The sites are so close together they use tractors to pull you in and out; we can turn our camper on a dime, but not in this campground. The beach is too small and it's packed. Don't be fooled by those old aerial shots. Golf carts are out of control and everyone has one, kids included. It must be a status thing. They said they had a dog beach. No! The one place we could take our dog had glass; probably from the unsupervised children running around. Very disappointed. read more

We had a family gathering last week and this place was not bad at all. I was a little concerned about prior reviews. We rented one pull through space for a 5th wheel along with three of the cabins. We had no complaints about any of them. The staff was incredibly professional and they were really prepared to deal with Covid 19 issues. A staff member wearing a mask stops you at the entrance and checks your temperature prior to allowing you past the gate. Then you drive to the Stop Sign and another staffer greets you and gives you your receipt and assigned spot along with a bag of masks and hand sanitizer. Then a third stafffer on a golf cart escorts you to your space. Our cabin was on the beach with a beautiful bay view. The unit was clean, the couch was a little worn but everything worked. Both AC units, nice gas stove and a full size refrigerator. The property was very clean with portable hand washing stations all over the place. Lots of golf carts and kids on bikes but nothing crazy. We had a nice time and would return. read more

This campground is so awful if Yelp could let me give half or quarter stars even that would be too generous. We just got home from a trip from VA Beach up through Tappahanock. The campground is on the Chesapeake bay and has a nice beach. That's about the only thing that recommends itself. 1. About 90 percent of the "long time" regular campers are RUDE and although there is a quiet time for the campground, the new manager does not seem to care to enforce that or that the "Seasonal" regular campers are walking all over the campground drunk out of their minds. There is apparently a "Seasonal's only" preference here and GOD FORBID you bring a TENT--the Seasonals really let the poor couple who was there while we were there have it for having a tent. We think you have to start somewhere...and by god, the tent looked a heck of a lot better than some of the ancient RVs they have here. What a mix of junk and nice RVs. 2. The place is a DUMP. The shower houses are WORSE than the girl scout showerhouses I used to go to 35 years ago...in fact, they are worse than the showerhouses I have gone to when primitive camping at National Forest campgrounds...The showers themselves are disgusting and oh no, don't even think about getting a steady stream of WATER...and if you DO, it will either be so scalding hot it will burn your skin off or so damn cold you'll wish you could get into the Bay during January to get warm. 3. The "Pavilion" is a joke. It's just a glorified group shelter. Again, I've seen primitive National Forest campgrounds with better "Pavilions". There is not a kitchen available here for group get togethers. 4. This place is called a RESORT? Who are they kidding? There isn't even a toilet by the pool, much less other amenities like paved roads or campsites, grilles on the firerings (where there IS a firering) or a decent picnic table anywhere in sight unless you brought your own. Most of the picnic tables are falling apart, nails sticking up and just a mess...and have been for the last three years since we found this campground. The whole place seems to have gone from bad to worse since the previous family sold out to a large corporate campground farm. 5. They don't have an arcade. Okay, when we were here last year they did have one but now its just a big empty room. 6. NO FOOD SERVICES. The closest restaurant is 7.5 miles away. You can't even get a good hotdog here. 7. You can't call the campground directly but get redirected through a "call center" to someone in NEW YORK of all places who has not ever even BEEN to the campground yet thinks they are qualified enough to tell me what will be the best campsite for my RV. 8. The current management from the corporate office down to everyone except the campers who work in the office are really quite unbelievable. The current onsite management is the worst we've seen yet..don't know what happened to the nice young couple they had here last year...but in the 3 years we've come here this company has gone through at least 5 or 6 different managers that I've met. What's wrong with this corporate picture? Can't hold onto anyone? I see why. Again, refer to #2, which surely lies on the shoulders of someone who is making a boat load of money but not a drop is going back into this place, that's for sure!!! I'd better stop with lucky 8. I could go on for pages (and might decide to edit this later--my stupid sister loves this beach and we intend to go back at least once more this year.) In any case, the beach is nice. The fishing and crabbing can be good. The local town has a great pizzeria calls Southwind and several nice gift and art shops. Other than that, I cannot in good conscience recommend it. Oh yea, if you aren't careful, the directions are incorrect on some websites and will leave you stuck in a cul-de-sac almost directly in the Bay. Oh, and Verizon does not get cell signal here. Oh, and they have no cable tv. Oh...and....ok, I'll stop now. You get the picture. Resort? What a snort! read more

Where to begin. First, if you are looking to camp someplace that is in great shape, has decent management with up to date facilities, then I would suggest you turn around and go somewhere else. We booked a reservation through the 800 (Sun) as this is the only number you see when you go to the website. Of course they say the park is great, a resort feel, and the spots are plenty large for your size of camper. We booked a beach spot for our weekend trip. We got there and were told by the front desk staff that you will likely not be able to open slides or your awning as this spot is so tiny. We checked in anyway as we had already paid, and went over to the site. Needless to say, the seasonal's had taken over this spot. From a parked car, garbage, and dogs chained up at the rear, there was no possible way we were getting into this spot....let alone staying here with the conditions we witnessed. We immediately went back tot he office and reported the findings in this site. We asked for another beach location, and were told they are full. They offered us another site, but the only reason we came here is for a beach site. They could not fulfill our reservation, and no way they could make our reserved spot right. We asked for a full refund as they could not keep up their end of the reservation. We were told the "manager does not work weekends" and they are the only ones that can refund money. A campground, busiest time of the week is a weekend, and mangers do not work???? Tell you something???? I gave them all of my contact information and we left. I was there with my two young daughters for a weekend of playing in the sand....and now we are headed back home. Over the next week I called the campground 4 times and left messages for the manager. No return calls. I called the management at Sun Communities who apparently own this property, and after 3 messages still no calls back. Finally I was able to get an email address for the manager and tried that. She responded back with some standard cancellation policy, and since we voluntarily left the campground, they would not refund my money in full. Really......a problem that you and the 800 number caused is now my fault. Worst customer service I have ever seen. We camp almost every weekend in the summer. I have NEVER had anything like this happen before, let alone have non response managers and staff that treat clients in this fashion. This place calls itself a resort? Really? People, don't get fooled. There are plenty of other campgrounds within 20 miles of this place that will treat you right. read more

Made reservations for site BL10 (Beach Left #10) for 2 nights, Friday & Saturday. We arrive to check in and are told to let them know if we need them to help us get in with their tractor. We're like, what? Person at desk says it is a pull through site. Again, we're like, WHAT?? Mind you, this is a beach front site. You cannot "pull through." They proceed to have a young man lead us to the site via golf cart. Once there he directs us to back in. While this is happening a woman who lives in the seasonal site next to us is trying to tell my husband that the site is a pull-in because of the location of the hookups. If we back in we will not be able to hook up...so this is why we need the assistance of their tractor! They couldn't/wouldn't tell us this up front. Oh no! Or offer to let us use one of the other available sites. So then we had to wait for the tractor to arrive and place our camper on the site. At this point, we already know that getting out on Sunday is going to be a hassle. So Saturday evening my husband goes to the office and makes arrangements for the tractor to come get us out at 10 am on Sunday (checkout is 11 am). They assure him a tractor will be there at 10. Seems reasonable to me that if you know you have a camper that has to check out on Sunday morning and needed YOU to put the camper in with YOUR tractor, YOU would need to have a tractor available on Sunday morning to get that camper back out, right? Or is that being unreasonable? Sunday....Tractor is supposed to be at campsite to move our camper out at 10:00 am. We are at the office at 10:15 asking where the tractor is... Person at desk wants to know who told us that someone would be there at 10 because they have nobody there with a tractor. WHAT!!??? So they make a call and someone is going to come but it will be about 20 minutes. It is hot, our camper is closed up and ready to go, so to stay cool we have to sit in our running vehicle while we wait for the tractor to arrive. And listen to our whining beagle because she doesn't understand why we are just sitting here. So the tractor finally arrives at 11:28, not 20 or even 30 minutes later but 60+. Soooo angry at this point, wasting my precious Sunday time waiting for this tractor thanks to incompetent staff. Now, about the campground in general. Very much overcrowded, packed in like sardines, clearly a seasonal camper's campground. Golf carts everywhere. Very little room for parking. The beach, well not much of a beach, but perfect for young children as the water does not get mid-shin deep for quite a ways in. And only just above knees for as far as you feel like going. No waves to be concerned with. And not much sandy beach. This part of the Chesapeake Bay is just very shallow and when the tide is low there is no water for about a hundred yards out from the shoreline and then it is about ankle deep for several more feet before getting to mid-shin, nothing close to knee deep, and I am short, like 5'2". Bath house looks adequate although we did not use it. There is a pool and some other recreational offerings but I would not call this place a "resort" ... far from it. Needless to say, we will never return. These people are not interested in customer service or satisfied happy campers. They don't care about the nightly renters. This is a mainly seasonal/permanent campground and they only care about the money they can collect. read more

We stayed here over the Memorial Day weekend had a blast. We went crabbing, musseling, fishing and oyster hunting. The beaches are lovely. This is a very pet friendly campground. There is a dog beach because they are not aloud on the beach. The breeze off the bay keeps it cool so bring your sweatshirt and plenty of blankets if you are tenting. Entertainment could be better. Suggestions bingo $1 a card to go into each game. Have one on Friday nights and Saturday nights at 6pm would be great fun for everyone any age. There was an awesome band there one night called crazy x " country/rock" they were excellent. Going back for the 4th of July. Love it here. Hope it stays a great campground for many years. read more

I was surprised to see so few reviews of this campground. We booked a beachfront site over the phone. When we arrived the were told that it was a pull thru site. One big problem, they have made a huge dune in front of the beach. Would not have been a big deal if they had bothered to switch the utilities so you could back in. Obviously they are only interested in seasonal campers so they make the few overnight sites a living hell to get into. To cut to the chase we had to have a tractor pull us in. Not thrilled with that arrangement and made it known but no other options were offered even though we found out later that several real "pull through" sites were available. Made arrangements on Saturday to have a tractor available on Sunday @ 10am to pull us back out so we could hook up in the damn road. After 2 visits to the office the tractor showed up at noon. 2 hours late. Save your money. NEVER even consider camping here. It has NO redeeming value. If I could give this crap hole zero stars I would. I have to assume this would be relevant to all Sun "Resorts". Never again. read more

COVID guidelines NOT being followed. Multiple staff members not wearing masks or wearing masks incorrectly. Little to no internet access. Horrible management. The grounds are nice but the management and some staff members are lackluster. The site is managed by a husband/wife duo which in itself is a terrible decision. The couple is more worried about their personally owned food truck on site then caring for guests and members. Not to mention the extreme unprofessionalism. The hospitality training must be non existent as some staff members in the gift shop/office are clearly annoyed when patrons approach the desk. Many employees don't have access to computer programs they need to complete simple member tasks and need manager assistance. Where's the management team? In their food truck. Maybe management has office hours or appointment options? Nope, you just have to cross your fingers they are close enough for the staff to radio them in. Currently there are members leaving mid season and I can't say I blame them. This resort has great potential but management is severely sub par. Not expecting Forbes standards at a campground but competency in management would be a plus. read more

Visited this campground over the weekend looking for an annual site. We rode through first to check it out and see if the campers were friendly and get there opinions. Folks there couldn't have been nicer. The beach is nice and I like the dog beach. Visited the office and met with a very pleasant women who answered all our questions. We chose a nice corner lot and am looking forward to a great camping season! read more

We stayed there for a night during the past Memorial Day weekend. We will never come back. First, the place is not ideal for tent campers - small sites, not properly marked, minimal conditions. We tent camp 2-3 times a year and are used to rustic, basic sites. This time we came with friends who stayed here before and promised that the word "resort" in the campground name was justified. They later took their words back. The campground overbooked reservations, or simply was not ready to serve the big amount of people who were there. Bathrooms were simply filthy - toilets were overflowing with human xxx. In one occasion, I had to visit 3 restroom facilities before I could do what I needed - one building was closed due to plumbing issue, the other one was closed for maintenance, and last one was beyond dirty. Swimming pool was closed for the morning in our second day, which was disappointing. When we complained to the site management, we encountered a very inflexible approach. The did not think that anything was wrong with the site's condition and refused to give us any refund. It was a total disappointment. No value for the money, and this site is expensive!!! read more

I want to start by saying I never write reviews. I tend to let other reviews guide my decisions, and follow the crowd. This being the exception, because our visit to this campground was very enjoyable. In spite of terrible weather, it was a great experience. The activities were well organized. The staff was accommodating, and available to assist campers. The beach is lovely and we had a great time on their nature trail. If you want a family friendly camp experience this gets our vote! We have been seasonal campers since 2004 and week enders before that. We have seen the campground evolve over the past decade for the better. We have seen our fair share of bumps and pot holes during the growing pains as each new management company & managers come in. Currently we have seen the most positive changes with Sun RV as managers. Our roads are much improved, some being paved, the non-seasonal sites have been upgraded, things you can't see like the water and sewer system have been upgraded and the the electrical at some of the sites has also been upgraded. Every site received a brand new picnic table and fire ring last year. All the buildings have been upgraded or built new. The bath houses have been completely refurbished with plenty of hot water to use. I have no idea how much money they spent putting up a boulder sea wall to protect against the storms and are currently in the process of dredging the marina for helping the boats get in and out irregardless of the tide. A floating dock has been added at the marina for ease in fueling and for safely launching non-motorized boats. If you like to boat or kayak, it does't take long and somebody is willing to join your group. Our pavilion is fully screened in and now has a fully functional kitchen. The swimming pool has been fully renovated, a second playground and laser tag field for the kids has been added. The campground has golf carts to rent to weekend guests, many pedal carts for the kids to rent, even kayaks & canoes! If you don't have a tent, or camper, there are several very nice cottages that are available to rent. The activities director is beyond words as she has activities each and every weekend for both kids and adults. The management company has been maintaining the nature trail so everyone can access it and do some fishing from shore. Which is a positive as I have a handicap and even I was able to go on the trail and watch my two grandsons fish together! They have all new equipment (that works!) and is always willing to assist you with any needs you have. While the park does not have cable TV, the have recently installed Wi-Fi, and your cell phone signal can be iffy, but for me camping is getting away from all the technical/electronic stuff. I deal with it work and why would anyone want to deal with it on the weekends? We even have on site Chapel services on Sunday mornings. We know that Sun RV has more in store for us. We are glad we stuck it out through all the management changes, we are getting older and setting up and taking down the RV each weekend was getting to be too much for us. Since then we have met a group of seasonal campers that have become like family and do anything it takes to help another camper out, whether seasonal or weekenders. We hope that the weekend campers will return, who knows, you may just like it so much that you will stay and join the family as a seasonal at "The Bay"! read more

Things started bad right away. We had two groups. One small C class and a travel trailor. We were told while booking that everything will fit fine. Well we were able to take the motorhome and drive it straight in and squeaze into one spot but in order for the trailer to have it's connections on the correct side we would have had to pull straight in which was impossible as there was another camper straight ahead. Even the motorhome would have basically had a sewage connection right outside of it's door. Another annoying thing at this place was the pool. For one it was completely hot another is they allow no beer. They even have a "21 and up" time on Saturday night from 8-10. What's the point of that number if we can't enjoy a cold beer while out there. They tried to tell us that this is pretty standard. Yes, thank you. We've never been to a campground before.
