These guys are sneaky to say the least. They charge you extra (besides deposit) to movie in on the weekends. Which sucks because 9/10 if you are moving, you wanna do it on your off day. They charge you $31 to pay your rent online but $2 if it come straight from your bank account. This was the first time my wife and i paid rent and seeing that almost made me turn green. The response to my review is disingenuous and false. And the half apology is more than we ever got in the phone call we had with them. We finally spoke to Mary on the phone on Monday, August 21 only after demanding to speak with a supervisor. After some research, she got back to us with the property manager proceeding to blame us for all the issues. They went on to say that they were putting a camera in the pipes and if it is determined that it is something we did, we would be responsible for over $4500 in damages and the cost of repairs. What she is glaringly failing to mention in her response, is that the camera did find a Mountain Dew can in the pipes and THAT is what is causing the issues and there is no way we can put a Mountain Dew can down the toilet. Better yet, why would we???? The other items she said they found in the pipe was not caused by us no matter how many times they say that. The septic tank was full when we moved in and the dishwasher never worked which is linked to the plumbing problem. This was a PRE EXISTING condition. We've only been here a month. And as of yesterday, August 25, we were told the work order has been closed and that the repair is our responsibility. So correction, they are not in the process of repairing it. And they waited a full week to tell us that. For those of you who have written good reviews about this company, it seems these come from when they are trying to get you to lease. I hope you never have any issues. That is when they will show their true colors. If they treat us with some decency and respect, I will be happy to update this review. My fiancé and I are expecting our first child and the house we are living in has been nothing but hell. But I can't say I'm surprised since it matches Sylvan Homes way of business. The house we moved into UNKNOWINGLY is infested with black mold. The first month of moving into this home we addressed that the sewage tank needed to be emptied and they agreed to do so. They never did. Not but 2 weeks later our basement flooded with feces water. We had to literally BEG sylvan Homes to send out someone to replace the carpet. They didn't even want to replace it! They wanted to simply just clean it. You CANNOT just clean feces infested carpet that has been soaked into the padding. So finally they came out to replace the carpet.... but they never cleaned the basement flooring. They basically put carpet over disease. Also, the light fixtures in our house did not work for 2 weeks after move in. April Davis the property manager gave me the WRONG number to reach maintenance and they stole my credit card information. Nothing got repaired, wster leaked ouy the ceiling my whole 3 month's living there. My thermostat ran my power bill up yo 1,000$ no heat threw the winter. Ants took over the house with exterminator. Filled a fake eviction process to charge me more money, to discover from the sheriff's dept no eviction was scheduled. Customer service was the worst. Yet again. No hot water for the past 7 days. No one knows where the maintenance people are to let me know when they can come fix it. Sinks not draining. And damaged gas line isnt repaired. Ive reported this issue to Clayton county code department due to lack of ability to fix these urgent issues in a timely fashion. They have scheduled to come out and review the issues tomorrow. If this home is deemed inhabitable or dangerous I will be moving and we can settle the issues in court. Its insane that you would rent a property like this to a family. I have small kids. I will be contacting higher government officials today. No one can answer or return phone calls this will not be excepted any longer. THESE PEOPLE ARE HORRIBLE!!!! I will never ever rent from them again! They never answer the phones nor return phone calls. My refrigerator was broken for 3 months. I called over 10 times for them to come replace it. They came on 3 occasions trying to just put little pieces together so it wouldn't make noises. It continued to make noises. I kept calling explaining to them that it was broken. Finally after 3 months they decided to replace it. Then, a big tree limb fell from this huge tree in the backyard. I sent pictures to them on multiple occasions and explained to them that the tree was leaning and going to fall soon. Of course they didn't care. After a year of telling them about the tree, the ENTIRE tree fell and hit the house smashing through the roof. I had to pack, leave and move everything out within 6 hours due to rain pouring into the house and flooding it. Once that happened they still didn't answer the phone nor get back to me until I got my lawyer to call. THEY ARE HORRIBLE PEOPLE WHO DON'T CARE ABOUT ANYTHING. *RUNNNNN* Sylvan Homes has shady negligent business practices. Look at the reviews. I was an applicant that got approved to move into 380 Taft Place SW; Atlanta, GA 30315. My roommate and I paid the application fees and security deposit. I received an e-mail from GA Power on 8/19 when I requested their services to transfer the utilities in my name on 8/30/19 and they stated that the house needed to be inspected by the city/county of Atlanta. I informed Sylvan Homes of this information who claimed they were working on. A few days before my move in date, Julie who is one of the directors lied and said the issue was resolved. When I called GA Power they confirmed that it wasn't. Julie denied refunding me the deposit, because in her exact words they have to at least give me the opportunity to move in by 8/30. After I spoke with GA Power that same day, they stated that the only reason why the hold wasn't released was because the work probably wasn't done. I went by the house and recorded a video of the wires laying on the ground. Nothing was connected. They placed a house on the market that wasn't in a livable condition, which is a violation of the landlord/tenant laws. They then decided to release me as a prospect because I stayed on top of them about doing their job and refunded my security deposit, not because I asked for it, but because the other director Maria said they were done. Felippe was the only one attempting to help resolve the issue, even though he wasn't being completely honest with me about the progress of the work being done. After they released me as a prospect, I spoke with the Director Felippe who was unhappy about how the situation was handled and he asked me if there was any chance that I would still want to move in the house, and I said yes. He spoke with Stephen/Steven in Asset Management who also told Felippe that he wanted me to move in the house. After my attorney contacted them on 9/8/19, as of 9/9/19, they placed the house back on the market. The house still doesn't have any power. I have an attorney involved, because this situation has left me homeless and there is a detrimental reliance on me moving in this property. The directors Julie and Maria are ruining the lives of many people without any empathy or understanding as to why someone would panic and be upset in this situation. Sylvan Homes is a company that cannot be trusted. I moved into one of their properties in August of 2016. November 2016 my entire oven went out after Thanksgiving. Called in a work order and no one came until a week before Christmas. Then had to deal with squirrels in my ceiling. Called and emailed daily for someone to come out and handle the situation. Kept getting the run around telling me that it was my issue and to refer to my lease that stated I was responsible for pest. However GA law considers squirrels to be wildlife which the lease stated nothing of. They got smart with me left me on hold didn't even tell me that my property manager was no longer April Davis which is the person that cared about the tenants. Every morning I was awakened by the squirrels running around knowing that the feces and urine were harmful to human health. I even asked them to terminate my lease as they weren't doing anything to combat the problem they didn't. I felt they were trying to get me to wait out the rest of my lease. Well long story short I broke my lease and left two months before it ended because they are useless. Even left half the house unfinished and holes where rats started coming in. A week now and no one has bothered to return a call or email with info I requested. I have no idea how they ever rent out properties with this attitude toward potential tenants. My entire experience with this company has been poor to say the least. At first, the key they gave me to access the property was the wrong one, and getting someone on the phone to rectify the situation was almost impossible. Luckily there was an accounting issue that made them call me, so I was able to get my key that evening after about 2 hours of waiting. Next my hot water heater didn't work, so I had a friend light the pilot for me. Then I noticed in my kitchen there was a disgusting roach infestation. My hot water heater went down again and this time I went through their maintenance team to resolve it. I was without hot water for over a week and with a 10 year old that was quite an inconvenience. They came to spray my home for the roaches a month after i moved in, but claimed the $33 a month pest fee i pay is actually for large pests. That's concerning. It's also concerning they entered my home without my knowledge thanks to the lockbox on the side of the house. I only found out because of the receipt on my kitchen table. The next month when they didn't return to do a follow up spray I contacted them, and they once again allowed someone to enter my property without my knowledge. I've attempted to contact them to rectify the situation but calling in got me hung up on by a lady named Felicia. Then calling back I wasn't able to get someone on the phone. To pay my rent the convenient way (online) there's a $31 service charge. The only other way would be to drive an hour and a half in thick Atlanta traffic to pay at the office. As a former property manager I'm extremely disappointed in the lack of customer service, follow through, and inept maintenance procedures. Unless you want people coming in your home without your knowledge, I recommend using a local real estate company that will provide you the expected 24 hour notice. Sylvan homes is the WORST people I have ever dealt with in my life. TEN days before we moved in I told them that their septic tank was full and needed to be pumped and cleaned. I have text message proof. The lady said they would get it handled. Well on December 15th we moved in and no less then a week later our basement toilet started flooding RAW sewage with FECES in it and flooded our entire basement carpet. You know what the response was that I got? Oh we can send some one out to clean the carpet. You CANNOT clean raw sewage and feces. The carpet HAS to be replaced because that is a SERIOUS health hazard and could be deadly. This was all around Christmas time and me and my girlfriend both woke up sick from breathing it in and could not even have family over for the holidays. Finally after almost a week of arguing with them and threatening to get the news and health department involved they sent someone to replace the carpet but still did not properly sanatize the house like it should have been. There is still sewage sitting inside the Sheetrock and walls. Our heat upstairs did not work so I fixed that my self otherwise we would have froze. The lights upstairs did not work so we had to eat dinner with lamps for 2 and a half weeks. The garage door broke and fell on top of my girlfriends car and broke her side mirror. The house had a PRE EXISTING bed bug problem that we had to pay for extermination to come out. DO NOT rent from sylvan homes. They SUCK! Also I will be contacting code enforcement this week to inspect the home from the raw sewage that is still sitting inside. I hope these people go out of business. Do not rent from this company. If you want to be a renter and be responsible for everything then go right ahead. They do not care about their residents only the rent. I put in a work order only to be told that the work order was cancelled due to me the RESIDENT not taking the proper pictures for THEM the landlord to make the repair to my heating unit. I had to do my own pest control for the rats that kept coming in the house. I am tired of being told that I the renter is responsible for repairs such as rotten holes being patched, and crawling in the attic to check the filter. This company is terrible with communication. Miss a payment they send you emails and everything. Ask about work orders and other issues no communication. I will say that the collections manager B. Helig is great about responding but once it goes to the property manager it may take awhile or you get a little push back about what you need. And I have been with many during college, and even after college, and this rental company is by far the worst. Spare yourself the stress, anger, just don't even think about it. They said they would send someone, but then someone else calls, to ask about the issue, then a whole other person comes to fix it...and it.s scary because I have all these men coming into my home, who say they have been sent by some person, but it was not the same contact that I was given, and then they have no clue what is going on....I tried calling my property manager, but no answer. Then I call the other 2 property managers listed, nothing. I only gave them one star because I'm required to give a star. If I had a choice they wouldn't get any stars. This company is a scam and by far the worse I have ever rented from. Last June my home was broken into, they are holding ME accountable for the window damage. They continue to tell me that it is my renters insurance that covers the damage, but renters insurance only covers personal property. It is THEIR home owners insurance that is to cover the damage, and I am not to be held responsible to any damages that are not caused by me or my children/guest. They covered the window with a large piece of plywood and expect me to pay them $175 for they. I will be calling code enforcement because that is definitely a safety hazard. If a fire were to break out god forbids anyone to get trapped in the bathroom, they will gave no way to escape. They continue to hold the charge on my portal ledger, which prevents me from paying my rent online. Now I am forced to nail it to them. I live in the same state as one of their offices, possibly 30 minutes away. I mail my money order every month by the 3rd, yet they continue to claim they receive it late. Even tho it is post dated before the 5th they try to charge me late fees. It takes 3 days for my family to receive mail from me and they live in Virginia. I know from that as well as speaking with various post offices that it takes no more than a day maybe two for mail to travel from me to the address in which the office is, and that if mailed by the third it will be there before the close of business on their end by the 5th. I have mailed my money orders in the 3rd plenty of times and they receive it before the fifth. I honestly believe they hold peoples money orders just so they can charge them late fees. This company is money hungry and will do anything to scam more money out of their residents. They are also charging me late fees that April Davis as well as Robert Herndon both were supposed to remove from my ledger. I have emails from them stating that the charges were removed, but Robert Herndon continues to try to charge me for those late fees. I am not far from reporting all of this to higher authority. I renewed my lease last year due to unable to find another home close to my children's school, they tried to go up on my rent an extra $100. I have never known any company to raise their tenants rent that much on a lease renewal. I will not be renewing my lease this year. Well, one month into my lease and I can already see where this is heading. My biggest regret is not doing the proper research on this joke of a company. Sylvan Homes are not property managers, they are slumlords. I moved into a home and upon the walk through there were several issues that both the prop manager assigned to this home and I both saw for ourselves. I have a cabinet fixture that has been falling off of the wall since day one, exposed wires from an improperly installed ceiling fan in the master bed, a huge open hole under the bathroom sink (HELLO PERFECT OPENING FOR PESTS) but the issue that takes the cake........NO A/C IN ATLANTA FROM MAY TO JUNE, thus far. They have sent the HVAC vendor out TWO times to diagnose the problems. I was made aware of FOUR issues affecting my AC system by the vendor. This was 3 weeks ago. My initial service call for the AC was made on May 10, it is now June 13th and no action has been taken to remedy the situation. Sylvan has a policy where you must provide photos of clean filters before they will service your HVAC work orders...seems corrupt to me but, ok. I expressed to the prop manager that the filters were FILTHY upon move-in and was told they'd be replaced. Hasn't happened. They then told me to go ahead and send in pics of the dirty filters and they'd be out to service the AC units this week. Well, that was two days ago. The vendor has let me know that no contact has been made by Sylvan to have them come fix the problems. After I write this review I'll be finalizing my complaint with the city of East Point, can't wait to find out ALL of the codes this property is in violation of. The problem is that you can write review after bad review, but no action has been taken. Fortunately for me, I'm aware of tenant rights. Absolute WORST place to rent from. They take forever to satisfy repairs and they refuse to give your deposits back. I left the premises CLEAN on 2/17. Here it is 4/3/18 and I haven't received my deposit. Not even a little. The little they claim they were sending, The break down don't even add up it's like over $400 MISSING from the break down. I have been asking for a detailed list of "damages" and no reply. I NEVER got the opportunity to do a FINAL walk through with one of their contractors or companies. So who knows what happened after I left. I also have the move in inspection form where they claim some items were dirty, well hello, per the sheet it was dirty when I moved in. And you want to take MY money. No way. I paid my rent ON time every month. I'm not accepting this. Nope! What they are trying to do is keep ignoring me for another 4 weeks so they can say I lose my deposit. NOT happening. Sylvan Homes is a bunch of SCAM ARTIST CROOKS! The people who work for them should be ashamed for ripping me off! I followed the rules of my lease, I leased a home in Ellenwood for 2 years, I put in my notice and moved out of the home on August 25, 2018. I emailed (because I love to have a paper trail) and asked if I could do the final walk through after they asked me to "mail" them the keys. I even paid "Sears" $176 to have the carpet professionally cleaned, as stipulated in my lease, to have a reputable company do it. I also sent them a copy of the receipt, as proof that I had it cleaned. They were supposed to contact me within 5 business days of me moving out to let me know any estimated damages. I received an email from Brittany this morning a Settlement Statement of Security Deposit stating that they would be keeping my $1050 deposit, and wanted an additional $150 for "trash-out" (at end of driveway), and paint/wall repairs $900. Now I work in the construction industry and know for a fact that the "paint/wall repairs" that she could be speaking of, are not $900 worth. Not only that, paint is normal wear and tear isn't it? And the notice also has the nerve to say if they don't receive the balance of $150 the account will be turned over to a collection agency. I work way to hard for these folks to keep money that is rightfully owed. I emailed several people at Sylvan, hard to keep up with who still works there,,, and told them to contact me with a time that I can do a walk through with them and a contractor to do the wall. I'm sure I won't hear from these people again but best believe this won't be the last time they hear from me. I've already filed a complaint with the BBB, and emailed Channel 11 news. I'm a pretty slow tempered patient guy, like my job requires tons and tons of patience and I'm really chill I never ever complain but I have to say this company really does suck.. I've been having problems and this is only my second month being in my home, for the first incident my toilet stopped working and then sewage was coming up out of my bathtubs not to mention I have two kids and a pregnant wife, so imagine how that was for us to see feces come up in our tub, it took them two weeks to even respond to me about the situation after I had to say that the basement was flooding because of it. I believe if I never said that nothing would have been done. So we went two weeks without being able to use our toilets or our showers this was 3 weeks after I moved in. Now I'm going through a situation where my A/C unit isn't working, it's the middle of the summer let me remind you I have a pregnant wife and 2 kids which I remind them all the time so that they can actually do something we are going on week 2 and guess what? My A/C still doesn't work, we put in two work orders the first one evidently got canceled because my wife "didn't provide pictures" even tho she showed me the email that she did, and they never even told me it was canceled I had to reach out to them to find this information out, now it's going on day 7 since I put the SECOND work order in and I haven't heard a word from anybody since we submitted the pictures. The sad part is I'm not surprised and expected it not to be done in a timely manner even though the circumstances are what they are let me remind you I'm going through all of these problems and this is just my second month. read more

An allegedly new company with a lot of incompetency, already on track to be super impersonal and lazy property managers. A roommate and I tried to rent a home from them, but it had a terrible dog odor in the den that spread through the whole house. We told them we would put our deposit in as soon as they deep cleaned or replaced the carpet, so long as they got rid of the dog odor. They said we looked like good tenants and wanted us in the home, and that the work order had been put in for the carpets. Then they stopped contacting us. My roommate kept asking for updates, but got zero info, and when he called them a week later, they told us they'd just taken a deposit from somebody else, and that we should have just paid the deposit in the first place before the carpets had been cleaned (and risked losing $200 of that deposit, if we found out they hadn't gotten rid of the impressively bad smell and didn't end up wanting the property). Bad enough, right? But wait... a week after THAT, one of the directors sends us an email offering us the home again. When we tell him what happened the first round, and that we were concerned and confused, he apologized and told us there were actually no other applicants, and he really wanted to do what was needed to get us in the house. But the next day we get a call back saying there had been some miscommunication and somebody did in fact put a deposit down, which he, the director didn't know about. All in all, about two weeks of being jerked around by these guys. New company or not, I wouldn't suggest renting with them. No professionalism, and they'll try to strong arm you to get your money, but show serious reluctance to actually take care of their properties. read more

This is literally the WORST, most unprofessional rental company I have ever been involved with. The entire time I lived in my home, I had unresolved issues. I would submit maintenance requests in the proper way, only to have someone come out and take pictures of the problem. (For example- flooding in my basement on Christmas Eve which resulted in mold and damage to my items stored in the basement.) 3 different people came out to assess the situation and take pictures. To this day, those issues are still not handled. That is only one example of dozens of problems I had while I resided in that property. This company is crooked, money hungry and is trying to take advantage of me still, even after I've moved out. They are demanding that I pay over $3000 for moving out early and for minor repairs in the home (i.e. 3 outlet covers, 1 door hinge repair, 3 blinds replaced- nothing major.) I understand there are some fees involved in breaking a lease, but surely not to the ridiculous tune of $3300 + my $900 security deposit. Krystal Dunn in Atlanta is the most insincere person I've ever dealt with. Her responses to my emails are cold, rude and robotic. Her Supervisor, Mary Cowen, is just as unprofessional. They are not willing to take responsibility for anything. I would NEVER ever recommend Sylvan Homes to anyone-ever! do not rent with these people worse management ever i had been in my home for 4 years i had been having issues with mold and flooding last 2 years and they would not fix issue they told me that they fired staff that is why work orders were not being performed now who tells tenants that. i had to move out per atlanta housing due to them not fixing problems with flooding and mold and now homeless until i find another home they asked that i mail in a key they would not do a walk thru with me. find a better place to rent these people do not care and will give u bad customer service when they are in the wrong hold on to your coins find a better company u have been warn do not rent with these people look at all the bad reviews after the mold and flooding issue and me mailing in a key i am still waiting for them to give me back my deposit after my home flooded 7 times now wouldnt u think due to what happen they should give back my money so i dont sue the pants off them i have to wait for them to think about giving back my deposit.diana husbands is the worst and while she sits at home speaking to customers with children running and screaming in the background as she trys to over talk you when this company is dead wrong not sure how this is good customer service and the maintenance is the worse he came with a can of mold remover spraying over the mold while looking me dead in my face saying this is not mold look at the reviews i am just waiting until the 31st me and my lawyer is ready they are not getting away with this one.now as i was moving out maintenance began to show up to fix things but heres the problem with that i have video of him cutting out the molded walls also have video of the idiot spraying over the mold. can clearly shows mold remover while he told me it was not mold run run very fast away from there building best choice u will ever make read more
