I loved living here. If I hadn't moved out of state, I would have stayed. I worked with Emma on both my move-in and move-out, and she was fantastic. The rest of the on-site management team is great, and the maintenance team is also fantastic. They resolved all issues very quickly. The neighbors are extremely friendly as well. There are always ups and downs to living anywhere, but there is nothing going on here that doesn't happen at every complex in the state of California, regardless of how expensive or inexpensive it is. I have lived here for 2.5 years now. I've read all the reviews and agree with both the good and bad. Pros: Beautiful surrounding area, hiking trails just outside the complex, nice landscaping, decent sized backyard patio area, and maintenance has always responded to my issues promptly. Also fairly affordable rent for south orange county. They are also lenient enough if you are a little late on making your monthly payment ($35 late fee isn't gouging). Newly surfaced and lit tennis court, pet friendly neighborhood, and affordable utilities. Cons: Constant plumbing issues- I've found neighbors gray water in my tub, neighbor's food waste in my sink, and there is always a puddle of water outside my front door. My father's portrait from when he was a young kid (hand painted from the 60's was completely ruined from water damage from inside the closet walls). Cottage cheese ceilings and nasty washer/dryer machines that cost $3 a load! You cannot change the blinds or curtains, or make any upgrades whatsoever (I'd love to replace the nasty vanity and bath tub). Outdated appliances in the kitchen as well. My dishwasher is horrible, I have to hand wash everything. I had to buy my own fridge (which was fine with me since I doubt they'd supply a nice one). My neighbors have domestic abuse calls every other month and the cops visit our community in full force regularly. Blaze the manager can be rude (but Mani has always been respectful). And last, but certainly not least (my number one pet peeve in fact) is the amount of mosquitos during the summer months. I cannot sit outside and enjoy by patio without getting bit multiple times. If I leave my slider open they come in and bite me in my own home. I HATE mosquitos!!! read more

PLEASE READ BEFORE LEASING. I moved in 07/07/2023 and I still do not have Wi-Fi in my unit and am still having an ongoing back and forth with Cox and Spring Lakes on a resolution. Two technicians have been over and am working on scheduling a third one to come in to see if they can assist. It has been close to 6 months. The Cox escalations rep mentioned that since this property is older, about ALL units need to be re-wired soon. I am working from home twice a week and am attending my masters program and I have been having to use Hotspot off my phone to connect to the internet. They don't check for this before you move in or let you know. I thought I'd share my experience with you. Second, homelessness is a problem, but specifically in this property. When I first moved in, my wife and I noticed there were people staying in cars, but it was not a big deal. Recently, over the past 2-3 months, non-residents have been hanging out in the laundry area and around the property. This is due to the availability of shower heads in common areas and the laundry rooms doors not closing properly. I have had to come home multiple times because my wife has to change the loads, but there are guys there washing their clothes . On 11/22/2023 I was far from home when a man clearly on substances was blocking the walkway to our door and in front of the laundry room. Thankfully the manager answered my wifes phone call and came to assist her and escort him away from the area. I say thankfully because I had already had conversations with this about them and they disregarded me saying to call the Sheriff's office or Patrol. Keep in mind Patrol only comes once a day at 10PM. If you still decide to move here. Be prepared to leave a ton of voicemails and send them emails because they are almost never available to take a phone call or speak to you in person. Today, after waiting 7 days for a response from the manager in regards to my lease break, he completely disregarded me again after mentioning he was going to talk to the Regional Manager about this. For the money they charge for rents here, you are better off trying a different community down the street that does not belong to this property management company. read more

When I lived there some years ago, the place was clean and the staff was wonderful. I loved the pool and hot tub - very clean. The office and the clubhouse both were clean and up-to-date. I had my little dog Bradley there with me - he loved the milk bones that were there for the dogs. They are doggie friendly. I have to say that I cannot understand any of the negative reviews. I lived there only temporarily with my sister until she moved to Anaheim. Lake Forest is beautiful and everything is close by - shopping, parks, etc. read more

And I've actually spoke to 20 residents here about how they feel about the staff. (speaking for them): For some reason everyone here hates the staff? But in my opinion they're really kind. (well at least to me). MAIN POINTS (*) * there's crazy amounts of spiders and spider webs in the middle of the night. * the pool is kinda filthy. Which makes sense why half of the residents never appeal to swim there. * they have a residents office room!! with 3 computers. And a printer!! but only (1) works. Only (1). The manager himself told me the best one is on the very right. (weird) and the printer never has paper (pretty sure that means you have to bring your own) * the laundry rooms are okay. they're just average. it's around $1.50 - $2.50 per washer & dryer * parking is okay (depending which side of the buildings you live in) because when it hits 7:00pm you won't find any parking. You'll most likely park on the streets and walk home. No parking permits. Free parking. I think every resident gets assigned a parking space or garage (that fits 1 car) * the apartment itself inside and outside is fine. -- if you're okay with average^ It's an okay price. I live in a 2 bedroom 2 bath and I believe I pay around $2,300? if the facility and club house was more stable and maintained. This would be a great price and place to live at. But since there's more cons than pros (in my opinion) I don't plan staying here for long. The MAIN issue that all the residents find frustrating and super unprofessional is that no one is ever in the office. I always have questions and concerns about my living space sometimes. And (I understand it's my irresponsibility) that I frequently forget my house key. But every single time I make my way to the office. THEY'RE NEVER THERE. It's very frustrating and weird? But I mean. That's what I get for average housing. Lastly, today I waited by there office for 1 hour and 30 minutes. And still, never shows up. How unprofessional is that? Updating my review after moving out: I'd have given this place 0 star if that was an option. The management and even the maintenance people are the rudest people I've ever met in my entire life! They're either never in their office or being super unhelpful and don't welcome any request. There're also thieves living at this property. I've had my packages and laundry stolen a few times. When I moved out, I ordered professional cleaning service to make sure everything looked good, but was still charged hundreds of dollars extra because they want to replace the carpet and repaint the whole apartment. If you have a pet do not rent here! My dog is trained and tiny and does not go inside the apartment! When I moved out they took our whole deposit and 1 year later hit us with a bill for and additional over $400.00 dollars claiming there was pee stains everywhere with no proof and a lie! I have lived in several apartment complexes and have always been returned full deposit! I'm sure the stains were from the flood that happend in our unit which was not our fault! If it was dog pee our apartment would smell horribly sorry but our apartment was always clean and we left like brand new! Really a year later ? I would not recommend. My experience at this apartment complex consisted of a tow truck driving through the complex every night, police constantly on the property, teenagers drinking in their cars, throwing bottles on the ground and my car being broken into. Scheduling maintenance was a battle due to them either showing up at the wrong time or not showing up at all. Moving out was uncomfortable. First they said a notice of vacancy would arrive at our door, later they said that never happens. It took 5 attempts of contact to get answers on how we go about the process of moving out. They charged me for carpet replacement. They claimed that I had stains everywhere. We are very clean and did not damage the carpet. In total they charged me $734 in the move out statement. read more

Just want to let anyone who considering this community know that if you choose an apartment on the second floor above garages. You will not be allowed to clean any dust, ash from fires, dust from the pine trees! I'm am highly allergic of! I have lived in this community for more than 6 years & after a year in this unit I would not have renewed my lease at the end of October if this information came to me prior, 5 years in a previous apt on site. I have just been informed that I am no longer allowed to wash my patio with anything but a dry broom. Also after 8 months of not having access to our business center, pools, spas and fitness center this management companies idea of a discount for what we pay for to live here is $88.00 credit that I can't not get because I can not make any changes to my auto debit! read more

Spring lakes has been great, it's in my price range, they worked with iffy credit, and it's right down the street from work. Can't complain. Common areas sometimes not really clean, parking problems all the time, rent to high for what they offer (570 sf for over 1600) One time they wanted to check a problem with the bathroom, they just knock the door ones, next thing I knew, they where inside my apartment giving us no time to stand up from bed and dress up. We placed a work order for the bathroom sink that was clogged and Blanca did an amazing job fixing it. She was kind throughout the whole process and gave us updates on timeframes and everything. Please keep Blanca at our Apartment community, she is by far the best employee that has worked here in the past 7 years (That's how long I've been here). So we have lived here for almost 4 years and never had to many big issues intell the last few month and as much as I want to write all the bad things that had happen I'm only here to write about the new manger Heather. All I want to say if you have any issue that you want resolved speak with her, as she is literally the only one that probably gets things done. So thank you Heather for opening up the laundry room windows so people don't die while doing their laundry in 100° weather ( they put screws in the windows so people can't open them I guess). I want to start by saying this is the cleanest apartment complex I've lived in and visited. The staff here is AMAZING. They care for you as if you were a member of their own family. Always a hello and how you doing. Now the absolute best part of living here, in my option is the office manger. Heather has been the best. The only time I've had a better manager was.... um never. We are neighbors to this complex, and if I could give negative stars, I would. Calls to the courtesy staff to address nuisance barking of a dog have gone unreturned, for 5 days in a row now. I feel bad for the neighbors of the resident with the dog, if this is how the management treats residents, let alone how they treat those who live nearby. Even a phone call to let us know that they wouldn't address the issue would be appreciated. We've even met with the assistant manager in person, to no avail. A dog barking on a patio incessantly, starting as early as 5:40 am, is not going to be conducive to peaceful living. In the 3+ years we've lived next to this complex, we've remarked often on how quiet and peaceful it is. This dog barking is a new thing, and we are now captive in our house. Ugh. read more

I've been at this community for about a year and a half and have loved living here. The manager, Heather, is so friendly, professional, and knowledgeable. She has been super helpful, quickly responding to emails or answering any questions that have come up. The apartment itself is great. Rent is reasonable, there are good amenities and I love the large trees around the property. This is the first place I've had that comes with a garage which is very convenient for both parking and storage. The few times I've needed maintenance they've been prompt and helpful. My mother and I have lived here for about three years now, and I figured it was about time to write a review. I'll separate it into pros and cons. Pros: -Maintenance is great. Very fast, very friendly. On some occasions, maintenance has come from their own home to help us fix an inconvenience, not an emergency, which is great service to me. -Pretty clean, friendly complex. -Relatively quiet, other than children making noise occasionally. Never really a disturbance. Con (minor): -Parking is impacted. If you get home past ~7 or 8pm, you'll be lucky to find a spot near your apartment. The complex is built on a hill, we live on the "bottom" half of the complex, and sometimes have to park on the "top" half. There is a convenient pathway connecting the two, though, so it's never more than a 3 or 4 minute walk back to your apartment. Mostly an inconvenience rather than a problem. We have two cars, one in the garage, one outside. Many people use their garages for storage, which seems to be the cause of the problem. The manager of the complex does routine check-ups on garages to make sure every garage has space, which is nice, but the problem still exists. We're very happy here. Can't say much about the "facilities", I've been in the pool once, the jacuzzi near my apartment a few times, and the leasing office a handful of times. Pool did seem kind of dirty, and the jacuzzi had a lot of debris from nearby trees. read more

I lived at Spring Lakes Apartments for one year, this past year. When I moved in a year ago I worked with the apartment complex manager named Heather who was great! Unfortunately, she left not too long after I moved in and things took a turn after several months with the grounds and office staff. In the 10 years I have lived in Southern California (6 different apartments), this was the worst bug problem I had ever encountered (see pictures/videos). While I understand bugs may occasionally find their way in, the amount of bugs and different types of bugs was insane. After my lease was up and they were asking for a $150 rent increase per month, I decided to move out and gave my notice. I had the apartment cleaned and left everything in good condition. I had asked Blaze to complete a walk out inspection with me but he claimed that their complex does not offer an inspection with the manager. They took my entire security deposit AND charged me extra for various types of cleaning. When I called to ask about the specific charges, since the apartment was left in great condition and pre-cleaned, the manager said someone would be in touch with me but never did. I tried calling several times and no one got back to me and Blaze himself said he did not know where the charges were in regard to because "someone else completes the inspection process". This was very odd to me as this was the only apartment complex I've lived in where a manager would not complete an inspection with me, and then proceeded to charge me for things that he didn't know why he was charging me to them. This was over $300 worth of charges that he couldn't explain. I would not recommend anyone move here, there are other nicer places in Orange County with less bugs and more reliable apartment managers. read more

Repairs are done with tape and glue, they hire shady guys as maintenance workers! I had major leaks, was robbed by one of their workers, major water damaged carpets as a result of those leaks and I was billed for replacement of the carpet when I moved out! Keeps the community clean and safe, comes for maintenance at prompt whenever required. I moved from Siena Terrace Apartments to here as they have increased the rates. The rates here affordable. Very disappointed with this complex. I have a list of issues that I've had with it. I stayed one year and I could not wait to leave. 1. First and foremost, the office and their communication is the worst I have ever experienced. -There were a lot of things not mentioned upon signing our lease by the community manager. We had moved from Washington State and needed to find an apartment that day so we did not have the luxury of searching more apartments. We did not know about renter's insurance which was an unexpected expense, this is a California thing I think, also we had to set up gas, set up electric, and also trash/water/sewage and our security deposit was equal our rent which we were told would be $400 turned out to be $1350, we had never had any issues with our credit or rental history and they claimed it was from my BF's short sale on his condo from 8 years ago? Sure whatever. Our entire savings pretty much was gone to move into this place. -There was an occasion where they had to turned off the electricity for unspecified reasons from early morning to 9pm. The first time, they gave us a letter informing us this would happen, so we prepared ahead of time. The second time, we received no notice and all power was turned off in the middle of us getting ready for work. We went to get our car out of the garage and of course, the garages don't work with the electricity being off and were locked closed. We contacted maintenance to open it, and they had every key to unlock it except ours. Great. We both had to get to work and our car is stuck in the garage. The maintenance guys are very nice and do their best. It was eventually opened and we were on our way. Came home later and power was still off, our apartment was over 80 degrees and our food had started to go bad in the refrigerator. Still don't know why it was turned off. -Upon putting in my notice for us to move out, I had emailed the community manager who I had recently kept in contact with to see what our new rent would be. I had not heard from her and went into the office, turns out she left the company which was never put into a letter for the community to let us know. Here I am emailing someone with no response because she doesn't even work there!! Hello? Shouldn't you have all her emails forwarded to someone or at least notify us? So I talk to the office staff and want to know when my lease is up, they go back into the cabinet and apparently my "file" is not there and they would have to look it up through the computer. I was going to wait for him to look it up but he said he would call me after he was done working on his project, gave him my phone number, email, everything. So I waited at home for a week. No call. I go back in later talked to the girl, told her the same thing, she couldn't find our records and said she would give us a call. Still no call. Third time I go in and give my notice, I AM MOVING OUT, you have refused to give me any information for my move out date. They then tell me my lease is up the end of May, the day I came in was May 6th, and that I would be required to pay the prorate amount for the 6 days in June, which is a portion of rent that has been increased by $200-$300 because it's considered the month-to-month rent. NICE, more money out of my pocket because of someone else's lack of communication. 2. The other people in this community are people you need to watch closely. We had a middle aged couple living in their garage which was directly underneath our bedroom. I'm not really someone to make assumptions but I am fairly certain that they were drug addicts or recovering addicts. They would come in and out of their garage at 3am 4am 5am, smoking, screaming, cussing... I'd walk by from my garage and see their crack pipes laying around. Besides this going on, there was a guy who would wander around the complex with his small dog and stare. When I mean stare it was the creepy, even if you stare back i'm still watching you stare. He was in the laundry room one day and was pointing at my rear end, he couldn't speak English so I couldn't understand what he was trying to tell me. BUT then one day he FOLLOWED ME to my apartment. I got in and locked the door and a few minutes later I hear a knock on the door. At this point, I don't feel safe, I go to the door and look through the peep hole and sure enough there he is standing outside my front door. I just look and wait for him to walk away. This is not okay. Please for the love of god, if you are a young woman or if you have a family, do not live here. 3. LAUNDRY IS THE WORST. On more than one occasion I have had items stolen from the facility. Maybe that's my fault for not watching my laundry the whole time and trusting people not to dig through my dirty clothes. Wrong. The machines are very dirty, the complex doesn't clean them regularly and some will occasionally smell like cigarette butts. DO NOT MOVE HERE. PERIOD. read more

Heather was super personable and nice; me and my girlfriend are first time movers and she made us feel welcomed and comfortable; even though there's only one assigned parking spot, there's always extra parking available in the complex. I lived in this complex for 8 years and it was a great place to live. Very clean, green and safe. The apartments are big and beautiful inside and outside. The parking is great! The pool and the Jacuzzi are always clean. The gym is awesome! The clubhouse is big and it has a lot of fun things to use. Computers, tv, pool table The dog park is always clean and safe. The neighbors are very nice and it is a family based complex. Maintenance is done very fast. The atmosphere is relaxing with all the tall trees surrounding it. The manager-Jennifer is a great, friendly, nice and very professional person. I had to move because I got married and now I live in Sherman Oaks, but my parents still live in this apartment complex and I love to visit them and be able to know that it only gets better and better!!!
