1) My package was stolen 4 times since I lived here for 4 years. I already proposed to install the security camera for personal safety but no feedback. 2) Their office was closed due to the Covid-19 caused me to return a key back when I was moving out. However, I almost was charge the late return key if I did not protest. 3) Becareful the money you deposit might not enough when to cover the fee when you moving out i.e. the 2), the double cleaning fee, the fee for remove a small chaire I forgot leaving there. Those fee will eat up your deposit. 4) Your rent will keep raising every year. 5) If you live the apartment that neigbor above you, you will got a big annoy of the feet step too lound. read more

The old management was definitely better than the current one. Me and my boyfriend already put our notice in to move out! The girl in the leasing office Is very unprofessional and flirts with my boyfriend every time she sees us. She comes off rude when I go into the office by myself without him. The old staff had their issues but always courteous to me and helpful. New staff? The worst I've ever seen. I've had been happily living here for almost 2 yrs and now I can't wait until my contract is up to leave. Example: today is the 27th of the month and I still have not received my monthly bill. I've been to the office 3 times for them to at least tell me how much I will owe and still no answer. The last time, they said they would call me the next day... That never happened. I have been in this apartment complex for four years. When I first moved in I loved it and management was everything! They listened to you, respected you, and were extremely helpful! New management is a joke! I have never had an issue with my upstairs neighbors but these last several months have been awful! Just an update from my previous review. I have just found a snake under my trash can that office staff said to put on the back patio. Recap: I am a resident of more than 3yrs and at the beginning of this year the new management changed the valet trash rules. They thought trash cans being at front would cause pests although that was never an issue. Now the trash cans provide a place for pests to come and hide from the lake behind the apartments. I go into the leasing office, and the manager first tells me he doesn't have the time. Then he goes to say "snakes are completely normal. There was a huge one in my house" ! After hearing that ignorant remark, I knew the situation needed to be escalated and asked for corporates number. He then told me "it is in google, I don't have their number", then I asked for a card. This ghetto business man says he doesn't have a card. Knowing that there will not be supportive office staff or management, I would not recommend you all trusting this community! read more

Ok I have lived here for 6 years and our lease is ending for the year and you would think they would appreciate someone that pays their rent on time, never complains and follows the rules. NOPE!! We have transferred 3 times in the complex and never did we have to pay a transfer fee and a hold fee for an apartment! Well now even after your lease is over you have to pay 200 dollars to move into a different unit and 150 to hold the apartment. The old management Cortland Partners appreciated their residents and when we thought about moving to their sister property at the end of our lease they would let us transfer with no fee and no hold but we stayed instead because they lower our new lease agreement!! Stay away this is by far the worst management group I have seen here. The grounds are not the same, trash constantly out on the curbs and I've been looking at the same plastic fork in the grass for two weeks. Do your self a favor and not come here there are newer apartments with a better price! Look up cortland properties they are all over Gwinnett County. Update 3/17/19 Don't live here another new management company and they care even less. The office staff isn't mean they listen but they don't do anything. I've never met the manager and I can care less to meet her. We got another email about car break in and yes another! This place still sucks and we are breaking our lease instead of waiting till the end to move out. It's worth the money to leave! I've made multiple complaints about my neighbors that have 3 kids under 5 in a 2 bedroom townhome that bang on the walls and jump off their bed all day long on the weekends and weeknights. They also bang on their metal bed frames at 1230 am. I have a baby so I understand kids will be kids but there's a point where as parents you teach them respect. The office can care less because the noise still continues after many complaints and emails. Apartments are decent. Not the best in the area not the worse. The management team is where the problem lies. SO rude, not helpful, and lazy. It's almost been a year that I've lived here and any time I have to talk to them I dread it. If there's any questions about the lease they just refer you to the online portal, which is never working. When calling the office good luck getting them on the phone. It takes me 3-4 times calling or dropping into the office to get a hold of anyone. The trash compactor has been broken for months and now that it's getting hot it smells so bad!!! They have a huge dumpster sitting in between two apt buildings. This place truly sucks so don't waste your time and money. Been living here for 3 years and it's the worst experience I have had. After management changed and Elysium took over it all got worse. The biggest problem is noise. The office refuses to do anything about noise complaints and I have to deal with loud thumps, screams, running, singing, blaring music and fighting every day and especially night because my lovely neighbors don't have common courtesy. If you like waking up at 3 a.m to your neighbor rapping or thumping/running or blasting music or fighting with Shaniqua on the phone Elysian is your spot. The Courtesy officer is basically a unicorn meaning one doesn't exist and never comes out. But wait why not call the cops you say... well I'll tell you why... you are in the GHETTO so if you have an emergency be prepared to be on hold for 5-10 min. You think I may have exaggerated with my ghetto comment but it's true... go outside at night and you will see what I mean. There is a rich variety of homeless people roaming around, drunks and some suspicious lookin brothaz. But don't fret Elysian will keep you safe since they are a gated community and the chance of the gates being left open is about 60%. We used to have 4 officers living here... interestingly enough they all left after Elysian took over. Rent goes up every year just because it can so have fun with that. Other than that life at Elysian is amazing. You can enjoy the beautiful landscape while dodging dog feces or in the summer you can enjoy the pool which turns a little murky once some of the lovely residents choose to bathe with their shirts on. Do you not have a pet? Worry not you can choose from the dozens of cockroaches you will see running through your apartment and there is not extra fee for having them. I trained my roach to do tricks and only come out at night. It's a love hate relationship because I keep getting the office to spray for them yet they keep returning. It will be ok...just take a deep breath just as long as you don't have an allergy to black mold which will collect around the windows and in your A.C unit. read more

This community is just OKAY! The landscaping is pretty good, parking is okay, and the noise level is good as well. But the issue at hand is the BUGS inside of my home... Not just a small fly or net but Termites, Spiders, Silverfish, Centipedes, AND HUGE ROACHES! Every single day I have to be on the look out for HUGE JUNGLE ROACHES crawling on my walls. steps, bathrooms, and even on my nightstand in my bedroom. Can you image going to sleep with a huge ROACH crawling over your head???? It's disgusting!!! I have a infant child and I can't spray harmful chemicals in the house every single day to kill these creatures. I'm really not sure where these bugs are coming from but something has to be done ASAP. Everyday it gets worst and I'm FED UP! I'm unable to live comfortably in my own home with out feeling as if some HUGE AMAZON BUG is lurking around waiting to attack me.... I mind as well sleep outside! Oh and one more thing... you can forget about having a good time "Grilling" at the pool! In order to enjoy poolside grilling you have to buy and bring your own PROPANE TANK...! Or you can use the regular community dirty grills that have snails inside of them! But the fact that you have to supply your own tank is OBSURD! Suppose your someone who does not know how to operate a propane tank and end up blowing up yourself and the people at the pool..... WHAT A DISASTER!!! And last but not least... The maintenance workers should always have a pair of slip covers to put over their shoes when entering a resident's home for sanitary purposes. New management once again!!! I have lived here for 5 years and they keep getting worse and worse. Today they had a fire inspection in which SYNC management decided they will email the residents instead of putting flyers in the doors like the last 4 management companies. Great idea but maybe let your residents know before you do that. I would make sure you have a better email on file instead of walking in on me half naked. Very disappointing!!! So if you have family, please take your business elsewhere.They deserve 0 star if there was an option for that. My sister has been having issues with her neighbor below her for months which the managers or management and everyone who works there knew about. The neighbor would go up and bang on her door every now and then and not just that, the neighbor and her group of friends who lives in the apartment would keep banging on the ceiling saying that her kids are playing too loud. This is an apartment, if you want a quiet environment,go buy a house or rather buy the whole Georgia. I can't visit her to help her out with her newborns that have just been discharged from the Nicu because as soon as this neighbors hear a foot step, they start banging on the ceiling all over the apartment from room to room. Now, those noise didn't bother her because she was too tired to notice it but she can't do anything in her apartment without this people bringing trouble to her door step.it got worse when this neighbor came up to her with her friends to fight her and her husband and my sister was holding one of her newborns when this girl came up to her and said bring it on .well my sister walked away and called the cops .while my sister was in the apartment calling the cops , her husband was trying to talk to this girl but instead she just wanted to fight. Then she started insulting her 2yr old that was when my sister and her husband got upset and returned the insults. The cops later arrived and went to speak with her but after they left, the girl continued. My sister decided to move since things are getting out of hand. She move with her family and told the management about what happened but to my surprise, they didn't care. They only care about early termination and the money they are gonna get. They charged her over $4,000 for early termination,included some other charges.(calling it lack of notice. ) first of all she didn't want to move,she was about to renew her lease before this happened. she is protecting her family. That is what every mother would do. In this same complex, her car has been damage several times , she didn't complain,she went ahead and fix it. The neighbors above her are extremely loud but you don't see her going up there to fight or to insult a poor child who is playing in his own apartment. This is what really pissed me off that made me write this and I hope it gets to the management. When my sister called to ask why she was being charge that much.? The pool became a party place with unsupervised rude kids and teenagers. We turned in notice and quickly found out the staff is very unorganized and not helpful at all. We moved in here 4 months ago, and guess what? We are moving right on out. The management team was decent when we first moved in. Ten oaks was recently purchased by the cortland team, and the new staff is EXTREMELY rude, completely unprofessional, and downright pathetic. Ive already gotten into an argument with one of the tards at the front office. The laundry room, pool, and workout room all have issues. If I am paying $1200 a month, I expect to get what I pay for. The pool has been closed, without notice for over a week, the workout room always has broken equipment, and the laundry room has broken washers, and dryers. There are constantly people in the community that dont live here. Using the facilities and creeping around. One of the entry gates is broken. So if theres some sort of emergency we all have to filter out one gate. The trash service is useless. We pay for valet trash and they skip days, leave trash behind. Not to mention the horde of roaches that enjoy living at ten oaks. I think they may be the only happy residents here. read more

When we first tried to move in we put down a deposit to reserve a first floor apartment well come to find out that apartment was unavailable so the stuck us on the second floor which sucked. The apartments are nice however the management staff is very unprofessional and you only hear back from them if they need you. About a month after moving in the people above us woke us up at 4 in the morning having extremely loud moaning sex and it sounded like someone was using a jackhammer against the wall no exaggeration. We complained and were told they would handle it. About three days later same thing we complained again and were told the same thing. About a week later it happened again and the police were called. Still happened again so we decided that obviously nothing was going to be done so we moved out. And had to pay almost 2000 dollars to break our lease. Should not have had to pay that because of what we had to deal with. I would not recommend anyone to live here. This place is a money pit. read more

Been living here for two years and so glad im leaving. The old staff were way better than this new staff. They giving us all these new appliances to raise your rent about $80-$100 more and for what, a new countertop and build-in microwave. I get my final account statement today and they charge me $250 for carpet cleaning (which wasnt bad and definitely not 250 worth). $150 for wall cleaning which has alittle marking in my son room (still not 150 worth) than they double charged my final utility bills. I wouldn't recommend these money hungry so called management ppl to anyone. read more

If I could offer a zero rating, that is what I would choose. Since implementing an ambush takeover in July, Courtland Partners has ruined this complex. I have had issues since day one, literally including, but most definitely not limited to: lost or ignored maintenance requests, unstaffed office, always getting voice mail when calling as well as unreturned calls. Additionally, the staff is rude, uncaring and condescending. They honestly are there to suck a check and do not have their tennants' interest as their focus...or on their radar at all. They give you such short notice about work and entry needed to your apartment, forget having time to make arrangements for your animal's safety. Then, they don't even come in during the scheduled time in the flyer stuck in your door, so you aren't ever sure when someone will be there to do work or not. The recent renovations have been sloppy and careless contractors left the place a mess inside and out. There is much more that has happened since then, but it boils down to this: if you are looking for a quiet, efficiently run and well-managed apartment complex that truly feels like home, Ten Oaks, or any Courtland Partners property, is NOT the place to go. read more

If you're thinking of moving to this apartment complex, think again. The apartment complex was bought out by Cortland property management. If you search for "my cortland community," you will see a list of properties they manage. Do yourself a favor and check out the reviews for each and everyone of them. You will find that there is not a single apartment rated more than 2 stars in various apartment ratings websites. When the management company took over, they made residents pay extra for what they claimed was for backpay on the water bill for the complex. What did you do with that payment to begin with, especially when it's tied into rent? The most recent incident: My rent payment was declined and now they are charging me $150 in late fees. I called my bank and they told me there was no effort made to access my account like they usually do every month. Not to mention, there's enough for rent almost 3 times over at the time rent was due. There are numerous other red flags of sloppy management. They are doing "renovations." They gave us 24 hour notice to find a place for our cats prior to the start of renovations. This notice was delivered on a Saturday night. Everything is closed, and Sunday is generally closed as well. The renovations were poorly done. The men who worked on our apartment put the remaining caulk down the bathroom sink, causing it to be stopped up. They also left trash in various places in the apartment. Maintenance requests are routinely ignored, phone calls to the office go to voicemail. Whenever I've gone to the office, no one is there and there's a "we will back at such and such a time." Usually there's only 1 person in the office, and she's a young girl that looks fresh out of community college, and hasn't quite gotten the hang out of being a professional. You're giving a young girl sole reign over the office and expect them not to goof off? There's supposed to be 2 other people, but personally I have never seen them.
