I would have left 0 star if I could. I'm in serious doubt of the professional capability of the appraiser, or the company as a whole. The lender picked this company so I had no choice. It was w a guy who last name is Chen, It took him almost a week to finish the report, and our house was substantially undervalued - the comparables they choose is by no means a fair comparison. If this person Mehdi Biglary is scheduled for your appraisal in south California, skip him! When he came on-site, he barely spent 15 mins at my house that he didn't check the details of rooms at all. He put a wrong size of house in the report , which should never happen if he ever check the public facts, which is the first thing he should do when preparing the report. The appraiser doesn't know the local market trend, could not find proper comparable homes during report preparation. Didn't know how to reflect your house improvements in the report. Anyway, he Could not come fair market value of the house. If you want your house been appraised at a value of a few years ago, choose him! read more

Dan showed up later than scheduled without apologies, he ran quickly through the house, ignored all renovations made in the house in the assessment, the report was inaccurate and misleading, completely disconnected from the ongoing market. read more

John Cabral performed the appraisal. He was fast, efficient, and measured everything with a laser measure in about 30 mins. I showed him the house, explained the upgrades I had made, provided him with a list of upgrades (adding solar, A/C, etc.). He said he had been doing this for some time and his experience showed. They performed appraisal recently for my property. And they reported the Gross Living Area less than the value from the county's public record (about 200sqft shortage), which lowered the appraised property value. Also I provided the previous appraisal report which reported a larger Gross Living Area and was consistent with the county's public record. However, they refused to adjust their measurement. I'm dissatisfied with their service and I recommend to avoid using their service . read more

7 months ago the company did send in a very talented appraiser, who took time to observe and discuss all additions and remodeling work we did in our home and made a fair assessment as well as valuations with comparable properties that were sold in recent month. Last week they sent another appraiser for which we charged $750.00 she was in for 10 minutes, wanted me to open doors for her for each room and bathrooms. I gave her gloves to carry on. Spent ONLY 10 minutes and her appraisal was $100K below than the earlier 7 months. House prices on rise all over and she down our value. Banks should stop consulting this business for their appraisal needs. In 6 months time two appraisers from the same company with different ethics have different appraisals? read more

It completely ignored the upgrades we made (over $40k) and when i contacted the appraiser he could not elaborate on how the improvements were evaluated. They are terrible appraisal service. I paid over $700 for a rush appraisal in TX with them and I ended up getting the report late and it was way off the charts to even be considered an under estimate of the property value. I would skip this company and move to something else. read more

Waited for 2 weeks to get the appraisal report, which caused my loan pass the deadline and could not be completed, make me lost money.

I don't think this appraiser knows the geographic location of the property. Within each city, there's better or worse areas. His comparable properties were not in the same area as our property, furthermore, we had improvement done in the house spent close to $200k, including brand new kitchen, 3 baths, and entire new wood flooring; he valued the improvement at $56k....I don't know which century he is from. Needless to say our appraised property value was way off...almost insulting. I don't think he is experienced with this. read more

Not really sure how this company goes about appraisal of the property. Appraised property value too low compared to 8 months back done by different appraiser. Exterior appraisal done for the same type condo unit by other companies are good and accurate and done by Suntender is very low. Please say No to this company if your lender approaches for appraisal. read more

They estimated my rent rate of a studio as $1350, similar with a single room's rent rate as $1300 in the same area, while there were at least three similar studios posting on the market (Similar soft) with much higher rent rates Between $1495-1850 at the same area. Do not use this company. Very poor customer service. Never get any reply when sending emails to their agents.

Though the appraiser was friendly enough, and the appraisal was completed in a reasonable timeframe, it appeared that the appraiser took the easy route and based the concluded value on the square footage and room count alone compared to comps in the area and did not take into consideration the detailed list of upgrades I provided to him (which were over $23k worth in the 1 year that I've owned the property). He wasn't very interested in talking through those upgrades during the appointment, but rather wanted to get the pictures and measurements done and finish up. In my opinion, talking through the upgrades and explaining how those would or would not be factored in is a way that an appraisal company can set themselves apart. And in my case, it doesn't even feel like they were considered. Therefore, this was an average experience at best. read more

They messed up appraisal. They ignored the instruction to contacted me before the appraisal. They contacted the seller and completed the appraisal. I was surprised when I called them to inquire about the appraisal. They redid the appraisal after the roof replacement. But we were on wire waiting for report, just 3 business days before the closing. They took so long to provide the report though closing was just few days away. read more

The appraiser came last Wednesday. She took only 5 minutes just taking photos and left. Her attitude was unpleasant and asked/questioned me some personal questions which were irrelevant to the valuation and represented very unprofessional at all. The lender picked this appraisal company so I had no choice. But, I wouldn't work with this appraiser again. He seemed to be very inexperienced and didn't have any idea on how to evaluate upgrades done on the house. He valued a $40k backyard upgrade with an high end pergola and 500 sq ft patio extension with a high quality stone tile at $2k additional value. The way he compared the subject property with the comps had a lot of fundamental issues. He measured my house and came about 100 sq ft lower size compared to my tax records and claimed his measurements are correct. But when he is comparing my house with comps used in the report he is using the sq ft of the comps from their tax records itself. How is that fair . If he is not trusting size of my house from its tax records then how could he use the same for the comps??? I find this very silly and would highly doubt how he got his license to be an appraiser. Wouldn't use them in future ever. read more
