I did the weekend course which basically gave a quick crash course in real estate investing. I signed up with TLC for a 1 on 1 training only. It is 5 weeks with a couch who you meet once a week on Zoom. I was assigned to Coach Tony, and I can`t say anything bad abut him. He was great and is more than willing to help you. First, I would like to tell everyone who is thinking about doing business with Tax Lien Code in Overland Park, KS two things 1.) Buyer Beware and 2.) Do your research and read all of the reviews. I have a feeling that all of the 5-Star reviews are or have been written in house. I got signed up for the $997 weekend course which provided some good information on how the three-day speaker made a lot of his money in tax liens, deeds and some other forms of real estate investments. BUYER BEWARE! But, as you will soon find out, the three-day speaker's only purpose is to get you all prepared to be stalked by the real salespeople whose only purpose is to get you signed up for more training seminars, and VERY EXPENSIVE training ranging from $6,800 to as much as $40,000. This organization had numerous people fly in from Florida, Utah, Colorado and several other states and cover their lodging and business expenses for three or four days. As I unfortunately found out, their only purpose was to "Sign You Up" which where TLC makes most of their money. BUYER BEWARE! I unfortunately signed up for a $6,800 program and was told that the best way to do this was put these charges on a CC while you made your deals on tax liens and certificates and everything would be paid off before the bill needed to be paid, I still have not paid these charges but have accumulated over $1,200 in interest charges. BUYER BEWARE! The instructor I was assigned to for 4 of the 6 weeks was so crappy as an instructor and was really only there to pad his wallet and had to be fired. Of course, you can cancel at any time within the first 30 but as you can see, I had already wasted 28 days and by the time TLC had found another instructor, I was now past the 30-day limit imposed by the TLC organization. BUYER BEWARE! I'm still trying to get a refund but so far have been unsuccessful in getting the large amount spent on a program where I signed up in October of 2025, I have not made any money which is why the credit card charges remain unpaid. BUYER BEWARE!!! There's so much free training and manuals where this information can be learned for a minimal charge of almost FREE! I signed up 2 years ago unfortunately for a very expensive course. I'm embarrassed to say I was a victim of being scammed out of lots of money from them. Did the 1 on 1 training, we kept getting new coaches every time we asked for a refund. The "training" is absolutely NOT worth the amount of money they charge. While the presenter at the 3 day event I attended was experienced and had great content to share, I think the "sales people / team" at the 3 day event I attended were utterly superficial in that they only wanted to sell you the $40-60K package, but once you declined, they dropped you like a ball from the top of the Empire State building. They also follow up by phone and text later and set up a one on one pretending to want to "help you learn" after the course, but pretty quickly come to selling you a one on one coaching sessions, if that $40-60K package didn't work. The private coaching over 6 months costs $6800 - Kelly who was on the call said "well if you don't reply YES in this moment, it shows you are not ready." He could not ID who would be the teacher, just someone with "a lot of experience" to guide me. What he said in plain English meant: "I really can't waste 1 more minute talking to someone who's not going to drop $6800 on this school, so I have to make my quotas and numbers and move onto the next guinea pig." If you're new, you will learn how the process works. The issue is the sales structure surrounding the education. The weekend is built around high-pressure upselling. Attendees are asked to authorize credit checks revealing personal financial information, something not clearly disclosed upfront and unnecessary for education. Sales conversations focus on who has credit, not whether the programs make financial sense. By day two, attendees are pitched programs costing $26,000-$48,000, framed as "now or never." People are pressured publicly to explain why they're signing up. Those who don't intend to buy are abruptly dismissed on the final day. Several staff described themselves as paid consultants or salespeople rather than active tax-lien investors, despite encouraging attendees to "do exactly what we did." That disconnect raised serious concerns about incentives and authenticity. Relevant public record In September 2024, ABC4 Utah reported that Utah regulators shut down Real Estate Workshop (REW)--a real-estate coaching company that used a free-seminar paid-weekend high-ticket upsell model--ordering $2.8M in restitution and over $39M in penalties, after a judge described the conduct as "catastrophic and shattering" to victims. That enforcement action stems from a 2019 Utah Division of Consumer Protection complaint. In that complaint, Brian Petersen (now the owner of TLC) is referenced by name as an REW mentor and representative, though he was not a named defendant. One example describes a consumer who paid $25,000 for a fly-out mentorship after being told there was a full local real-estate team in Dallas, only to find out once the mentor, Brian Petersen, actually arrived that no such team existed. While TLC is a different company, the sales tactics felt uncomfortably familiar. About the reviews One additional note: the reviews on other sites do not match what I observed in person. The overall rating is extremely high despite many critical reviews, and a noticeable number of positive reviews come from profiles with only one review total, which raises questions about how representative the ratings really are. It's basically a scam to upsell you to buy more courses. I went to the presentation but wanted to sign up at a later date because I'd just been diagnosed with cancer a couple days before and wanted to get through radiation first. When I spoke with the "gentleman" about wanting to delay a couple months, he was rude, dismissive and insulting. That night I'd met a man there that had just signed up and we exchanged cards since we were both in the real estate industry. I spoke with him about a week ago and was not too shocked that he said it was an overpriced waste of money and time. I've been buying and selling real estate for over 45 years and sold the last of my rentals and flips about 10 years ago. I've decided to re-enter the business from a different perspective so my friend and I have decided to forget their approach and forge a partnership using our experience and knowledge. If you say you need more than three days to decide to join you will be very rudely treated, like no more than a squashed bug. Guess what, marketing team: control your feelings! But no, they use pressure and disrespectful, dismissive shaming: "If you're not going to come on, then goodbye, I see no reason to continue this conversation!" How rude! My girlfriend and I joined the three-day seminar and it was a wealth of knowledge. I read some reviews of this group and sounds like success and perception is largely dependent on the host. Our host was amazing and truly incredibly knowledgeable. We walked away with a ton of knowledge - I am not from the real estate industry, but my friend is from banking and we both learned a ton. Even for our own personal sake we learned a lot about liens, deeds, foreclosures, calculations, etc. I wish I could afford the follow-up courses - but this is it for now. I would def. I've had a positive experience with Tax Lien Code, they provided what was advertised and I found my Coach, Tony Mortezazadeh to be supporting, patient, and interested in seeing a newcomer succeed in this environment. Avoid at all cost! There were warning signs from the minute a buddy and I walked in. The hotel they had the event in was a dump, and the intro was held in dungeon like ballroom. No bottled water or complimentary drinks even though it was a sweltering day. The pens and notepads were those of the hotel, not the company. What that means is they're so busy trying to scam and skim every cent out of dupes, they won't even bother producing their own branded stationary. After checking out other reviews, and BBB rating I found out it's a constant upsell by this group to get you to buy package after package. Avoid. read more

I started working with Tax Lien Code after doing the 3 day seminar (for the 997) and the coaching program, which has a guarantee about recouping your investment. I have learned a great deal over these three days with over 100 pages of written notes, and then had about 8 session of one on one coaching with my coach Tony. I've enjoyed working with him and having him help me through my many questions along the way with my strategy. We have purchased a tax lien during this time and I am now regularly continuing to participate in auctions. You do need to put in a substantial amount of work to make it happen but the guidance is there for you to do it. read more

Fortunately we read the reviews before we sign for the class and pay $1000 for a full weekend of training. Apparently the training is a sales tactic to have you sign up for a course that's between $5000 - $40,000. After reading the reviews we asked them if there will be other training offered during the 3 day training and they confirmed that yes... You will be offered training that could cost as high as $40,000. That confirmed the reviews. We thanked them and thanked the online reviews for saving us a weekend of frustrating sales tactic to just sell another training. A piece of advise. There is no investment that will give you 18% and the sharks of Wall Street don't know about. Do not be fooled. Tax liens are auctioned and end up paying you 5-6% after all the work and then you are taking on the risk. If one goes south you will have to find 20 good ones to make up for it. read more

Classic upselling scam. Went to the free seminar which provided no info you can't find on the Internet. Seminar ended with the sales pitch for the 3 day intensive for $997. I was immediately suspicious. As you can see from other reviews here, that 3 days apparently ends with attempts to upsell you on courses that are vastly more expensive. God lead me in the direction of TLC and it's been great. I went to the 3 day starter in Bossier City and was so intrigued with the process. I bought the advance course and I was given Coach Dan as my mentor. I knew it was great bc Hod sent me this way and Christ is the first letters of his last name. He has been supper in teaching. He explains things in details listens to questions and explains so well. Hands on teaching. Excellent teacher/coach! Went to hour+ long initial sales pitch and everything everyone below is saying is true.... Do NOT waste money on this BS!

I paid $1000 for the 3 day. Didn't sign up after the seminar. Got a call couple days later for a less package of 1 on 1 coaching for $11,800. Once in I was very unimpressed with the training videos. I instantly tried to cancel. They talked me into switching coaches, so I gave it a shot. Had 4 zoom meetings, never learned anything just talked to my coach for 45 mins about everything I was doing In real estate already, so maybe he could better my system. Didn't learn much maybe a thing or two. After the 4 zoom meetings were up, I was giving and email address and told to email if I ever had any questions. I have Google for questions, I want to be taught what I don't know and can't figure out. After never hearing from my coach I tried to cancel and they are only offering me $1080 for the $10,800 back. (I only paid half upfront $5900) but still I'm pissed they're not giving me a refund when I tried to cancel, got manipulated. They can see that I haven't watched a single video of their very very very beginner level training video's. I have no community, no Facebook group access. Maybe you can buy into their 70k program and get something in return. Luckily for me I only lost $4800 instead of the $10,800 that they would have probably took. Extremely disappointing, they don't promise a refund they just promise more coaching if the 1 year program doesn't pay for it self. Which it didn't. I would not recommend signing up with them. You want a community and this is a one year good luck scam. With no refunds. Can't wait to get a reply from tax lien code on why a multimillion dollar company is scamming small investors out of pocket change compared to how much they're worth. You all may want to request a refund. I could say me and husband had the same exact experience it was just another sales tactic to try selling you another class for 40k. Just another Walmart Grant Cardone... they'll tell you in class you won't be able to get refunded but that is incorrect information. The free seminar is to get you to invest in a $997 three days intensive workshop to learn tax liens. The issue is the three days is 80% sales, 15% fluff, 5% tax lien info. But the information they do provide is just enough so that your suspicion don't grow about the obvious aggressive sales tactics. You will not walk away from this 3 day course with knowledge on how to invest in tax liens but more so how to invest in advance education about real estate investing. There are three packages, two are the same price at $26k and then there's the Diamond package for $40k. This I presume is where you'll finally get the information you're looking for. I was offered the $10k fundamentals course (2 days) -- which is more fluff and a Segway lead to the aforementioned above packages. I'm so glad I followed my intuition on this one and didn't move forward. Please research before investing. I'm not opposed to investing in educating myself at all. However, it's the steep Packages and the aggressive sales tactics that's a no for me. read more

Update as of 9/20/22. I got a call today to process the refund. After at least another 6 email exchanges without any phone calls. Or trying to schedule a call or texting. When he got the last 4 numbers of the card, checked the system, he told me "Oh, I processed that return on 9/16/22. It may take up to 5 days to appear on your card." Shocked, I asked him why no one called me or emailed me to tell me this and asked why we have been still exchanging emails over the last 4 days to get me on the phone to process the refund. So, they did the refund, but never notified me as they should have. Today I had them send me a receipt for proof of the refund. He asked me to remove my negative review. I declined since my review is not contingent upon them processing a return. read more
