The staff and maintenance employees are extremely polite and courteous. They will go out of their way to ensure you are taken care of. There are some ridiculous fees that are associated with living here however that are beyond absurd. For example, they try to charge you an additional $20 per month only to allow packages to be delivered to the office. This is not a joke, they really do charge this amount on top of your rent to have packages delivered to your own apartment complex. Also, they charge you an additional $50 to pay your rent online, citing it as a "convenience" fee. That's quite a "convenience" to charge $50 extra. I have had no issues living here..........except for the cockroaches. They aren't BIG roaches, but they are still roaches. When j first moved in, there were many. I saw around 4 daily. After I bombed and spread powder throughout the perimeter of the apartment, I started to notice less. However, they are still present. I will randomly see one every other day, during the day. I have told management and they say that they will have the "pest control" scheduled for a treatment. There's been many of them. It may be caused by the neighbors or by the poor quality pest control; who knows. But, they are still here after 6 months. Like I said, I have had no issues except for the roaches. They may or may not be present in other apartments. So I would recommend the apartments if you check the one you are moving into. read more

Estefania is nice at first but then she thinks we're asking for a place to stay for free, she would look up and down to you, she eats while she is talking to you, doesn't even know what she is talking about, once she left a voicemail but she couldn't even remember what the phone number so she just said "ok thank you bye".. buildings are ugly, at first they show you the apartment of your dreams in the 1st building, i went and took a peak at the one i was going to get and the building was HORRIBLE, the siding was broken, people used the under stairs as storage, the hallways were full of trash, and dust the apartment smelled disgusting, lawn was not taken care of... read more

Oh where to start... The gates were ALWAYS broken, my husbands truck was broken into not ONCE but TWICE one occasion consisted of 8-10 other vehicles as well. Constant change of office personnel who have no idea what the last personnel promised (which is honestly not their fault) let's see what else.. Oh let's not forget the drug deals that happen in the parking lot almost every night. Marijuana smell that comes through the walls from the neighbors and as much as you complain to management it still takes 8 months for them to "evict" them (their lease was up) people being shot and killed in the complex right in the parking lot ( it was on the news, you can look it up) people trying to break into your apartment and it takes them months to come by to fix anything (ever since Daniel left.) this place is completely terrible. I would never recommend this place to my worst enemy. I had super high expectations moving here and believed it was a safe place but I was EXTREMELY mistaken. Super sad. Kingsland Ranch was my humble abode for a little over four years and I found that, in general, it is a good place to live. I thought it was generally pretty quiet--a huge importance for me. I liked that there were washers and dryers in every apartment and that the bathroom had two ways to enter. The kitchens are nice-- very open, which didn't matter since I didn't cook, but was high on the cute factor. Management has changed several times over the past couple years, and with it the rules, so keep an eye on that. Also the dumpsters are a real mess, more so than you might expect (trash is over flowing, regardless of what management says.) There were a few break-ins over the years that I was living there, however it was never an issue for me. In general, maintenance issues were resolved quickly (or at least they tried....) and the only time there was a domestic issue across the hall it was taken care of quickly by police and security and the family was kicked out the following day. Not a whole lot of parties or obnoxious clients, parking is so-so--it's worth it to pay a few extra bucks to get the reserved carport space, especially if you want a spot that you can walk to in the dark when coming home from a late night (as the apartment is lacking in good lighting.) One issue-- the move out. Realize that you are not going to get your full deposit back (regardless of how well you clean-- we hired a maid.) However, be ready and willing to debate the issue-- by the time it was all said and done I only owed the amount of the deposit instead of an additional $300. I lived here alone, as a single woman, and felt like it worked well for me in driving distance for things to do in Katy and Houston, and in a safety factor. Make sure, when renting, to ask about a discount for hospital or Katy ISD employees! read more

Moved in February of 2014 and so far it's been a good experience. The apartments are solidly built. The leasing staff and maintenance have been wonderful. Parking is plentiful for residents so that's always good. Residents are a mix of young to mid aged professionals. Noise is minimal as there are no bars within walking distance. The gym and pools look nice but, I haven't had a chance to use those. What I like best is the location its right off of I10 close to the Energy Corridor so its east for me to get to work. read more

Where do I begin... First, the price for the apartment was a little to high for quality. The walls are paper thin, so you could everything, I mean everything. The neighbor upstairs was by far the worse. I complained and complained and nothing was done. She and her daughter have a dog and the poor thing lives on the balcony. They never took the dog for a walk to poop or pee and you can see the dogs ribs. The lady kicked out her daughter before the dog. I wanted to let my son play on our balcony but couldn't because it constantly covered in dog hair and pee. I complained to the front office 5 times and even to the new management but nothing was done. They told me that she is trying to find the dog a new home, it takes a year to find a dog a new home? you rather residence leave? it was annoying and stinky. Plus with all the dog hair and mold in the vents me and my baby were sick all the time. Thank god we are free from that place. Oh and the neighbor next to us moved the same day we did and she was complaining to and was so happy to leave. read more

I currently live at Kingsland Ranch "Elysian" apartments. I have to say that though I wish the carpet padding was a bit thicker (though I LOVE the carpet) or that the Kitchen in the 1b1b was a bit bigger and lastly that the main entrance doors didn't self-close, I am VERY satisfied. I've been here for 4 months and anytime I've needed a service tech or I have questions/concerns the staff has been amazing at helping me. As far as thing walls, it's not really that bad at all, the only noise I hear occasionally is the dogs running around in the apartments above me, but I don't really care because they're dogs, they need to be able to walk/run/play in their own home. Parking is decent, but I would say that coughing up the extra money for a covered spot is WELL worth the money. The lighting isn't great in the parking areas, but its not horrible, then again I then to always carry a mini flashlight on my keys, so that doesn't matter all that much to me. All in all I think the apartments are great and as long as you realize that when you live in communal living (ie Apartments) you're going to hear people walking around every now and then, or smell random cooking smells when you open your front/back door, then you're going to like it here. Oh and there's two Starbucks within 5mins, so yeah that's a win! read more

There were two severe shots during my stay there (little over 1 year). And people were shot to death!!!, and police came. But when residents went to leasing office to ask, they said they knew nothing... Maintenance work orders were always delayed again and again. The staff in leasing office SEEM nice, BUT ACTUALLY NOT, AND VERY RUDE. They lie and cheat, and charge you whole amount of money when you move out! AVOID this place! Do not attempt to have your business with them. Very poor customer service! They had me waiting in what it seems like forever and gave out my reservation to somebody else. They will process your application fees and etc. so quick but will just leave you hanging. When you follow up through phone calls (because they promise to call you back and never did), they gave me an attitude when I was trying to help expedite the process. Those ladies are so insensitive! People are looking for a place to live, how can you not make the process smooth and painless. You don't know what your customers are going through!!! It's not our fault if you are overwhelmed with your work due to lack of staff. We could have had our business elsewhere, where they practice real customer service. I love living here! My husband, son and I have been a resident now for 2 yrs. and always have been treated well from the office and maintenance crew. I am a firm believer in treating others well and you will receive the same back. I know there have been some unkind things said about the girls in the office but I have NEVER had anything but good experiences with them. If a problem arises those that complain need to complain to the office staff where a resolution can be made and not complain on a website that offers zero help. Considering the cost of living in Katy I would say that living here with easy access to I-10 and great schools, the rent here is very affordable. You cannot get a clean living environment, newer apartments, sweet office staff and safe place to live any cheaper! Other apartments near here are far more expensive. The residents are all very kind as well. Very family oriented and a great place to be. read more

I absolutely despise this apartment complex and the management. It amazes me how this place is still up and running, and for those of you who have had a great experience here, I am so jealous! I lived at this complex for a year with my husband and son. And never will I ever go back. The management is horrible.. You would go into the office to ask a question and be waiting in the lobby for 10-15 minutes to talk to someone while you can hear the office ladies in the back laughing and cracking jokes. They don't put the work orders into the computer sometimes and just write it down on a notepad and forget it about. ( I know they forgot about it because, nothing ever got done that needed to in my unit). They will never answer the phone when you call them.. I had to ask a very important question one day and tried calling many times. I didn't want to get out in the weather because, it was one of the days it was raining so hard you couldn't see what was in front of you! Also, they never had enough people working! EVER. You would go up to the office and try opening to the door, and it would just be locked.. They were probably out giving a tour.. But, didn't leave a note or anything saying why the door was randomly locked. And this would only happen on Saturdays.. They only had 1 person working usually. We just got our deposit back and it wasn't even half of what we put down. They said we had an odor, dirty toilets, and bathtubs. When I was 5 months pregnant on my hands and knees cleaning everything! And I know my apartment didn't have an odor because, first of all I am a Scentsy consultant and always had a clean smell going and I also have a nose of a dog and can smell anything. So I call BS on the odor. And it should have smelt like Clorox and Pinesol when I left because I used almost 2 whole bottles of it! I don't recommend this place to anyone, not even my worst enemy! read more

Our washer broke 3 times while living there, the bathtub peeled so they came and painted it and it left black marks everywhere inside the tub. At one point when they fired everyone in the office and brought in new staff they lost our rent check!!!! Then they tried to say we never paid it and we had to pay a late fee!!! Are you kidding me?!? This isn't the first time that happened, a good friend of mine lived there years ago and they lost his check too!! Then they kicked them out due to not being able to pay DOUBLE the rent when the apartment is who lost it!!!! So I looked around ALL over Katy for a new apartment . I couldn't find anything that was priced well but also looked nice . I finally found one that I was just going to settle with ( way over my budget and the apartment was tiny ) so I put in the application and paid all the fees . The next day I happen to drive past The Elysian and decided to just take a look . When I tell you I had the absolute best customer service when touring a property that would be an understatement! The property was well kept the apartment was a fantastic size and was in my budget ( Not to mention the great deal they had going on ) . So even tho I had already paid $260 at another property and knew if I changed my mind I wouldn't get my money back , I decided to just loose the money and instead choose these apartments . I am so happy I did !! They have been so amazing and helpful with the whole process. Then after move in I noticed the only thing in the apartment that I had an issue with was the fridge for some reason it stunk , I tried bleaching it and everything it didn't work , I called the front office that morning they said they would have it taken care of and by the time I got home from work not only was my fridge fixed and smelling great they also took it upon themselves to take out my trash for me !! Talk about going above and beyond for me !! I have have had separate conversations and things with just about everyone in the office and every one of them have had the same amount of respect as the next ! I have read a few reviews and I think the thing that people review on most is the staff and saying they are unprofessional and disrespectful, I think some people need to remember you get the respect that you give . The Manager Christine is so amazing and stays on top of things . I think if these people had true issues and went to the staff with respect and just explained what was going on they may have gotten a different response! We have lived here for a year and a half and have had problems since the first day. Washer and dryer included? No, we went without a dryer for 4 months. We asked if they would compensate us, but the answer we got was, since we aren't using a dryer then our electricity bill would be lower. We lived on the third floor and complained about a leak in the bedroom ceiling. Their response, it's due to the outside shingles and "fixed" the problem. The stain is growing. We also complained about our bathroom faucet leaking and no response. Still leaks, still unsolved. We have had an infestation of bugs, no, cockroaches, and have asked multiple times to have it sprayed. Their response, and I quote word for word on a post it, "go to the office and ask for a clean out treatment for next wed." Isn't that what we asked for in the first place? I do not recommend this apartment to anyone. I have never written a review,but I am in high hopes this will prevent future potential renters to come here. read more

I wrote a review and it was removed. Don't know why? It wasn't a bad review. So here I go again. The apartments are ok. Typical. The carpets have very little padding and in order to keep them looking good you have to vacuum a lot! Parking is not real great. Lots of dark sections and it is true about the towing company here. They will tow! And they are sneaky about it. Keep an eye out and make sure you use your tags if you have them. Bugs, well I've seen one, yes ONE. We spray ourselves and that seems to do the job. We spray inside and out. However, in my building, SPIDERS are a big concern. They are every where and YES in the apartment. But since we sprayed, we haven't seen many. The community is dark except in the hallways where your apt front doors are. Very bright. But no building marker lights. Dogs are a huge problem! People don't use leashes and there is poop everywhere you walk. Beware of that. You can hear your neighbors, sometimes! We have quite ones so we are lucky. The maintence guys are good. They are quick to respond and friendly. All in all, these are typical apts with typical problems. I dont think I would really consider this a gated community; its very easy to get into the gates. Get to know your neighbors and watch out for each other. We have had no disturbances in our building but we know each other, from the 3rd floor down to the first. Otherwise, expect the expected apt living conditions that all apts have. If you need to commute to work or need to get downtown, these apts are right next to METRO and that is a huge plus. It is close to gas stations, doctor offices and more. Very convenient location. Its a good complex. The apts seem bigger inside then other complexes I've visited around them. read more
