On Friday, July 24, Dan came to my father's home and quoted him $8,000 for the work. My father explained that he is on a fixed income, and could not afford that amount. Dan and dad talked, then Dan offered to do the work for $5,500 and allow my father to pay in 3 installments. Because my dad still could not afford the $5,500 without my help, he contacted me at work and asked if I could help. During that conversation, Dan told me that my father had a significant rat infestation and that the situation was unsafe because rats had allegedly chewed electrical wires. This made the situation sound very serious, and I became concerned about my father's safety. I agreed to help him financially and confirmed directly with Dan that the total cost would be $5,500 for the job to be done. Dad said he gave Dan 3 checks, plus a $500 deposit. I was surprised to learn that all 3 checks had been collected at that time, rather than when the work began. While writing the checks, my father made an error on one and had to write another. He told me that Dan was urging him to hurry because he had another appointment. Although Dan was not rude, my father felt rushed and unsure. On Wed, 7/ 29, I went to my father's home to meet Dan and his crew. Before they arrived, I spoke with Dan by phone and specifically asked him to explain what the work would involve. He told me that the crew would: Clean and vacuum the attic. Remove the existing insulation, debris, and rat droppings.Rodent-proof and seal entry points around the attic, house, garage, and roof using steel mesh. Sanitize the affected areas.I asked Dan specifically, "Then you install the new insulation?" He told me no, that new insulation was not included. I was shocked because both my dad and I understood that the $5,500 price included replacing the insulation. I mean if you remove the old you have to put new insulation right? I asked Dan for a copy of the contract my father had signed, and he emailed it to me. At that point, the crew had arrived and was unloading equipment. My Dad wanted time to think about whether to proceed. I told Dan that & Dan continued telling me that my dad needed to have the work done because the rat droppings were dangerous and that rats chewed on wires and ducts. I felt pressured to proceed, particularly because Dan already had my dads post-dated checks and was in my ear stating its not safe etc. Dan also told me that he could no longer honor the $5,500 price if we did not proceed at that time. I now felt pressured and concerned for my dadl He initially said the new insulation would cost $3,500, which would be $9,000. the price dad originally could n't afford,He then offered to reduce the insulation cost to $2,500. I finally gave in to the pressure & concerned for dad I said ok do it. I subsequently had several conversations with Dan regarding the insulation. My concern was that the contract did not clearly state that insulation replacement was excluded, nor did it state that replacing the insulation would cost an additional $3,500. During my original conversation with Dan, I understood the agreed-upon price to be $5,500 for the job. If Dan said "by the way, insulation is Not included & will cost you more," I would have said NO at that time on 7.29 I was concerned because my father was left without insulation during a period of extremely hot weather. My father is 85 years old and has serious breathing and heart problems, so I was particularly concerned about his ability to remain safely in the home without the insulation being replaced promptly. On the morning of Aug 6 at 7:15 a.m., Dan called me while I was at work and told me that he had a family emergency and would not be returning until Aug 16 to install the insulation.I told him that I considered this unacceptable because of heat in Oside that week and his heath issues.I told Dan that I would consider contacting an attorney and he it wont stand and also will file a complaint with Yelp and the BBB, and call his office. Dan responded that there was no need to involve anyone else because the matter was between us. contacted Calf. Attic and Build& concerns to the recpt. She said she would have Ben, Dan's partner, call me. I spoke with Ben and explained the situation, including my concerns about my father's health and no insulation that was never on the contract.I mentioned my neighbor and I also went into the attic to look at the work ourselves. We observed rat droppings and areas where daylight could be seen coming through the structure, which raised additional concerns for me. Was it even SANATIZED!During my conversation with Ben, after I explained my concerns, I said I had someone come in & look at the work; he said, "Are you trying to throw me under the bus-shocked at what he said, I was trying to get answers & ensure the work dad paid for was properly completed!

Their quote was in-line with the competition as well. Russell has an extensive background doing these jobs himself so he knows what he's talking about. Russell also came over a second time to discuss options for routing our two bath fan exhaust ducts to roof vents when I weighed adding that to our scope. We executed our install over two days in October and everything went smoothly. After air sealing and adding soffit baffling, they blew R30 cellulose over our existing bats. We also added a gasket around our attic access and insulated the back of the panel. My only recommendation is that you, the homeowner, clean your house after the cellulose blowing. There will be fine paper material in the air everywhere, which will settle as dust. Seven months later and our house has been noticeably more temperature stable- warmer over winter and cooler during our recent hot days. Don't skip air-sealing, and make sure to quote with Guardian if you're looking for the best result for your house!

Spencer looks at the big picture, unlike individual contractors who handle a single facet of a project like this.You can tell he's passionate about energy efficiency and helping people make their homes more comfortable. He also knows what he's talking about and is knowledgeable about products and local contractors/vendors. After our conversation, I was more educated about the variables involved with making our project work. There was no sales pressure, but we are going to have Spencer review whether a solar system is right for our home.     Just completed the "Spray Foam Roofing" on my flat roof. For the last few years I have had…read moreproblems with leaking and the rooms below the flat roof were either really hot in the summer or extremely cold in the winter. "Spray Foam" is the best product I have found to fix leaky roofs! I'm ready for my first rain! The roof is guaranteed against leaks for 10 years and they will come out and check the product is holding up as a courtesy a year or two later. The estimate is very detailed as to the process and when the staff found some additional rotted wood under the original roofing material, it was replaced without any extra charges. How often do you find that these days?! Mike Runyon is the project manager and his staff (Chico) were very professional, courteous, had great communication skills, and there was never a mess during or after the job. They also showed up on time every day. If you are thinking about redoing a flat roof "Spray Foam Roofing" is the answer. HIGHLY RECOMMEND!! :-)
