We have used StuccoSpec twice now and have had a great experience both times. They were initially recommended by our home inspector Ron Scott after he saw some signs of potential stucco damage. Kevin was very professional and went over everything with me in great detail. I believe they also were able to fit us in despite not having any openings, which was great. Further, their report was excellent and we were able to really understand what work needed to be done and where. Since then, we had the work done by one of their recommended contractors (I would advise to do your own legwork on the contractors as there were some differences when I looked into them - we used Brad Locke / Moisture Solutions who was very professional & did a great job) and then had a re-inspection. The re-inspection was during COVID 19 times and I wanted to minimize our in-person interactions. Stuccospec was puntual, Proffessional, detailed (explained the whole process upfront, and also the impact of some of the water damage observations), and submitted the report on time after the inspection. We recently had mold growing behind our bathroom mirrors. Our stucco repair company suggested we contact Stucco Spec to have a moisture inspection done before attempting any remediation. From first contact to completion, I was very impressed with the customer service and quality of work. I had a LOT of questions and everyone was incredibly patient and and explained the whole process and results. Unfortunately, the majority of our home had some sort of leak or damage, and the inspector was so kind and apologetic when he had to deliver the bad news. We are in the process of buying a home with stucco siding. Due to the age of the home, we engaged Stucco Spec to do an invasive inspection. Approvals and payment are online and easily actionable. We had a bit of an issue getting in touch with Beth (co-owner) initially as my realtor had the wrong number. The lady to whom I spoke to in the office needs to work on her customer service. Once I was in touch with Beth, things went very smoothly. Kevin (other co-owner) showed up on time and well-prepared to inspect the two locations we had identified as potential areas of concern from general inspection. Kevin walked through additional areas to take preventative measures and they provided us with contractors to have paint / repairs / caulking done. We highly recommend this company. Stuccospec provided a horrible service (lousy inspection) leading to the stucco contractor not honoring warranty on repairs. They reported inaccurate info and that gave contractor a big excuse to deny existence of damages in areas that were supposed to be "repaired". They provided a horrible customer service and caused us a lot of stress/frustration. They were very unprofessional for leaving us in the dark at difficult times when they were paid to do their job right. An inspector's job is to support homeowners who hire them, not line up with contractors. That's a conflict of interest. Due to their inaccurate report, we ended up spending ~$13,000 on top of ~$14,000 to repair something that was supposed to be "repaired" already. We trusted them, instead they fooled us and did not support us. DETAILS: We hired Stuccospec to do a post-repair stucco inspection. We needed to check the contractor's repairs because signs of failure were all over the place, worse than pre-repairs. Stuccospec had referred the contractor to us. Objective: in case there's damage to the wood behind stucco after repairs, through their expert opinion, we would utilize warranty. GreggMorgan of Stuccospec came and did a very quick inspection and said "repaired beam is 'Firm' meaning no damage and there's no need to remove any stucco." We trusted him as the "expert." While leaving, he said: "contact me and leave questions, I'll respond." That was a joke. Stuccospec was supposed to deliver report in 3 days; it took them 7 days to provide something and first version was useless. Report made it sound like there's nothing really wrong which was not making sense. Several perimeter and moisture cracks in repaired areas by contractor were large, long, and wide-enough that you could see underlying wood through them. No mention of that in first version. After inspection, GreggMorgan lost "detailed photos" of repair issues. We had told him you can stop by anytime to re-take. He didn't bother to spend time to come inside house and properly re-take them. Instead, he used some low-res useless photos re-taken from a very far distance (street level). His photos were not showing details of issues properly while they were all over the place and growing at an alarming rate. His report was very disappointing. We compiled a list of issues with report and requested a revision. Every time we were asking for it there was some kind of excuse. Onetime, GreggMorgan had a soccer match to go to and decided not to meet the other 2 inspectors to discuss report; he had confirmed previously. Second time, the other 2, had to go out of town and couldn't meet him. Third, the other 2 lost electricity and couldn't meet him to finalize report. Ridiculous excuses. Meanwhile we were waiting/stressing as we were getting very close to expiration of 1-year labor warranty on repairs. We had let them know about deadline. They caused us a lot of stress/frustration. After ~30 days of wait, revised report still did not have an acceptable level of detail describing issues. No mention of any damage in repaired areas. We said thanks anyway and sent report to contractor to use the warranty, he said: "all I see is few cracks...Stuccospec's report is showing Firm [meaning no damage] substrate [beam]...I will not fix anything under warranty." An unreasonable response powered by Stuccospec's bad report. He didn't even stop by for 5min to check his repairs in person. Stuccospec was copied on all communications; no comment. Repairs were falling apart. Every homeowner's nightmare. We asked GreggMorgan some follow-up questions on his report via email/phone; he never responded. Online reviews say he does it to other homeowners too. Horrible. What gives you the right to take people's hard-earned money and not respond to their questions about your lousy inspection? We brought several contractors/experts to help figure out what's going on. They all confirmed repair issues and said these are warranty calls. We asked Stuccospec, 'we would like to hire you in consulting mode, please do a detailed inspection, essentially spend more time and pin-point damages.' Their response: "we do not like to get involved because the contractor is also a colleague of us." Red flag. Inspectors hired by homeowners are supposed to do their job right or line up with contractors!? We hired another inspection firm, 'Stucco Check.' They identified all repair issues/damages and said repair done by contractor not only fixed original issues but made them worse. They said wood in repaired areas, including beam, is not "Firm", damaged. We contacted Stuccospec to see what is going on here; no response. We removed stucco and saw firsthand beam was not "Firm" as Stuccospec had claimed; rotted. Wood in other areas was rotted too. We also saw what the contractor had done wrong. Stuccospec did a horrible job. During second round of repairs, and after completion, we contacted Stuccospec asking why they claimed beam was "Firm." No response. read more
