Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." It hurts the heart to see comments on this company who goes all out for the customer, does superior work while the comments seem so out of character to what I experienced personally. Once married to a building contractor, I know those dealing with concrete is one of the most stressful for both the customer and owner. I also asked about the 1 star rating when getting my estimate done and the bad memory of the supplier who failed to deliver a working product is still there even though it has been 8 years. due to the horrible mal function of the product, no longer used, I can imagine how upset the customer was. The employees at OCR are not skilled psychologists, but very serious minded concerning their craft, nor do they have a department to handle malfunctions as well as they have no over head bringing much savings in cost to the customer. Even though OCR did make it right, ate the cost, because of the horror of the situation with only owner/employees to handle the anger, I can understand how conflicts could happen. Personally, if I write a comment in anger, it may be exaggerated as I suspect the comment with the one star is.

I had a bad experience with River City, I called Affordable septic about my issue with my septic…read moresystem and the lady that answered the phone stated that maybe all i needed was a pump out as it wasn't pumped out in almost 20 years, River City came out the next day. I told the driver I called Affordable and the driver said they were a sub. I told the driver the lady from affordable told me all it may need was to be pumped and the driver told me she didn't know what she was talking about she just answers the phone. The driver looked at the system then suggest that the drain lines be cleaned and made a call then said they could be out the next day, So my septic didn't get pumped that day. The next day the driver came back with another crew ( I(was paying $200.00 an hour for their services). The driver then pumped the tank and while pumping they checked for location of distribution box. The diver said the distribution box was 4 feet deep and they could only dig 3 feet deep. so the excavation crew would need to do the work. I looked at the drainpipe and it wasn't quite 3 feet deep, and I couldn't figure how he got 4 feet. In any case the tank was pumped. The driver then sat in my drive way blocking the other crew for over a half hour so they couldn't leave (running up my bill ) I went out to the truck and asked him why he was sitting there he said he was doing paper work. They finally left and then I see the other crew parked on the out side road. I could have been pumped out a day earlier and I was scammed to have this crew come out. I was then sent an estimate for a $4,000.00 to do additional work. I did not call River City for service, nor will I call them in the future.
