We found a house to rent only to find out it was posted too early on Zillow. We were told it would be available in a few weeks. So, we went back and noticed the house was on Zillow for about 2 weeks and thought it was strange such a great home / location was still not rented. We decided to give it a try. 1) When we were scheduled to see the home, a gentleman showed up, let us in and then told us to just close the door when done and he will come back and return later to lock it back up. No one showed us around, no one discussed fees, move in costs etc.. 2) When we showed interest in the home, we were texted links by Tabor without any instructions on their process or how many other applicants were in front of us. After $90 later, the application and $60 pet profile were submitted. We also sent pay stubs and IDs as asked. 3) We had to email asking the status of our application only to be told, the checks we sent showed less than our application. No, they were not. They read the dates wrong and my husband's check was for 2 weeks and the other check was his commission check. If they would have looked at the YTD, they would be able to calculate his monthly earnings matched our application. 4). They wanted our current landlords contact info. When asked if this was the last step and asked for assurance we were going to move forward with a contract once they called the landlord, they went dark. I had explained that we did not want to cause any riffs with the current landlord as we have (hubby 13 years as a tenant) had a good rapport with the landlord. I emailed and texted.... no reply. Guess they just wanted our $150. I wonder if they know the $3200 rent would have benefitted them more. We had the gut feeling something was off, so we then just decided to let this one go. As a customer, client, prospect, I had an bad experience. I was interested in one of the Glendale locations managed by this realty and they do not care. There was no urgency to help house a family looking for a home. My calls went to voicemail, I tried emails and only one response came in but with little information. I felt like I was chasing this agent like a collection agency and being ignored. Touring is on their time and only if they feel like it. And the one call I got through, the agent rushed me on the call and made me feel like I was wasting her time. I was so excited because this home had everything I was looking for... I wish it was managed by another company who actually cares. I make well more than 3 times the rent, I have a 730 credit score and great rental history, never missed a rent payment and no late rent payments ever, with no criminal history. They missed out on a great tenant, but I dodged a bullet. read more

Probably pretty good for someone selling their homes or maybe buying one. However, I would be rather leary of a realtor that comes into a community to post his signs without regard to l the laws of Arizona, County of Maricopa, and the City of Phoenix. I mean if you have to put your signs in a right of way... in the middle of a sidewalk... just to garner attention, that's not saying much for the quality of a realtor. I would give this review 0 stars if I could've.. we had the most disrespectful unappreciative and most of all unprofessional experience we've ever dealt with. In particular Susan the property manager was extremely rude and didn't care about our experience with their company. Everything was very rushed, from the beginning to end. When it came to emails about the property or progress of our application we would barely get a reply back. We found a house that we wanted to rent and when we tried to get it all she wanted was our 1000$ earnest money (mind you this isn't refundable) before even signing the lease agreement that wasn't even in our possession for 24 hours. When called to ask for an extension to review the lease, Susan only response was "are you going to bring the money to me or not" without letting us explain anything. She then proceed with saying that she usually never sends out the lease agreement until she receives the money first but how is that even legal??? Very displeased with this company and how they manage business.. beware read more

I moved into to a rental reidence that Gary Swallows is the property manager of. I paid well over $3000 upon move in and $2100 per month. After the first month things got not so great, the owners asked a neighbor to tell them every thing about our comings and goings and report everything to management. So because we had people coming to set up cable, internet, landscapers, etc, the neighbor reported back that we had 8 or 9 people living in the home, Swallows Realty called us to do a home inspection, saying "they got numerous calls from the nighbor about all the peope living in the home, etc" They came out inspected the home and could find nothing out of the ordinary except some repairs they had been informed of a month earlier that they still hadnt fixed. The girl "Susan" said she would get on it, of course she never did. a couple months later it is rainging and low and behold one of the cracks my girlfriend mentioned to Susan starts leaking water. My girlfriend beaing unaware of this walks into the home puts her bags down and heads toward the stairs and falls straight to her knees, not knowing what happened she attempts to get up and falls flat on her back her back. We called Swallows and they basically brushed it off, after quite a bit of complaining they finally send a roof guy over to fix the leaking roof, and mind you by now the carpet is ruined from a couple days worth of people walking back and forth with wet shoes. When they do arrive to fix it, all they do is cover the hole from the top they leave the inside looking a mess, they refuse to pay for time off of work, my girlfriend had to take after injuring her rotator cuff, not to mention they mention to her that "she" should trim the lawn before they fine her. Immediately following this situation we notice a large amount of green liquid leaving the home, we email, and call an we dont get any answer (if you have a problem with your home swallows treats you like you are the problem, eve nthough it clearly states in your lease that you have to report it) One morning I get a call at work and my girlfriend says she got up to go to work and couldnt take a shower becaue the water is off, I thought this was strange seeing as how the water bill was paid and no one had said a thing to me. She ended up being late to work and stayed on the phone with the water company as they told her to go outside and look for a switch, when she goes outside she finds men working on the house and ask them waht they are doing. They inform her that Gary sent them and that a pipe in the home broke and the green liquid is mold from inside the home. Now I think to myself well this would explain why my girlfriend and her daughter have been having such extreme allergies, headaches, and asthma like symptoms. I immediately try to get ahold of Gary about turning off our water without speaking to us ahead of time and keeping a problem with the home a secret from us. He does not want to go into those things with me of course. Instead he gets extremely upset he called my girlfriend yelling at her, sent her a very nasty email, then starts harrasing her with fine after fine after fine, and when the AC opens a huge hole in the ceiling that drips water for a week, Gary really starts to dig into us. He tells us we will fix the problems and here is how he does so, he says on Monday be home from 9-5 for the stove on Tuesday be home from 9-5 for the window, on Wednesday be home from 9-5 for the roof, when my girlfriend said this would not work for her he really snapped on her but after cooling off then agreed to get it all done in one day, and of course they didnt get it all done in one day, they really didnt get anything done. Instead of fixing the property he decides to terminate the contract with us, keep the money, our deposit, the rent we paid for a sickly house that caused my girlfriend injuries, and tell us we have 10 days with no money back to find a new place to live. I have never in my life seen such a shameful business or meet a man with little to no ethics. Just had an experience that I hope no other family should have to go through. After looking for houses to rent in the north Peoria area for months, we finally settled on picking a home in Vistancia. During our search we contacted a Gary Swallows home for lease based on a sign in the front we happened to drive by. We set an appointment to see the home with Angela the realtor. Upon entering the home it appeared that the last tenants had just moved out that day and left the home in shambles. Angela had explained that the property owner had just cleaned the home and offered to let her company clean the home before we move in. During our discussion about the property she had made it very clear that the property price has been lower and compared others in the area for less money and lower price that had just rented. So her advise was to ask for a lower price on this one. We had made it very clear multiple times that our credit was not in great condition (just discharged BK) and Angela reassured that this is not a problem. We even offered to supply a co-signer if needed. Her instructions to apply online after were simple. Later that evening we applied online and filed out both of our information on the Swallows website. The online process had me input both of our information and only required one application fee. upon paying that I notified Angela it was complete and she said Susan in the office will contact me the following day. The next day we received contact stating we needed a second application for my wife even though it was all online already. I then asked in four different ways if our credit will not an issue, according to both Angela and Susan it would not. Susan stated that they are not the property managers and just give the information to the property owner. Susan then stated that she has other applications that are ready to move in now. I asked if she could simply talk to the property owner and explain our situation before we spend almost $100 on applications. Her response was, "The owner will not be available to speak to and the move in will have to be pushed back 3 days because of that. So if he can't be reached then there is now way to explain anything to him!" I once more asked that in her professional experience based on what I had explained, will we be wasting money applying for this home. She said that there are other people applying so we need to do this by 3pm that day or they will approve the next application. With the high pressure sales applied we went ahead and finalized the applications. I even went out of my way to show on time payments for a credit dispute. Within one hour of the last phone call Susan emailed back and stated the owner rejected our application and will not accept a co-signer (even though that is on the website). The amazing part is that Susan could not reach out to the owner before collecting our money but once it was in her hands he answers the call??? For some reason Susan was able to send out the rejection notification but when we contacted the office she had left before it was emailed out to us. I cannot in good conscious recommend this company to anyone looking to rent a home. Maybe this will get noticed by Mr. Swallows and he can address the issue in his office before the next family gets taken advantage of. read more
