I did not buy a home based on a failed inspection from Sunshine and DID buy my first home based on a passed inspection from them. The report was 30 pages long, complete with photos and explanations. I chose three things I wanted to be fixed and/or money for from the seller based on the report. The seller fixed the biggest one and gave me money for the others. Thomas is thorough and efficient. Was on time for both inspections. My only suggestion to him would be to use care when speaking with the buyer. On both inspections, he kept addressing my boyfriend as the buyer, and on both occasions, my boyfriend corrected him and told him I was the sole buyer. Contrary to what many men in Louisiana might think - a woman CAN buy a home by herself now!! Imagine that!!! read more

A borderline rip-off. Has you sign this extensive contract beforehand, presumably because the actual inspection doesn't cover anything you likely already haven't checked (e.g. hitting a light switch) and they're attempting to buffer themselves from an inevitably angry client. The report was absurdly inadequate. I got a photo of a finger pointing at a light switch, maybe 4 sentences actually specific to my property (a useless assumption no less), and pages of generic copy-and-pasted information completely irrelevant to my specific property. Now, juxtapose this against the tens of pages and photos, with in-depth information on the roof, plumbing, water pressure, cooling and heating, water damage, gutters and much more I received from Axelrad, a week earlier, for 15% less money. A complete asymmetry in service quality. Furthermore, it's 2021 and they only accept cash or check unless they make an exception after extensive back-and-forth (and charge extra)--then they'll charge you on Venmo. I am seriously disappointed in this place. Simply put, it revealed virtually nothing about the property I'm planning on purchasing. Shockingly inadequate. I hope we can come to some resolution, and they can actually give me the level of service I paid for--just in the ballpark would be acceptable at this point. Update -- nope. No resolution. The guy was completely dismissive and blocked my number before I could even respond. Immature and again, made it feel like I got ripped off. I just hired another inspector, because this inspection provided virtually zero actionable information. Bottom line--I paid for a service and didn't receive that service. Extremely poor job--the couple of parts that were even attempted on the report were useless/incomplete. When I sent him a complaint, and requested he return to actually do a proper inspection, he responded with a off-putting messages before blocking my cell number. read more

If I could give this company zero stars I would. I made an appointment a week in advance. I called and had no answer. I then get a text response of "in class. Can I help u? Need inspection?" I just find that to be so unprofessional. I continued the conversation by making an appointment to which he said I would have to accept his 9 year old present at the inspection because he would be out of school. I replied that it would be ok with me. He cancelled the appointment the day before! Completely putting me in a bind. I feel that he obviously didn't want my business and I'll be happy to send anyone looking for home inspections to somewhere other than Sunshine! read more

5 Stars for sure!!! I recently got a home inspection on a property that I will prayerfully be purchasing soon (pending closing) in Algiers. I had never used a home inspector before so I started to look up reviews on the Internet. I ran across a few different companies who all had fairly positive reviews. However when I got to Sunshine Home Inspections' reviews which were also positive they seemed much more genuine than some of the others. I decided to give the company a call and spoke with the owner Thomas. He was a well spoken gentleman who answered all my questions and assured me that I would not be making the wrong decision if I chose to go with Sunshine. I continue to do some research but ultimately decided to give it a shot. Not only were the reviews genuine they were accurate. Thomas allowed me to follow him around the entire inspection. He went on the roof, under the house, in the house and around it. He found a few minor issues including a leaky and corroded pipe under the house and also that some of the electrical outlets in the home were not grounded. He showed up early and was very informative as we walked through the inspection. Later that day I receive my inspection report (The same day) and was able to make an informed decision on whether or not to purchase this home. Let me begin by saying that my family and I invest in real estate and that we have used Sunshine Home Inspection on several occasions. The owner, Thomas, has been thorough and hard working each and every time. He's probably saved us tens of thousands of dollars through his inspections. Most recently, he came by last Friday to inspect a 4-plex for us. He started under the crawlspace and found a broken, corroded plumbing pipe that will need to be replaced and was symptomatic of the state of the plumbing in general. He then found several places where the roof had been installed incorrectly. The pitch was bad so water would be coming in under the shingles rather sliding off the roof. Thomas pointed out all the problems with the siding that he could find. He checked to see if our circuit breakers were installed correctly and if we had aluminum wiring (we did not, thank God). When he went inside, he checked each outlet to see if they were all wired correctly. Thomas also had a moisture detector. He found several active leaks and gave us his take on what the source might be. He used a level to find out how bad the settling was on the house. He got into the bathroom and found leaks and all sorts of nasty little problems. Thomas also went into the attic. Apparently there was a fire in there. I would have had no idea if not for him doing that. Overall, all I can say is that Thomas is the man. He's extraordinarily good at his job. He's honest, professional, hard working, and he loves what he does. Most importantly, I feel that he really looks out for home buyers and their interests. Tom, the owner and sole inspector, is absolutely incredible. I felt good from the start when his website invites you to join him during his inspection of the house. It shows that he is confident in his work and other inspectors that I've spoken with don't share the same enthusiasm to let other people join them. When it came time to do the actual inspection, he completely blew me out of the water. This was my first home purchase so I asked my dad (quite the handyman) to tag along with him. We both agreed the inspection was incredibly thorough and Tom left no stone unturned. Even several weeks later when I talk about the house with my dad he always brings up Tom and how impressed he was with the quality of his work, it was that good. The seller's realtor was even making comments that she's never seen such a thorough home inspection before. Tom really took the time to examine and document everything and the report we were given was incredibly detailed. It truly gave me the confidence to move forward knowing exactly what I was getting into and that there would be no surprises down the road. Thomas did an inspection and report for my first house purchase just last week and I have to agree with the others, he was great. For the record I'm an architect, so I know my way around a house quite well, and I can confirm that Thomas knows his trade inside and out. I shadowed him for most of the inspection and 1) that didn't seem to annoy him and 2) he was happy to explain situations and issues as we went along, which was really helpful. That way when I got the report it was really just a refresher since he had already spoken with me about everything of substance at the time.
