Our experience was incredibly frustrating and ultimately felt like we were being taken advantage of. We were charged $250 for a pipe repair without ever being contacted, consulted, or quoted for the work. When we tried to schedule a meeting to discuss the charge, they refused to meet, ignored our calls, and eventually threatened us with eviction unless we paid. We were forced to pay for something we had no opportunity to approve or dispute. When we moved out, we gave more than 30 days' notice, professionally cleaned the carpets and the home, and even touched up the walls. Despite this, they withheld $2,100 of our security deposit. Their breakdown included: * $300 for drywall repair (not previously mentioned or shown to us) * $1,100 for painting the entire house (even though we left it in great condition) * A charge to replace a lightbulb they falsely claimed was out * $260 for cleaning (even though we had the home professionally cleaned) Throughout the process, this company was unresponsive, evasive, and became aggressive when we questioned the charges. It was clear they had no intention of communicating fairly or ethically. They do not treat tenants with respect and seem to rely on intimidation and avoidance to force compliance. This company took advantage of us and treated us dishonestly. Renters, beware--they will take your money and ignore your concerns.

    We rented an Airbnb that was managed by Criterion during Covid and it was a disaster…read more Easily the worst experience I've ever had with a rental property. The place was not remotely close to what was advertised. Their mentions of interior design and decor did not match up with the scribbles on walls, chipped and broken furniture, and torn leather chairs that we actually found when we arrived. The worst part was how dirty the property was. They charged a bunch of money for a cleaning fee which would have been fine if the property was actually clean. There were stains on the sheets, bugs, cobwebs, and food on the plates and silverware. Also, a complete lack of communication when Airbnb tried to get in touch with them to resolve the issues. We just ended up going somewhere else. Absolutely terrible. The photos speak for themselves.

Dave and his team are not only professional, but he is kind and very hard working. Criterion Properties services both of my vacation homes in Tahoe and I have referred them out to a couple others as well. My two homes have had many renters, but still look great. Dave has had to deal with renters locking themselves out, spilling wine on the couch, and losing guest/parking passes, but he's always calm and quick to resolve the situation. He eventually transitioned us to another member of his team, but Brent showed concern for our house as if it was his own. A+ all around. I don't write many Yelp reviews but this is warranted. He and his team are exceptional.

We trust that they will take care of our home and provide excellent service to guests. They are a vast improvement over our previous property management agency. My rental is my only source of income so when the cleaners were late or things were broken and not fixed because I was not notified, guests would not have the best experience. I even caught one group of Mexican cleaners putting sheets just in dryer and not even washing them! That's when I started doing all the laundry myself! Unfortunately, some circumstances in my life caused me to not be able to actively manage the rental as I use to. I was in dire need of people who could do more, get the job done, and communicate with me and let me know they hear me when I communicate with them. Finding Vacation rental assistance was a complete miracle for me. Not only are they on top of the cleaning, (and all linens are provided by them and taken off sight for professional laundering) but many smaller maintenance issues as well and making sure the hot tub is cleaned and serviced between every set of guests. Their pricing is extremely fair, and I believe they earn it by keeping me informed of anything needed so I'm consistently receiving 5 star reviews from my guests. Which results in more bookings! I get pictures of any issues noticed after a guest leaves, which takes away a lot of stress! When they heard my beloved dog died, I even received flowers and a card. That's special. The professionalism via pre and post inspection reports, and ability to have a 24 hour on call handy man if you choose really makes owning a vacation rental much less stressful. Thanks to VRA I'm able to focus on my own healing and do more of giving back to my community. They are the most thorough, polite, professional, fair, people I've met in this industry, and I'm really so grateful for their whole team from the top down.
