I see the premises and amenities deteriorating since move in while lease renewal each year brings a large rent increase. I talked to a regional property manager today from Flaherty&Collins who own and manage this property. She confirmed that all their properties incur a 7% increase in rental rates annually. My one bedroom apartment was raised $78.00 each of my two years. It was never stated in my lease that this was to be expected. We are listed as an active 55 and over community online, but we are mainly aged 70 plus with many on fixed income. I now see many seniors being forced out with the rent increases. I told the representative that large rent increases do not make sense especially when you see poor upkeep of the buildings and premises. Online advertising for our property has deceptive and false information. We will never have an on-site restaurant or banquet center due to construction not meeting building code. The next step is contacting the Village of Maineville who contracted with Flaherty&Collins to build this community to see if they can assist our residents with their concerns.

With high exposed ceilings, industrial concrete pillars, and countless gigantic windows, you can feel the hustle-and-bustle of Cincinnati's heyday in your living room. Some of the stories that surround the building include Mrs. Potter's Hygienic Supply Co., which manufactured some of the first brunette hair dye called "Walnut Tint Hair Stain" in 1903. The ground floor was once home to Dow Drugs in 1890, the first drug store in Cincinnati to add a soda fountain, along with perfume, cosmetic, and tobacco departments. It was managed by a young woman, age 22, who graduated second in her all-male class at pharmaceutical college. Groton Lofts is a seven story building, with the first floor occupied by the Blue Wisp Jazz Club. Live music is audible in the second floor apartments, with the performance space being located under units 201 - 204. Blue Wisp is courteous though, with music ending around 10:00 on most weeknights and by midnight on weekends. Plus, it's smooth jazz tunes, nothing boisterous. It's actually enjoyable to listen to while waiting on the elevator in the lobby. The apartments themselves are very spacious, with gigantic open living rooms, and open kitchen with hardwood, basement storage spaces, secure access, and coin laundry on every floor. Units are available in one and two bedroom models. A secure parking garage is across the street for $71.00 per month. Groton residents also have access to amenities at adjacent apartments, like the fitness center at Shillito Place and the rooftop pool at The Gramercy. While the layout is incredibly roomy, historic, and offers a gorgeous view of Cincinnati and Piatt Park, there are a few downsides to Groton. - Due to the exposed ceiling, the bedrooms have full walls and an open ceiling. If you have a roommate in a two bedroom, you can hear everything from music, to doors shutting, to washing dishes in the kitchen. If you room with a light sleeper, this could be a problem. - The large, historic windows are amazing, but only half of them actually open. Two windows out of six in the living room open, as does one of the two in a second bedroom. None of the windows in the master bedroom open; they're all bolted shut from the outside. - Cooling costs get exorbitant on the top floor during the summer. Expect upwards of $300.00 bills from Duke Energy during July and August. Maintenance is on top of the game, responding to requests within one day, on-call for emergencies, and will help fix anything from a broken stove to installing a curtain rod. They even deliver any UPS packages that arrive while you're out. Management is very friendly as well: quick to respond to any problems, organizes community activities, makes sure the common areas are safe and clean, and most importantly, goes to great lengths to make sure incoming residents transition easily into their new home. Filled with turn-of-the-century architecture, tons of natural light, and a luxuriously large living room, Groton Lofts continues its tradition of attracting artistic minds to Downtown Cincinnati. After my old roommate moved out, I was paying rent by myself and keeping to myself without any issues. When they found out I was living alone, they wanted the spare key back which was an oversight on my part so I gladly turned it in. Then the building manager, Betsy Gerhandstein, started harassing me with calls and emails and texts to my personal phone and started saying there were noise complaints about me which was weird because my next door neighbor said I was very quiet and never bothered him. There was another tenant across the hall who often entertained several people and played loud music so I suspected the noise complaints were probably getting blamed on me instead for some reason. They were also doing some renovations and may have just wanted to update my unit and increase the rent for another tenant since I was in one of the older and cheaper units. I'm really not sure what the actual problem was. Betsy texted me to tell me SHE chose to not renew my lease with no explanation as to why so I started to look into other apartments. Then they put a note on my door saying I could either move out immediately or stop making noise so I moved out and turned in my keys since I had no control over the noise that was getting blamed on me and needed to have a safe place to live. I was locked out of the rental portal, building, and parking garage as I no longer lived there and no longer had keys to the building. I emailed the Marissa Masters at the management office to let her know about everything that happened and she replied a couple times then stopped so I assumed they were aware of everything Betsy had said and done and the matter was dropped. Months later, I found out that they put me into collections for the last month left in my lease after I left, but they had given it to a collecting agency with typos in my email address and phone number so they had no way to contact me about it and I only knew when I was denied my student loans in my final year of my Master's program. I had to get a second job to pay my tuition while in full-time graduate clinical rotations and even had to set up a go-fund me to avoid taking a semester off. I didn't even know they expected me to pay rent through the lease or I would've at least kept using my parking spot there to visit downtown and visit the rooftop view again. I reported it as fraud but am still not able to take out loans in time to pay tuition and the whole ordeal has affected my mental health and quality of life much more than any apartment building should be allowed. Shame on this building and the whole management team for targeting me and threatening my education, housing security, and career. I promise you it is not worth the location or view to deal with this type of people owning the place where you live.

Living here during Oktoberfest and Taste of Cincinnati is basically the best thing imaginable. Don't feel like using a portable toilet? Just quickly go home. It's just one street down from the party! You can access the Skywalk relatively quickly after being outside for merely a block and a half on super cold or rainy days, there's a cheap parking lot right next to it that your suburb friends can park in if they want to come down and not feed a meter, and you can easily walk to the park and river within minutes. The staff are amazing. Michele, the landlord, is always very helpful and responds to my emails for maintenance orders or general questions within the hour when I contact her. The guy in charge of maintenance, Steve, is super nice and talks to me whenever I see him and always fixes any issues I have. Val, the lady in charge of keeping the building fresh as clean does a fantastic job and is so incredibly nice whenever I see her. Other pluses: new, comfortable lounge with wifi and full kitchen and free coffee and cable, security at night, brilliant southern views if you're on that side of the building, and a nice workout room. In summary, this place is awesome and I love it here. I recommend it to anyone interested in living in the CBD.

Brand new, freshly remodeled, granite counter tops throughout, stainless steel appliances, washer and dry IN UNIT, custom walk in closet! This place is awesome. Yeah it was a little bit on the small side but for one person it was perfect. Located right across from Western and Southern and P&G it's a great place. Two blocks from Great American Ball Park and US Bank Arena. Nothing beats walking out your front door, walking a block and getting cheap cheap tickets to all the major sporting events. Within walking distance to the Banks, Fountain Square, and OTR. Lytle Park is less than a block away. Easy on and off to the expressways. If I had to do it over again I would choose Lytle Tower 10 out of 10 times. Other good thing is their excellent ancillary staff. Steve, the jack of all trades, is always willing to help out even if it's not in his job description. There's security at the front door every night and I feel like I'm at my grandma's because the cleaning lady keeps this place spotless.

The beautiful clubhouse won a design award and contains a fitness facility, a vanishing edge outdoor pool and a room available for rent by residents for private events. Our condo is a two bedroom, two bath unit with a sitting room that we use as a tv/home office area. We have been pleased with the quality of construction and were able to make paint, flooring, and cabinetry choices. We are very convenient to downtown Cincinnati and I-71. When you come out of the complex, Ft. Thomas, a quiet, attractive town, is almost immediately to the left and the small town of Dayton is to the right. The only drawback is that we're not too convenient to shopping, however. Of course that's my perspective: I lived convenient to all shopping and eating in Knoxville. The closest larger groceries are in Newport (Remke) & Bellevue (Kroger), although there is a small grocery (Riverside) in Dayton. Dayton has a few restaurants, but mostly we head to Newport, Crestview or the Rookwood area to eat out or shop. For home improvement projects, you can find a Lowe's in Highland Heights and I sometimes head to Kohl's in Cold Spring to avoid the lengthy drive to Turfway or Florence. Plans are for a Target and Kroger near the Memorial Hwy. exit of 275, it just seems there is a lot of prep work that needed to be done.

I had to send daily pics of the roaches partying in the hallways and apartment before anything was done. Original review: I lived there for years. First of all, be VERY suspicious of reviews here. Note that there are no recent reviews. Secondly, as a multi-year resident I can tell you that it was common knowledge that management offered financial considerations for positive on line reviews. I lived here for 6 years. Year after year, the condition of the property deteriorated and the rent increased. By the time I moved out, my rent had gone from $800 a month to $1500 a month. No routine maintenance of any kind was ever done on my apartment, save occasionally changing the HVAC filter. Black mold in and around air ducts. The roof had leaks that drained directly into my unit. Nothing ever done to correct. No painting. No carpet cleaning. And then, the neighbors! Crack heads, meth heads, children under 6 years old roaming the property for hours at a time unsupervised. No amenities other than a half-assed "dog park" (although dog feces was also prevalent throughout the property). Just another property managing company trying to squeeze max revenue out of tenants with minimal money put into maintaining the units.
