The absolute worst realtor I've ever encountered in my life...and I thought I'd seen it all. Mind-blowingly unprofessional. It almost seems like this must be a front for something else-this couldn't possibly be an actual real-estate business. The most lackluster, bizarre, disorganized, inefficient, unresponsive and flat-out RUDE people I've ever had the misfortune to deal with-all wrapped in an archaic, non-functional website where all emails receive an auto-response advising that all inquiries must be made by calling the office directly, where you'll leave 10 detailed messages that will never be returned. Trying again, you'll be connected to a voicemail saying that the office is closed between 12:30 and 1:30 pm daily for lunch-except that you're calling at 2 pm. I rented a property in this company's care for just over a year as a traditional move, thankfully I had a great relationship formed with the owner of the property, because every single time I needed something and reached out to the company getting paid to manage issues... they were never helpful or available. In the short time I rented with them quite a few things arose. There was an incident where someone vandalized the property and thankfully I had placed cameras inside the home facing out that ultimately caught the vandalism, But before I realized I had the footage I reached out to the manager to inform them of the incident and was told that I was LYING and that there was no way we didn't do it ourselves. That issue ended up being taken care of by the owner and I working together with their insurance company. There was so many occasions where I felt sorry for the wonderful property owner that they were paying this company to handle things that they ended up always doing themselves. Everyone in the office that I ever spoke with was either flat out rude, or acted like they were "sweet" but was very condescending, but most of all just not helpful in any of the cases where they were needed. Being a renter I didn't have much choice but to work with this company, because the market was slim on housing that fit our needs at the time... But if I was a property owner looking for a management company I would definitely keep looking, as the value they provide the owners doesn't seem worth it at all! read more

This is the most unprofessional, do nothing property management company EVER! If you are a renter and have the misfortune of the owner of your house using them as the management company, then unfortunately you are going to be subjected to making all repairs yourself and praying that nothing major breaks, because you are on your own! We have been renters with them for 8 years, have always paid our rent on time, but every time we have an emergency (big or small) they have this ridiculous recording saying to call their emergency number, which is a total joke because no one ever calls you back. Then, when and if they call you back, it will be days before they send someone out. We have called many times to report our green pool, which we can't even use, and it's summertime! They (Adrienne) always say they will check and get back to you, but they NEVER do! The pool company also let the water level of the jacuzzi drop for many weeks, which we called the property management company many, many times to request that it be fixed, and it never was. As a result, we lost our beloved dog, because she fell in and drowned! There is no excuse for this neglectful behavior from a company that is paid to take care of properties. After we moved out of a house that we had been in for five years we fixed everything that we damaged which wasn't very much. They kept half of our deposit which was around $1500 for things that we had called them on to fix that they never came out to do and for things that They said were replaced when we never touch them. It wasn't that they were broken but they didn't match. They charged us for cleaning the carpet again after we had had it professionally cleaned and spent hundreds of dollars on it which we gave them the receipt for. This was after they tried to raise our rent $500 per month!!!! This Realty company would not stand up for us to the owner. I will NEVER recommend them again. STAY AWAY. UPDATE. We spent a few months trying to get most of our money back and thank God we found pictures proving that we were correct. Now in the new house, there is so many things that are wrong with it and very little has been fixed. In an emergency you cannot contact them because nobody answers the emergency line, so we've had flooding twice, ceilings leaking a lot twice ruining furniture, nobody has ever come out to check for mold in these wet ceilings, but they do smell, fences falling over, lights that don't work, AC that don't work, refrigerator has many compartments that are broken, sprinklers broken, balcony that are unsafe to walk on, big holes in the tile roof, windows leaking, broken drawers in the kitchen, garage doors not working, some windows that do not lock and some windows that do not open, both fireplaces do not work nor does the gas fire pit. And the list keeps growing. They claimed that the house was painted and the carpets cleaned before we moved in but it smelled like cat urine and there's many holes in the wall that we know have been there a long time. We were forced in the other house to clean all the windows, but we walk into this house and they are all filthy. You can ask questions, but it takes weeks and weeks to get answers, and every excuse in the book is given. I am relocating to the Palmdale area. Found a home to rent under Stephen Marvin. I left messages for the realtor handling the property, Brooke. Not once could she return calls. Brenda who answers the phone was able to let us know the house would not be shown until Thursday the 26th. I asked if I could place an application for the home and was told I had to view the home first. I just hung up with Brenda who informed me the house was already rented. Brenda has been very professional and polite, I wish I could say the same for Brooke. It seems to me she must have had the house rented to a friend or relative already. I have been a renter for 11 years and Stephen B Marvin is the worst property management company I have ever dealt with. Andrea (property manager) is never in the office and when she is, she won't take calls or communicate with staff or vendors. Then it rained and water came pouring in the house. Called the emergency line, they were no help. Told us to take care of it ourselves til a vendor could come out. My husband and I had mentioned that mold could be a possibility, the response we got was it takes more than 24hrs for mold to form yet when the vendor came the mold was evident and obliviously there from before, They had to replace the drywall because the black mold was so bad. When I mentioned it to the realty company they brushed off the entire situation. Maintenance men left work unfinished with air coming in from the outside, insulation was never replaced, debris in front yard and baseboards never replaced. We were also harrassed by the owners "friends" one Saturday morning at 8am, waking my 6 month old up. No heads up, just walked into the house after banging on the door. When I called the realty company about the situation they did nothing. Please be aware of this horrible realty company. read more

From the very beginning, all representatives of this company have been very helpful and considerate. Whenever you walk into their office, the ladies at the front desk greet you with a smile. I always feel like a valued customer. For example, I requested a proof of residency last week and forgot to pick it up; today when I walked in I didn't even have to introduce myself. This is the most unprofessional property management group I have ever worked with. I completed an application for a rental property of theirs and was told I would receive a call back in 3-5 days.. after having to call THEM multiple times only to be told they will call me back, or that the property manager was busy they waited 9 days to get back to me, they told me that they had an application accepted 2 days previous??? Not to mention one of the ladies on the phone was super rude every time I called. Way to make someone feel like they're a nuisance for wanting to give you their money/ are looking for a home. I have been meaning to write a review, but haven't had the chance to. I cannot believe how incredibly rude Brooke Haas is. She is the contact for rental inquiries, and on two separate occasions regarding two different rental properties I called about, she was very unhelpful and pretty much turned me away. The first time I called, she refused to give me an opportunity to apply for the rental because there were too many applicants already. I made attempts to schedule a viewing of the other rental property months later, but she sounded annoyed and refused to meet me at a time that would be convenient for the both of us. When I explained that I work from 8 to 5, Monday through Friday, her response was, "so. do I." She obviously hates her job, and customer service is not the profession for her. I hope her manager reads this because I am probably not the only person who has been treated as such by her. I will never do business with this company. It's unfortunate that one employee has the power to do this to your potential clientele. Good luck renting properties out. If you are a home owner and want to use a property manager, do not think about paying them to have her handle your rentals. read more

This is THE MOST BLATANTLY RACIST company in the AV. They say they have no info on the inquiry you are interested in, then give it to someone else and makeup stories about why you didn't receive a call about the property. I inquired about a property SINCE OCTOBER and they kept saying that they were getting in touch with the manager. I went down to the property 5 times to speak to someone where they let me know that they take many applications for one property even though that's really not how it's supposed to go. Then I called at the end of November to which they asked what took me so long to call them? WHAT?!?!?!??!!?!? then they let me know they gave the property to someone else (who was white) and it was because of my income, mind you, I make 3 1/2 times the income required. Then when I brought this up Adrienne the manager said, "oh this guy made 4x the rent." Although she stated many times she did not have files in front of her. I don't know how she knew that if she had no evidence to back her claim. PLEASE PLEASE stay away I have been trying to work with this racist company for 4 months now with no results. Save yourself time and money I wouldn't be surprised if a lawsuit or scandal arose from this company. The other reviews on here are true and it's just a waste of time. I would not recommend renting from this place. I was a renter of a Stephen B. Marvin property for 3.5 years. After moving out, I received a letter in the mail listing items deducted from my security deposit. The first charge was for reseeding part of the yard ($500). The sprinkler system was deficient the entire time I lived there and the company never fixed it despite numerous calls. Some sprinkler heads sprayed deficiently while others didn't work at all. I made 3 afterhours emergency calls notifying them that the sprinklers were flooding the yard. Additionally, I made over 3 regular calls to the office notifying them of the lawn issues. The system was never fixed despite these calls. I also paid for a gardener to maintain the yard on a bimonthly basis for the duration of my tenancy. Proving my continual care of the lawn. The gardener I used was recommended to me by Marvin Real Estate. Additionally, I was charged for items that were already damaged when I moved in and that I had documented on my move in inspection check list. I sent a letter asking the items to be fixed, but they never were: Replacing window blinds ($354) which were missing panels and installed incorrectly, four window screens ($110) which were all severely damaged and torn, and the master bedroom closet door which was damaged and off the track ($140). I was charged for a broken window ($75) I reported early this year. A contractor came and measured the window and I was told they had to order the window pane and it would be fixed once the part came in. Months later, the window pane was not fixed, and I was charged for it. I called and spoke to Michelle Lewis, property manager about these charges. Ms. Lewis was very unprofessional and disrespectful to me. She verbally insulted me, insinuated I was an idiot, and knowingly made false accusations against me. I made a request both verbally and in writing to get a copy of money spent on labor, supplies, and company invoices for the items deducted, but never received a reply. I moved across country and I believe part of the reason why I received all these charges was because they knew it would be harder for me to fight from so far away. As a military family, I found there behavior extremely disrespectful, unethical, and unprofessional. I would not recommend this company to anyone looking to rent or buy a house. read more

I WOULD NOT RECOMMEND THIS COMPANY FOR ANY OF ITS SERVICES!! We rented a home from Adrian at their office 4 years ago. The house was in terrible shape, but because the size and price of the house met our needs, we rented it. There was only goat poop and tumbleweeds in the front yard and we put a border wall and planted rose bushes to make it look nice. There were no screens or blinds on most of the windows, and we purchased and installed those to make the house nicer. The carpets inside were not cleaned and the kitchen cabinets were filled with mouse poop (disgusting). So we cleaned and sanitized and made it livable. My husband even installed a new septic system for the owner (free labor) again keeping the house livable for us. The owner sold the house while we were living there. Stephen b Marvin asked us to move out by close of escrow and we wouldn't be charged the rent for that month, we were out by the 10th. After that they returned about 1/3rd of our security deposit. I WAS SHOCKED! We had NEVER not received a full deposit back!! we foolishly left all of the improvements to the house there because we are nice and trusted them to be professional. THEY ARE NOT PROFESSIONAL! I was upset and met with Adrian at their office. She explained they kept some for carpet cleaning and some for cleaning. She insulted me and told me I left the house filthy (I almost cried from embarrassment) I told her I was given the house filthy and gave it back in way better shape than it was! When I asked her to show me receipts the amounts we were charged were not right and totally in their favor. They kept some of the money for a water bill that they did not pay (I've had to pay it since). They charged us for the partial month of July that they claimed they would not charge us for, and now claim they never requested we be out by the close of escrow. Conveniently Haley of their office does not remember calling us and requesting we be out early (so the employees are as scandalous as the management. Adrian has NEVER returned my calls and I have not received any of the money that we are due back! If they cheat renters out of their security deposits, I can only imagine that they cheat people on real estate as well as insurance services. THEY ARE NOT PROFESSIONALS AND I WOULD NOT RECOMMEND ANY OF THEIR SERVICES! I am now off to look for anywhere else that I can post my story and help my community. Thanks for listening. He explained every form every step of the way, he was always available with a ready response to my questions. I never felt any question was dumb or that I was bothering him. He did a yeoman's job getting me through the whole process despite having to deal with _ of _. Steven B Marvin Real Estate came highly recommended to me based on their success with rental properties. I decided to use them to help me manage my own rental property. Unfortunately, the experience I had was less than stellar. Initially, they were very forthcoming and helpful in finding a tenant. They assured me a full and thorough background check would be conducted on prospective tenants and assured me that only the right tenant will be allowed to rent the property. However, the year lease that I signed out to the tenant they found for me was the most miserable year of my life. The tenant after just 3 months started to show signs of delinquency on rent. Nearing the last 3 months of the lease, they refused to pay rent all together. After the lease was up and the tenants were forcibly removed, I found out that the tenants that Steven B Marvin found had a history of delinquencies and even had filed for bankruptcy before they had taken on my rental property. I thought this is what I was paying Steven Marvin to investigate and assure that the proper tenants would be found. Steven Marvin's reaction to this was they were doing all that they could, and could not do much help alleviate the situation. Never give them the opportunity to cheat you out of your money. read more
