GreenWorks had great ratings, which is why I hired them for my Final Pre-Closing Home Inspection and Sewer Line Inspection. My appointment was scheduled for 9:30 AM, and Brett Schmutz texted me at 9:00 AM to confirm. He actually arrived early and had already started inspecting by the time I arrived. Even though this is a new construction home, Brett was extremely thorough and detailed. Before leaving, he walked me through the report and explained everything clearly so I understood the findings. Some of the issues he identified included:* Roof shingle damage* Mortar separation* Exterior caulking and trim gaps* Interior water penetration detected with infrared in the garage wall* HVAC cooling differential concerns* Plumbing leak* Rusted gas lines* Window operation issues* Irrigation problems* Fence damage I also added the sewer line inspection, which was an additional service. Brett even found debris in the sewer line that could have caused issues later. If you are in the market to buy a home, I recommend the package that includes two inspections (one before closing and one before your 1-year builder warranty expires) along with the Sewer Line Inspection. Brett showed up on time. His inspection was precise! I had done a walkthrough on my own and brought a friend's husband that is a builder and we both missed things that Brett noticed! I definitely feel peace of mind having the new home thoroughly examined, in side and out, the pipes and the roof. I feel one can not put a price on peace! Every dollar spent to me was an investment. Brett was friendly, explained everything to me, and asked me if I had any questions or concerns. He took time to listen. He also assured me the issues were easy to address and not a deal breaker. I would have been so annoyed to move in a new home with new appliances to discover the oven temperature wasn't heating up correctly during dinner or attempting to set up the playroom and find the plugs not working. He found some concern electrical and outside drainage issues too. I would have not noticed many the cracks, loose rock, and caulking issues if it wasn't for Brett. The report is very easy to read, yet professional. It was easy to forward on to the builder. I am blessed Brett came! Corey Presley was our technician, and he was excellent! He texted us 30 minutes ahead of time to let us know when he'd be arriving and also told us about an option to have a sewer scope inspection that does not appear to be offered by many other inspection companies as it's a fairly new thing that inspection companies offer this service outside of plumbers. Corey was very patient in answering all our questions and going through all of his findings. He gave us several tips on how to address issues that may arise in the future based on some of his observations of the house as well. He told us about Home Binder which is a free offering along with the inspection report that I likely would have ignored had he not explained it to us and all the benefits that come along with it. Overall, it was a 5 star experience from finish to end, and you cannot beat the pricing for this company. He recently performed the inspection on my new build home and went above and beyond in every way. I'm very satisfied with GreenWorks and John Rugg the inspector. I requested quotes from many home inspectors and received a huge difference in prices. Some quotes were hundreds more than GreenWorks. The others claimed that their experience or specialized equipment justified the higher price. Don't be fooled. GreenWorks turned out to be just as good if not better. John Rugg text me the day before to get my concerns. He arrived on time. His equipment was impressive. A Zip Level to check the foundation. A thermal camera to check hot and cold spots. A 4K drone to check the roof. BTW, he also went up the roof for a closer examination and pictures of the findings. He spent almost four hours going through the house and documenting any findings. There were items that we had no idea about and if left alone would be either costly or dangerous. He made sure our concerns were addressed and gave us peace of mind. My home inspection was more than I expected and I feel I got my moneys worth. read more

I collaborated with Mike Taylor for a new construction home inspection through GreenWorks. We scheduled this inspection a week before our blue tape walkthrough. Mike performed an excellent job and meticulously inspected every aspect of the property. He then personally explained each finding to me. I shared the report with the construction manager, and it was well-received. Consequently, they addressed most of the issues before our blue tape session. Overall, the service was reasonably priced and included both before-closing and an 11-month inspection. On a side note, when I made the booking, I was informed that a complimentary pest treatment was included in the service. However, it turned out that the salesperson had made an error, and that promotion had been discontinued. When I brought up this issue, Mike went above and beyond to resolve it. He reached out to the management at GreenWorks and refunded me partially, allowing me to book the service myself. read more

Michael Garcia was amazing! Being a first time home buyer, I didn't have a lot of knowledge nor did I know what to expect. Michael spent 4 hours at my property and was very meticulous in his inspection. I noted several items during my walk around the house. Naturally I brought them up to Michael and of course being the great inspector he is. He had them already listed as issues in the report. Despite having dozens of questions during the inspection, he took the time to explain things in layman's terms. At the end of the inspection, he summarized what he found and once again went over many of the same items I was concerned about earlier to ensure I was comfortable. I even called him a day later to clarify some additional questions and he was quick to respond back. I couldn't have asked for a better inspector. We used GreenWorks for our 11-month home warranty inspection on our newly built home based on a flyer we received that gave us a discount on price, along with the recommendation of 2 of our neighbors. We were so pleased with our experience. Our inspector, Mike Taylor, was so thorough and meticulous even though our inspection was on a Friday afternoon of a 3-day holiday weekend. We were very grateful and impressed for the amount of time he spent explaining his findings and he caught things that should have been found on the closing inspection if done correctly. Things that we never would have thought to look for, including many of our windows not being caulked or sealed correctly and we live on the windy coast, plus a very important safety feature in our kitchen that we didn't realize was missing! Matthew Cole from GreenWorks did our 11-month warranty inspection, and the difference compared to the inspection done at closing was very clear. The closing inspection was fine for a basic overview, but Matthew's 11-month inspection was far more detailed, methodical, and homeowner-focused. He took the time to thoroughly evaluate drainage, grading, doors, windows, drywall, and foundation performance, and explained which issues were normal settling versus items that should be addressed by the builder before the warranty expires. Matthew came to perform an inspection, the home was not complete. He gave very detailed information. Matthew patiently waited while I got the builder on the phone for a resolution. There was none. Matthew did all I asked of him to try and salvage this inspection. He is awesome.
