When my son put the electric bill in his in name for the the condo, he was told to flip the main breaker. It would not fip back and we called our electrician to fix it. He needed to splice wires, it was a simple repair but the bill was $260, for travel, parts time etc. I'm going to bill the insurance company for First In but he also missed a lot of expensive repairs needed. My son was a first time buyer, he is smart but never knew what to look for in his purchase, trusted the realtor (and he is an ok guy but needed to make the sale, my son acted too quickly and I really dislike the unit, others in a similar price range seemed well maintained and updated. He was shown 3, told that was usually the way it is done and never negotiated anything (he's a scientist and pretty much focused on little else, needed a roof over his head and acted too quickly.) So he passed up places that had newer windows, updated kitchens, etc in the same price range . I'm also looking for a condo so I saw those choices but he'd already started the process (he's an adult and I wasn't involved but I have bought real estate before and knew a little bit about what to look for when "investing in a home".) He didn't have a clue and grad student places are what he was used to so here we are. I'm unhappy with the inspection because I immediately saw things that weren't mentioned so here we are. He'll lose money when he sells because it's not worth it for him to update or replace torn screens but it really needs new windows and doors. And flooring. Sigh. He'll live with it until he gets married and sells. Oh well. I'm the one who fixed everything in here so I learned by my mistakes. He'll do the same.

This was actually the most expensive of the three my realtor suggested, but they're all…read morefirefighters and I've seen no other bad reviews so I paid the extra $100. The report was very long and detailed, so I thought everything was fine. Then I moved in and couldn't use my upstairs bathroom because of a leak so bad that a wall needs torn out and stained (hopefully didn't mold!) the brand new carpet), and I didn't have a stove for months because of electrical issues. He did mention capping the gas line right next to it to use electric but completely neglected the outlet so electric wasn't possible. We wasted money on a second stove initially thinking the first was the problem. There are also still two bad breakers!

He communicated Everything to make the process as easy as possible. When they arrived for my inspection they saw problems in the first five minutes and they recommended we stop to save me the money on an incomplete inspection. After all the work done so far in my opinion they insisted to put me before their business. What are rare thing to find someone treating you with human compassion in an already stressful event of buying a homeg. With all of their knowledge and guidance and expertise I knew right then to back out of this current home purchase and pursue another one. Obviously this has saved me thousands of dollars before purchasing and spending thousands more. So obviously I knew who I was using on my next home I found. Brett let me know as soon as he had the septic report come in and it confirmed that we would have not been in a good situation with that has after all. We made a great call with the help of these two. Within two weeks I was able to secure my next home purchase and had Brett come out right away. He had no problems coming right out and within two days I had all the info I needed to proceed with my new home. I wouldn't recommend anyone else. I found these two through the BBB website. I hope this helps anyone looking for a father and son team with the knowledge and background to back it up.
