Hired Ian for the final walkthrough on our new build home and he was excellent…read more He was thorough, straightforward, and easy to work with. Walked us through everything, clearly foundation, roof, attic, mechanicals, and finishes. Pointed out the two small issues (one non-working GFCI and minor organic growth on a 2x4 in the attic), and explained everything on the questions I have. He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation. This company did not create the conditions in my home. They documented them. I am grateful I contacted them.

Feather River Termite was completely careless when doing work on our property. We sold our house…read moreand the buyers used Feather River Termite for the pest inspection. There was some wood damage on our patio roof and a couple places in the eves that needed replacing so we agreed to pay for the work for the buyers. Escrow was closing about a week and half later so we did not have time to get another contractor in to do the work and we agreed to have FRT do the repairs. This company could not roll a refrigerator away from a wall to inspect what was behind it (I do understand this is a liability issue and that's totally fine with me), but they had no problem tearing down our fence to drive their truck into our back yard to pick up scraps from the work they'd done. They put the fence back very poorly and it looked terrible, and the worst part about that is they still did not pick everything up, we had to clean up after them. They took the water source for our animals down on a 95 degree day and didn't put it back when they left. They also detached our downspout from the gutter and never reattached it, just balanced it against a post with loose screws hanging on, butchered one of our rose bushes down to a nub, left things on the roof, and spilled paint drops on our concrete patio. They "finished" their work on a Thursday or Friday and we were moving out that weekend in order to close escrow on a Tuesday. We knew we didn't have time to get the company back to the house before everything needed to be fixed for the new buyers at the beginning of the week so we cleaned up after them and fixed everything they left undone or messed up. When we called to talk about these issues all they could offer was to come fix their mistakes and say sorry. We let them know there was no time to wait for them to come back and had taken care of it ourselves. They would not reduce the amount we paid for the work to be done, which was a total racket anyway, we'd only agreed to have them do it to close escrow on time. It's sad that someone will do business this way and all they can offer is the office manager calling to say "I'm sorry." Our experience with Feather River Termite was terrible and I would not recommend them to anyone.

I have a lot of disappointment, but I will keep it to five:…read more 1) He said he would sample indoor and outdoor air - he did not sample outdoor air. I inquired about background samples during the sampling, which he pivoted to web based mold spore data for the area. Ultimately, there is ZERO discussion on outdoor air in the report. 2) I paid extra for pollen and dust mite data, but it is not in the lab report and Jeff will not respond. Other analytes were marked "not found", so they were still listed even if not present, so my only assumption is pollen and mites weren't analyzed for, since Jeff has not responded to the inquiry. 3) Thermal imaging was important to me and I made sure he had one as we discussed inspection details. He used it, took pictures, but refuses to provide them. His stated reasoning is " I used the thermal image camera to scan the walls and ceiling to see if there were any moisture areas present. There was none visible, so there did not need to be photos in the report." Which is contradictory to the report he provided which states: " Thermal imaging showed a significant temperature variance of about 9°F cooler than the rest if [sic] the homes ceilings at time of inspection above dining room in corner of room " but he did no further analysis during the inspection to confirm the cold spot was or was not water related. His refusal to provide thermal imaging is baffling. 4) He took ten samples for laboratory analysis: 8 by tape and 2 by swab. Swab is not part of the Standard Operating Procedure published by the lab he used and he refuses to support the use of the swab or discuss the impact it has on data quality. For example I also paid for fiber analysis, but using a swab would introduce fibers that may overshadow other analytes. 5) After a few days I had a draft report which contained many placeholder text with a message they would be revised when lab reports came in. The final report came about 48 calendar days later with placeholder text largely unrevised. There is a photo from my attic, zero photos from the groundlevel where he spent most of this time, the results of the indoor air sample, and a very old google street view image on the cover. If I printed it, I would consume 8 pages, but that includes the cover page and three other pages that 90%+ empty, like table of contents or poorly planned page breaks. He did find a lose light fixture on my garage. Was that worth this headache? In my opinion, no.

Jeff was great. We asked him for a pool and a hot tub inspection. He was professional and very…read moreknowledgeable. He gave us a thorough report and we are very pleased. We would definitely recommend him and we would use him again if we have any inspections in the future.
