Overall, Statewide Enterprises is just okay. My biggest frustration is how inflexible they are--even with long-term, reliable tenants. Every request I've made that would improve quality of life for myself and future tenants (such as AC installation or EV charging) has been denied without meaningful explanation or alternatives. To be fair, maintenance is usually timely and effective at this location, pest control has been consistent, and our shared spaces are cleanly. Rent prices are also competitive compared to the area. That said, if you're looking for a landlord that works with you or makes accommodations to support your livelihood, this may not be the best fit. read more

I feel compelled to share my recent experience with Statewide because I have truly never experienced anything like this before. I would like to just state the facts and you can do with them what you will. To preface this, I will say that my on-site manager Clarissa was AMAZING, a caring, respectful and professional individual who I cannot say enough positive things about. I lived at 1706 W Sunset Blvd (Jenson recreation building) for a little over 2 years. I had zero problems and kept to myself within the building. Around 6 months ago there was a crime uptick in the neighborhood, but I always felt safe within my building. On the night of May 19th, I returned home from work to find my front door had been severely damaged and I immediately contacted Clarissa. She told me it was a tenant living in the building who had broken in with a friend so I called the police, but before they could come out, he tried breaking in again while I was home. He was clearly on drugs, and I would find out later he had multiple reports against him for entering homes and carrying weapons. I was traumatized and terrified and that was the last night I slept at my apartment. Statewide reached out to me and asked me to testify against this individual in court, I said yes IF they helped me move out of the building as I was afraid of retaliation, I asked for the bare minimum. My security deposit, pro-rated rent for the nights I was not safe to be there and moving expenses. The bare minimum. Not only did they refuse to help, they refused to speak to me or even acknowledge what had happen to me. This person is still living in that building, and anyone looking to rent an apartment there should be aware that they are not safe. If you are a single woman, DO NOT LIVE HERE. I believe this individual is targeting female tenants. Statewide will not evict them. This is complete negligence to prevent crime. This man is a new manager of less than a week. He came in saying "landlord special" ??? Wtf does that even mean. When I screamed at him to get out, the door wouldn't close. He had to reach his hand back in and unlock the top lock on the door. I feel violated and assaulted and I firmly believe he had bad intentions because why was the top lock of my door already locked when his body was only half through the door. I have lived in a toxic unit rented to me under a facade with ikea cabinets and expoxy floors. I complained 4 times about gas in my apartment and after multiple men coming into my apartment I was left with a still leaking stove. I have ZERO ventilation in my apartment which they were cited by the city for and have had machines in my bathroom sucking mold and water from my walls since Tuesday. The walls were oozing water so badly from no ventilation that they were able to pop it like a pimple. It was not until obtaining a lawyer did they even try to fix anything. The actual gas company came out after I called them myself after asking MULTIPLE TIMES. I was hospitalized due to carbon monoxide poisoning and have not had access to my bathroom and even have slept in my car on the streets of (LA as they also have no parking) multiple times due to the continuous issues. Maintenance also broke my window latch which is yet to be replaced. Their solution? Not to provide a habitable unit or hotel. Instead they "will look into crediting 3 days". 3 days for 5.5 months of on time rent, a toxic environment, and more broken things within my space. STATEWIDE ENTERPRISES Are the biggest slum lords in Los Angeles and would rather let someone die in their property to turn it over to someone else to die in than to actually take accountability for their negligence. They are also NOT BBB accredited and I am very sure BBB fines for that type of lie. Very unprofessional. The on site manager Priscilla approved subleasing and when her supervisor asked if she approved it she totally acted like she was clueless now they're harassing a pregnant sublease tenant with a 3 Day notice to leave. I would give this company zero starts if I could. I was in the process of applying for one of their property's and made it very clear as to what my move in date was. This company kept me on hold for over a week (if you have been on the apartment hunt in la you know just how many places can pass you by in that amount of time) only to tell me that they actually couldn't even process my application unless I was willing to move my move in date up over two weeks. I asked for details and the property manager nor the office could provide me with an actual number as to what the total move in cost would be. In addition they ask for a co-signer but then use whomever has the lowest credit score to ensure they can rake the security deposit up as high as possible. This is a joke. After calling to make an appointment to see the apartment I get a text and made an appointment for the next day for 4 pm. That morning I get a text that 4pm was canceled and an appointment was made for 8 am tomorrow. I texted back that 8 am doesn't work for me if they had any other appointments for the same day. They give me an appointment for 12:30 pm. I show up at the door and I was instructed to call a number when I get there. I call and the manager says it's already rented??? Seriously?? I just spoke to them 2 hours before that. And nobody called or texted to let me know. Very unprofessional. We have applied for the 1 bedroom unit at their 861 Fedora location. I mentioned right away that our credit is not so good, but I have been advised that is still okay to apply. Also their website stated that in case of a bad credit double the security deposit or co-signer is allowed. Well in reality they ran only one of our credit reports . Denied. Instead of 2 credit reports we received only one and I've emailed that I would like another copy- they sent a blank false report. I've asked about their statements on a website - no response nor I received my second report. Taking money 45$ each is a trick they do. First of all most of the places charge 30$ they do more and lie, lie,lie. Avoid if u don't have 720 credit lol. During the corona virus we are able to pay rent for many months ahead , but they choose to keep this unit empty , like it was for the month of July . Good luck . read more

I lived at 1324 Calumet in Echo Park for a little under 6 years, so I have actual experience with Statewide, I'm not just a reviewer upset with the application process. For the rent and the location, I thought living conditions and maintenance were really fair. My landlord was always on point whenever I contacted him about anything that was amiss. The building was built in the 1920s, so you have to manage your expectations. It's old and that's apparent, but it's safe, clean (I only had a roach problem the first few months living there and that's because I had a dirty neighbor who thankfully moved out shortly after I moved in). Maintenance was always completed within 24-48 hours after I requested it. Some good things: online portal to pay rent, to request maintenance, there's a laundry room in the basement, you'll have some beautiful exposed brick walls in your unit, pets allowed, the entrance is protected by a glass door with a keypad, the neighbors are really friendly, street parking only but I never had to park more than a block/block and a half away which is really good for LA, the neighborhood is gorgeous and is a legitimate tourist destination. I had to move out for personal reasons, but also because if you happen to have people with little kids move in upstairs... you will hear and feel every single step, scream, and cry. Try to get a 4th floor unit. Like I said, buildings old, don't be surprised that the walls and floors are thin. read more

This company is ridiculous. My boyfriend and I applied to a 2 bedroom apartment for $1695 with them and got approved, but because of our credit they wanted us to pay a $2540.00 deposit. Mind you, our credit is not the highest nor the lowest because we are just building our credit, nothing negative. Almost double the rent! The manager was trying to make it sound like such a great deal as they would be remodeling the whole unit (yeah, I'm sure they asked for such a huge deposit for me to fund the remodeling of the unit for them). Yet, it's still in a very ghetto area of Panorama and has wall AC units, and the building itself looks old. The same week, we applied somewhere else. A much nicer city/area also completely remodeled unit/building and were only asked for a $500 deposit!! This company was really trying to rob us of our money claiming because of our credit. Unbelievable!! Everything really does happen for a reason because now I'm here reading the horrible reviews of this company while I'm enjoying my new apartment building, that is extremely well maintained and clean! read more

I was told that to qualify for the apartment I had to have a credit score above 600 and criminal background, covid hit all of us pretty badly and that's why I got Section 8 and I didn't have stable rental history . To be honest I feel a little discriminated against . Very disappointed and the rejection letter didn't make sense when I took it to the housing authority as they gave me my voucher . Let me tell you my experience in the nicer part of Koreatown in a building owned by Statewide Enterprises and managed by onsite property manager Ms. Jean. The first three numbers of the address are 525 but I don't want to put more info than that. As a tenant, I'm reporting that this building is cleaned and maintained regularly by highly experienced professionals. They doubled up the cleaning/sanitizing/disinfecting with the onset of the pandemic and we have remained safe and secure here. There is an online system to pay rent, view balance and also to request maintenance. I've submitted a couple maintenance requests through the years. Each request is responded to by the onsite manager and she takes care of issues ranging from minor to major around the clock. The building is pet friendly which lends itself to potential pest problems, but also sometimes, life happens and gives us the unexpected. I've had a major pest infestation and the unit was fumigated, my belongings were also treated and returned to me the same day. This building is managed very well by Jean and honestly, she has solved each issue without anyone having to wait or suffer. Improvements to the building by Statewide Enterprises and management are numerous and dramatic. The outer facade has been repainted in an elegant and regal manner. The ceiling fresco of the lobby has been revived and restored with beautiful details, artwork and mirrors have been installed which also gives us a sense of pride. Security was improved completely with a new intercom system and daytime/nighttime cameras. Lobby and hallway carpets were also replaced during the management transition and continue to be cleaned regularly. There are other benefits of living here also due to the ownership and management. It's an excellent building now more than ever. read more

Amir from Chii Saii was eager and possibly engaging in swindling practices creating a sense of urgency to respond and turn in app. I turned in app and met the qualifications but they chose a different applicant. I let them know about my move out date and I only found out about statewide moving on w/a different applicant AFTER I inquired. I was in a somewhat limbo waiting on response after applying. Tough learning experience, don't put all your eggs in 1 basket, and, don't get lured in by a manager giving you hope about your app. Save your app fee, do ur research. Main office was not really helpful and emails are structured so you are not able to respond. read more

We moved into one of their properties which we thought was dog friendly. We had a pitbull, as did about 8 others in our building, and had no issues. Once our dog passed away, we decided to adopt an older boxer. The manager of the apartment contacted us to get the information of our dog in order to add her to the lease. We told her her age (8) and breed (boxer/lab) to which she promptly responded "I'm sorry but that is a restricted breed." I looked up their rules and she was right - but how come this rule now ONLY applies to our new dog and ONLY us???? We confirmed with our neighbors that they were not told anything about their "restricted breeds." We reached out to the manager asking her what our options were and we were told to either move out ASAP or take our dog back and we found an apartment within 3 days. We gave her the ASAP notice she wanted (about a week) and she told us NO. According to her, she was breaking our lease, not us, so we shouldn't have to give a 30 day notice. Anyways, we had already signed on the other apartment so we got stuck with 2 rents for one month and a security deposit (6k after it was all said and done). Companies like these are the reason SO many dogs end up in shelters and euthanized. SHAME ON YOU STATEWIDE. tldr; not "dog friendly" as they restrict breeds, manager sucks at communicating, and they scam you out of every last dollar you have. read more

If I could give -100 stars, I would do it in a heart beat. Living on 5th Street apartments, my property manager Marquita Jackson ignores any communication you tried to make with her. When she does communicate with you, she does not address issues and necessary repairs are left undone for an extremely long time. Recently, there was a leak through my ceiling at the start of October. There is popcorn ceiling in the entire building (absolutely disgusting by the way) and the popcorn ceiling in a large area of my living room came right off because of the water. I notified my property manager about this and the statewide enterprises office and the ceiling was looked at a couple times and nothing was done to fix it. Towards the end of October when it rained one more time, my ceiling once again was leaking, and this time I found mold growing where it had peeled and in the surrounding area. As anyone familiar with mold knows, mold does not just grow in a matter of minutes. I started to suspect that the multi been growing since the first time the ceiling had leaked, and considering the amount of damage it caused the first time, possibly it's been growing for even longer. Finally after about 2 weeks statewide enterprises sent someone to test the ceiling for mold and asbestos. I was never given any kind of update as to what was going on or what the results had been, but the man had told me that the results would be in by Monday and he had come on a Friday. Come Monday, I still have not received the results so I contacted say white enterprises to see what was going on with the report. They answered me saying that they had received the report but that it was an internal document and therefore they could not send it to me. The only way I could see it was by going to the office and looking at it, but I was not allowed to have a copy of the document. Then, they sent the same company to contain the mold which meant sectioning off almost half of my apartment because of the mold, even though I still had not been told what the results were. That same day, I was then forced to stay in a hotel and they offered a measly $200 a night to stay at a hotel for two people with two cats as I live with my fiance and a horrendously low $35 a day for two people to eat. Recently, my property manager emailed me and told me that asbestos abatement was occurring in my apartment meaning that there must have been asbestos in my apartment and yet I'm still not being informed of the results. I'm extremely worried because since the day that I moved in the ceiling has been Disturbed as some of the ceiling came off when it was hit by my couch while moving in. Learning now that I might have possibly lived with asbestos in the air and on everything we owned since the day we moved in is incredibly disturbing. As of this point, for about the last 2 or 3 days both my property manager and the statewide enterprises offices have been completely ignoring any contact from me. I even called several times on one day and was never answered, but when I called from a different phone number, they immediately answer the phone. Trying to find hotels for $200 a night with two cats and two people and not having a single cent to be able to pay out-of-pocket for any of this, and also not even being willing to do so, has been an emotionally heavy burden on me and I have not been able to relax or even think straight since October began. I'm in desperate need of legal help because I need to sue this company for emotional harm and I need to get my money back because I paid rent for this apartment and have been paying rent the entire time while I was living with a cancer-causing chemical. If there's anything I can impart on anyone, please do not run from any building that's they'd whiten prizes owns. You will not be taken care of. You will not be treated by a human being. All they want is your money and they don't care what happens to you. And last point if anyone can point me in the direction of some kind of lawyer who can help me, I am looking for any kind of help. I have no money to pay a lawyer out of pocket, but absolutely a portion of the money that I would one from the case would be used to pay the lawyer. TLDR: Do not EVER rent from Statewide Enterprises. Marquita Jackson is god awful and should not be a property manager. Luisa Barajas is also useless and should be fired. Cindy Gonzales is even worse so don't even try to get the office to help you. Statewide Enterprises should not be allowed to be in business any longer. If anyone can point me in the direction of a lawyer who wouldn't need an upfront payment but instead take a portion of the winnings from the case to sue my landlord, please send them in my direction. read more

I just wanted to add my two cents. I can only speak on behalf of my building located on south mahattan in koreatown. Overall my experience has been great since move in. Even before move in my landlord juan has been the best. The neighbors are very courteous and respectful. One time a package of mine was delivered to the wrong address and my neighbor brought it right over. Never had a problem with maintenance. Had a leak in our ceiling the night before Christmas Eve. I called Juan and he sent someone over right away to fix it. Same thing when none of the outlets were working in our living room. The neighborhood, at least in my opinion, is safe. Building is also very pet friendly. Overall I can't complain. It's not completely perfect by any means but overall a wonderful experience. This is the 4th apartment I've ever lived in and it's definitely in my top 2. read more

First off very poor communication practices, property manger (Stacy) blames corporate office, and corporate office agent (Lorraine) can never give you a direct response or blames the property manager. Secondly, they scam you for the application fee and then lie about the status of the application. (took 3 weeks to get a response). Illegal practices: No receipt for rental application fee paid was given to me, i asked for a copy of my consumer report and they have not responded, also there was no credit repot ran but when i spoke to the property manger (Stacy) and the leasing office agent (Loraine) they stated that my application was denied because of rental history and credit report. After another work order to have the big drywall spots painted over that THEY left, they came and only painted one wall and not the other with the obvious large spots. I guess this will take another work order to have fixed....... Another time, they used our white pillow as a knee rest as it was covered in dirt, they let our pet out from the enclosure and to top it off......left their trash on my desk. I never like to speak too soon, but nearly a year into my tenancy with Statewide, I have to say I am super impressed. Long story, but when I initially leased with them, we encountered a major problem. It happens. It was very stressful, but they got it and literally did everything they could to make it right. Now I couldn't be happier in my new apartment. From a maintenance standpoint, they are very proactive and take care of any issues promptly. Our on-site manager, Amber, is absolutely fantastic. She is excellent at the job and a nice person to boot. The rent is incredibly fair for the area -- a neighborhood that is gentrifying quite quickly. I will be more than delighted if my rent stays the same after my one-year lease is up! read more
