I absolutely loved interacting with them. Their service is prompt and they make it work with your schedule. The upgraded apartments are beautiful and modern with wood floors in the living room and kitchen . I loved the larger sized patio and full washer and dryer space hookups on site in your apt. We lived at River Oaks for about 4.5 years. Overall, it's a beautiful, quiet community and was a wonderful place to call home. PROS: *Pedro, Manuel, and Romero (the maintenance team) are the best in the business. Friendliest guys you'll ever meet. Every service request, even minor, was resolved within 24 hours. *Leasing office staff are attentive and easy to reach. This is a privately owned complex, so you don't feel like you're getting fleeced by a big management company. *The grounds are beautiful. You feel like you're tucked away in the woods with nature all around you, even though you're in suburban South OC. The ducks are cute, and it's fun watching ducklings grow up every spring. *Garage included with every apartment. This is a rarity in OC. Typically garages are non-existent or they're limited and cost extra. *The apartment interiors are renovated with modern touches. *Excellent location in Lake Forest. Adjacent to RSM and Mission Viejo. Close to shops, restaurants, and parks. A few minutes from the nearest Toll Road on-ramp and about 10 minutes to the 5 freeway. *Electricity is the only utility not included in rent. Pet rent is very reasonable at $30 (most other places in the area charge $50 or $75 per pet). CONS: *Lack of central A/C in the apartment is a problem during the summer months. The wall A/C will cool the living room down but won't reach the bedrooms. *In 1-bedroom units, you have to go through the bedroom to get to the bathroom. Kind of a weird layout. This is a nuisance when having guests over. *Guest parking is extremely scarce. Residents use guest spots to park their second vehicle rather than paying extra for an extra spot, and this isn't enforced. There was a guest spot near our apartment that had the same covered truck parked in it for months. It's nearly impossible to find guest parking in the evenings and on weekends. *Minor annoyance, but the apartments don't come with washer and dryer (or refrigerator), and the W/D hookups are outside off the porch. Not as convenient as having W/D inside the unit. *Another minor annoyance. Because River Oaks has the same address as the Pheasant Creek condos next door, visitors and delivery drivers will often have difficulty finding you. Navigation apps always take people to the Pheasant Creek roundabout rather than River Oaks. You'll get used to saying, "Call me when you get to the complex and I'll tell you where to go." If you're looking for a place to call home that's a bit more affordable than some of the other nearby apartments, and can overlook the cons listed, I highly recommend River Oaks. read more

We have lived here for 4 years, and we love these apartments! They are located all the way at the end of El Toro just before Santiago Canyon, so it's quiet as can be, and all I hear from my patio is singing birds. There is so much greenery and nature here, and you can hear the man-made stream from many apartments which provides such a calming atmosphere. I work full time in a stressful environment so that sense of calm is invaluable. The management team and maintenance team have been fast to respond to any problems we have had and rent is easy to pay online. We own motorcycles so having a garage was a must for us and here, every unit has one. The management was even okay with us putting some screen up so our cat could enjoy our patio as well! All in all, pretty great place to live! read more

This location is connected to another apartment complex but has the same address. Their phone system sent me straight to voice mail and said the leasing office was closed on Saturday but i had an appointment. The building and appliance are a little older but not the worst. there is a very forest like feel to the surrounding area, therefore there are a lot of spiders/webs all over the place. read more

The leasing agents are a COMPLETE JOKE! There were 3 ladies who were assisting us through the application process and between the 3 OF THEM, WE MAY HAVE BEEN DEALING WITH A 1/4 of a BRAIN~ we actually chose to pull our apps and go else where due to the incompetency we dealt with.. This property is way over-rated and am very happy to say that there are at least 5 -10 other properties within 1-3 miles of this location and EVERYONE IS A BETTER OPTION!! The worst part was how utterly unprofessional these jokers were... They were never on the same page and on each occasion, we were given the WRONG INFORMATION!! GO SOMEWHERE ELSE IF YOU HAVE THE OPTION!! read more

This is a 4-star property, with its greenery and rippling creek, but the lack of concern for tenant rights takes off 3 stars. The manager of River Oaks, Larry Garza, is kind but ineffectual and will do little to nothing if you have a loud or abusive neighbor who violates the rules. My experience: Two years ago I carefully chose River Oaks for the (alleged) quiet serenity, but a couple months later a married couple moved in next door who have ongoing screaming, cursing fights, usually with their window and sliding glass door open. The police have intervened twice (most recently 9-21-18 at 3:30 a.m.), warning the couple about their screaming, with one police officer stating that he could hear their fight from the next building over. Early on, the husband threatened me when I requested that they divert their cigarette smoke away when they smoke on their terrace, as it drifts onto my terrace and into my apt and I have to suffer their second hand smoke (not to mention the husband's loud smoker's hack at all hours). The manager said smoking wasn't banned so there was nothing he could do, and gave me the option to move. I am quiet, courteous, rule-abiding, and always pay my rent on time--I have rights, I won't spend time, money, and energy fleeing my chosen home. I love Lake Forest and most things about River Oaks, but these rude, belligerent 'neighbors' have eroded my quality of life and wellbeing, and I'm stressed out continuously. I have complained repeatedly to Mgr Larry Garza about their screaming fights (and informed him about the police showing up and the man threatening me), but he either does nothing or calls the offending tenants with a weak plea to keep it down, instead of citing/punishing/evicting them for their noise and rule breaking! BE ADVISED: standard rental and lease agreements contain a clause entitled "Quiet Enjoyment." This clause is meant to give tenants the right to occupy their apartments in peace and also imposes upon them the responsibility not to disturb their neighbors. It's the landlord's job to enforce both sides of this bargain, but the manager of River Oaks will NOT--you've been warned. read more

Just moved here and the AM Heather Castruita has been amazing through the process! Not only is she very sweet and personable, but also keeps on top of things! The apartments are spacious decently priced and so far any minor issues have been fixed and haven't had any major ones :) everyone in the neighborhood is very friendly, grounds are kept clean and its very well lit. I feel the area is safe and if I did have any issues I can go to the property managers with ease. I'm really glad I made the choice to move into the River Oaks Apartments! read more

When my husband and I first saw this place we were amazed, don't get me wrong the property is beautiful but the management and neighbors aren't the best. The apartment they gave us is right in front of the pool and in the summer time it was a nightmare. They have signs up with the pool hours, but do nothing to enforce them and the Security company they contract with is a joke. We would call to complain about noise disturbances when people were out shouting in the pool blasting music (well past 11 on week days) and nothing was ever done. We complained at the front office and the problem persisted. We also got an ant problem thanks to our lazy neighbor who used to leave her trash lying around on the porch instead of taking it down to the bins (I think this is a trend in this complex) If all this hasn't persuaded you to look for an apartment elsewhere I'm saving the best for last... My husband and I pay $35 extra (on top of the arm & leg they're already charging) for a second open parking spot. There's been days when I would get there and their landscaping company would be occupying my space along with other spaces and NEVER ONCE did I get a notification about that. While I'm on the subject of landscaping the place is very beautiful and very well kept, but I think that has to do with the landscapers that are constantly there (who doesn't appreciate the sounds of leaf blowers right?) On top of that I don't know how they haven't been fined yet with this drought with all the watering they do (maybe they make up for it by shutting off our water every once in a while) Anyway, I'm going off topic here, back to my parking space...my husband had his Marine Ball in San Diego. He had to go into work the morning of the ball so I decided to wake up at 4:30am to go with him to avoid driving back and forth from Lake Forest to San Diego. At 10:00 am that day he got a call from the front office telling him that my car needed to be moved because they were going to do some landscaping work and work on the pond (yes, they have a very cute pond)....again NO NOTIFICATION given of this. They're great about handing out flyers when the water will be shut off but they have never given me a notification of the parking. I spoke to the front office about this and according to them they sent me an email (which they never did, I sure did receive email after email when it came time to renew our lease) We finally moved out in January and BEWARE...once you move out they're going to charge you up the butt in "cleaning & repair" fees. They took about half of our deposit for this & this was even after the guy that did a final walk through with us said that "it was one of the cleanest and well kept apartments he had seen" All in all I'm just glad to be out of there read more

$400 towing fine because the River Oaks Apartment has limited guest parking. The apartment contracts with a place called To and Mo. It's one thing not to have only 2 guest parking spots. It's another to use the most expensive towing company on Orange County. When I arrived at the towing company, I was told that I could only pay in cash. This was really frustrating as I had already been waiting 45 minutes. Other than the towing problem, the apartments are nice on the inside. read more

We recently just moved in here and love everything about it so far! Heather in the leasing office made the whole experience easy and stress free. She was always prompt to respond to any questions we had prior to moving in and had everything organized for us upon move in day. The grounds are really kept up and the neighborhood is very quiet. The apartments are really well kept and all have recessed lighting which is a huge plus AND ceiling fans in the bedrooms!!! I can definitely see us staying here for a while! read more

The management here (Shalene) has worked hard since my last review so I'd like to say now that this property is beautiful, the maintenance is very fast, the units are super nice, especially upstairs where the ceilings are very high, my garage has an electric opener which I love, the grounds are kept up very well and I love my neighbors. I have lived here for one year...I love it! I have a 2 bedroom and 2 bathroom apartment which is close to the pool and Koi pond. I love all the beautiful trees and natural looking stream, which runs throughout the complex. The office staff and maintenance personnel are very accommodating. The only complaint I have is the pool and hot tub. They are both in DESPERATE NEED of a sanding and new paint job...I tried to use it last summer and it was terrible. The trees near the pool should be cut back, so as to not allow the leaves to fall into the water. Very quiet...no dogs, so no smell! Love it here :-) read more

I've lived here for quite some time. As others have mentioned it is a beautiful community. The landscaping was one of the main reasons I chose to live here. Over the years I haven't had many issues. I believe I had a plumbing issue once a couple years back. And the only other things I've needed repaired are light bulb changes, had my garbage disposal replaced and my garage door springs were recently replaced. Over the course of 4 years...I personally think that's pretty good! Anytime I have called to place a maintenance request everyone that works in the office, as well as maintenance has taken care of my needs pretty quickly. I really only talk to the office staff if I'm calling to have something repaired, pay rent or sign a lease renewal, but the girls in the office have always been very helpful. I really don't have any complaints about the property. The reason for my review really was because I just dealt with the office this week and they really helped me out. My grandfather just passed away over the Easter holiday and I was forced to travel back east to be with my family. It was very sudden and I left in the middle of the night. I did not have time to deal with paying rent or anything. I called the office on Saturday after my grandfather's funeral to deal with making arrangements to pay. Now bear in mind, I have been a loyal tenant for numerous years and have never paid late. When I called I was told that I would need to talk to the manager, but she was off for her weekend. She would be available on Sunday. She called me back first thing on Sunday and left me a message. I spoke with her Monday morning and told her my situation. She was sympathetic to my loss and told me not to stress. She would waive my late fees and I could just pay when I got home on Wednesday. I was actually surprised...since I wouldn't be home until the 10th. Other places I've lived at have charged late fees by the day. This took a huge amount of stress off my plate! When I spoke with her on Monday, she even asked if there was anything else she could do to help me. I told her the only thing I was concerned about was the newspaper piling up at my door because I didn't want people to know I wasn't home and hadn't been home for a few days. I also had been waiting on my tax refund in the mail. After I gave her the ok to go into my apartment and check my mailbox, she placed all of my mail and newspaper on my counter top. She even called me back to let me know that it looked like I did get my refund check and it was waiting for me in my place. After these last few weeks...I am so grateful to be able to come home without the added stress. I paid my rent without late fees, which is awesome! And the office even gave me a card for my loss. Not needed or expected, but very thoughtful! read more

We just moved in and love our new place! Very quiet and out of the way. It was the best deal for a nice clean one bedroom that had the option of 2 parking spots in this area. This has to be the worst apartment complex in orange county.Please avoid this place at all cost. it is truly the pits . The floors squeak so bad when you walk they sound like they are 150 years old the air conditioning is a joke your bedroom will never get cold and when you use your washer and dryer it will shake your whole apartment the walls are very thin .The parking is also a joke no guest parking after 6pm.The office staff is clueless most of the time if the manager doesn't like you she will do what ever it takes to get rid of you.Graffiti on signs and and people hanging outside the garages drinking alcohol.Duck poop all over the place you could slip easily the noise coming from el toro road is so loud you need ear plugs and leaf blowers blowing every day electrical problems in the apartments you'll be visting your fuse box regularly.And if you drive by and want to stop please keep on driving. read more
