The main house hosts 18 people (if you use the pullout couch) and each of the 5 bedrooms has its own en suite bathroom. The bunk room sleeps 6 with two fulls on the bottom and twins on top while each bedroom sleeps 2 in either queens or kings. You can pack family and friends in and everyone can enjoy the weekend together. There's a full kitchen where you can actually cook - tons of cookware and utensils and a surprisingly well stocked spice drawer. There are two distinct locations where you could host either a wedding dinner or a rehearsal/welcome dinner. One could be held at the casual poolside gazebo and one in their beautiful event space. And the grounds are amazing - perfect backdrop for wedding vows and Instagram moments. There's a lake on property for walks on the grounds and, again, Insta-worthy moments. There's an additional casita which is a 1-bedroom house (with a queen bed) giving privacy to a newly married couple on their wedding night - and also serves as the bridal get-ready area. The casita is super new and chic. Same with the newer event space. The main house is a sprawling ranch style home giving retro-cowboy vibes with requisite cow hides and antler decor. It may not be your speed but it's a working ranch so, it fits. If planning a long weekend on site, you would be advised to buy everything at the Weatherford Costco and grocery stores and then just settle in. It's 30 mins just to get to Weatherford so you'll want to plan ahead and bring whatever you need to minimize trips. There are both wood and propane fire pits, horseshoes, corn hole, a pool table and a stunning pool. Also an extensive outdoor kitchen for entertaining. It's quiet and relaxing and you and your guests will really feel like you are getting away from it all during the time you are there. Some little drawbacks: It's definitely an older house, added on over the years. So it's a little rambling with older decor. The kitchen is really nice - and again, well stocked with equipment and dishes and glasses and utensils - but a little tight if there are multiple people prepping dinner, so designate a head chef each night so you're not stepping on each other's toes. (And the two queen beds in the main house are on the older side with dips in the middle.) But overall, even with a few quirks, the location is just lovely. The pool, the views, and the potential for making wonderful memories make it a 5.

Stayed at the ranch for a family get together and had a great time. We had 6 families stay at the…read morehouse and did not feel the least bit crowded. The beds were excellent. Slept better than I do at home. The ownership has spared no expense at activities either. We played billiards multiple times, swam in the pool, played horseshoes and mini golf. Bottom line is if you are considering the ranch just do it. You won't regret it.

This is may favorite all time course (so far). I'm a 12 handicap and play every weekend…read more The only draw back is it's in the middle of nowhere and is quite the trek from Dallas. For anyone who loves the game of golf, playing Sugar Tree is a MUST. We went in May and the conditions were pristine. The greens were decently fast and very true. Having not played the course before, we had zero course knowledge. It was very tough, but very fun. Each hole was an adventure. Literally. Most holes you couldn't see the flag bc of severe dog legs or major elevation changes. Accurate tee shots were more necessary than most courses. You had to get creative with your 2nd-3rd shots if you didn't hit a good one. Holes 5, 11, and 12 were probably my favorite. If you get a hold of your drive on 5 you can take full advantage of the huge downslope. Needless to say I hit a 349 yard drive! Unfortunately I bogied :( gotta work on that short game! The course was wide open and for $40, I will most definitely be making another trip out to Lipan, TX!

Tee box grass so high my 2.25 inch tees were like one inch tees. Mushrooms growing on a couple of tee boxes. Weeds in fairways. The greens"had been punched" a week ago and were slow as carpet. So bad. Go somewhere else and play.
