The only thing I didn't like was that it was very outdated and you can hear pretty much anyone in the hallway or the next room over. The location is rather cute with the back units facing Porpoise Bay directly below. It's full of duck and geese at low tide, with a marsh on the other side by the overflow parking lot -- it's all kinda funky! And oh, if your car's back up sensors are beeping, it's probably a goose waddling by. If it's not waddling it might be leaving little deposits! The units in 2025 just underwent renovations with apparently further improvements coming to the property (the check-in area perhaps). While the rooms aren't huge by any standards (we had a double bed room) decor and layouts are clean, modern and pleasing to the eye and functionality of use. Thru wall air conditioner units, while occasionally noisy, work well. The bedding is comfortable with good pillows, sheets and comforters. The dedicated cleaning staff do a great job -- though the center hallway by the supply room gets a bit crowded in the afternoon. The bathrooms are totally up-to-date, the toilets work well, the bathtub/shower setups are awesome (for those who find that important). The waterfall sink tap is a nice touch but at partial water flow the water drips down the tap pooling on the countertop. I noticed the modern wall pegs for towel hanging while bathing were coming out of the wall. When are renovators going to learn to place blocking behind drywall first? I did find the large window covering in our room, being a simple roller blind, was mounted over the window opening rather than inset. For the lower units with an outer walkway I felt it wasn't the best configuration for privacy. Also if your itinerary allows for sleeping in, it's probably best to get an upper unit as some travellers above you may be up early moving about. I don't know how cumbersome the stairs might be, etc. And hey, certainly the staff are entirely friendly and enthusiastic when we visited in the summer. Between 5 and 7 in the evening they will fire up the propane pit and bring out chocolate cookies and large marshmallows with a small stick. Um, bring your own napkins and hand wipes. There is very little parking directly at the front but a huge dedicated lot just across the road. I believe that lot has camera surveillance. There is a tent community a distance up the road currently, though there wasn't any apparent rift-raft where the hotel is located near the marina.

Carpet floor feels sticky to bare feet so DO NOT take off your shoes. All cloths in luggage will have to be washed even if not worn. 1 star is 1 too many.

They communicated by text before we arrived, and throughout our stay. They were just as friendly in person! We arrived via cab from the airport and were greeted by a Bellman who cheerfully assisted with luggage pre and post check in. I was glad that I had cash on me for tipping. We got really lucky that they had a room available for us even though we arrived prior to official check-in time. The room was super clean and comfortable. Bathroom spacious, great shower. Our king bed couldn't have been more comfortable (wish we could have taken it on the ship with us!) Another thing we appreciated about this hotel is that there was always someone there as a subtle classy form of security that would ask which floor and push the proper elevator button. My only regret was we didn't come at least a day earlier and stay longer!

When I arrived the lobby attendant rang an elevator for me to get to reception level. I saw the self check-in kiosks that I was alerted to in a pre-stay email message. Luckily I was arriving late afternoon so I could go to my room directly. A front desk clerk came over to me and explained the layout of the hotel - which was a good move imo since it made the experience personal. For design lovers: My room was on the Dividend Floor which I highly recommend! This is the highest floor of the hotel in the mixed-use building designed by architectural firm Herzog & Meuron (the upper levels are for residences and business offices). Only on the Dividend Level, there is a snack lounge and also a living room nook in case you want to do some work or take a virtual meeting outside of your room. I found my room décor quite cosy with a mix of colors and textures to the interior space. The bathroom shower is built European style with half a sheet of glass closest to the shower head and open to air on the far end. L'Occitane (French) products were in the shower and counter - trés bon! For hair enthusiasts, there was a Dyson hairdryer below the counter to use. My first night in the hotel, I couldn't sleep well because of the sound of the air conditioner. It made quite a rattling noise. Unfortunately there are no windows that could be opened to fresh air. I asked the front desk if they could tinker with the speed of the ventilation; they did and I could sleep the second night. A minor negative: quite a lot of places in the room have a spot of light even in a darkened room which I tried to cover up. A plus: turn down service is your choice (yes/no). The very nice housekeeping staff put out chocolates (mini Lindt bars since there is a Lindt boutique next to the hotel!) and also place a carafe of citrus infused water and a filled ice container on the desk by the refrigerator. Just so you know: the snack room is stocked with pastries, juices and also yogurt parfaits in the morning. In the late afternoon, the staff set out bottles of wine and a charcuterie tray. I like this homey touch as it reminds me of bed & breakfast inns I've stayed at. The EXchange Hotel was a delightful discovery one I hope to return to on my next trip to Vancouver. We ate at the hotel restaurant which was nice and received 20% off. We went for a walk and came back around 2. I went to the front desk around 2:30 just to check in with them and this front desk agent had no contact phone number for me. I found this odd since the first agent told me he would text me. I gave them my number again and waited. I went to use the hotel restroom located in the lobby. OMG, three of the four toilets were clogged and overflowing, water was all over the counters and there was absolutely no toilet paper. People were using paper towels and seat covers as toilet paper. At around 4 pm, I went back up to the desk as many of the other guests who were waiting for rooms had apparently checked in. This time the room was ready but they never contacted me to let me know. This was the third time I asked. They told me they would bring our luggage to our room. I waited for 30 minutes and called. The lady at the front desk said she would get it sent up immediately. I waited another 30 minutes and called back. The same lady said e She would call again and have it sent immediately. I then receive a call from the bell desk asking me to confirm my luggage. They didn't know where it was!! Finally we received our luggage. I understand they were busy, but we were treated like we were not important at all. I will go somewhere else when I go back to Vancouver.

IMO, it's worth it to get a harbor view room because although it's not technically on the boardwalk, there's a park across the street so there's nothing blocking your view of the harbor and you get a nice balcony. We also tried the restaurant/lounge in the lobby a few times and service there was great. Room was also clean and comfortable. My only piece of advice would be the parking garage can be a little tricky. The garage is shared with two buildings on the same block so exiting and entering can be tricky, therefore make sure to remember your stall and follow the Hotel signs in the garage. We made a mistake and exited out one of the other buildings on the weekend when it was closed and had a tough time figuring out where we were parked the next day.
