Take my review as you will, many people seem to have very good experiences here, but we weren't among them. I don't like giving 3's, but in this case, it is not only warranted, it's probably a bit generous. There are some positives here; parking, location, lots of effort to make the place comfortable while maintaining the charm, nice sheets. Ariana was extremely kind and friendly and literally the only employee who showed us any real attention or care while we were there. The room was pretty good, the curtains were a good addition for those who want a darker room in the morning. The extra pillows and blankets were appreciated. Some aspects were "meh"; the room we stayed in, Sapphire was very tight quarters. I knew this going in but the layout could be a bit better for comfort. The chairs in the room had no support or comfort and therefore wasted valuable real estate. If they removed the armoire and put a decent chair there, they could put a small bureau where the desk is, which would be preferable to a chest of drawers in the bathroom. Maybe a small armoire in the bath for hanging items or something instead. The shower was fine, and the bathroom as well. The coffee was ok and there was a nice selection of hot teas. The not good aspects; to be blunt- the food- it was not good. At all. The website promises a "scrumptious Chef's breakfast". I've stayed in a lot of BnBs and no matter what they promise, I just hope for a breakfast that is better than one I can cook. I make a pretty good breakfast, but not scrumptious, you know? We had two breakfasts and neither was anywhere close to as good as I could make at home. Day 1 was a warmed up, fairly thin, flavorless egg bake with tiny bits of ham and occasional strips of limp potato, with a small bowl of fruit and the driest croissant in Florida, sliced in half. No butter or jam was offered or in sight. It took a very long time for someone to even approach us regarding breakfast after we sat down. Several couples who arrived well after us had been chatted up and served long before we were even acknowledged. Even the folks who sat on the front porch were helped faster than we were. It went so long we asked the woman clearing the tables if we should go to the window to order and she said No, someone would come to us. She had to prompt the order taker ** twice ** to help us. I'd say we sat for at least fifteen minutes, completely ignored, before we asked how we could get service. Day 2 was better on the service front but even worse on the food. The main was described as a Peach French toast bake, i think. The peaches were definitely canned and in a layer on top of a soggy, lukewarm brownish sponge. It had flavor. I didn't enjoy that flavor at all. The texture was terrible. The sausage was decent, but clearly microwaved if looks are any indication. There was also a small pastry, store bought, and overly sweet but edible. Some of the coffee creamers were expired by a few days. There was a small bowl of fruit as well. At no point on either of our breakfasts did anyone ask us if we needed anything, ask how we liked it or any conversation after the "order" was taken and food dropped off. Even if we had been approached, I don't think we'd have taken an offer of another dish. If the first place option was that unappetizing, I wouldn't have high hopes for the runner up. But since we weren't checked on at all, maybe they knew how bad it was. I must also mention, for my wine drinking friends, I could not stomach any of the offered wines in the lobby. Everyone's taste is different but none of them tasted good to me. Also, we were quite disappointed that the rooms were not refreshed during the day. I don't expect a full clean on a shorter stay, but making the bed, fresh towels and taking out the trash literally takes 15 minutes. I mentioned these disappointments to Ariana when we checked out and was told the cleaning scheduled changed "due to Covid". Ok fine, Marriott does this too, but they put it all over their website and have a big sign when you check in and have a notice in your room. None of these communications were attempted, so the lack of service to the room was a surprise. The website clearly says there is no service on Thanksgiving and Christmas only. There is a small blurb in the FAQ about not getting freshened since Covid, which contradicts the Thanksgiving/Christmas statement. So at best, it's confusing. For the price of this stay, I was very disappointed in many aspects. read more

I see why this B&B has won best Inn 6 years in a row, it's the Best. My husband & I were in the amethyst room and everything was so wonderful, and we love the private courtyard. The staff is amazing everyone treated us like family. The food is delicious and we love all the specialty hot teas. it was a pleasure to get to meet the owner, Evan. I think it was Sandy who was eager to help with our museum booking, and we enjoyed talking with her, so sweet. Wine & fresh cookies always available too. A very special bonus that I really liked was filling a sachet with lavender every night to place under my pillow, and fresh chilled essential oil cloths to wash my face after walking for hours in the heat and rain, oh they furnish umbrellas too. Our stay was amazing!! This bed and breakfast is extremely warm from the time you arrive to the time you leave! Sandy made us feel like family as soon as we hit the beautiful porch out front, and she said welcome home. As we carried our limited bags, she sat us in the quaint reception area, which made us feel sooo welcome. A beverage was offered, and well received, after a day of travel. Sandy wears many hats, fortunately she has Mary Lynne (sorry Mary for Misspelling) This place has a very comforting and family feel. Mary Lynne will make sure your belly is full to chase the days' adventures. This is a 21+ location and it stood to its standard. Great lead, great staff, worth every mark. Will be back soon. What an amazing B&B! We stayed here, first time visit, for our 30th Anniversary. From the moment we walked in we were greeted by the owners, very friendly, personable , which for an enjoyable setting. We had just stayed at two other B&B's this week at other location off St. Augustine, and we felt so welcomed here. The room was perfect. Stayed in Topaze and an intimate room setting. Like being upstairs. The balconies are great for morning coffee or night time wine. They give two glasses of wine each day, and nice plus. Breakfast each morning was amazing. Very quaint and with tables close by to talk with other guests. Had great conversation with others. Food was delicious and nice to wake up to the smell of fresh scones. They also provided great recommendations on where to eat. We were looking for good seafood and their recommendation was perfect. Be sure to ask for where to eat or have drinks, they really do know. Another plus is they're located close to everything. My wife and I walked the whole time which made for seeing everything, and resting with a glass of wine when needing to relax. Another perk is the fresh cookies daily. Highly recommend staying here. read more

If I could give them 10 stars I would. I spent two nights there in the Platinum room. It was spectacular. We we're met by Sandy (one of the partners) who is one of the most pleasant and organized women or man I have ever had the pleasure to meet. There was a group of five of us that were traveling together and she read the room well. The first thing we were offered was a glass of wine of our choice which really hit the spot after driving close to five hours. We checked in and she went through all the Information with us such as the password for the internet and tv remote and a/c remote. Sandy gave us a map and pointed out good spots to eat and got us trolley tickets the next day. The breakfasts we had were spectacular and the staff were also so pleasant. I have been to St. Augustine four times now and without a doubt will never stay in a different Bed & Breakfast. Great Value, Staff, and location. Had a lovely stay in the toumaline room for my boyfriend's birthday. The room was clean and the beds are comfortable! There is complimentary wine, beverages and cookies 24/7 which was a pleasant surprise. The front porch and balcony are a great place to sit and enjoy, we liked the swing bench. Breakfast wasnt amazing. It was pretty light, not too filling-- had fruit, a piece of ham, a scone and french toast served to us but the staff was so kind and accomodating, parking was convenient and location was perfect. Will definitely come back and recommend it to anyone visiting St Augustine. read more
