She does not follow the laws in Florida. My property has had AC problems for 4 years. The unit has continued to have problems with leaking ruined the floors there is mold due to the issues it's had. NOTHING has been fixed. She allows my minor child to sit in 90 degree heat and doesn't offer to comp or credit my account. This is a constant issue. Jill is incompetent, unprofessional, and disrespectful. We were informed by Jill this past week by email of a potential violation of the HOA Covenants which turned out to be 100 percent untrue. First, she did not return my phone call. Then, she never apologized to us after we sent her the documents proving our upgrades to our home were approved by BCM and the HOA Board. Her job is thankless, but the lack of professionalism in this situation was unnecessary. Had we not kept records of every BCM and Board approved upgrades to our home, we would have had to remove these upgrades which would have cost us thousands. Hire BCM and Jill with extreme caution-read the other ratings carefully. We hope our Board will change management companies for Kettering ASAP. This review and most of the other ratings are self-explanatory.

Excessive fees, a rude property manager, & lies throughout the process to get you to sign a lease quickly, not to mention almost trying to keep my deposit before I was ever furnished a lease when I changed my mind just hours later due to her unprofessional manners. For your application process/screening they use a third party service called "Findigs". The program is hard to navigate, uses AI to verify forms that causes delays because it cannot read what you submit, & if you have pets, they want an invasive amount of information Including the vaccine records & pictures of the animal. You will spend $25 per pet application on top of your own fee as well as a $300 pet fee & $150 for each subsequent. Bailey will ask for you to make your security deposit on the property in order to receive the lease. Refuse to make a deposit until you see the lease first & read it thoroughly so they do not try to take your deposit. Regardless of what they say, they cannot just take your security deposit if you do not agree to the lease. Its actually illegal. You are allowed to refuse a lease, it is not your fault if they take the property off the market before you sign a lease & lose applicants. They should know better that it is not a done deal until you sign, if they lose other applicants due to their lack of communication & professionalism, its on them. Educate yourself before signing anything, and find a different person to manage your property. You'll have better chances of finding applicants.
