I could tell by his remarks that he had not read the listing and told me his broker James Angelo told him to come see my house and look for deferred maintenance. MY HOUSE IS PRICED ABOVE COMPS BECAUSE THERE IS NO WORK NEEDED!! I also specified NO VA OR FHA in my listing and he said "This would make a good VA/FHA." When I asked where the cash buyer lived, he said "It's in my broker's network." He asked to come present the offer on Thursday and I told him to bring proof of funds AS SPELLED OUT IN MY LISTING. HE BROUGHT HIS iPAD AND SHOWED ME AN OFFER FROM OPEN DOOR FOR $345K! MY HOUSE IS LISTED FOR $449K. What a scam artist! I smelled something fishy and deeply regret wasting my time with him.
