Following my initial lease term, during which I was a model tenant, going month to month would include a penalty of a rent increase of nearly 25%. I felt pressured into considering renewal. Among other issues, when my renewal lease arrived, they'd snuck in two new deposits and tried to convince me I wasn't reading what I was reading. They've refused to reword or remove one of them, with all kinds of convoluted explanations as to why. I work as a legal secretary - these people barely understand how contracts work, or else they're very good at playing dumb. The extra charges and utilities also fluctuate wildly. You'll pay for common area gas, building fees, an electricity fee (on top of the separate bill you'll get from APS), and more. I've been given the run around for several months now when questioning their math and their lease terms. In my review of the Mark Taylor property I rent with, a rep responded to my review with more empty corporate talking points and ask me to call a number. Wound up being the same office that has been giving me the run around. If you decide to live here, question absolutely everything in the lease and don't trust their staff to provide an honest or accurate answer. Their only mission is to get you to agree to and sign off on their predatory terms. Update: in response to the comment left by the community manager - I have been connecting with you people directly for MONTHS now. No one can answer my questions and concerns about the vague language used in your lease and the misleading responses provided by your onsite staff, and they won't refer me to anyone who can. The company approach to conflict resolution appears to be to ignore the problem and hope it goes away. Do better.

After I moved in, I had a few little things that needed to be done around however, I still hadn't figured out how to submit a maintenance ticket but our maintenance guy was doing his routine check just so happened to stop him. He stopped what he was doing and helped me do the three little things that took him maybe 10 minutes however it meant the world to me as a single mom living on my own with two children For him to stop what he was doing in the middle of his workday without a ticket and helped me complete my request. I cannot say anything better about this complex, the maintenance guy and the front agent Melanie.

They both handled me like pros... and trust me, I can be a handful! If you want a team that can handle your quirks and still make you feel like a VIP, this is the place. Good to know I am being issued notice incorrectly and being asked to pay fees for having an unopened bag of kibbles in the apartment. Apartment lacks due process and all that good stuff. The apartment complex also lacks security cameras and I've had mail packages disappear and reappear with no explanation. They lack a proper mailroom for storage of large packages.

The two pools are very cool and the gym is nice. Aviva Goodyear says it's an "unparalleled luxury living" experience but I want to bring awareness to a couple ongoing issues I've noticed while living here that have not been addressed. The main issue is cleanliness. A lot of residents aren't very clean and will drop litter around the complex and "forget" to pick up after themselves. The biggest issue however is the dog urine stains that are on almost every corner of each building, not just on the ground floor but the upper-floor wall-corners as well. There are a LOT of dogs living in this complex and residents seem to just let their fur friends relieve themselves wherever they please or don't want to put in the effort of walking to the surrounding grass areas. They either pee on the building corners or on the small rocks along the pathways. This leads to layered old pee stains (see attached images) that marinate in the hot Arizona sun all day creating a lingering urine smell in the walkways near elevators. The mini stones around the complex also marinate in the sun and produce that same strong urine smell all around the complex. It is quite a revolting smell. This would not be an issue if Aviva had installed security cameras around the complex to hold its residents accountable by giving out fines. The floors of the apartment complexes aren't cleaned regularly enough, and some areas never cleaned, such as the dark stain image I've included. Aviva seems to spend most of its efforts ensuring the pools, gym, & lobby areas remain sparkly clean because that's where they hold events and those are the areas that catch the attention of newcomers. While this isn't the residence at the Ritz Carlton, litter & old-layered dog urine stains are not what come to mind when I read "unparalleled luxury living". Thought I would share my perspective here since you are not allowed to post anything negative on the community newsfeed on the Henri app since posts are monitored by Aviva to maintain an overall appearance of excellence. In my opinion it'd be better to let people post the negative comments so the issue could be addressed quicker. Lastly the floors in the apartments shake very easily, making me questions their integrity, and the walls are rather thin. Other than that it's a fun place to live!

They charge for electricity used on amenities and at times is so high because people use them but never turn off lights or ac. Like at the gym, they leave AC running at 62, lights and music on after done working out. No extra parking for visitors ever since many people that live here has extra vehicles that get park at visitors parking.

Unfortunately, that's where the positives end. The biggest issue was the constant noise. Our neighbors were frequently fighting, slamming doors, and being disruptive at all hours. We reported this to the leasing office multiple times, but nothing was done beyond basic warnings, and the behavior never improved. Maintenance was also very frustrating to deal with. Requests would be submitted, but there was little to no communication about when someone would come or what the status was. Most of the time, you wouldn't hear anything until the day they showed up, which made it hard to plan around. The cleanliness of the property was another major problem. There was often pet waste left around the buildings, and the dog park was especially bad. Trash in that area wasn't consistently taken out, leading to strong, unpleasant odors. I also had a very concerning experience involving someone connected to the leasing manager, Esther. After our car was hit, we found out the person responsible did not have insurance and still attempted to shift the blame onto us, which added a lot of unnecessary stress. Lastly, don't expect to get your full deposit back. We were charged for cleaning and carpet fees regardless, which felt excessive. Overall, while the view was nice, the ongoing issues with noise, maintenance, cleanliness, and management made this a disappointing place to live. I would not recommend it.
