Mia is the greatest broker I think you could find anywhere in the 5 boroughs. She defines the pinaccle of brokerdom. Here is my story--I'll keep it short but to the point. So I was living in Harlem with my bf and desperately seeking a place in Brooklyn, specifically Prospect Heights. Having never ever ever used a broker I was a bit reticent to reach out to one but I felt at some point, there was NO WAY I was ever going to find a deal in the community without an advocate--and wow MIA was an amazing advocate. As soon as I met her I immediately fell for her! I told her what I needed, and she started the hunt. What was amazing about Mia is that she picked up on my needs and my interests from the minute we met which leads me to the story. I was at in East Hampton with some friends and she calls me up and tells me she has a place--a fixer upper but one that was perfectly within my budget range and fit my aesthetic--brownstone, family environment, non modernized. I went for it. So she met me at the house a few days later and I fell in love with the apt. The trick was however, getting the universe to allign--i.e. expediting the lease out because the landlord was a bit slow to move. I submitted my forms a week later--and then the waiting game began. The apartment house is a family owned building and the family is wonderful but not on the same page about timing. The landlord ends up, was a senior family member who was not very interested in moving quickly. She was on her own timeline--while my BF and I were desperate to move. The issue was, the price was right--and the address perfect--and we just couldn't find anything comparable for a mile around! I literally took three painful months to sign the lease! Mia was very savvy about communication with the landlord and very intuitive about how to get the deal done. She was also honest with us about the process. For her, it seemed, the priority became our happiness, not necessarily a sale. As our chief advocate, Mia patiently walked me through the entire process from beginning to end. We ended up having to wait about three months to get the space but it was because of Mia's commitment and gentile tenacity we were able to get the lease. I think the fundamental purpose of having a broker is having someone who will stand by you and be your advocate through thick and thin. There is no more honest and capable broker around than Mia. This review is for Mia and Joanne: I have to admit, after reading the first review here, I was apprehensive about looking with this company. However, I would be remiss in saying that it was anything short of an ideal experience. My girlfriend and I had been looking for apartments in the area for almost three weeks by the time we stumbled on one of Space's listings, and at that point we were disheartened, to say the least. Right away we could tell that Joanne was interested in working WITH us and not just out for a fee--she was kind, courteous, and forthcoming with all the answers to our (sometimes really odd) questions. She showed us a beautiful apartment that same evening and we decided to put an application down on it. The best part: she made absolutely sure we understood that Space only puts in one application at a time, and they rarely compete with other agencies for the privilege. The result: a much more laid-back, common-sense approach to putting in an application followed by a shorter approval process and much less anxiety wondering if your application happens to be the best one out of the bunch. We were quickly approved for the apartment (within 12 hours, actually) and went in to sign our lease the same day. Everything went smoothly, we were asked a lot of conscientious questions regarding what we would change in the apartment in its upcoming mini-renovation prior to our move-in, and then we went on our way, happy and delighted to have had the privilege to work with such professional people. I didn't think a realty could BE worthy of a 5-star review on Yelp, but Space certainly is. They have fewer listings than some of the others in the area, but they are a company with scruples and a high ethical standard. Check them out for all your rental needs. read more

So for the past 2 weeks I've been dealing with the New York City realty hustle. I was looking for a January 1st move-in, but was facing finding a new apartment, getting christmas gifts together, and getting as far ahead as possible with work before flying home to Florida on the 20th. I'd looked at 11 apartments already and was becoming dejected and disillusioned by the entire process. Most realtors told me that every apartment was available for the 15th and only after the 15th you could find first of the month move-ins. Space Real Estate saved my holiday. Today is Tuesday. My roommate and I looked at several apartments on Saturday, waited for an hour and were stood up by Natasha at Rapid Realty, and had many more appointments lined up for Sunday. Our last viewing Saturday was a last minute appointment with Vincent of Space Realty(which we had to reschedule because of Natasha sucking.) He showed us a beautiful apartment. After leaving him and deliberating, we texted him an hour after the viewing saying we wanted the place. He offered to meet with us either that night or the next morning to get paperwork in order to secure the place. The next morning we met up and offered lots of documents and were told we'd hear back soon. Yesterday, Monday, we met with the landlord and signed our lease. The entire process was only 3 days long. They were organized, friendly, and helpful in terms of getting paperwork together. Their fee is a little steep, 12% of the annual rent, but it was such a relief to work with friendly people who didn't seem totally self-absorbed or business oriented. In terms of their fee though, my roommate and I only had enough cash in our accounts for the first and last month's rent with us(because that's all we'd been told we'd need.) They let us write a check and call them when the funds were in the bank, a very nice gesture of trust. Thanks Vincent and Mia. read more

Just one day shy of 2 years and 2 months after first signing the contract, I closed on a wonderful little apartment yesterday - and without Mia, this deal would never have happened! From day one, she has done everything within her power to bring it to closing, without a doubt spending way more time and energy than her compensation requires or covers. The odyssey we've been on for the past couple of years is extreme by every definition (yes, even by NYC standards) and I could not have asked for a more competent, honest, respectful and kind broker. It is rare to find people that are this willing to walk the extra mile and work so tirelessly for somebody else, and in this regard, Mia is the quintessential old school New Yorker: she clearly cares much more about the long term results than making a quick buck. She has a lot of experience and a thorough understanding of the New York City real estate market, she's well-connected with attorneys and contractors, and at closing, I witnessed her strong, professional relationships with both my lawyer and the lawyer representing the seller. Mia is an intuitive problem-solver and she clearly thrives on making things right. With every snafu we hit on our long journey to closing, she simply kept going, and going... On top of all of this, she is also a wonderfully upbeat person and her ability to always find the positive and constructive angle on things has been vital to finalizing this deal. One small example is that I was anxious on move in day and was having a few issues, which she immediately responded to and then put me in touch with the super who also immediately addressed my concerns. Mia was kind enough to show my roommate and I an early listing apartment in Prospect Heights that we fell in love with. Unfortunately it wasn't going to be ready as soon as we wanted (it was cutting it close with our move out date) but we told her how badly we wanted it and she promised that we'd be first on the list. I've heard this before from brokers and been burned in the past, but Mia was true to her word. She assured us that if we were patient she was sure would get it. We even put our things in storage for a day while we waited to hear the final word - that's a lot of trust to put in a broker, but we had a good feeling about Mia from the beginning. Low and behold, we got the apartment and have been settling in for the past week. I couldn't be happier with Mia's performance throughout the entire process. This was not your average apartment signing and there were a lot of nuances to be worked out along the way but Mia was responsive at all times of day and kept us posted throughout. ah, brokers. you can't find an apartment with 'em; you can't find an apartment without 'em. i would avoid this place at all costs. after filling out an application and giving a certain broker my application fee, the aforementioned broker said, "now i just need your fee." i looked at her blankly. "fee for what?" "fee to hold the apartment," she says. "oh, you mean a deposit. how much..." "no, the broker's fee. to hold the apartment." chaos ensued. she insisted that it was normal to pay the fee at this stage of the game. i pointed out that i hadn't even been approved for the apartment. she asked me if i had good credit. when i said yes, she told me she was sure i'd be approved. she could just tell by my application. i thought about gouging her eyes out, but instead, i asked if she'd process the application anyway. she told me she wouldn't stop showing the apartment unless i gave her the fee and then accused me of not being sure that i wanted the apartment. i wasn't sure, but i'm pretty fucking sure i don't have to be to put in an application for an apartment. she told me she'd process the application. i ended up not getting approved, because the landlord didn't want a dog in the building. that's funny, because the broker told me the day before that she had checked with him and a small dog would be okay. last but certainly not least, when she asked me for a bank statement, she actually showed me someone else's - account numbers and all - as an example. read more

If I could give zero stars, I would. This is a review for working exclusively with Mia--my advice, just don't do it. I saw an ad for a coop for sale. I called her and she was condescending since that very first phone call. As I asked her questions about the apartment she asked, "did you even read the listing?" Yes, I did, I am re-confirming. The apartment seemed like a good deal so I made an appointment to see it on Monday at 6 PM (it was Sunday). I called her at 6:15 on Monday to ask where she was and she said, "oh no! you never called to confirm! I've been waiting all day for you to call to confirm with me" Umm, excuse me, what? I'm supposed to call YOU to confirm? Obviously I didn't see the apartment. Fast forward some time and another apartment goes on sale in the same building that is listed with another real estate (thank goodness). I go see it and everything is good as it should be. I was even introduced to members of the board, saw other apartment layouts, etc. I also found out that the infamous Mia lives in the building!!! So that day she stood me up, she could have just told me to wait a few. She never followed up with me after that first cancellation. So I decide to put an offer on apt. #2 but since it's 40K more than the apt. Mia advertised but same size, I am still interested in seeing her listing. I get a friend to call for me and she picks up saying, "my phone might die." They were about to make an appointment when, just as she said, her phone died. You would think she would charge up her phone and call when it had some battery. But, no, not Mia. That's what an efficient RE agent would do, which is so not her. I eventually did see the apartment, 4 weeks after my initial call and it involved a lot of hounding of her. When I met her, she didn't shake my hand or even smile at me. WTH. After we left the apartment, she also didn't shake my hand or say anything. She just walked out the building, not even holding the door for me and kept on walking. She might have sensed that she didn't rub me the right way, but professionalism is professionalism and something that Mia so clearly lacks. Please avoid at all costs. read more

Mia was a great help to my roommate and I after what was a dispiriting search for an apartment in Central Brooklyn. Before we met Mia, we had lookedat roughly 12-15 apartments in the Crown Heights/Prospect Heights area with very little luck. Everything we saw was either tiny, dirty. or an all together bad fit for a sharing situation - very few true two bedrooms. We were also growing increasingly frustrated with the broker, NYC real estate hustle in which we felt like pawns in a game that we didn't understand, nor did we have enough information. We met Mia by responding to an ad on Craigslist and she was immediately responsive. She showed us a very legitimate, clean one bedroom on the border or Fort Greene and Clinton Hill - a great location and a far better layout than the other wormholes we had seen. Mia moves very quickly, and the same night that we saw the apartment, we were walking to her office to put down an deposit and move forward. Throughout the deposit, credit check, and approval process Mia was very reassuring that our application would be approved, and that we would make good tenants. Sure enough, we were able to sign a lease less than a week after we saw the place. Mia promptly returned our deposit, and we handed over a brokers' fee (which she reduced nominally to be one month's rent). I found Mia to be friendly and candid - two qualities hard to come by in the rat race of Brooklyn brokerdom these days. I also appreciated how she validated our previous experiences looking for apartments in the area - she didn't treat us like rubes or newbies to New York, but instead seemed genuinely interested in my past experiences looking for housing in Brooklyn. She was honest about the place we ended up securing for us. I also liked her small operation vibe, as opposed to the factory rentals of places like Rapid Realty and MySpace, which sometimes feel like sham operations geared toward putting trust fund babies in crappy apartments as quickly as possible. I'd highly recommend working with Mia. She only lists properties that she personally approves, and the application process was very personable and stress-free. read more

Found an apartment listing through Craigslist.org and set up an appointment to view the apartment. Not only was the representative 15 minutes late, she also did not call ahead to make sure we would be able to walk through the apartment, the landlord was waxing the floors and we could only look through the front door, which showed only one room. My apartment mate basically wasted gas and toll money coming from Philadelphia for nothing. The next appointment she was again 15 minutes late, but we did get to see the apartment. We both liked it very much, but then discovered the broker's fee, which she did bring down a small amount (it was already ridiculous the amount she was asking, and so was the "discount:") She then instructed us to go to the office to fill out the application for them to check our credit and hold the apartment. We again had to wait 25 minutes for Mia to show up because she was out at a store. Move-in day, the broker was 30 minutes late with the keys and finalized lease forms, if the landlord wasn't there I would have had to sit outside the building with my U-haul for that time. The broker told us we would receive a new stove, air conditioner, and door buzz, we received a "new" used stove, had to supply our own air conditioner, and we still do not have a working buzzer. No collections attempt was made for the second portion of the broker fee until one night I receive an irate phone call from Mia demanded that she receive her broker fee by the following Friday or she would go to small claims court. I offered to set a payment plan about a month before with my broker and she said that would not work out, that Mia would not take those many payments, why would someone turn down a systematical approach to satisfying a payment? The whole experience with Space RE really put a sour taste in my mouth and I would not recommend these people to anyone. Why pay a substantial broker fee for people who basically did nothing for me. read more

Mia was very knowledgable about the NYC rental and real estate industry and was very helpful to new transplants like us. She has a ton of experience and has worked with the owner of the building for many years, so she was able to give us a good idea if we had a strong application or not. She was enthusiastic and positive about our application, and when we went for our meeting with the Owner and Management Company, she spoke very highly of us and encouraged our application to be accepted. I really appreciated her support and helpfulness. Happily, our application was approved and we are now in our new home. We're incredibly happy and it is thanks to Mia. She was available very step of the way to answer questions and help us out. Even after we got the keys and moved in, she encouraged us to come to her if we needed anything or had any problems. That's incredible service and made me feel comfortable that we had paid her the fee (a new concept for a couple not from NYC). In this regard, something I really appreciated about Mia was that it wasn't "all about the money" for her. We did not have anything similar of an experience to the first comment, and she was never pushy about the fee or about finances etc. I appreciated this after dealing for days with agents who's first question was "How much do you make?". Mia took the time to get to know my partner and I, and she saw that we were good people and took that in as well as our financial information. This kind of decency and kindness is not what I experienced from many other agents. I give Mia my highest recommendation and will certainly refer everyone I know to her. My partner and I were looking for apartments in the Washington Heights area. After working with six brokers and seeing 15-20 apartments in a two-week period, we saw some promising stuff but nothing we felt passionate about. We were reaching our limit. We had just one more apartment left to view that week and I mentioned to my partner that if this one didn't work out, I'd like take a week or two-week break from looking. He agreed. The last apartment we had left to see went exclusively through Mia at Space Real Estate - this was the first time we were working with her company. We met her in front of the listing on a Friday night. She was very friendly and charming. The area the building was in was exactly where we wanted to be! We crossed our fingers and hoped the apartment itself would be a hit. As luck would have it, the apartment looked BETTER in person than in the photos (which was quite a feat because the pictures in the listing looked beautiful). We loved what we saw and already pictured ourselves living in it. Everything Mia described in the listing and over the phone was 100% accurate. There was no colorful realtor language, no gimmick to draw you in - everything was on the up and up. We were excited and it was like a scene out of Shark Tank - I asked if I could speak privately with my partner and we went into the bedroom to talk. We agreed that this was THE apartment. Based on all the reviews I saw on Yelp, I placed my trust in Mia and handed her a cash deposit to stop showing the listing. She detailed everything she needed from us and we provided her with all the paperwork the on Saturday. We met with the landlord the following week and signed the lease that Thursday afternoon! Four business days from viewing to signing!! While the process was quick, you never felt rushed or pushed to make a decision you didn't want to make. A very positive experience! My husband and I have lived in NYC off-and-on for over ten years in seven different apartments, and this was BY FAR the best broker experience we've had. We saw the Space Real Estate apartment listing on StreetEasy and called immediately. Mia, the broker, answered her phone on the first call and showed us the apartment less than an hour later. Most impressive (and unusual with brokers in NYC) was Mia's honesty: the apartment was exactly what she described and exactly where the listing said it was. Also, because she had exclusive rights to show the apartment, Mia was able to give us a sense of how competitive our application was and about how long the process would take. She was also very communicative via email and phone while our application was being processed. Of course, she also showed us another apartment that was slightly more expensive than the first, but we didn't feel pressure to take it and we appreciated having another option. In the end, we stuck to our original price range and wound up with a great apartment at a VERY reasonable price in a great neighborhood. Mia even gave us the apartment keys a few days early so we could start getting our place set up! Five stars for Mia and Space Real Estate. I would give negative review grade if that were possible. Please read fully before you decide to use this company. My experience with Space Real Estate and Mia Bize was less than desirable. Toward the end of May, 2014, my daughter and I were looking for an apartment and contacted an agent at Space Real Estate. We were shown an apartment that was available before we wanted to move. The owner's representative said he had another apartment that would be available closer to the time we needed to move. He said it had more square footage and a patio but he could not show it to us. Upon the assurance of the owner's rep and the Space Real Estate agent, the apartment would be made ready (painted, repairs made, cleaned, etc) for us to move into on July 1, 2014. We agreed and began the paperwork process. After the negotiating and approval stage and everything was agreed upon and papers signed, the owner kept demanding more and more security deposit and upfront rent. I thought this very unorthodox, but I was repeatedly assured and reassured by Mia Bize, through her agent, that the owner was a person she had known and done business with for a long time. He was a businessman and was uncomfortable because he did not think that my income was high enough to afford his apartment. We reached an agreement where I gave him a substantial amount of money for upfront rent and security deposit. We signed the lease the 3rd week of May, 2014, the current occupants were to move out mid June, they would make the apartment ready as we had agreed upon and we were to take position on July 1, 2014. I made arrangements with the Agent at Space Real Estate to meet at the apartment on July 3, 2014. When I arrived I discovered that very little had been done to make the apartment ready, I had not been notified that the apartment was not ready. I was told by the workmen that Mia had advised them to touch up paint after patching some holes and to do their best to make it acceptable/presentable. The apartment was dirty and a mess. I made a 3 page list of repairs that needed to be done. Mia said they would pay for a motel while they finished the apartment. They would reimburse me after my stay. 3 nights turned into 4. The apartment was not much further along and Mia was not available/effective/interested in getting this resolved. She did not follow through in getting the apartment completed in a timely manner. In mid August, I am still in the incompleted made ready apartment, I discovered that the man Space Real Estate had entered me into a lease contract with, did not even own the building. Mia either knew that fact and intentionally entered us into a fraudulent contract or she did not fully investigate the ownership of the property she was leasing apartments in. I have requested my money be returned and the request has been ignored. We are not the only people in the building that Space Real Estate leased too. The "owner" and Space Real Estate have been negligent, unethical, and fraudulent in dealing with us and are leaving us no other recourse other than litigation. We absolutely DO NOT recommend this company. read more

Mia is as honest as it gets in NYC real estate. She did us a huge solid when a tenant tried to holdover in an apt we had already placed a deposit on. Unbeknownst to us, the holdover even offered Mia money to let her stay but Mia went to bat for us and told the tenant that she had promised the apt to us. We're all moved in now and love our spot.. it's under market in a great building in a great location in Clinton Hill, so that took a lot of the sting out of paying a broker's fee. Honesty and morality are hard to come by in NYC real estate - Mia has them both. read more

I had a wonderful experience working with Mia. She was very prompt in responding to me when I initially inquired about the apartment she posted about on craigslist. After seeing the apartment and deciding I was serious about wanting to take it, Mia met with me to go over the entire process and make sure all of my paperwork was in order. She worked with me tirelessly, despite the fact that I had to provide a guarantor who was difficult to work with. She was always quick to respond by phone and email and kept me informed throughout the application process. I found Mia by a happy accident -- I happened to walk by her office after yet another discouraging apartment visit in Fort Greene, where I was hoping to find a place, and I saw a couple of her ads. I called, and she was able to show me two apartments in my price range the next day. She was so refreshing to deal with -- did not over-sell, was straightforward about fees, and seemed to really want her clients to be happy -- whether they ended up going with her or not. I wasn't completely sure about the place because my roommate hadn't seen it, so Mia agreed to a second appointment with me (and my roommate) so that we could be certain. She was so available and open and also made every effort she could, once we had decided we wanted the place, to get the landlord to accept our application (I'm a student with an out of state guarantor).
