This place is disgusting. There is garbagw everywhere, broken windows, boarded up windows, and the smell is vile. Air conditioning units smell like there is a dead rodent coming from it. Seemingly good value. Some issues incurred point to poor management & maintenance. Physical inspection upon moving all appeared good. 1) Air unit issue 2) multiple outlets not working; 1/2 of them actually. 3) window wouldn't close. The AC and electrical were resolved second trip, nothing was done first trip besides call me and close work ticket. Window I wanted closed; although nonsmoking property neighbors smoke outside and smoke was coming in. Management wanted multiple times to explain replacement, accessing issue prior to repair. I wanted window closed it was making apartment smell of smoke and closing it was all I asked about. Clearly broken it needs repair-that's their issue closing window now the problem. I feel living here will be peaceful and serene. I've rented at multiple complexes in 90's and early 2000's never ever did property manger fail to get apartment ready for move in by checking electrical and functional items. Seems here give it to you in need of repair and then argue about repairing is protocol for Hailey. Open windows with staff prior to signing and check all outlets. My neighbor said he also had 2 inoperable outlets since moving in. They need to set their standards higher. If they don't respect their property the property won't be respected and that's how bad living standards begin. Looking forward to better experiences moving forward. Warning!!!!!!! Do not rent from them. I registered my vehicle as a tenant, I have the parking permit and have my car registered on the app.. they still towed my car. I went to the towing place and they said that I have to talk to the office. So, I'm here this morning to talk to the office.. guess what ... the open sign is up, the lights are on, but they won't answer the phone and no one is here. I called the sheriff's office and they said that it's a "civil matter" and that there's nothing that they can do. So, now I have to pay 240$ to get my car out the impound... for no reason. So... if you like having your car and don't want it towed randomly and have to pay 240$ every once in a while for no reason with no explanation... you should probably go rent somewhere else. My email was mistakenly given to them by a current tenant, and let me say that from all the hot water issues and other maintenance problems that I get emails about every day, this place is an overpriced dump. I live in Wichita, KS (and have for over thirty years) and have explained to the management that they have been given the wrong email address. However their incompetence shines through because it's been two years now. I can't just simply block them, because they have new email addresses they keep sending about their maintenance problems from. Seems like they rotate through management personnel like I go through toilet paper. Not a good sign if you want to live here. Another sign not to live here? The emails I get also includes payment confirmation from complex. The emails contain sensitive information about the tenant and their payment information. Information you do not want me, a random stranger from Wichita, KS to have. If this were to get in the hands of a sinister person, they could be capable of putting you in financial ruin. Do not live here. I will suggest you give Wichita, KS a try. Wichita is affordable and very family oriented. I currently live in a quiet, affluent suburb outside of town and pay less than what these dumps go for. I work part time for less than I probably should, and it's just me and my cat here. There is plenty of affordable post secondary schools, and many great employers that pay competitive wages. I'm just lazy and don't like working a lot of hours, and I live comfortably. It's okay to live here, but there is a reason why they are the cheapest place in town. The management is awful and will rarely respond to fix a problem. For the price, you do get a decent size place. Yet it is old, the walls are thin, and frat row a block away. If we could afford more than the $530 a month we would not be here. If you can afford more, stay elsewhere. read more

STAY AWAY This place may seem great because it is so cheap but spare yourself frustration and find somewhere else to live. The area has frequent shootings and is full of crime. I lived here for 3 years as I was going to NIU and shortly after my first year here, maintenance had to rip out the kitchen area and bathroom in my studio because of a water problem in the unit above mine. They did minimum amount of work and left the place half completed for another year even though I frequently informed them it was not done (see photos). After I moved out of the studio into a 1 bedroom they had the audacity to take money out of my deposit to finish the job. After moving out of my 1 bedroom apartment they kept half my security deposit for painting and carpet cleaning even though I hung nothing from the walls, and the carpet/walls were as clean as when I moved in. They will shut off the water frequently through the year giving no notice. They do minimal landscaping. I also complained about someone below us smoking weed in the apartment and they actually defended the person who was smoking weed. There are also frequent weed smokers in the laundry rooms every day and the staff does nothing about it. The parking lots are full of pot holes and the water is a nasty yellow color so showering is disgusting. These people will rob your security deposit, offer no maintenance help, will not enforce any rules, and lie to your face. This place has bedbugs, stay the HELL away! I never had to deal with this kind of stuff in my life. I have terrible allergies, so I figured something environmental was giving me occasional itchy hives. After three months of living here, I discovered this two little bed bugs biting my sleeping boyfriend. I told management about the problem and they sent an exterminator. The morning after my fumigation, I discovered four fresh bites on my body... I later learned that even after they fumigate, bedbugs hiding in other units will find their way to you anyway, to feed. So no matter no many fumigations my apartment gets, I'm still screwed. Now I have to trash my furniture. I'm a college student trying REALLY hard to make ends meet and I have to say, this really, really stinks for me. I'm trying to break my lease now. I have about ten active itchy bites from the disgusting vermin hiding in my apartment, and dozens of scars. My boyfriend has, like me, received hundreds of bites in the last three or four months from this, too. He is part of the population that shows no reaction to bed bug bites, which made identifying them as a problem difficult since I didn't see a single bug until passed midnight one random night, when they were feeding on him... Anyway, unless you like little throwing away all your furniture, and getting bitten from head to toe (I wish I was kidding, but I've gotten bit on my ear lobe and eyelid) then move here. I've lived in these apartments for the past 2 years; so far I'm really enjoying it. The staff at the office are very professional and willing to work with any situation. I was shown the apartment that I was going to move in to, and now that my situation has changed, they are helping me to upgrade my apartment. The staff also help with the move out by providing "pre-inspections." These point out anything that might endanger the security deposit so that you can take measures to recover. My only complaint is the kitchen is a little small ... but I knew that coming in. Now that I'm getting a bigger apartment, that isn't a problem. read more

AVOID Suburban Apartments, they have just been pulled from all "Northern Illinois University's" recommended lists. Please do not rent at this establishment if your looking to have hot water or heat or even basic habitable conditions. The tenants of the estates side (consists of 8 buildings with over 200 units) has been without hot water/pressure since July 2016 (going on 3 months, first month being intermittent hot water). They moved neighbors in without even informing them of the non-existent hot water, they lied to multiple tenants providing them fabricated stories about work being completed or them being the only apartment with an issue. They informed us heat was being turned on then 2 weeks later informed a different tenant that they would not be turning them on for another week and a half (its Mid-October 2016). The management has chosen to instead try to pay people off in random amounts (depending on how much you complain or cause a scene) to keep things on the hush and told them not to bring up the incident even if it continues. Management has lied and deceived its tenants and are going to continue to leave tenants without heat and hot water for an additional 4 weeks at the earliest (while lying and telling tenants it will be on next week). If you have children attending NIU please go look somewhere else, don't let your children get wrapped up in this mess (we all know they have enough to worry about as it is). If you need to locate apartments, go to "Off Campus Student Housing" where they can assist you in the Holmes Building (in the basement). Be safe and wise in choosing your next residence. My husband and I lived in these apartments for a couple years when we were first married. We were very happy with our apartment. Balconies are nice and large. We only had to call maintenance once and they were prompt. I know some of the other apartments were not as nice, but as long as you see it before renting it, you should be pleased. I lived in these apartments for two years within my time at NIU. I had an older apartment because I took over a lease from a friend. The workers are great here and have gotten to know us well over the years. I was very pleased with the services when things broke. they didnt take any of the security deposit with the minor wear and tear we put on apartment. They even allow dogs if you register it and pay an additional security. Very good times at these apartments. read more

The cheap price of living here will attract any college student or low income families to move in, but I WARN you to not move into these apartments because the people that live in this area are recluse and shady. My apartment was broken into the first month I lived there. The burglars got in through my bedroom window with ease because the windows are old and were easily popped open with force. The staff is not helpful either, they have a tendency to get an attitude with you if you have to remind them of repairs they clearly forgot to do. For instance, when I lived there my food disposal stopped working after the third week and I called the office to put a work order in, well the maintenance guy never showed up during the scheduled times he had said. Notice I said "times" because I scheduled three times and he never showed up. Another disappointment is that they have two pools and the people in the office tell you they have two pools, but one of them is completely trashed. They didn't mention that. Also, my water was shut off during the first week I lived there and I went most days with cold water. Sometimes the water would run deep yellow. Not sanitary or good. I do not recommend moving into these apartments. They are not safe, the staff is unfriendly, and they are not maintained well. read more

Just moved my son into a studio apartment. They are older apartments as my sister stayed in a 2 bedroom apartment here. The key did not work when we tried to move in. After my son went back to the office to report this problem, he came back with 2 workers who completely replaced the door lock and the deadbolt. This was over the noon hour and they knew we had an appointment at 1 pm. Within 10 minutes all was fixed and we were moving items in. They provided a detailed walk-through form for my son to mark any damage issues so he wouldn't be charged for them. It's January and quite cold-- the apartment is warm. We lived here for a year and a half, and honestly I could list all of the terrible experiences we've had here, from the filthy yellow water to workers coming into our apartment with NO NOTICE. Imagine coming home to strangers in your apartment with no warning. Or having to constantly scrub your tub with bleach on a regular basis because of the disgusting trickling deep yellow water leaking from your tub and causing disturbing discoloration. And those problems that you've been bugging the staff to fix for months? Forget about it. And that stain that was clearly from a previous pet owner that only seemed to arise a couple days after moving in? Nice try hiding that from us. Our keys BARELY worked and one night I struggled for an hour because my key would no longer work and I had to call emergency maintenance. Even the gentleman had no luck with it. They tried to charge us after as well for problems they refused to fix while we were living there. Again, nice try. One of my absolute favorite parts was the email telling us we need to boil our water before using it as it can be contaminated. Trust me, I could go on for hours. This is the only negative review I have ever written and I don't believe this place even deserves 1 star. I recommend staying far away from this place. And if they tell you "I can assure you we never have complaints!" This is a full blown lie. The only positive about this place is that some of the workers here are friendly. I've had the lovely experience of going without electricity for a total of 3 days, we've had lukewarm (or no) "hot" water for a total of a month, I regularly smell pot seeping through my bathroom from some neighbors, the neighbor sharing my kitchen wall screams like a lunatic at her children all hours of the day/night, and what do I get in return for all of this b*s*?!?! Yelled at by the staff for not being more sympathetic to "how hard it is to run this complex". Seriously. I prepaid my 10 month lease. Worst. Mistake. Of. My. Life. Run FAR FAR FAR FAR away! I lived in Suburban apartments for 2 years throughout my time at NIU and am very glad I did. Suburban is one of the fairest apartment complexes in the DeKalb area. After two years, they respected how we maintained our apartment and verbally said they appreciated that we attempted to clean thoroughly before our final walk through. From this, me and my roommate were able to get our full security deposit back! Very pleased overall as we left. read more

Honestly i'm sick and tired of it so I finally decided to write a review. I moved in here in august. Water pressure was weak, but it was livable and I had hot water. Place seems to have an issue with bugs getting in, could be from the screens on the windows being bad i don't know, but not the biggest deal in the world so I didn't say anything. Although reading reviews below does seem to indicate a bug problem with these units. Anyways, starting in september the issues with the water started. First it would be just extremely weak water pressure but the hot water would still be fine. (So weak that the shower was more of a dripping faucet) Then starting in the second week of september I would be lucky to have hot water. I would wake up and hope today i had hot water and some water pressure. More often than not there was no hot water at all combined with the weak water pressure. Everytime I would call i would get the same response. "It will be fixed by the end of this week." So I kept believing them! It gets even better! So it was cold one day so I decided to turn on the heat because thats what you do when its cold. Nope! Heat doesn't work either. So I call and they say the heat will be on next week they are turning it on building by building. It is now almost november and there is still no heat or hot water. Two things the lease guarantees by the way! I put two and two together and the heat is actually tied to the hot water system so one won't work without the other. The buildings have a wall AC unit that has a heat function so the company recommended me to use that in the meantime. Also, they are providing space heaters in the office. After finally threatening to complain they gave my half off my rent for this month after emailing who I think may be the owner or property manager. It has just been so frustrating living here I have never experienced something like this and I hope I never will again. I honestly just feel like this all could have been handled so much better. I must have heard that, "the problems will be fixed by the end of this week" so many times its nuts. I get the people in the office probably didn't know better they were just going off of the information they were told so this review isn't about them. The people at the office are the best thing about this company so far as they have always been understanding even though they couldn't really help. Why couldn't this work have been done in the summer? Let's make sure our tenants have no hot water or heat right when winter is about to start. This week we were updated that everything will be fixed by november 1st but i highly doubt it. Maybe once these problems are fixed this place will be the perfect place to live! But not with me living there. I am sick and tired of it and will be moving to the other various companies in dekalb who provide much more for the same or less rent-wise as soon as my lease is up. read more

If I could give less than 1 star I would. This place is hell on earth. Not only did none of our drains work, maintenance refused to fix them so my husband finally broke down and did it himself. Our toilet didn't work for the last 3 months of our lease but that also was apparently not worth being fixed by the maintenance team that do nothing more than drive all over the grounds in an obnoxiously loud truck and fix nothing. Another tenet tried to break into our apartment and bent our door in the process, management not only refused to fix it but tried to charge us for the door. The same tenet then spent a week constantly making bullshit calls to the police, again management did nothing. Well I guess they did do something, they tried to evict us!! This place is not worth any of your money, unless you have money to blow because you will end up spending double your rent in fixing things yourself and fixing your car that will be messed up by the worst parking lot in town. Lived here 3 years. New management which took over Feb 2015 is part of an investment firm out of the Philippines. MCJ Investments is the name. After this take over, the quality of living here went down. Broken amenities (pools, doors), family un-friendly (loud parties, smell of drugs everywhere, unsafe roadways), automotive break-ins, dog poo everywhere, graffiti. This apartment complex is not part of DeKalb City, so if you ever have issues, you must go to the County Police. If you pay on time and do not give them any problems, you are left alone with the bugs you will inevitably have in your apartment. Does not matter how well you clean, you will NOT get your security deposit back. I highly suggest looking elsewhere for living if you are able to afford it. Just remember, you get what you pay for; please have better respect for yourself and fork over another $50/month to live in a more favorable complex. read more

This is the worst place I have ever lived in. I lived there for one year and it was the worst experience ever. The owners are completely rude. I had both owners yell at me because I did not agree with their information. There is a $396 fee taken from the security deposit regardless if the apartment was left in a perfect condition and you have pictures to prove it. They lack to inform you that "the city fuckin sucks and are idiots" so they have to the wash the carpets to meet the city code. That was their response when I questioned the $145 fee for washing the carpet of two bedrooms. I asked where that was on the contract and the owner yelled at me and questioned whether I had read the entire apartment, which I had. I hired someone to clean the apartment but was still charged $75 for someone to clean the unit but was not informed. The owner just said " I am 99.9% certain that if I called you to inform you, you wouldn't have came here to clean. Ummmmm I had asked to be called if there was something that needed to be done to the apartment. The owner pain thousands of dollar for pointless pine trees but can't be ethical enough not to lack information in their contracts. I asked to see receipts and the owners wife just yelled at me and said that she can't because everyone is on their payroll. Oh and she also said that she was going to sue me and call the police for talking to her customers. read more
