    The work sucks ,horrible customer service , charges taxes like crazy and Rain still leaks through some of my roofing ! Worst investment ever !!! Oh and mike is a Pervert !!! Kept staring at me up and down !!! It's on you if you want this company but they are unprofessional and if I wasn't there to be present they would have tried to fall off my roof so they can sue me smh!!!!! They even forgot to put a drip edge my work was just rushed not cool mike !!!!! And do not delete my post yelp I am simply giving my opinion and professional review about this company and if you delete that is spam And yelp is against spam ! Thank you

    Code Enforcement

    Let me start off by saying that I am a Realtor and a small business owner. I try not to write negative reviews and only write positive reviews to help and encourage other small business owners as consumers do not understand how hard things are for business owners who work hard to build their businesses. If I have nothing good to say, I say nothing and let others say what needs to be said. The attitude of the owner Mike Stevenson about his responsibilities to the consumers and how he treats them is so offensive, I have to write this review so others can get the full story and make their own informed decisions as to whether to engage this business or not. The work itself was good. Nothing negative to say there. First. All new roof replacements require a permit. That is what is required by the City of San Jose and is specified in Business and Professions Code sections 7110 and 7090. "When a contractor performs a work improvement that requires a permit without that permit, it is a violation of (B&P) Code Sections 7110 and 7090." This is a quote out of the California Contractors State License Board complaint for Building Permit Violations. Every contractor in the State knows that a new roof job requires a permit. The work was completed and the third and final check was paid. The quote was lower but not outside of what other vendors quoted. Assurances were made by Mike verbally and in the contract that all work would be done to code like all the other vendors. This was during the busy season for my business so I didn't follow through and demand paperwork. This was in September of 2019. In February of this year, additional work needed to be done to the house, so another vendor was hired to do work and in applying for a permit, he discovered that no permit was applied for the roof. We receive a letter from the San Jose's Building and Code Enforcement (see photo) and an inspector informs us the work was done without permit and tagged the house. The other job could not proceed without resolving the roof permit matter first. I contact him about the unpermitted work and he gives the predictable responses: I never said I would pull the permits, permits cost extra, you should have told me you needed a permit etc... Realizing those moronic excuses were not working with me he agrees to get the appropriate permit for the roof so the next project can proceed. During the inspection, the inspector discovers one of the vents on the roof was installed improperly so that has to be corrected. I told Michael to send receipt for the new parts and I would pay for those parts as the vent was installed by someone else. The permit is closed and it took much longer because of the pandemic. Second He send a bill for $700 and demands payment because he had to spend many hours waiting for the city inspectors at the property on multiple occasions. I remind him that I only agreed to pay for parts and nothing more (all in the emails of course) and unless I received receipts for said parts that he installed, no payment would be made. No receipts are ever produced. So we go back and forth on mail and texts. Several others have mentioned his unprofessionalism and foul mouth. I deal with many contractors so I let the foul mouth thing go. But soon it got personal and threatening. He would text me 10,15 times at a sitting calling me everything foul imaginable. What crossed the line was that he said he knew which was my car, where I parked and would do harm to me. This is all in email and text. He doesn't seem to understand this stuff is doesn't disappear after he deletes them on his end. I would attach the threatening texts but don't know if that would violate Yelps terms and conditions. This goes beyond lack of professionalism. He made threats to do bodily harm to me or to my vehicle. Since he willfully neglected to obtain the permit for the roof job which resulted in the property being tagged for code violation and that caused delays in the subsequent project and cost me time and money dealing with the code enforcement office. I am going to be filing a complaint with the CSLB (Contractor's Licensing Board) for violations of the codes mentioned earlier. As he has also threatened me and my property with physical harm, the San Jose Police Department will be receiving a complaint. I tried to be reasonable in agreeing to pay him for parts, but when you threaten to harm someone and demand payment for something you were supposed to do in the first place, you are way out of line. I suspect he does this to people and there are no consequences, so he keeps engaging in repeating the same behavior. Well, now there will be consequences. You decide if you want do deal with this type of business ethics and drama. There are other companies who want your job and will do it with respect and want to grow their business and do better. Not like this business.

    These negative Yelp reviews are not accurate at all. I gave Mike a shot and he came through for me. During one of the bad storms we had, I noticed my son's bedroom turned into an indoor water park. I was freaking out. I reached out to Mike and he contacted me within an hour. The next morning he showed up at my house with some of his guys to survey the damage. It was clear I needed a new roof. He tarped my roof promptly and we settled on the kind of shingles I wanted to replace what was there. He went through all the proper permitting. A couple days after tarping his guys started the work. This is quality work. I'm so happy. They replaced all my vents with better quality low profile vents and put single trim on the front of the house for that curb appeal. I'm really happy with my experience. I wouldn't trust the other negative reviews. His work speaks for itself.

I chose them for 2 major reasons. 1) they were going to deal with the scheduling of the removal and réinstallation of our solar panels. And 2) Shahar was so kind, informative, and honest during our consultation. He was through and kept us updated every step of the way. When our project finally started the crew were so respectful and kind! We found way more damage than we expected which resulted in our quote going up. However, due to Shahar being honest at the consultation we knew this was a possibility so it wasn't super shocking. The crew was great at cleaning up at the end of every day, which we appreciate as we have chickens, ducks, a puppy and cat as well as a child who are outside. When the project was done, there were a few concerns we had, we talk to Shahar and he quickly corrected and had the crew fix the items. Our roof is beautiful and will hopefully last many many years to come. I am thankful we went with Apollo Roofing and Happy Shahar was our project manager.

Saber Roofing did an excellent job!  Ryan explained my roof-tile options and had great links to what they look like on real houses through his website.His site also provided information about the roofing process and materials. I waited for his service through winter rain & my own scheduling limitations, and it was more than worth the wait. Ryan's crew were professional, kept the site clean, repaired some rot of my 26-yr-old roof, installing new roof vents that only his company had recommended for safety & energy savings. I had asked for certain areas to be sealed well, preventing any  "creatures' " entrance that he'd agreed needed to be professionally corrected, which his crew did very thoroughly.  Ryan was available throughout the process and got back to me immediately with any questions I had. The contract added the plywood replacement  for the rotted areas, all clearly noted and within the price frame in the contract for unknown rot once the old roof was removed. The total payment was understandable & reasonable. The roof looks great, their guarantee also great. I am very…read morehappy that I chose Saber Roofing for plenty of reasons. 1) The owner, Ryan, met with me to discuss the work and was very thorough and helpful in answering all my questions. 2) Important details were covered including adding a rain chain in a location where a downspout would have been unsightly (picture attached). Among the details, the rain chain is made of copper while the gutter is made of aluminum. Having these two metals come in contact could compromise the aluminum over time. So, Saber installed the copper rain chain with a protective barrier. 3) Their client service and sales director, Jake, was super helpful and extremely responsive to all my questions. 4) The crew was very efficient, provided high quality workmanship, and left the site spotless. 5) The gutter guards that were installed provide a really fine barrier to prevent even small debris from entering my gutters, but are easy to rinse so that fine particles can be washed through the gutters. 6) The two downspouts that were installed were matched to the color of our trim. Other companies offer limited colors or simply white downspouts, but Saber offers a wide variety. 7) Their pricing is very competitive. From end to end, this was a great experience and I highly recommend Saber Roofing.

We received the dreaded "Your homeowners insurance is not going to be renewed" letter and the letter stated there was 1 reason this decision was made. It simply said "ROOF". I ended up choosing Lifetime because A) Project Manager Yonas is a dang superstar B) they quoted the best price for the job C) they had the best warranty BY FAR and D) they handled the permitting process entirely. Their crews always showed up when they were supposed to and were so friendly and pleasant. Not to mention amazingly efficient. They pulled off our old roof in a matter of a few hours and put plywood over the entire roof on just the first day. When they left, they cleaned up the yard including using a blower on the driveway, front path, and lawns. Each day of work was the same. The crew arrived early, did a fantastic job, and left the site as clean as when they arrived. In total, the job took a week. What was even more impressive is I knew there was some wood rot that needed repair so had budgeted more than quoted just in case the price went over. Nope. The final price was the exact price quoted. Even though there were 3 areas that needed repair. One of the other companies I talked to charged $150/hr + materials for wood repair. Another company flat out refused to take the job unless I found a separate contractor to repair those areas in advance. Lifetime adds some repair costs into their quote and they honor it. They very easily could have said the repair went over the allocated amount and we would have never known the difference. I am so happy I decided to go with Lifetime Roofing and Renovation and absolutely recommend them to anyone looking to install a new roof.

He is very knowledgeable, friendly and he respects and values his clients, a lot. My roof and gutter are not standard setup, so I had lots of questions on how it can be done right. Hank either clearly explained to me his plan, or patiently brainstormed solutions with me, which gave me lots of confidence in their work. I got the estimate that night and it was very reasonable . (They will match other estimates). I couldn't be happier with the work Tony and his helper did, even did more than was on the written contract and didn't charge extra. He said my roof should last another five years. As someone who performs a lot of work on my own house, I'm very selective in who works on my home. For starters, our San Jose home was built in 1904 and was years overdue to have a new roof put on. Tony was responsive, thorough, respectful and paid attention to every detail. He explained materials in a way that allowed us to make the best choice. Not only that, they were the most affordable company by far and the work they performed was best-in-class. His family-run company was also the hardest working crew I have ever seen. They tore off 2 old layers of shingles, replaced anything that had dry rot, got into the attic and reinforced sections that were sagging, installed heat-reflective underlayment and shingles and even re-painted sections of the roof. They even got into the attic and cleaned up any material that dropped through, something other contractors said they wouldn't do. I can't say enough good things about this company and crew. Tony looked after the project at every step as if it were his own house. Nobody else will earn your business and provide value the way California Roof Technicians does, full stop.
