Matt wasn't the lowest rate, the highest sale volume, nor did he cite a substantially higher sale price. But his recommendations on prep/staging/marketing; his full-service, detailed, and organized approach; and our ability to speak honestly about expectations really stood out. We also appreciated that he recommended ways to highlight the unique touches in the home, rather than (literally) whitewashing everything as some other realtors advised. His approach magnified the things we loved about the home and the care we put into maintaining and improving it. We were out-of-state during the majority of the sale, and relied on Matt and his team very heavily for sale preparation. He made proposals, got quotes, and oversaw work. Matt was upfront about whether he thought each suggested improvement would pay for itself, and actively advised against changes other realtors had suggested that he didn't think were worth it. Because of his and his team's diligence we were able to hit our target list date, with a house that was shown in its best light. We adjusted our intended list price (still within his initial range) and our expectations, but Matt remained confident in the home and how it would show. We got an under-asking offer early, and Matt went into overdrive to solicit additional offers.
