Alliance Property Management was sued in small claims court for wrongfully withholding my security deposit and illegally raising my rent. They lost and were ordered to pay over $4K! They have not paid, have not provided me with the required Judgment Debtor's Statement of Assets (Form SC-133), have not returned calls, or responded to the multiple demands for payment emails. Now, I must obtain a court order for a debtor's examination to force them back to court to obtain their asset information. All this work just to collect on my judgment against them, with interest! The longer they take to pay me, the more interest they will owe. Nothing but a nightmare with this company! Very unprofessional and a judgment debtor! They're so quick to withhold your money but refuse to pay a court ordered judgment! Good luck trying to call or visit their location at 4000 Venice Blvd! Their building is locked during office hours and employees rarely come out to answer the door when you buzz their intercom! Very unprofessional and sketch! At the direction of your staff, I submitted a rental application for a property and paid the required application fees. I was not informed of any restrictions related to corporate leases at the time, nor was there any indication that this would be a disqualifying factor. After waiting over three weeks with no communication, follow-up, or status updates, I was abruptly informed that your company would not be proceeding with my application due to a refusal to work with corporate leases. This decision came long after I had submitted all requested documentation and paid the non-refundable fees--fees that were collected under the assumption of good faith processing. What's worse, all attempts to contact your office by phone and email have been ignored. Calls are not returned, and your staff appears to be deliberately avoiding communication, leaving applicants in the dark and without recourse. The worst property management I have ever experienced. Ofelia was in charge of our property when we signed our lease and with continued issues; gas leak, broken hot water heater, kitchen sink plumbing issues, missing mail box, roof leaks, unexpected fumigation, etc, she was never available she never replied to our email requests or constant attempts for phone calls. Juana was then appointed our new property management of reference, same circumstance as Ofelia with any emails or communication or needs for the property days would go by and no assistance. The property owners Andrea Manners and Patrick Peterson, landscaped the unit with over grown weeds. The renovations inside of 2600 Michigan Ave are very cheaply done, the walls are completely painted dry wall they crumbled while installing curtains, considering the until has no blinds, and is fully exposed to the sidewalk. The main bathroom door leaks and the glass door seal broke within a week of moving in. There is gapping in the front door entrance in which a door sweep must be installed to keep out roaches. We had not known who the owners were at the time of signing the lease, but can say the renovations of the unit we lived in and the units on the same property are modeled to attract and further the gentrification of Boyle Heights. Unfortunately we were in a bind and need a place close by due to the pandemic when we moved in. Be weary of this property company and the clients they are hired by. read more

Get out if you can. I'm already looking for a new place to live at this point. This company took over the property management about six months ago and because we didn't have any concerns that we needed at first from them we didn't have any issues we kept paying our rent just as normal... A little bit hard to pay rent at first and they got our discounts wrong at the beginning, but then everything was fine. Until we needed help from them. Every concern we've ever had to deal with them took multiple requests and they're very slow to send somebody out to repair or fix things or address your concerns. Currently the issue that I'm dealing with is that our refrigerator broke about three weeks ago they sent someone out several days later to look at it. The guy looked at it and said that he didn't have a part for the refrigerator and the part that was needed took about three weeks to get there. He had no other information to give me and said he would reach out to the property management company to let them know. Since then I have heard nothing back from any of them on how this is going, they told me they would be able to reimburse me for my groceries that all went bad because we had just gotten groceries that week before the refrigerator went bad, but have not been able to get in touch with anybody to confirm this. We've been having to get takeout and borrow a mini fridge from someone to keep simple things like eggs and sandwich meat but my wife has specific dietary needs for her health it has not been able to store all the items that she needs to be able to make a proper meal for herself. This has been incredibly concerning that they want to spend 300 bucks to replace the refrigerator, I work with another company to repair it quicker. It's been an absolute nightmare and it's still ongoing. I do everything you can to avoid this company completely their customer service is awful even the way they communicate over email is pretty shitty. read more

Alliance is AWFUL! I moved into an alliance property and you can tell that they don't care about their tenants at the complex or from upper management. Alliance is cheap, they bandage fix everything instead of paying the price to fix everything right the first way. They had a party at the complex in Sherman Oaks where the staff was drinking on site! Then they closed down the area since the "city hadn't given the permit or ok" to use the area. The other night I had a friend over to show her the building and the security guard that monitors the building was on the roof smoking weed with a tenant. The manger of the Sherman oaks place should be fired for not doing her job, alliance needs to step in and do something for the tenants that live there. No elevators work, the water pressure in the building suck, the maintenance that is doing the remodel doesn't do anything right, its all half done, the floors have spacing in them, the carpets in the hallways are dirty. The garage needs to be pressure washed and the ally way you have to use to get to the garage needs to be cleaned. My neighbor got a flat tire from running over nails and the manager of the complex said "oh well, we don't have proof, drive better next time. Awful service. read more

It's hard to know where to begin with Alliance. I lived in one of their properties for a year - I got out as soon as I could. I encourage anyone considering a lease with them to consider *any* other option. As soon as I moved in, I noticed that the faucet had been removed from my bathtub, which meant I was unable to use the bathtub or shower until it was fixed. Luckily, I was going out of town, but otherwise would have had to wait a full week after moving in to have a functional shower. Two months into the lease - the first time it rained heavily - I woke up to a giant puddle of water filling the living room and kitchen area. After contacting the leasing agent, Ben (who is apparently also in charge of all maintenance requests) I did not receive a response for a long time. After sending about 15 emails (and many phone calls) over the course of the next few months, Alliance finally did... nothing. Seven months into our lease - a full five months after the first leaking occurred, it stopped raining so heavily, and the problems stopped (or so I thought). I later found out from a maintenance worker that the ticket had been closed with nothing done. A few months later, mold and fungus (including a full *mushroom*) began visibly growing in the living room. I've never been as clean as when I lived at this property, and yet there seemed to be cockroaches everywhere. When I complained, Alliance sent a exterminator that seemed to have absolutely no effect. In fact, after three failed attempts from them, I purchased RAID and some roach motels which were way more effective. After the sink began overflowing (with muddy water and what looked like sewage), my roommate and I struggled to use our bowls, pots, and towels to bail water out of the sink and clean up the surround area. This happened multiple times without Alliance doing anything. In fact, the only response we got was from Ben, who told us to not contact him on his cell phone. And then did - you guessed it - nothing. There were other (relatively) minor problems, like terrible customer service, charging $40 to clean fan blades upon moving out, and other ridiculous issues, but those are the highlights. The staff were all completely unhelpful. Those who seemed kind and willing to help are either unable or otherwise incompetent. The few that seemed like they could help either refused or ignored any complaints. Thinking back on my living situation for a year with Alliance seems like a bad fever dream. I've had quite the run of bad rental companies, but Alliance takes the cake. I would strongly advise anyone considering renting with them to go literally anywhere else! Live in La Crescenta or even Bakersfield and commute - you will save time, money, and headache. read more

Rats. Neighbor had rats in her apartment for two weeks. After calling these guys multiple times, eventually someone answered and said they'd send someone to take a look. Noone showed up for a week, who then proceeded to put two measly cheap traps down that did nothing. Now I have rats in my apartment. Holes against the wall and droppings everywhere. They refuse to seal the holes or exterminate anything. I have a crack in my floor that they've never fixed, despite multiple measurements and inspections. Needless to say, I'm moving out after living here for just a year and I will NEVER RENT FROM THEM AGAIN. Seriously, pay another 100 bucks and live somewhere comfortable and stress free. And I never leave Yelp reviews. I will be looking at legal options FYI. read more

If you want a headache and experience a nightmare. Be careful of properties that are easy to rent. The property management company employees who work in the office are awful, careless and uneducated when it comes to tenants rights/laws. Don't expect them to process your issue quickly sometimes they forget or ignore your complaint(s). The manager Ofelia tends to have an attitude and make smart remarks. Nancy who handles maintenance is very inexperienced she just creates work orders and doesn't follow up with tenants. There's no one to call if you have an emergency after 5pm. The office has a high turnover rate. They will send out inexperienced workers to resolve your issue. One time a worker brought his kid with him to install blinds in the unit. Property is in extremely poor condition! They paint over mold and mildew, continues plumbing issues ie Kitchen and bathroom has flooded due to old pipes, when you run the kitchen and bathtub water rust particles comes out. rat and termite infestation!! leaking water heater which cause rodents to live for water sources. Poorly installed doors/windows lead to rodents and spiders entering home. Wooded garage doors aren't secured ( bike and home furniture was stolen)and the inside of the garage has debris and trash. Rodents and spiders live inside the garage. Homeless guy sleeps on the side of the garage near the trash cans and sometime on the steps of the upper units. read more

These guys are AWFUL. It takes at least 3 requests before anything is done, countless unanswered emails. Lots of basic things missing when I moved in such as shower rail and curtain which I then had to buy and install myself, doorbell had been removed, switches in living not working, mail key that didn't work and they didn't know which mailbox was mine because none were labeled (took 3 weeks before I could get into my mail because after 2 weeks they replaced the wrong mailbox lock). I lived in a property managed by Alliance for one year. The building's upkeep was practically non-existent, and they responded slowly, if at all, to any maintenance requests. I had a leaking air condition unit that persisted nine of the twelve months of the lease, despite asking Alliance to fix it numerous times. If it rained, I would wake up to our family room covered in water, ruining the bottom of our table and chairs. It took nagging Alliance for months to get this halfway fixed (we kept a bucket under the AC unit the entire time we lived there). Soon, a MUSHROOM started growing beneath the unit, and it took Alliance a few days to come out and remove the fungus. Ben, the "property manager" was rude and non communicative about solving any other problems in the unit (cockroaches, overflowing sinks, broken washing machines, leaking faucets, etc.). i owned a 7unit apt building north of koreatown from 2005-2016. i had alliance manage the property for me the entire time. when i was trying to find a property mgr back in '05, i researched and and found the 2 best property mgrs for my area. i then drove to a few of their properties to see which mgr had the best maintained properties. my family had bad luck with property managers in the past and i didn't want someone that would would just do the bare minimum, neglect my property and take their commission every month. this is what many of them do; especially the ones that also sell real estate (agent/broker types). i think they spend most of their time buying and selling so property mgmt is sort of an afterthought. after my drive-by's i decided to got with APM because they had the best maintained properties by far. i'm so glad i chose them because they were the best people to work with. the staff is great. always hardworking, honest and responsive to inquiries/requests. during that time we had many ups and downs due to the area, the economy (recession, etc), and the apt rental industry but APM was there to handle any challenge or issue. this includes problem tenants that have to be evicted, including ones that completely destroy the unit resulting in major repairs. i would not have been able to do it myself so i am grateful that i had APM to help me. tim, the owner, is great. he owns apt buildings himself so he treats your property like his own. most situations he will deal with and not even bother you. he will even contact you if he feels that some capital improvements should be made to the property. during my time with him, he got the entire property painted, resurfaced the parking lot, installed new HVAC in all the units, and re-did the landscaping. i'm sure there was other stuff that i can't remember right now. he actually made the property look much better than it did to begin with...which is an incredible feat. thank you tim and ofelia, if i ever buy another apt bldg you guys will be my first call! read more

I have been with Alliance for almost 3years and aside from minor hiccups everything has been great! The people in the office got to know me and remembered me by name: Chris always answers the phone and is super sweet, Karla Zavala always makes sure to get back to me quickly and Ofelia Martinez will take care of the backend work/approvals. I feel like all these comments are based off of one incident and looks like didn't go their way! Many places charge a ransom for a decent place to live, but Alliance is incredibly reasonable. I like that they are a small team, you get to know them like family, but the disadvantage is that they spread thin taking care of the thousands of tenants they have. The previous tenant left me a huge gift - fleas. From 3 dogs. This information was not disclosed to me. My skin reacts badly to bug bites and I had been cleaning nonstop, but the little buggers persisted. When I learned about the pets from talking to my neighbors, I contacted Alliance right away. They were not responsive with my first email, granted it was Labor Day long weekend, and I'd also take half the blame as I forgot to attention it to Ben when I was in distress. When I addressed the subsequent emails to him, he was super prompt with replies and my requests, opening new orders for pest control to come spray the property, more than once, so my new home is comfortable again. I feel they really do care about the tenants, and try their best to help, but it's impossible to please everyone. read more
