Renting from RRE has been one of the worst experiences I've ever had as a tenant…read more When I moved in, the property had no working smoke detectors -- a basic safety requirement. I was told they'd be installed right away, but after four months of delays and broken promises, I contacted the Lincoln City Inspectors, who confirmed the detectors had been missing for over five years. The city issued a citation, and shortly after that, RRE retaliated by cancelling all existing service requests and has ignored every repair request I've submitted since December 23, 2024. The home has serious safety and health issues, including: * Rodent infestation due to missing vent screens (confirmed by the Lincoln Health Department) * Toxic air and poor ventilation, triggering regular asthma attacks * HVAC failure -- the ductwork doesn't deliver air to the first floor, making it unlivable year-round * Unpaid trash service, even though it's part of my rent -- I was contacted directly by the trash company due to months of non-payment * Exterior damage, including loose siding hanging over the garage To make matters worse, a neighbor -- who attends the same church as the owner, Dana -- informed me just this week that Dana is intentionally refusing to make repairs and is bragging that she will continue to collect rent from me for the remainder of my lease as punishment for reporting the safety violations to the city. This is not just poor property management -- it's retaliatory, negligent, and unethical behavior. RRE demands full rent on time each month but fails to uphold basic responsibilities under Nebraska tenant law. If you're looking to rent in Lincoln, do yourself a favor and avoid RRE. There are plenty of other property management companies that treat tenants with respect and follow the law -- this is not one of them. The positive reviews on here are from the friends and family of the owners of RRE.

There was a roach infestation when we moved in and we sprayed on our own and kept kitchen clean. Where they were mostly at, which was the refrigerator, electric oven, and dishwasher the first month we moved in....this first freeze in Oct 2021...it seemed like the roaches multiplied by the thousands over night. Infesting the walls and all appliances in all rooms of the house, within a month. When we asked for an exterminator they claimed that they would send one for 2 weeks. Instead the new property manager decided to cancel our lease and evict my family an I on Dec. 1st Of 2021 and had to be out by Jan. 1st 2022. Never late on rent at all. Before the holidays, before we even moved out, or even applied to another housing company, D.H.I. had red flagged us. Calling us unfit tenants. We found a new house and a better, cleaner house not infested....not through D.H.I. Everything happens for a reason. It is in my opinion that these people whom own this company with their employees, on how they operate are the definition of the word Slumlord.

Despicable business - not deserving of 1 star. I write this review after much consideration and I…read morebelieve it is best to give other possible tenants the opportunity to avoid this dreadful business. We lived in the rental home for nearly 3 years. We never called the landlords for any issues and always paid rent on time. We were great tenants, we cared for the home and we had a great relationship with our neighbors. Before we moved out, we read through the recent google reviews where previous tenants stating they were not treated fairly by DHI after they moved. We hoped that would not be our experience as we had never had any issues with them for the duration of our stay in the home. We gave a proper written 30 day notice and we spent every possible moment of that 30 days cleaning the house to perfection. As a family with children, getting as much of the deposit back was extremely important to us, so we put the maximum effort into cleaning the home. We were extremely satisfied with the condition we left the home in, and we were certain we would get a fair amount of our deposit returned. During the final week of our stay, Mathew Hartman called us to let us know he would be showing the house. On the day of the appointment, the interested party showed up to view the home, but no one from DHI ever showed up to show them the home. We were there cleaning that day, so we let them look around anyway. At the time it was comical to us because we already read the google reviews and we anticipated a certain amount of "shady behavior" from DHI. Those other reviews were not exaggerating. DHI really is a scum business. When we finally received our returned deposit, I was disgusted to see the deductions they made. It was as if we had not cleaned at all! They had deducted nearly $1000 for cleaning and one $360 charge for "Pet Damage" without any specifics? My thought is - how do we know they actually fixed these so called "damages" they charged for? When we moved in, the tile by the basement door was already ripping up. Not a huge deal to us at the time because it was in the basement. But seeing as they are now charging us for that damage, I wonder if they charged the previous tenant for the same thing and never repaired it. I wouldn't put it past them. It's sickening to me that we spent so much time cleaning the home and they charged us as if we did nothing. We may as well have done no cleaning at all. It would have been a better value to our time. Bottom line, stay away from DHI. They don't deserve your family's money.

We cleaned from top top to bottom even mowed the lawn when we left. They took almost the whole 2300 deposit for carpet cleaning and re painting. The home was new, we were there a year. The carpets didn't need cleaned or re painted, wd kept everything super clean. ANYWAY, we didn't complain because we moved into another cheaper property from them. Which wd wouldn't have done if we knew they were going to do all of that with our previous place. They charged for weed pulling in the egress windows. I went back for some packages that had been delivered, looked in the egress windows and weeds were still there. I bet you they never got the carpets cleaned and no repainting was done. All false charges. Fast forward to 3 years later. We are being forced to move from our home due to false accusations from a neighbor/neighbors. No proof has been provided. No neighbors have confronted us. It's complete false BS things that they are claiming. All of this happened after a new door was put in. The previous door was crooked and all it took was one slam of it and the whole thing fell over. It was broken when we moved in. I believe that they made everything up because they were mad about the door repair. So get this, I'm not cleaning!! Why should I waste my time cleaning when they are going to charge $300 for cleaning anyway. We have lived here a while with 4 kids. I'm sure this place will need repainted. But also wear and tear for 3 years. We shouldn't have to pay for the whole thing right??? Wear and tear is expected. I know we won't see a dime of our deposit back. Another issue that I'm having issues is that I work nights and sleep during the day. I have had to wake up and leave the house for them to do house tours. No way I'm going to sleep knowing there is people walking around my home. I could stay and try to sleep but my anxiety won't allow that. I asked politely if they could please make the showings after 3:00 pm. They said they would try. When I spoke with them about these accusations from the neighbors. They said that there were several complaints over the last 3 years. If that was the case, why did it take 3 years to hear about it?? They also could not even tell me which neighbor. Why are my neighbors figuring out who the landlord is and complaining to them?? I still think this is all fictional. Please don't rent from this company. They are incredibly unprofessional and don't have an ounce of kindness in them. Here I am being forced to move the same week as my childs major surgery. Do they care??? Hell no!! Run far far away from them.

They have been sending maintenance people and excuses to me every summer. There is no corporate oversight at CIP! All issues are directed back to the individual property manager which is the person that probably has not solved the problem. It's also the individual you are trying to file a complaint against! The worst service I've ever encountered on a recurring basis. They are really creative with explanations of why the A/C SHOULD NOT WORK! I highly recommend you NOT consider a move to this development. The appliances, furnace, A/C, and all interior fixtures are dated!

CIP admitted a mistake was made in the original lease of November 22, 2019. That lease did allow smoking as did the renewal of the lease on November 10, 2020 so for 2 years smoking was allowed! On December 9, 2021 we renewed the lease. We had lived at Stone Creek for 2 years so when my significant other asked and was told there were no changes in the terms of the lease we believed the CIP representative....we signed the lease extending the term for 6 months. On May 2, 2022 we extended the lease for an additional 12 months even though apartment is dated, old appliances, fixtures, poor maintenance, etc. only because they allowed smoking. In short when I explained on October 8, 2022 that there was a mistake we could smoke...I was informed that the lease was changed to non-smoking with the renewal on December 9, 2021 and again in the renewal lease of May 2, 2022. Sure enough buried in the 31 page lease on the back page of the "Liability Addendum" was a "No-Smoking Addendum". LET THIS BE A LESSON THERE ARE UNSCRUPULOUS PROPERTY MANAGEMENT COMPANIES OUT THERE! On October 10, 2022 I suggested a compromise to either be moved to a smoking apartment or move up the expiration date of the lease. The following was the response from CIP (Commercial Investment Properties) on October 10, 2022: At this time we do not have availability for the floorplan you are currently in. We do offer a smooth move program within all of our CIP communities, this would mean you would have to sign a new 12-month lease wherever you do end up, and reapply for that community as well. That is something I can look into for you, I believe the only smoking communities we may have availability at would be Southwind Villas on 96th and Giles, Eagle Run Apartments on 120th and Blondo, and The Grand Legacy on 180th and Center. As I stated with you on the phone your building has been non-smoking before you even moved in, this was something that we missed and we do apologize for that. We understand that this is a big deal for you guys as smokers. Regardless of that, you both did sign the lease so you are assuming responsibility of what you did sign. If you guys do choose to leave, you will be responsible for a break lease/buyout as this was signed within your lease renewal so it was assumed that all parties were in understanding of the lease and terms it presented. Respectfully, MY ADVICE! CHARACTER AND HONESTY ARE EVERYTHING! At any rate you make your own decision but I would not recommend or trust this company. October 10, 2022 SEE THEIR RESPONSE BELOW! THE 2 LEASES RAN FROM FROM NOVEMBER 22, 2019 THROUGH DECEMBER 2021 FOR 2 YEARS THE LEASE DID NOT CONTAIN A NON-SMOKING ADDENDUM! SO THEIR RESPONSE IS NOT HONEST! IT WAS THEIR MISTAKE FOR 2 YEARS NOT ONE YEAR AS THEY JUST STATED!

Throughout our tenancy, we encountered ongoing problems: * Inspections labeled "Annual" were conducted every few months, often with vague notices providing less than 24 hours' notice * We were wrongly charged for lawn care, despite the lease not clearly assigning that responsibility and were only refunded after disputing it and pointing out their listing. * There was a serious delay replacing damaged patio stairs, creating a safety hazard that should have been a priority before we even moved in. * The company repeatedly charged us for renters insurance we already had, and it took constant effort on our end to have it removed. * When it came time to renew, we were told we needed to give 53 days' notice, even though the lease only required 30. A misleading tactic that felt like an attempt to trap tenants But the final straw was how our security deposit was mishandled after we moved out in May. We were charged for general cleaning, carpet cleaning, and even items like drip pans and a cracked refrigerator door all without documentation or proof of damage. For context: the fridge crack existed at move-in, and the drip pans needed replaced, which we did ourselves (approx. $10). We didn't report these issues at the time because we didn't want to nitpick. Yet they used them against us without evidence. We followed their move-out checklist and thoroughly cleaned the unit. Nebraska law only allows cleaning deductions if a unit is left in an excessively dirty condition, which was not the case. Still, they failed to provide any invoices, receipts, or photos to justify the charges. All of which are legally required. The manager, Brian, even told us they aren't required to provide anything more than a generic letter that says "Cleaning (Damage)." This isn't just dismissive, it blatantly disregards Nebraska law, which mandates a detailed, itemized statement for any deductions from a security deposit. All we asked for was transparency and accuracy. After weeks of vague, inconsistent communication, errors on our move-out statement, and being completely ignored, we filed formal complaints with the BBB and the Nebraska Attorney General. Only after those complaints were submitted and the full email chain was forwarded to the company's CEO did they suddenly change course, stating they will issuing what they framed as a "courtesy" refund of the full deposit. This company has shown a consistent pattern of poor communication, legal missteps, and disregard for tenant rights. We would not rent from them again and strongly advise others to stay away.
