Avoid this management company! They have been renovating a building on Marathon St. in Hollywood for months now and are clearly violating multiple tenant laws. Construction starts too early and can be heard from several streets away. The area is full of toxic dust and debris overflowing onto public sidewalks. You can see their (likely exploited) workers failing to adhere to safety practices. Tenants are actually stuck living in the building throughout all of this chaos, as they've been denied hotel accommodations required by law. I can't understand how this company hasn't been shut down, but they should expect more complaints unless they start taking care of their tenants and neighbors in the communities in which they operate. My wife and I were looking at apartments and the unit at 11519 Washington Place caught our eye. It was priced at $2,695 so we called the number on the ad and set up an appointment for the following day. When we got to the viewing the listing agent told us the price was $2,795 ($100 more than advertised). We corrected her and showed her the printouts and she said the owners "got a lot of interest so they raised the price $100" overnight. We asked that she call in and ask that they honor the price advertised. She made a call while we were there. The agent said that they would not honor the original price. She acknowledged that was the original price and said that raising the price $100 would really show them who was interested in the unit. While we were interested in the unit this struck me as highly unethical and I would not want to start off my tenant-landlord relationship with a $1,200 a year increase. Ultimately, it wasn't even about the money as much as about the principle of the matter. My girlfriend lived with them from June 2022 - June 2023 at 346 N. Occidental Blvd. In that time: - she had to fight them tooth and nail to provide adequate housing while they re-constructed her ceiling from rain damage - The front gate they installed never worked worked properly - Transients were constantly entering the premises with zero measures to beef up security - And the move-out process was so poorly commuicated that they charged her 25% of her security deposit for cleaning and fixing. Which she could have taken care of had they adequately communicated what was needed to be done upon move-out. Most egregious of all, no one reached out to her about sending her security deposit. She had to call 4 times to inquire about when she'd receive the security deposit. And when she finally did get a hold of someone, that was the first time she was told what the move-out process entails. DO NOT RENT WITH SAMSA MANAGEMENT!! They have zero empathy for their tenants. They do the bear minimum for general upkeep. And worst of all, their communication with tenants is piss-poor and completely unprofessional. Upon moving into this property a neighboring building tenant told me before the remodeling the building was completely infested with cockroaches and pests and to beware of any pest infestations. A few months after moving in... TERMITE INFESTATION. Maintenance was so slow to resolve this issue it was disgusting. And to top it all of ... beware of the huge skunks in the parking lot which is completely dark at night because they don't bother to fix the lightbulbs. Speaking of maintenance in this building, they will enter your apartment with NO notice. As a girl home alone in her 20's, I was so scared when I woke up at 8am to a group of construction workers entering my apartment without any notice. I almost called the police because I thought someone was breaking in. Their contract states they will give you a 24 hour notice if maintenance will enter your apartment. This is completely invasive and ILLEGAL. Management does not care about your rights or safety. When I called them expressing my concern about this they did not care at all. Also be ready for NO WORKING AC OR HEAT - during the Los Angeles heat wave we had no working AC for the entire summer. Maintenance was in and out of our apartment for a whole year and yet we never had a working HVAC system. The apartment even reached up to 90 degrees on the worst days. It was intolerable and unlivable. During the colder months they still couldn't get the system to work so they had to provide 2 mini space heaters. Later we come to find out from an LA county inspection it's actually illegal for 3 bedroom apartments to have one AC system... so 2 months before our lease ends they decide to install a second system. At this point I'm sharing rent with all the maintenance workers the amount of time they spend in the apartment. I don't know how this company is still around and able to do this to tenants. I cannot stand for being treated like this all while being a respectful tenant and always paying my rent on time, something has to be done. read more

He ended up being on the other side of town then acted like it was nothing, didn't fill out paperwork until a week after I gave it to him, and did not inform me that the apartment I applied for was given to someone else. I'm glad I decided to message him because the paperwork that was in the process was payment for the apartment and if time would have gone by without me knowing I would have had to wait longer because they couldn't communicate. I rarely write reviews but I feel like certain places, like apartment management companies or car rental places or DMVs, always attract their angriest customers on review sites so I thought I'd help balance the negative mojo. I rented a one-bedroom from Samsa for 2.5 years. It was one of those newly-renovated units styled similarly to those in the photos others have posted. The only person from Samsa that I've met was Stephanie but I've also spoken to Isaac on the phone. From the beginning, Samsa was always available and responsive to complaints. Stephanie would call back after maintenance jobs to make sure everything was done right. When I had wasps outside my door, they got rid of them immediately. When I complained of really hot summers without AC in the living room, they provided a portable AC unit. Service was always professional. At the same time, they were not obtrusive and months could go by without any contact because none was needed. I always keep my apartments in pristine condition and I always clean before moving out, but management companies in the past have always dinged me for suspicious reasons. After moving out, Samsa returned my full deposit. My jaw dropped. That's never happened to me before and probably not to many of you readers either. Potential criticisms? They'll raise the rent by the 3% allowed each year, but I think every landlord does that. And the workmanship on this new renovated style they're putting in different units isn't perfect. Or maybe my unit was one of the first ones and they could've improved. But if you look closely, you'll notice imperfections and splotches of glue paste here and there. But still, very nice and new cabinetry, all stainless steel appliances, and the best floor. read more

Everything about living on a property they managed has been a headache. Moved into a 4 br house that looked great at face value. Once we started living their we realized everything we've been assured of and told has been under false pretense. We had no hot water or gas for damn near the first week we moved in. SoCal gas informed us that the people who worked on the property actually laid grass over the valve and could not turn it on for us until we put a work order in. No ethernet - I have never moved into a new unit without an ethernet in all my years in LA. A porch that is unfinished and unstained. Pretty sure it will be rotting any year now. This isn't even the worst part. The toilets are built into the wall therefore the tanks reside IN the wall. My roommates toilet constantly runs and he cannot even get to the tank to fix it. Many of the handles of our kitchen cabinet came off simply because the screws are too short (wtf?) There are nails sticking out of the kitchen counter that we've had to hammer after we've cut ourselves. Laminate flooring is starting to warp underneath. My roommates medicine cabinet randomly fell. Still not the worst part. Throughout our six months living here we have constantly been visited by inspectors and contractors bc apparently our unit was not even approved by the city. They would come at all hours of the day constantly. At one point contractors had to stain the wood in our attic and we had to live with that strong odor for days on top of the inconveniences of every type of contractor and inspector interrupting our days. We all work at different hours so no matter what at least half of the household is being disturbed. They also manage the properties next door that have just been finished.. while they were building those properties they would CONSTANTLY shut our water off sometimes without warning or consideration. To top it all off we were promised a driveway that had to get approved by the city. We said if were getting a driveway we are moving in. We even inquired about it after we moved in and the conversation was still had as if we were going to be guaranteed the driveway. Fast forward to now- the driveway is done they give it to the property next door. WITHOUT EVER ACKNOWLEDGING THAT THEY *FAILED* to address us. This is filipinotown/echopark - parking is a headache so not only are we potentially losing the driveway we were promised, but now we lose the spaces where our curb used to be. Not only are we losing parking spots but we are losing them to people who moved in AFTER us managed by the same property company who manages our unit. To top it all off we're Filipinos in filipinotown, we got history here and we're losing parking spaces to some yuppies? We are a house full of guys but we are Asian and meticulous af when it comes to keeping a place tidy. We never trash or disrespect our living spaces in any way we don't even host parties at our house. We have done nothing but try to keep this place nice and show some patience as we tried to bear with this property management company and give them a benefit of the doubt. 6 months later and one more inconvenience and I've honestly had it with living here. This is fucking ridiculous. No remorse no sense of apology for what we've had to go through. read more

In their apartments that they have refurbished, they are looking to move in young, white, college students. That is their preference. They do not have regard for the tenants when work needs to be done around the building. And they seem to be really confused about their own intentions... they spray painted apartment numbers on the parking spots to designate tenant parking, then switched it up and has people parking in different unit number spots, and having tenants argue with each other. They are just terrible. They are spoiled brothers whose father gave them an allotment of money to buy real estate, and they couldn't care less about their tenants. I just blew up a deal with Samsa Management at 12320 Montana Avenue in Brentwood. They don't use a standard CAR lease in place of their own. Two real estate lawyers forbid me to sign what they sent. There are clauses like "you can't talk loudly or watch TV past the hours of 10 PM and 8 AM" when there are clear nose laws in the city of LA. They got the terms all wrong and when given 14 meaningful changes to make they still didn't get the contract right. I sent back 5 or 6 procedural details and they got mad and said that I was going to be a difficult tenant. Note: I lived 1/2 a block away at Brentwood Park 5 years ago using a CAR lease with zero issue. We are homeowners (or were until last Friday) and treat leased home like homes that we own. We offered (and they agreed) to allow us to upgrade the TV installation, add DirecTV to the unit and a few more little details. They then ran our credit. They told us they would get back to us after the Easter Holiday and when they did - they ruined the deal with personal insults. We offered to do a CAR lease with them to make things easier and they were offended. Their lease is simply not something you can sign. They can evict you for three violations without giving you written notice. Would that help us buy our next house? Nope. Buyer beware with Samsa Managment. We have never had any issues with the building, maintenance has been swift and effective, and we could not be happier with the state of our apartment. Recently, we've had to make a roommate swap, which required quite a bit of paperwork and coordination. Luckily, Claudia, one of the property management staff, was very helpful in getting us the paperwork necessary for the changeover, and successfully accommodated us throughout the entire process. FINALLY unpacked and moved in!!! I love my new place. I have everything I was looking for. Laundry in the unit, gated building with intercom, and a top floor apartment with a view! The Samsa team was very pleasant to deal with and helped make this stressful move a lot easier. When my movers brought my dining room table in, they broke the glass on my window next to the front door. I called the management office right away. They sent someone out to fix it that day and didn't charge me for it. Thanks for everything Samsa Team ! The application process was very easy - the only problem I had was scheduling a time to see it. I work late hours and I wasn't able to see it until the weekend as most of their showings were weekday afternoons. I applied immediately after I saw the place. Samsa requires you to send in pay stubs, current bank statement and filled out application. I was approved the next day. This was a much easier transition than I had anticipated. I was without hot water, because the rain shut off my water heater, and they sent someone out within an hour. The one star is only because cosmetics of the unit itself were nice. The outside of the apt was not well kept AT ALL. The trash would not be taken out for weeks at a time. There was always random trash around the front which brought rodents and bugs. Laundry room was filthy. Pipes and drainage were really old and would make loud noises to the point where I had to request my bathroom to be unclogged every month. Pipes would leak into my neighbors home. Water would poor into my bedroom when it rained because the roofing was old and had cracks. Windows were broken into, flooring was peeling and despite 15-20 calls to them, they NEVER fixed it. Their garage was even leaking rust onto my brand new car. I sent them pictures and they agreed it was their fault but refused to fix my damaged paint. The WORST part of it all were the people who worked in the office. They would constantly lie and say they were checking on a maintenance request and never would. After months and months. The manager is REALLY REALLY REALLY cheap and dishonest so beware. I would not recommend this company AT ALL. read more

Where to start?! I've had SO MANY PROBLEMS since the day I moved into one of their apartments... It's sad. The first apartment I lived in had faulty electricity. They remodeled the apartment, and I quite honestly could tell they cut corners. Back to the electricity... Our power would cut out unexpectedly every week, sometimes lasting a few hours or sometimes through the morning. When I asked if the unit had a power breaker (which all should have one), the manager said it was probably behind the fridge. An electrician came (even better, he spoke no English and couldn't understand anything I was explaining) to look at the electricity box. Come to find out that the power box was behind the built in cabinets!!! Who the f--- designed this place?! The manager simply said they would have to cut a hole through the back of the cabinet to access it, and never did. Another time, the hot water was out for FOUR DAYS STRAIGHT. Talk about inhabitable living conditions. I was so upset, and they said they couldn't give me a refund for those days even though I took many ice cold showers and had no electricity. One more instance was when I told them about the cockroaches... They said they would send out a pest control and never did. Three weeks later, I inquired about the assessment and they found out that they gave the pest control the WRONG NUMBER. They continued by saying the pest control let them know it was the wrong number but forgot to let them know my correct number... I can't even. No matter what problems arise, I feel like I can't even contact management about it because one of the employees is extremely RUDE every time I contact them. I'm talking attitude, snippy-ness and an overall bad vibe. You can't overcharge people for a shitty apartment that you refuse to fix, let alone treat your customers with disrespect and a lack of urgency. This is seriously the WORST property management I've ever dealt with. They don't give a sh*t about you and just want to take your money. I'm sure other tenants can relate, considering the fact that I overheard one of them screaming at the management about how much they suck. So sad. The leasing agent showed me a few places and I couldn't believe the finish of the units. I came across the place I added the picture of and I was done. Wonderful apartment. We got the first new unit in a building they were renovating and although it wasn't perfect to start, everyone at management was super helpful and got things sorted immediately! They were honest about renovating the other units but we were at work during those times anyways.
