Frank destroyed my pool deck, leaving streaks and discoloration. He also short circuited two outlets--including my water heater and stripped the weatherproofing on my skylight (causing a roof leak) and then put the blame on me. When I asked for his insurance information he replied back that I was trying to scam him and told me to sue him. He used the justification that because the project took way longer than expected, he was not responsible. He did not follow professional practices when pressure washing concrete: (1) test on small sample of concrete, (2) use low PSl, (3) use a wide nozzle. He grinded down my concrete recklessly and when I brought up that we were exposing the aggregate, he said "oh that's the natural layer of concrete" and proceeded to damage the concrete. He is extremely emotional when things go wrong. He will throw up his hands and say "I'm done", as if a project going overtime is somehow the customer's fault. Frank is not a licensed contractor and I doubt he has any insurance at all. Do not risk your home. read more

Frank saves me headaches and thousands of dollars. I have a large commercial space and needed the floors pressure washed. But the floors are connected to drywall. So it's not good to pressure wash the floors because eventually a month or so down the line, mold will appear from the moisture seeping into the drywall. I didn't think about that. WoW!! I couldn't be more pleased with Frank and Superior High Pressure Cleaning! Here's why: I had a LOT of moss all over my brick patio and walkways. Took a chance on Superior and requested a quote via Yelp. Frank got to me within half an hour. Right away, he was very easy to work with. I sent him some pictures of the brick area around my house. He gave me reasonable quote and we set up an appointment. (I think we had to change the appointment time once. No big deal.) The morning of the appointment, Frank was right on time. Early, even. We walked around the property and it was plain to see he's really engaged with his work. He didn't want to miss anything, he listened well, and he explained things well. Very personable guy, a very OBSERVANT guy. He never changed my original quote, but with no pressure, he offered to widen the scope of the work for an extremely reasonable price which I was glad to accept. This is not a review of this business's quality of work because unfortunately, we have yet to receive an estimate after initially contacting Frank on September 6th, almost three weeks ago. This is a review of this company's customer service; more specifically a lack of communication, the absence of professionalism, and a staggering and complete disregard for my time. I can't reconcile the other reviews here. The only positive thing I can say for my experience is that Frank is as friendly as others suggest. But that alone does not make a business "good," much less "superior" as their name would suggest. Thursday, September 6 I called and left a message with Frank. He called me back within minutes, and I thought this was promising. I described my company's location - a 37,000 sq. ft. warehouse located directly in his service area - of which we would need the entire exterior and parking lot pressure washed. He said he would take a look that evening and give me a rough estimate. Friday, September 7 Frank messaged me early in the morning to tell me he wasn't able to check out our location, but that he would "make sure to get a hold of [me] today" to let me know if the building was in their scope. I said, "Not a problem! Thanks for the update." No word for the remainder of the day. Monday, September 10 No update. I reached out via text in the afternoon. I received no response that day. Tuesday, September 11 I sent another text: "Hi Frank, second follow up. Please let me know if you're busy. Thank you." Frank apologizes for the delay, says they are swamped, and once again promises to look at our location in the evening or the following day. I reply, "Wonderful. Thank you. Talk soon." Thursday, September 20 Nine... Days... Later... We are behind on having the building washed by about two weeks at this point. I sent another text asking if I can look forward to getting an estimate, or if I should look elsewhere. I have persisted in following up with Frank because of the other reviews here. In this time, I have received other estimates from different pressure washing companies. He sends another apology and more reasons why he has been delayed. We arrange a walkthrough for Monday after he gets his crews going at another job. I reply, "Awesome thanks Frank. Look forward to meeting." Yesterday, Monday, September 24 Frank sends me a text early in the morning to give me an update. I'm willing to put aside nearly three weeks of "delays" to meet. He calls me at lunch to confirm his visit and says he will arrive between 1 p.m. and 1:30 p.m. 1:30 - This is the end of the window that he proposed for the visit. I haven't heard from him. I text him a message about where to park. 1:42 - I have waited 40 minutes at this point. I had to cancel a meeting. He texts that he is running a few minutes behind. I say, "No problem." Is it unreasonable to expect that if you are "a few minutes behind" that you communicate this before you have completely missed the window you suggested? 2:15 - "Hey Frank can I get an ETA?" He replies with something about roadblocks and that he's 10-15 mins away. We are now 45 mins past the end of the 1-1:30 window. He is coming from a job in Marina del Rey. I am located in Culver City. There is nothing in my mind, barring a natural disaster, which I am sure I would've heard about on the news, that could possibly take someone 45 mins to get from Marina del Rey to Culver City, on a Monday, after lunch and before rush hour. I simply cannot understand. And this presumably if he left at 1:30 which would already make him late, otherwise am I to understand that it took over an hour to drive four miles? 2:37 - Frank arrives and we are finally able to do the walkthrough. He is friendly and seems knowledgeable. He suggests how his team would proceed. I ask for an estimate. He says he will have one ready for me by the next evening. This was yesterday. Today, Tuesday September 25 10:45 p.m. I haven't received a proposal, much less a verbal confirmation. It has been three weeks trying my patience. I was courteous throughout. I have never left a bad Yelp review or felt compelled to do so until now. I called well over 15 companies in the LA area for estimates on washing our very tall three store house. They were the company that was the quickest response time, most helpful with teaching the client (me) how it works, timeline, cost, expectations, and more. They were on time and knew about code for my area (what time they could start due to noise restrictions in my city). I have a very tall white three story home that was very dirty. They were able to clean my gutters, exterior, and outside windows.
