Having owned property in Tahoe Donner for the last ten years, I have hired a couple of property managers and many maintenance workers to do some different activities. Results were all over the map and frankly managing a large vacation home remotely became too much work. When I contracted with Criterion Properties, I was delighted to find out that Dave Williams supplied the total solution to every aspect of managing the property. First, their automated billing system and appointment reminder management system is great, and second I only tell him what needs to be accomplished, and it gets done. He provides a good balance between cleaning and small maintenance activities to monitoring the house when it is not occupied. Even though I have a relatively new house, we have been through water heater replacement, roofing work and air conditioning installation to name a few. Dave has managed to find great contractors and supervised their work with little involvement from me, but I always welcomed being kept advised of the progress. The quality and dependability of Criterion properties has been excellent, and I always know that I am getting a competitive deal not only on monthly maintenance but special projects as well. It has been substantially less work for me having Criterion involved in managing the house, and it always is a great feeling to be able to relax in the property without any maintenance concerns when I visit the mountains. read more

My husband and I are extremely pleased with the yard maintenance work that Criterion Properties has completed on our vacation home on the West Shore over the last 6 months. Working with Dave and his team has been an absolute pleasure. We have always received a quick response from Dave, and been able to set up appointments on a very timely basis. Dave sends a confirmation reminder about when work is to be completed, and has followed up with photos or video of the completed projects. Criterion Properties estimates have been competively priced, and we feel we have gotten great value for our money. Billing and payment are so simple and easy. Over the past winter, we hired Criterion for snow removal. They dug paths to the front door and service door of the garage, cleared the gas meter area of snow, and even removed a massive amount of snow from around a large SUV that was parked in our driveway between a few heavy snow storms. Hiring Criterion allowed us to enjoy our days with skiing instead of spending hours shoveling snow. More recently, we engaged them again for a spring yard clean up. They raked up pine needles, removed fallen tree branches, and hauled off a broken wooden bench. We can't recommend Dave and his team at Criterion highly enough. They are the most dependable home/yard maintenance service we have found up at Tahoe in the 14 years we've owned our house! read more

We bought our house in Northstar in 2014, but didn't start renting it until the summer of 2016. We used a maintenance service before then. We did a good bit of research before selecting that group and it was OK, however it definitely wouldn't have been able to support our needs with renting the house. After more research and interviewing several firms, we found Dave / Criterion and couldn't be happier. He sets a flat fee for post-visit cleaning (discounted for owner stays) which includes post-visit inspection / check-list (which you customize for your home). It includes basics like paper towels, toilet paper, soaps, etc. Dave also will do seasonal deep cleans and property maintenance (light bulbs, cleaning of gutters, etc.). He also is available for emergencies. Above all else, Dave is INCREDIBLY responsive. "Tahoe time" is fantastic for relaxing, but not great when you are trying to manage an issue remotely. Dave is the unusual combo of Tahoe cool and urban responsiveness. We've had issues ranging from fear of pipes rupturing during power outages to trees falling on our deck during a storm to unusual requests of some demanding / challenging guests. He has been helpful with all such issues and, above all else, is always extremely professional, both with us and our guests. We give Dave / Criterion our strongest recommendation without any hesitation!! read more

My family and friends booked a house from Criterion Properties for a weekend. We saw that someone else who recently rented from them had given them a bad rating for no heating, no wifi, and a difficulty getting a hold of Dave, but we decided to take a chance with Dave. He assured us that there was heating, wifi, and he would be available for any concerns once we arrived. Once we arrive, we could not visibly see the entrance to the house. The neighbor helped us locate where the entrance once was. We borrowed a shovel from the neighbor and tried to dig some of the snow. Meanwhile we were contacting Dave all night and he did not respond until the next day. His number was landline and not a cell phone- as one would expect over the weekend. We tried to climb the steep stairs while shoveling the snow and after falling down into a deep hole and a friend getting injured, it became clear to us that it was very dangerous. We ended up staying at another airbnb and paying for another place. The next day, Dave said we were unreasonable to ask him to help access the house and clear the stairs. Also he refused to refund the money even though we could not stay at the house and it was very unsafe to go up and down the stairs. We will now need to go to small claims court to get our money back. You should never rent from Dave and Criterion Properties. read more

When we decided to start renting out our Northstar condo this past season, we knew that we would not want to manage it remotely so needed to find the best management company out there to help us. We are so happy to have found Dave at Criterion Properties. He has been excellent in every way! He's been incredibly receptive to our requests and concerns, prices his services very fairly, and takes initiative when a problem emerges to solve to the best of his ability, but being sure to consult with us as needed. He is very reliable and always available; we've never texted or called him without hearing back within the hour. Guest reviews consistently comment on what an outstanding host he is. Last winter, when one of the many snowstorms hit and Northstar lost power, we couldn't ensure the condo temperature would stay above freezing. Dave drove through barely passable roads to the condo to check to make sure the water was turned off so we would not have to worry about pipes freezing. He is honestly the next best thing to us actually being there, and we are so very grateful to have him managing our condo! read more

We use these guys at our property in Tahoe to do snow shoveling in the winter and general yard cleanups when needed as well. Dave is extremely responsive and it's obvious he takes pride in his business. Shovel guys are always there anytime there's sufficient snow that needs shoveling and they do a great job getting things cleared. As important as anything, they're good communicators. Booked a house with criterion properties and could not access it because of snow. They disappeared like ghosts and didn't refund me. I would never rent anything from them. I think that a property manager who can't make a house accessible should not rent it at all, and should have been way more responsive . Also there is no room to park your car and you can be stuck outside with all your stuff. read more
