Excellent modern apartment with quiet, friendly neighbors. Close to downtown but well landscaped and well managed.

New Management company has come in and taken over after Hurricane Helene. They have raise rent…read moreprices (they say they use AI software to maximize rents and are basing the rents off of Hickory prices when we are much smaller area than Hickory) instituted increase fees for garbage (adding in valet trash service that most other residents do not want). They do a good job with maintenance requests in a timely order, the pool area/clubhouse is very nice. Overall it's a good place to live but the new ownership is worse for all the residents than previous management.

During my stay at Murphy's Farm, rent were paid in advance every…read moremonth without any delays. 11/13, after cleaning, inspecting and taking video the entire apartment, we went to the office to hand over the keys in person. Before we moved out I asked if we needed to do a walk through with them and they said no just drop off your keys. 11/15, I received the final statement from Logan,the manager of Murphy's Farm. There is Damage Fee on it.I didn't know what that is, because the apartment was in good condition when it was returned, so I immediately sent an email to Logan and Christina to inquire about the reason, but nothing happened. No reply received. 11/16, I personally drove for an hour to the office to ask in person the reason for the deduction: A.Christina showed me a photo and explained to me that the carpet looked fine and had no stains or odor, but there were stains on the bottom of the carpet, so they replaced it with a new carpet. B.When I raised various doubts and suspected that the photos were not taken in my unit and asked to go to see the evidence, Christina told me that the carpet had been replaced and could no longer be seen. Unexpectedly, the carpet was replaced in just two days, such a fast efficiency is incredible!And we were not allowed to enter the room to inspect the evidence. but whether the carpet was actually replaced, because they did not allow us to go in to check , so it is unknown. C. My doubts: 1. We aren't reponsible for normal wear and tear. 2. Those photos don't mean anything. There must be something in the photo that identifies the location and indicates the date the photo was taken. Normal management companies will use index cards. 3. In just two days, they did not allow us to enter the room for inspection. The evidence is in the room! They asked us for money but wouldn't let us see the evidence, 4. If they don't smell an odor or see damage to the top of the carpet, why would they pull the carpet when everything is fine on the surface. It costs a few hundred to have a company come do it. 5. Did they do a written walkthrough with me when we moved in? No! there is no evidence that we did any damage at all. If they want to accuse me of causing damage, they need to show before/after pics that prove the damage on the front and back of the carpet wasn't there before we moved in ,in order for them to prove that it was me and not an earlier tenant. 6. They also had to provide 1) proof of damage requiring carpet to be replaced 2) purchase price, date, and life expectancy of old carpet 3) proof of purchase and installation of new carpet. they should be able to show the serial numbers on the carpet match the receipt and the receipt will have the date and time the carpet was put in. 4)an itemized list of the deductions from my deposit along with the receipts of service showing the deducted amounts were spent on the repairs they claimed. They should be able to prove when it was replaced. 7. Also, they have to document the serial numbers and show receipts and pictures of the top and bottom, if it goes to court. They installers need to write initials, date, and time on the bottom as well and take a picture of that too. 8. They are breaking the law if they use my security deposit for normal maintenance or upgrades. They are committing fraud if they knowingly send a debt to collections that is not valid. 9. Security deposit should have been in a separate account earning interest that belongs to me and they would have to prove that they was handling it in the proper manner with an annual statement to me. Although I provided sufficient evidence, my good intentions and sincere communication did not receive a positive response from Logan, so I will first publish my complaint on the Internet against Vest Residential's management of Murphy's Farm, and then I will file a complaint against them with BBB .Then I will Investigate the small claims process in NC. Make sure it's the correct venue for landlord-tenant issues.

I lived at an Alpine Mill efficiency/one bedroom for 2 years (2 year lease) and would not live…read morethere again. The manager comes across as very nice but you will soon see something is off. It's an old building that is very loud and right on a major city intersection with ambulance/police/fire truck engine sirens going off all hours of the night. You will hear your neighbors, and it may not be your next door neighbor as the hardwood floors, thin walls, and openness create a loud echo that resonates throughout the building. It could be someone 2 doors down or someone across the hall; a very loud old historical building. The building also has a musky smell with mold/mildew growth prevalent. There are birds (maybe bats?) that live in the eaves/roof. It also has a noticeable bug pest problem... Going back to the building loudness, the manager would complain to me via text that a certain next door neighbor (a seemingly arrogant neighbor that wouldn't even go out of her way to say hello once) would frequently complain about me being loud per the manager, however one time I caught her texting me saying the neighbor said I was loud but I wasn't even home and nothing in my apartment was on. And I own no pets! "That's what i thought" the manager replies via text when I told her I was out of town. What a _____! Be careful on this one! It's a stressful living situation! I also have a friend that lived there that moved out because of various problems that concur with my review here. Oh and it's one of those security deposits that "you don't get back.";)

Me and my husband bought a modular home from this company and it is far from what we expected…read more There are HOLES in the linoleum floor... The edging around the cabinet tops was literally falling off... There was a broken window... My bathtub is cracked... The plumbing leaked... The air conditioning unit was "out of alignment"... The floor is not level... I can go on for days. One main problem I had was that there was paint and puddy on EVERYTHING. My cabinets, floors, air vents, doors, fixtures, fireplaces. It took me and four others FOUR days of cleaning, scrubbing and a lot of googling to get this cleaned up. Weeks later, after a lot of arguing they did patch the floor and repair 80% of the damages. When I say 80%, I still have a cracked bathtub that will have to be replaced out of my pocket, a uneven floor, and paint that will hopefully eventually wear off the floor. That is not the point. When I bought a new home I thought that it would be new. My new home is patched together. It is completely ridiculous the way we have been treated, as if we were the problem. The owner of Competitive Housing even REFUSED to come and view the problems stating (and I quote) that it was "not his job". I feel that people should be warned. This company uses a christian persona to fool people and trick them into thinking they are good salt of the earth people. They are not. They lie, they manipulate and they trick you into thinking that your house being a disaster is your fault.

Not only have I had major electrical and plumbing problems, but the carpet was nailed down with Roofing Nail's, I said Roofing Nails. They have refused every request for service and the Manufacturer ( Southern Energy Homes of Addison AL.) refuses to discuss it as well. BE Caution and WATCH OUT IF YOU ARE EVEN CONSIDERING THE PURCHASE OF A HOME FROM EITHER THE DEALER OR MANUFACTURER!!!!!!!
