Broken handle

I've only been in my unit for a week, and I'm already dealing with several issues--cockroaches, a nonstop running toilet, broken cabinet handles, and a washer hooked up incorrectly with the hot and cold water hoses switched. I reported everything two days ago, and management said maintenance would reach out. Still no response. It's clear they don't inspect units before renting them out, and their maintenance system is completely disorganized. For what they charge, this level of neglect is unacceptable. They desperately need a ticketing system or a better way to handle repairs. To make matters worse, their lease terms make it difficult to leave--if you break the lease, you're on the hook for pro-rated rent plus an extra month's rent. If you have other options, avoid this place. The lack of accountability and responsiveness makes it not worth the hassle.

Reducing my rating yet again. These people are greedy and unethical as well as rude. I spent over 30 hours deep cleaning this apartment before move-out. I'm telling you I scrubbed baseboards on my hands and knees and wiped down and scrubbed every surface, patched every tiny nail hole, and steam sanitized the floors. And they still find bullshit ways to charge the full cleaning fee. They claim minor streaks from cleaning products, and one square inch of dust that was missed, as well as about 4 individual dog hairs justifies a $180 charge! Please tell me how any of that takes more than 15 min total. If I had a rag I could have wiped those surfaces again right in front of them in 5 minutes! They also claim additional things after the fact, NOT MENTIONED IN THE INSPECTION, that were NOT DIRTY! See attached image of Civil Code 1950.5!! They claim their cleaning service always charges a flat rate: "Our cleaners charge a flat-rate for cleaning that varies based on unit size, regardless of the extent of cleaning required." And yet did not provide me with a copy of the bill or the information about who did the cleaning. NOT LEGAL IN CALIFORNIA!!! You can only charge a fair HOURLY market rate for the work done if it's done by an employee of the landlord and you MUST include the bill if it's by a third party! The person they overpay for cleaning is probably a family member. See attached image from rentalawareness.com. If you are a current tenant it is not worth your effort at all to clean before you move out, might as well just leave it filthy since they are complete crooks!! And if you do, TAKE PICTURES OF ABSOLUTELY EVERYTHING AND VIDEO RECORD THE INSPECTION. The move out "inspection" was done by a RUDE maintenance person who had previously damaged my walls, damage that I spent *my own time and money fixing* since every time they enter my apartment they make something else worse. They also recently tore out all the old growth landscaping to paint which was totally unnecessary and all the other residents were really upset about it but afraid to say anything bc they still live there. All SRM ever say is "sorry for the inconvenience" which is completely insincere. They do not care about you or your daily life at all.

The trash we've emailed about and called:) They never came to clean up.

Wish I could put a rate of 0. This is the 5th time within 1 month that they have shut our water off all day with no communication at all.

Old bathroom, notice the low-set window and vintage pink tiles.

Let me just start by saying I lived at 4055 Ohio Street since 1997! So I saw lots of changes in North Park, and went through 3 different owners. SRM Urban (then SRM Investments, LLC) bought the property from Mark II, LP in 2013. It was a little nerve-wracking having both management teams walking through the unit, but SRM was very professional and efficient with the inspection tour. Less than a month later they sent me a letter indicating the change of ownership. Rehabbing started as soon as some of my neighbors vacated for various reasons. I was worried I would have to move, but the maintenance team assured me no one was getting kicked out ... units would be renovated only as tenants willingly vacated. Sure enough, 7 years later, SRM had still kept their word. The new units were impressive -- in-unit washer/ dryer, dishwasher, electrical, you name it. Brand-new drywall, flooring, and cabinetry installed. My rent increased from about $1,000 in 2013 to $1880 in 2018. It wasn't the easiest but it was close to my pay increases so I managed. They also were kind enough to grandfather my free parking space (there were only 5 for 8 units) up through 2020. I probably should have gotten a roommate or downsized earlier but I was comfortable with the location and loathed the idea of moving. Maintenance was great! They never took longer than a few hours to get back, and when we had some emergency sewer line issues they were out within the hour. Electrical, plumbing, construction ... all well-coordinated. Our property manager changed to Lindsey and while sometimes it took a while to contact her, she had a great staff in the office -- Arielle was wonderful to deal with, very friendly and professional, whether by email or by phone. Lindsey explained being a property manager involves many requests, and she was juggling family obligations like many of us, too. So I understood. I heard her giving tours of vacant units and she was very professional. We did have some issues with homeless using our laundry room, though...I reported this a few times and eventually we got a lock installed by management. Thank you for listening! I have to say Lindsey was a lifesaver in 2019! My bathroom drainpipe cracked under the floor so the 60s-era bathroom, pink tile and all, had to be demolished. I found out at work and nearly freaked out when maintenance called me with the news, but Lindsey followed up and gave me her number to reach her, and clearly outlined SRM's policy for alternate accommodations at one of their partner hotels. Many places make you figure it out and just deduct expenses from rent owed, but they handled the billing and even a food stipend for takeout food! I ended up staying at the Handlery Hotel and I felt like I was on vacation for 2 weeks! And I came back home to a thoroughly modern new bathroom. Bonus -- after emailing my food receipts, I received a check from SRM less than 2 weeks later! Fast forward to 2020. COVID-19 all around us, my heart goes out to anyone affected. SRM, on their own, sent us an email that they were going to knock off 10% from rent for April, and 5% off for May and June. In addition to this, we got to keep our existing rent through the remainder of 2020! For those who could afford to pay full rent, they offered to donate the difference to their charity to help those who couldn't pay their rent due to COVID-19. While I didn't do this, I appreciated the breathing room since I had to start working from home in March and it would have been an adverse time to try relocating. The savings allowed me to help support struggling local businesses. December 2020 I finally decided to end my relationship with SRM (for now, at least) to save money and finally be "on my own" -- get this, I was 44 and had never leased my own place! I moved in here at 21 years old with a wife and a baby, and eventually found myself living alone with no roommates. Don't get me wrong -- I loved the location but it was time for a change. Some recent changes in neighbors might have had something to do with it, and potential future rent increases -- well I figured I would take action. Maybe I will be back in the future, I love all the amenities and like I said, the staff at SRM is fantastic. SRM offers pretty compelling value for what you pay / get. Move out was easy. I emailed my 30 day notice, DocuSigned the agreement, and left the keys on the counter after I got the place broom clean, mopped the floors, and vacuumed, along with spackling all the holes in the walls from my previous roommates. Amber Gaubatz at the office was great at explaining the cleanup policy and moveout process. I was overjoyed that I got back my entire deposit from back in 1997! I feel like SRM was very easy to deal with and treated me with respect the whole time I dealt with them. I would consider renting again from them, especially if I got another roommate to share the costs.

It's sad they get a bad rep. I recently moved out. I got a call saying I owe more money. My utility bill was more than double. I was completely moved out August 1. How my bill doubled is beyond me. The staff claimed they took the payment for utilities out of my security deposit and I still have a remaining balance of 56.58 for repairs. My utility accounts should not be paid for from the security deposit. I've been paying my utility accounts on auto debit. Any repairs needed should have come from the security deposit. HG Fenton is horrible! I will never live at another HG Fenton community. The 2 statements the office likes to make here: "This is how we do it here" in reference to their general operations when it's convenient for them. When you request significant repairs: "We don't normally do this but we'll try to make an exception". This is a terrible way to operate. I would be embarrassed if I was the leasing staff here. So many residents complain and are itching to move. So many residents complain of the exhaust problems as well. Do not move here! As bad as it is you can't really blame the leasing staff either. These are all HG Fenton policies. They're just following the rules of head quarters. Conservice the company used for utilities is not answering. I've tried to pay my bill directly through them. Their automated answering service is a hotline for medical devices making the company seem fraudulent. It seems Portofino cancelled my account with Con service as a means to double charge me to keep more of my deposit! They can keep the deposit I won't pay anymore fees.

I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.
