First the view was fantastic! The rooms were beautiful and we were right on the beach. That was where things stopped. There was not enough things for 3 couples when staying in a 3 bedroom house. To start - 3 couples meant 3 cars. Plus $50 per car and you could only have 2 on site. That meant someone had to find a place to park their car- not in the garage. They said there was overflow parking and there was not. No one said parking wasn't included. Once in the room they gave wristbands to use the facilities, except you had to have a code to go anywhere. We were there for 4 days and they gave 1 tablet for the dishwasher - so we couldn't use it but 1 day. 1 sponge, no towels for the kitchen and no dish drain. Only 2 trash bags. Although they had a small thing of washing soap for the washer, they only had 1, so 3 couples couldn't wash their cloths. The elevators were atrocious. Day 1, you had to wait, although it wasn't too bad, they really need more elevators. But day 2 - 1 elevator had to be shut down, and the 2nd wasn't working well and it was taking an hour to use it. Some people said upwards of 2 hours. It was a beautiful place but these issues make it hard to want to come back. We felt trapped in our room, not able to go anywhere with it loosing an entire hour just to go. read more

The condo was not very clean and there were roaches. The elevators (2) cannot accommodate the vast number of rooms at the condo. I requested a refund or partial refund but was denied. Look at the previous reviews over the past 10 years and most of the complaints are the same but management does not fix the issues. They also charge you $50.00 to park your car! read more

We booked with Real Joy Vacation Rentals. The Gulf view room was very nice. Comfortable beds. Very clean. However, we encountered some horrible problems: 1. Check-in wasn't clear. Is a person checked in when they park or when they put the code into door lock when they enter the room. We called Real Joy CS. Before they called back, a guard at the condo complex assisted us stating check-in is when you enter the room. 2. Our condo wouldn't lock #1. On our first day at the condo we discovered that the front door didn't lock. We reported the problem. However, after the repair it was too late to go our planned social event at 8PM. 3. Our condo won't lock #2. Four (4) screws weren't in our lock on the front door. This is what was causing the malfunction. In my opinion four (4) screws don't all fall out at the same time. So I'm of the opinion that this wasn't an accident. 4. We discovered one of the elevators at Sterling Reef hadn't been operational since the Friday before we arrived (which was Monday). Which begs the question why we're still placed in this complex (Sterling Reef). 5. Our room was on the 19th floor. I'm handicapped. I can't walk the stairs and waiting 20 minutes for an elevator isn't easy with spinal problems. The elevators still weren't repaired when we left on June 19, 2025. So this wasn't really a vacation. This place is a SCAM. We ended up paying over $300 for parking! They towed one of our cars after we had already paid $100 to park two cars there in an EMPTY lot. When we went to ask the security guard, Terri, for help he was completely disrespectful and hateful towards us. Then, we had to pay $200 to get our car back and no one has been willing to refund us that money. Do NOT stay here unless you want to spend all of your money on parking. We ended up leaving early because we had the worst time here. read more

I'm shocked at all of these (bad) reviews! We stayed on the 16th floor of Sterling Reef, for 5 weeks (Feb-March) and it was fantastic! We did not book thru VACASA, we booked thru a private owner on AirBnB. I'm not saying it was perfect, only because by mid-March we couldn't have our balcony door open, nor at times could we sit out on the balcony, due to people smoking weed on their balcony!! Other than that, no complaints. I had been worried, after reading a review from March 2024, about the pool being closed, but it was open the whole time we were there. They did some concrete work near/around the outer pool walkway area, so we were re-routed, but still able to access the pool. Ok, so I did wish the 'heated' pool was a tad more warmer, especially with the cool breezes we had. The other review concerns we had was about the elevators. They had only 1 elevator working for MAYBE a couple of hours on one day, only because they had painted the floor, on every level, right outside the non-working elevator. After that once the spring breakers got there we only had one other day that one elevator was down, but I'm guessing it's because they don't know how to read the sign that says "don't hold elevator door open, it will disable it" (something to that effect). And the security guard, awesome guy!! Anyway, all in all the complex & location was great!! We weren't down in the congested/crowded area, like the Pier Park area is, and we were far enough away from the opposite end as well. Would definitely stay at Sterling Reef again! read more

Wonderful, roomy condo. Beautiful grounds and pool. Unfortunately, with 15 floors and only 2 elevators, the wait can be extremely long. We rented through White Sands Luxury Resorts and they were very communicative, and solved any issues (slow drain in tub) promptly. read more

Have more than 2 elevators so that one goes down and the other one is acting up, your residents don't have to walk up 15 flights of stairs. Having to carry groceries up the stairs, having elderly and handicapped people having to walk, or their food spoils. Don't have your security guards lock the doors to the stairs to get back up either. They locked them at like 6pm. read more

We stayed on the 9th floor with an ocean view...truly spectacular and the location is awesome. Close to everything but not in the overly crowded area. Pros...great pool with plenty of seating, clean bathrooms near pool to use when there or at beach, location, friendly staff working the grounds, beautiful beach and wasn't insanely crowded when there. Common area for grilling/sitting was enjoyable also. Nice gym area Cons...one small elevator that is soul sucking to wait for and travel on. Parking deck sucks, very narrow. Building could use some updates but nothing awful. read more

This guy Terry tried assaulting me while pregnant, accusing us of not having a parking pass due to him not being able to see it in the very dark garage parking area. Will be seeking legal action and police report against Terry for threats and assault! Details of the situation in photos! Also unit 406 was not cleaned well at all! Reported everything to staff and did not hear anything back about cleaning fee! Mold , trash left in dresser draws , dried juice/ soda on walls, tv not working, stained towels and the worst part was the security guy Terry who was the most unprofessional nastiness raciest, rude person at the facility. Will never stay at Sterling Reef again. Please avoid this location if u want to enjoy a nice clean stay. Every issue was reported to staff with not one result! Also pool was not working which we was not aware of this until the day of trip! Horrible stay at this location! read more

This condo was great! Perfect view and it was very nice. The mattress in the master bedroom was really hard but other than that It was great! My only concern is that my daughter got a parasite from their swimming pool. The parasite she caught was caused by contaminated water with stool. I would suggest they need to clean their pools more often. There's no telling how many other kids got an infection like my child did. read more

We were disappointed with Sterling Reef and their management staff as we encountered several issues during our four night stay. The master bedroom and guest bedroom were both advertised as having king beds; however upon arrival it was discovered the unit's guest bedroom only possessed a full bed. Other issues include the advertised high-speed WiFi connection being plagued with intermittent connection problems (on an unsecured network no less). All of the lightbulbs in the living room were burnt out and none of the DVD players had HDMI cables connecting them to the TV. We contacted the front office staff and Jimmy, the manager, directly about our concerns several times and did not receive a response to any of our inquiries during our four night stay; however two days after check-out Jimmy finally responded and offered us an apology and a 15% refund to reconcile our issues, which we appreciated. read more

I would leave this place zero star if I could. The view and location is nice but all of that is ruined because of the elevators. There is only one that even moves at all and we were on the 12th floor. The WiFi is terrible, the showers barley worked, TV remotes were missing the batteries to work, only three towels for over 10 people. We have called the management about these problems and say that they will look into them but never does. read more

They're expecting you to walk up and down 17 flights of stairs multiple times a day or to spend 4 hours waiting for the elevator. Wifi doesn't even work so I have to use it service. Fridge had the previous residents items. Sand was on the floor when we arrived. Only 3 towels for 8+ people. Will not be here again and most residents agree. read more

We spent a week in Cape San Blast and then decided to extended our trip for 3 more days. Booked a stay in Sterling Reef 1703! Absolutely amazing views of the ocean! This was the reason for the 3 stars! Nice to to have trash shoots on every floor as well! Parking spaces are EXTREMELY small! Also impossible to get in or out of your car without bumping another car or the wall! It is VERY noisy! Lots of noise from the road! Honking horns, yelling,motorcycles reviving their motors etc... this goes on until about 1 or 2 am! Our condo was a little run down. Carpet was frayed at the doorways. BEDS were horrible! They need replacing in both bedrooms! Comforters in both bedrooms were dated and worn. Towels had seen better days as well! The unit was "well loved" and could use a little freshing up! Dryer made a horrible noise and did not have a lint filter and seemed to only have 1 temperature, blazing hot! The pool area was nice and offered shaded area which is nice. The ONLY reason I would ever think of staying here again is the view! read more

We rented this place for a family vacation, first thing only has one working elevator so it takes hours to get to your room, WiFi sucks and for sure not worth the money we paid. We spend most of the time waiting for an elevator that's not to full to fit in that takes so much time from spending time with the family which is the original reason we booked this condo. read more

My ten year old son found a loaded gun in the 2nd bedroom closet. The manager told me the cleaning staff must have missed it. He told us he would give us a $100 gift card for our trouble, but we never received it, my and kids are traumatized.. The gun is all they talked about the whole trip. My wife is hell bent on suing them. If you still want to stay here knowing that, you will find some mold on the master bathroom shower curtain, elevators that shutdown if the doors are held open and bugs. I killed 2 cockroaches over our week stay. Also the beach had a lot of trash on it, most big condos have some one that clean the beach. read more

We stayed here from July 27th through July 31th in unit 1102 and We were not impressed. Pros: The condo had a fantastic view and the beach access was great. The free wifi was a great plus. The gas grills were a great plus and we enjoyed using them. A trash chute is located on every floor and was nice to use. Cons: The funiture is very out dated in the living room and the coffee table and end table tops finish was peeling off. The couch was very uncomfortable and wore out. One of dinning table chairs had the back ripped. The unit had several burnt out light bulbs in the hallway and in the kitchen. The carpet felt very dirty and needed a good deep cleaning or better yet needed to be replaced. The living room was not family friendly, a family of five could not sit comfortably. The 1st bed room did not have any natural light and was very dark. The room only had a small bedside lamp. The master bedroom's sliding glass door did not work. I called maintaince and it took them over 24hours to come and then they could not fix it. They were suppose to send someone else to fix it but they never came. The kitchen did not supply the basic essentials, such as measuring cups, and spoons, mixer, kitchen knives, or pot holders. The kitchen only had 1 pot, 2 skillets, and 2 glass baking pans. They did not supply dish soap, cleaning solutions or a sponge. I had to go to Target and buy it. The pool closes at 10pm, the parking spots are very very small and not even a compact car has enough room to park. They do have a security guard but he more worried about locking the pool and the parking spots then people throwing things off the balcony. We will find some other place to stay on our next vacation. read more

DO NOT RENT UNIT 1805 from STERLING REEF. I wouldn't recommend this place to my worst enemy. The unit we stayed in was worn down. We stayed in UNIT 1805. The advertisement said that it sleeps 6 people but doesn't since the pull out couch is broken. We got there on Thursday and was told that there was something wrong with the unit we booked and was moved to room 1805. We get to the room and noticed that the tiles were cracked though out the space. The carpet is stained and fraying though out. The ceiling fan was broken, scratches all other the furniture, light bulbs missing from different location. I understand that things get worn down but replace them after awhile. Wanted to soak in the sun on the balcony but the living room door doesn't open all the way. Had to use the master bedroom access the balcony. We go down to the beach and try to relax after a long drive. We come back to shower after spending the afternoon at the beach and didn't have enough towels for the amount of people the unit says it holds. Went and brought towels from Walmart after dinner. Went back to the hotel for the night. Load and behold the pullout couch is broken and there wasn't extra sheets. Thank goodness we brought an air mattress. Then tried to turn on the TV and no batteries in any of the 6 remotes for the 3 TVS. Finally at this time we call downstairs and report all the problems. They bring 2 batteries and sheets up. What can you do with 2 batteries for 6 remotes? They said they will have the morning hospitality staff check it out. Which never showed the next day. We tried the batteries in every remote and only 1 TV came all the others were not working. The manger staff on Friday said someone was coming after we went down the next day. But still didn't happen. Internet doesn't work at all. Was given a pass code that doesn't work. Was on vacation so that didn't really bother me as much. We gave up on trying to get thing fixed to try and enjoy the rest of our vacation. Upon check out the Manger informed us that owner of the Unit refuse to upgrade the unit. (then way are you still renting that unit?) Refused to refund any money and didn't really apologize for bad stay. read more

My wife and I took a trip with my mother last week, and we stayed at the Sterling Reef. The condo itself was amazing. It was clean, and the view spectacular. However, I fear that management is a bit lax. The entire property is smoke free, yet for two nights we had to close our balcony door due to the amount of cigarette smoke coming in from condos below us. Also, this place only has two elevators, and one of them broke down during our stay. It was reported early in the morning, but it remained down for 24 hours. I should add that it only needed to be reset where a patron had left the door open too long. This was a problem, as it made it difficult I leave the condo. On average, it took 20 minutes to get from our condo to the ground floor. Again, the condo itself was one of the best I've seen, but management leaves much to be desired. read more

I'm only going to give it a 2 star because the view was nice other than that they had no one on site, not even security, only saw 2 janitors who couldn't help us. Office was closed and we came there at 4:30pm to check in. They gave us the wrong code and waited 3 hrs before we could get in. Keep in mind we have kids and babies with us too. We were sitting in the hot sun for 3hrs before we got a text with our new code. The place looks old and dirty. Never again! read more

I will never stay at this place ever again. The walls had blood and food all over them and the floors were sticky every where. My family and I had to wear our shoes in order to keep our feet from being black. When I pulled out the pullout bed there was food all over the bed. When booking the hotel and told us that they had a hot tub and when we got there they said that there was a heated pool. The heated pool was not warm. Congratulations on a beautiful view. read more

The condos are in decent condition. we were without a major appliance throughout most of our stay and never once received more than "oh, sorry" from the management - no remedy was presented. The girl that is at the front desk is supposed to be there 10-4, or so we were told, and we have not once been able to reach her before 11 or after 3 throughout the month. She is quite possibly the least helpful person and really unprofessional. I wouldn't stay here again due to the issues in the unit and lack of assistance from management and sour attitude at the front desk - if you don't have any issues in your unit, you'll be fine, but if you do, prepare to live with them for your stay! read more

This place is amazing. Unit 907 is a beautifully decorated west end corner unit with 3 large bedrooms and 3 baths (1604 square feet) The 2 pools are gulf front and never crowded. The beach is also never crowded and the condo property adjoins the public beach and pier where you can fish from the pier! The unit also has 2 separate and private balconies, parking is under the building (not across the street) and wi-fi is free. Rent from the Owner and you won't regret it. One of the best on the beach and fully equipped with everything needed and then some. read more

Upon arrival to our condo, we parked and took our luggage etc. to the room. The first thing we discovered was that two of the three TVs didn't work. We were also missing linens and pillow cases. We called about these issues. The person that works at V trips was pleasant at first but became short and had an attitude about having to help me. By the time I got back to my car to retrieve our other belongings, the security officer had put a ticket on my car for not having the parking sign hanging on my car. This was all in the first hour. One of the two elevators was not working and continued to work on and off. Lastly, the elderly female security officer was harassing the kids at the pool about jumping into the pool and playing with small balls in the pool. She was trying to permanently remove 8 and 9 year old kids from the pool for jumping in the pool, without even a warning. This place isn't somewhere I will ever stay again. Do yourself a favor and stay somewhere else in PCB. BTW, don't use VTrips either. read more

We stayed in 1505. Overall it was very nice and clean. I would have no problem staying here again. The only issue I could find was the master bedroom bathroom door handle would not lock. Other than that, great room! The resort was nice too, with very easy beach access, and a large pool. The parking garage being under the main building was also very convenient, as opposed to being across the street like many of the other condominiums I've stayed in. read more

Me and my family booked a room on the 3rd floor due my foot surgery, and under the impression that the room would be as nice as advertised. Unfortunately, the property management team switched our room, for one on the 7th floor and in a room which was clearly worth less than then the advertised room. The advertised room was high-tech and sleek, not ours. Did they call us and offer us a discount, for the change? No! No call or email regarding the change whatsoever. We had to wait until 4 PM to even check in, 1/6 of our stay just waiting to put our luggage in the room. There were resort fees without any resort amenities. The internet was almost non-existent. The beds were old and rundown. Sleeping on the he folding coach/bed was like trying to sleep on a bus bench with huge steel beams every few feet. The dryer in our squealed, last a fire alarm during the whole drying cycle. The last problem was our inability to look the bathroom door for privacy, Do not be fooled by the emailed pictures. The room you receive if not a different number will look nothing like them. The link for the pictures they sent me and wife curiously stopped working after we paid the down payment. Honestly the whole situation reeked of fraud. My family have stayed at many condos and hotel rooms in the PCB and this is by far the worst. Try the homes by Pier Park they are nicer. read more
