    My husband and I stayed at carriage way in for 3 nights for his birthday and it's one of the reasons we would come back to st Augustine. The staff was incredibly accommodating. We had a family emergency the day of check in and we didn't make it to the B&B until 1 in the morning. They had our room key in a lockbox and emailed us our code and even left a note discussing where we'd find our room. We only had a chance to have breakfast one of the mornings because we left super early the second day for fishing and the last morning everyone recommended a brunch spot and we couldn't pass that up. lol. But the one morning we did have breakfast, it was delicious. They made a cinnamon roll casserole and now I need that recipe. We were in the topaz room. It was completely spotless upon arrival. The bed was super comfy and our room had its own AC wall unit. The entire inn is cleaned spotlessly. There were so many cute little additions. Fresh water, soda, and wine in the fridge at all times. Cookies during the day. The coffee and breakfast were delicious. The inn is walking distance from SO many things. We never needed our car after we arrived. Free parking was a huge plus. I wish we had a chance to stay longer but we will definitely be back.

    I wanted to plan a short January visit during Nights of Lights to St Augustine, a city on my bucket list. I love history, art, architecture, and good food. I chose the Carriageway Inn based upon location and the stellar reviews. We were not disappointed. Sandy and her staff were all so pleasant & helpful. The location is perfect for walking everywhere. We had the Garnet Room for 3 nights; it is upstairs & front-facing, with a comfortable king bed. The upper veranda is right outside so we enjoyed sitting out there, sipping wine & watching the world go by. The breakfasts were delicious, attractively presented, and hearty. The lovely accommodations were the perfect place for us to feel spoiled while enjoying St Augustine.

    The amenities seemed to be endless. Water in the room.. expected...Sherry in the room... surprise. Water, soda in the parlor..desired.... Chardonnay and Cabernet also... surprise. All available 24/7....big surprise. No charge.... whoopee! Sachet for your bed, aromatherapy chilled towels for the Florida heat....so cool. Freshly-baked cookies....oh my. Wonderful timely breakfast. Finely decorated rooms, nice and clean. Few bumps in the building.....if you were as old as this structure, you would have a few issues, too. Adds to the charm....hey ! It's not a chain hotel....it's an experience. Recommend highly....the best B&B we ever had the pleasure to experience.

    We were here for Labor Day weekend and had so much fun. All the staff were so nice and helpful. They offer discount tickets to most of the local and some restaurants coupons. If you're a light sleeper or like to sleep in, I would recommend staying in the cottage. The downstairs rooms in the main house open into the main area for breakfast and the front office. If there's anything you forgot, ask them before finding a store. They make one breakfast that has some variety. All was good. It's a great location in historic downtown and walking distance from everywhere. Free parking is awesome in this area. Definitely try this place for a stay in St. Augustine.

    There's a reason why the Carriage Way Inn has been voted the best Bed & Breakfast in St Augustine for 6 years in a row. It's tops in every way. The Inn offers 14 "modern vintage" guest rooms filled with interesting antique furniture and unique decor in each room. The living room is warm and comfortable with an array of seating to encourage guests to relax, chat with the other guests and enjoy a glass of wine, a soda, and a variety of fresh baked cookies after a hard day of touring St Augustine. The staff prepares a made-to-order breakfast each morning. During our short visit we enjoyed eggs & ham in a "basket" (biscuit) with a side of fresh fruit and a danish. When a few of us requested eggs & cheese in lieu of the ham & eggs, they were happy to accommodate us. Our second breakfast consisted of delightful pumpkin pancakes with homemade whipped cream and crushed pecans along with fresh fruit (different than the previous day!) and sausage links. Coffee and tea are available all day along with the aforementioned soft drinks and wine. Sandy, the General Manager & an owner, creates a welcoming atmosphere. She is very friendly and patiently answered all of our questions. And she provided useful recommendations for things to do and places to dine. When one couple in our group had an issue climbing the stairs to their room, Sandy was able to switch them to a different room and refunded the price difference. The Carriage Way Inn is conveniently located to many attractions withing the Historic District of St Augustine. The entire facility was amazingly clean and well kept. We will definitely stay here again and will recommend it to anyone who wants to visit St Augustine.

    My boyfriend surprised me with a 2 day mini vacay from Jacksonville. He was indecisive at first but I'm happy he chose Carriage way, I will say he did an amazing job. When we pulled up it looked like something from a chic Victorian life. The outside is beautiful but stepping in to the lobby is absolutely stunning. Check in process was easy and very detailed oriented. Once we got into the room i felt like a princess at home. I was able to make myself comfortable, everything was complimentary ! No extra cost for anything. They even had robes for us! The hotel made my surprise vacay the best experience that I haven't had in a while, thank you Carriage way. Najiah X Daniel

    This was our 1st visit to St. Augustine. The Carriage Way B&B was highly recommended and now we know why! We were greeted by two young ladies, one checked us in and the other gave us a tour while helping us to our room. We stayed on the 2nd Floor in the Tourmaline Room which was beautifully decorated. The balcony was great for winding down at night and early morning coffee. We felt very "at home". The lobby had 24 hour coffee, tea, wine and cookies. The room had cream sherry for a night cap if need be. Breakfast was a pleasure with table service and made to order pumpkin french toast or scrambed eggs and sausage. Will return as soon as we get the chance. Enjoy!

    Everything went well! Place was adorable!! Jess her mom and Aunt were so accommodating and personable! Treated you like family!! Breakfast was fresh and delicious every morning! Coffee was amazing and endless!! Definitely recommend staying here!! Close and in walking distance to everything!!

    We spent 2 nights at the Carriage Way in the Tourmaline Room (we had the chance to peek in at least three other rooms, which are all named after semi-precious stones and colored match. They are all exquisitely appointed with beautiful touches from the period). Sandy, the owner, was on hand and helped us with sites to see, recommendations on routes to walk, a discount on the sightseeing trolley, and so much more. This B& B is close to so many sites in the historic district. We like a firm mattress and expressed that desire. Sandy added a mattress topper that met our needs. The cook modified breakfast to fit our gluten free diet and the breakfasts were great. You can eat on the outside porch or inside the dining room. An unexpected delight is how much the staff laughed as they worked. They genuinely enjoy hosting and working together. This carries through to your experience as a guest. They really eagerly and joyfully met any need we asked for. We highly recommend staying at The Carriage Way.

    My boyfriend and I decided the morning of to spend a long weekend in St. Augustine. I have been there a bunch but this was my boyfriends first time. I knew I needed to make it memorable. The second I saw The Carriage Way Inn, I was hooked! The hospitality, warm welcome, and location were top notch. We were greeted with fresh baked cookies! Who else does that?! The Inn was very clean and tidy. You are close enough to the action of St. George Street and the waterfront, but far enough away to not be disturbed by the crowds. This bed and breakfast is an absolute no brainer! We can't wait to come back later this year around the holidays! Thanks to the staff for being so gracious to us! See y'all soon!

With fresh fruit, bread board, juice, and coffee, there was more than enough to eat. They also hosted a social for the guests but the timing didn't work out for us to attend. It was quite the spread when we peaked in one night. We really enjoyed eating our breakfast outside on the large porch. The first day it was raining but we were covered so not an issue. The second day it was sunny and clear. Beautiful views of the water. The staff was fantastic and took care of all of our needs. Great stay!

Circa 1893, the house is a beautiful Victorian style that has been wonderfully cared for and decorated with Christmas decorations for the holiday. The property has 9 bedrooms and even with being completely full while we were there it was cozy and relaxing. Happy hour is from 4-5 daily with your selection of white or red wine. They offer complimentary non-alcoholic beverages all day and breakfast is at 9am every day. This trip, we only stayed one night but we will go back and stay longer. Breakfast consists of two courses - savory & sweet and the portions were generous. We had egg aviles, with seasoned tomatoes and home fries. The owners are amazingly nice people who called us as we were traveling down to see when we'd be in, and made our check-in process flawless. The room is stunning (Fitzgerald)! Original hardwood floors, a large bed, and a shower with a fancy shower head (which doesn't even begin to do it justice - multiple sprayers and settings) that was luxurious! The internal Struggle we had with "These sheets are the softest thing I've ever touched, let's not get up" and "We are in the heart of everything: let's go exploring!!!!!" was too real. Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions).     Title: From a dream to a nightmare--do not trust this business…read moreRating: I was incredibly excited to stay at 44 Spanish Street Inn, expecting a charming, historic St. Augustine getaway. Unfortunately, what I thought would be a dream vacation quickly turned into a complete nightmare. My husband and I live about two hours away from St. Augustine, and since we had a night off, we decided to book a one-night getaway. I searched online and found what looked like a completely relaxing, dream room: the Palm South room. I felt comfortable booking directly through their website because the policy explicitly noted that payment was not due until we arrived on the property. We were so excited at the thought of a quick getaway where we could just relax in our own private, in-room jetted tub. A few minutes into our drive to the hotel, the nightmare began. We received a call from the owner demanding payment. I thought this was odd since the website stated payment was due upon arrival, but since we were already on our way, I paid over the phone. A few minutes after that, while still driving, my husband received a text message giving us the access code to a different room: "Palm North." The room they forced us into was $30 cheaper and did not have a jetted tub. Figuring it was a simple mistake, we called the owner. He informed us that they switched our room because the water heater for the Palm South room was broken. When we explained that we only booked that specific room for the in-room jetted tub, he told us we could still stay in it, but the water would be cold! He did not offer any compensation or a discount for the forced downgrade. When I asked him to please just reverse the charges since the advertised room was unavailable, the owner flatly refused. He claimed he had offered us two different rooms--neglecting to mention that one was cheaper and the other was broken! Since we were almost there, we decided to drive to the property to speak with someone in person. When we arrived, the property was completely deserted. The owner refused to answer his phone, leaving us with no choice but to call the local police for assistance in resolving the theft. Even the police could not reach him. He had gotten exactly what he wanted: our money for a room that wasn't functional or as advertised. We ultimately left and had to book a room elsewhere with working hot water and a much nicer owner. We are now relying on our bank to dispute and reverse the fraudulent charges. What started as a beautiful dream turned into an absolute nightmare. I learned a very hard lesson and will never book directly through a website with a small property like this again. Avoid this place at all costs. **Edited to add that I filed a report to yhe BBB and a secondary complaint with the Florida Attorney General (the Department of Legal Affairs). I saw that this had happened to many other people and its NOT RIGHT!!

The little buffet was nicely done offering a different breakfast everyday. Our day was egg-cup day and, ufortunately, it was quite dry. Even though the room was cute, the waitstaff was quite shabbily dressed. It distracted from the charm. Perhaps a nice apron would help. I think it's about a half mile walk to the famous, cobblestoned part of George Street. We got a free tram ride back. The grounds of the Inn are lovely and quaint. It's special to know you stayed in the oldest inn in Florida!

Classic decanters in the room for reception to fill with sherry. Breakfast comes with mimosas and bloody Mary's on the weekends. Elle was a gem at the front desk. The whole team really puts in the effort to make the entire experience come together.

The B&B and rental homes are located close to the historical sites and shops of St. Augustine and within a very short walk. We are already taking about coming back next year! It was that great!
