Upon following…read moreup to get more information about prices for different upgrades I was told I need to give them at least a thousand dollars and have land bought before I would need to meet with them in person if I wanted to make any adjustments to the model I was looking at. Laura was extremely condescending even when I explained I had a modest down payment saved up. I was laughed/scoffed at just for trying to do preliminary research. I was ready to purchase through this company but I won't consider it now. If they're going to present themselves as an affordable housing option, they they would do better by not laughing at potential customers for asking extremely basic questions. I'm extremely disheartened after this latest experience and hope any potential buyers approach with caution. I'd give the tour two stars because I did get to see some of what I wanted, but she decided to include another couple with my tour without notice or care. The phone conversation gets 0 stars. Being nice doesn't take much more effort than what y'all were willing to give. Please do better. Hopefully your competitors don't demean their potential customers...

    This is an update. I will be tearing off and replacing the full ridge cap on my home. It started…read morelifting after just 18 months. Pic shows it lifting up, allowing weather in. In the factories defense, the original install was torn out and replaced, by Detray's/Skyline. About 70% of the roofing had to be replaced by order of the fire marshal because Detrays/Skyline sprinkler system guy did not install fire sprinklers to code. Geez, that doesn't sound like much of a defense...... 90% of the issues we have had are related to workmanship, I have no beef w quality of most materials used. Buyer beware: Dana Detray's will tell you "this is a factory problem, not our problem."

He was very kind and answered all our questions without hesitation. (He is a good liar and crook) We began the process for obtaining a home from them in January 2020. We finally moved into our home Dec 2022. We worked with RF primarily. Our biggest problem was transparency and lack of communication. Once they had our deposit and had approval all niceties and transparency became thick pea soup. R refused to talk to me. He would only talk to my husband. He was condescending and rude. The epitome of a greasy sleazy sales person. We were told many things and I would say maybe 15 % was truthful and forthright. The company as a whole are untrustworthy and rude. They are telling you one thing and doing complete other. Two faced liars. Even if it was in writing. The amount of stress and angst for all of 2022 was high. And do you think they cared? We were removing a double wide and replacing with a triple wide. The utilities were already part of the land here. The quality of product sucks. Items were on contract and yet we're not put in. Blinds, backsplash to name two. Vinyl flooring is cheap. Shelf's and drawers are cheap. Carpeting is chintzy. Outlets and switch plates are crooked. Bubbles in the vinyl floor. Yes some may call this nitpicking but if it was one or two things that would be one thing but when it's multiple items per room it's frustrating given the price you pay. Paint is flat matte and they didn't even get that right. So many areas missed. Yes there is settling but cracks in walls everywhere. The canister lights aren't flush with ceiling. They told us three months and it was seven. Trying to get them to come out and repair things under warranty is like washing a cat or chicken. Fleetwood is also to blame as well. Forget communication! A refund check was sitting on the desk for eight weeks and I ended up going in and picking up even though they told us it would be coming from Fleetwood. If you are in the market for a manufactured home do not use Fleetwood or Future Homes. Liars and thieves. Do your research on Yelp and BBB. Totally agree with all the other reviewers. Wish we had done our research. Even local realtors know they have a bad reputation. Friends of ours wished to purchase our trade in. They left many many messages and were told it was being appraised. Future Homes has not called them back or returned their calls. They can't answer to where our trade in went. As I said save your self stress and heart ache and go outside of Kitsap county. If we could turn back time we would not do it. Stress and anxiety was high all of 2022. UPDATE: RF has left the company. The father son duo of Bryan and Jordan who work for Fleetwood to do the finished set up on property and the warranty work are AMAZING!!!! They are the best thing to come from this fiasco. Highly recommend them.

I'm super happy we went with the concrete siding in a cedar stain- looks great!! Things stayed as close to schedule as you can expect- with supply chains, and County inspectors being somewhat sketchy lately,. The crew was positive, and supportive,.and the set up and finishing crew was amazing!! They've literally become friends of ours, and we stay in touch and hit each others homes for BBQ's,. that's as good as it gets!

Despite occasional delays in communication, Kyle more than compensated with his exceptional work ethic and dedication to customer satisfaction. We came to him with a lot of unusual requests, options, and changes, and Kyle went to bat for us every single time to make them happen to our complete satisfaction. Because we were paying cash, we were told payment in full was required prior to the delivery of the home. We were uncomfortable with that so Kyle stepped up and somehow negotiated an equitable solution that worked for everyone. He also did a fantastic job acting as a liaison between us and the on-site contractor, and really looked out for us when we hit a few road bumps with the manufacturer. Throughout the entire process, we always felt like Kyle was 100% on our side. Even after four months in our new home, Kyle recently checked in to make sure we were fully satisfied and to let us know he would always be available if we have questions or issues. If you want someone who will genuinely look out for you and advocate on your behalf, go see Kyle.

Imperial had the best prices by fare and this is why we chose them. I had good communication with Kyle and he delivered on everything he said he would do. Purchasing and having the home delivered is simple, it's the permiting, site preparation, utilities, tie downs, skirting, steps, sidewalks and patio that take some coordination and time. I like that Imperial priced this work separately, this way I could decide what work I wanted to do myself and what work I wanted their independent contractor (Nick) to do. This was not an option at other manufactured home dealers. I would recommend Imperial, just get things in writing to avoid some of the issues in other reviews.
