Don't compromise because they don't let get a bigger apt once you move in, that's where you stay. Doesn't make sense to me, but that how they do it. I have the efficiency without the loft. I like it but wish I had gone for the 1 bedroom.

The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

Someone always…read moreshows up within a day for regular requests, and emergency maintenance arrives within minutes. Every time I've needed help, they've responded quickly and kindly. The office staff is the friendliest group of ladies I've ever met in an apartment office, they truly make you feel at home. The apartment itself is spotless. The bedroom carpets look brand new, and the wood-patterned floors in the main areas are super cute. The kitchen and bathrooms are definitely my favorite parts. The kitchen has a large granite island with overhead lighting, under-cabinet track lights, and all modern, updated appliances. The bathrooms are beautiful. They have huge, clean tiled tubs, double sinks in both bathrooms, and more cabinet space than we even know what to do with. We also love the community amenities. Playing pool, corn hole, and swimming in the large pool has been so much fun. But honestly, the best part of living here is the welcoming atmosphere. From the maintenance team to the office staff, everyone is genuinely friendly, and that makes us feel at home.

I found a 2br in Fort Worth for CHEAPER than a "luxury" 1br at 3sixty flats. So unfortunate ):

    Living at Creekwood Apartments on Pioneer Road in Irving, TX, has been an absolute nightmare. I…read morelived there for three years, and the experience was completely unsatisfactory. For starters, there was hardly ever any hot water. Multiple complaints to management went unresolved, leaving me to deal with cold showers most of the time. The dishwasher in my unit never worked--not once in three years! Despite submitting maintenance requests, nothing was ever fixed. It's clear that management has no interest in addressing basic maintenance issues or providing a decent living experience for their tenants. On top of that, the property feels completely unsafe. Packages were frequently stolen, cars were broken into, and I even heard of motorcycles being stolen right off the property. The lack of security is alarming. If you're considering moving here, I strongly urge you to think twice. Between the lack of basic utilities, unresponsive management, and the constant feeling of insecurity, this place is not worth it. Save yourself the headache and look elsewhere. Do yourself a huge favor and move to Las Colinas u will forever thank me. Entire different world on that side of town.

But honestly it really hasn't been an issue lately, it's only when it's a full house I guess. I really love these apartments, they are always hosting events and spoiling us! We got a good deal on these apartments and I can see me living here longer than the other apartments. Maintenance is always cleaning and taking care of the apartment, taking our trash and everything. They have a library and the pool is open all season along with the gym open 24/7. Lots of studying areas and even providing drinks and cookies for people who enter the lobbies. You also have mini lake where you can fish! With some walking trails. It's a very quiet area and only less than 2 mins to go to Costco and highland parks. I wish the city would make sidewalks to go to highland park but it's still possible to walk! Also I haven't encountered any bugs at this complex (others would always have a issue ‍)

The property itself is very clean, quiet, and located in a nice residential area, which made it feel peaceful and well-kept. The entire leasing team was friendly and honest, and I never felt rushed or pressured to apply -- which I really appreciated. The property truly speaks for itself. If you're relocating or searching from out of town, this community is definitely worth adding to your list to tour!

    Our apartment was turned over to us dirty. No cleaning had been done at all. Had Rats (WOOD Rats)…read morein Year 1 & 3. Stone Countertops aren't seated properly & never were -- pieces of stone missing. Overall rent escalated DRAMATICALLY in Year 1. From $1325 up to $250 more. The value for the price just isn't here -- if you need things fixed FAST...do not move here. If you can't fix some issues & deal with pests on your own pretty much...don't live here. We've been here 3.5 years, almost 4 now & we wanted to get out after our SECOND lease term, & had planned to move, until COVID hit. We stayed one extra year post-COVID to let things reopen as much as they were going to, & now are moving out of State completely. This place is right at the intersection of FA&FO & there are sirens & gunshots CONSTANTLY at this time (Dec 2023) as well as high speed racing & cop interceptions all night from 1AM until basically the Sun rises. Right now...I couldn't recommend anyone actively choose this over other newer built buildings very nearby here...that cost just as much. Definitely skip this one.

These people are all about getting you in the contract, once they got you it's over, from that point on their word means nothing. Chris Johnson is meant to sell you on moving here, once you move here, he literally can not help you solve anything there. He is solely meant to sucker you into moving in. Once you get suckered into moving here, Michelle the manager is the definition of incompetent, never will admit when wrong, just gets rude & uses that lovely contract against you. Again don't move here! If your thinking those two won't be a problem for you, the head person Heather Battle as sad as it is, a liar and will do anything to make sure the apartments gets every penny out of you, instead of making sure you as the renter your happy and comfortable about your living situation. A lot of the world is filled with greed, I'm forewarning you this is one of those places. They do not care about your happiness, it's all about the money. So BEWARE of choosing this place. Explanations of pictures is below, if you need any more information of why this review is -5 Stars. Sewer coming up through our bathtub, it didn't happen once happened 4 times. So we went through bath mats, and plunger bc the first time they came, they used our plunger instead of bringing their own completely ruined it so had to buy another one. At that point I had asked for $200 off rent that month bc it happened in March beginning of Covid. Later that month, they figured out they only way to fix it was put a huge hole in our livinging room which remained uncovered with dirt in our house for 3 days and was not fixed until we asked for the whole month free. That's when finally they sent people to fix it, & then said bc they already agreed to the 200 off , no way they could give us the month free. Again all this happening right when COVID started. They are cut throat and heartless, you can move here but just keep all this in mind. Just Horrendous Management!
