    Bought a home from Taylor Morrison out in Cumming, GA. First red flag, was when the sales agent told us the formal dining area flooring came standard with the LVP plank and the living room was the only place we would have to pay extra for LVP, which was not the case. 2) Getting a response from the sales agent was horrid. 3) like another reviewer, when installing the racks in my pantry. Put a hole through one of the bathroom pipes (disgusting) from my upstairs bathroom, took them awhile but it was finally fixed. 4) The one year follow-up... the system they use to place tickets for warranty repairs is called Hypen Solutions. This is the same system you are suppose to place a ticket for your follow-up. I logged in to see a ticket had automatically been placed for my one year follow up and I waited thinking I was going to be contacted by their customer warranty representative. My warranty end date came and I grew concerned, so I emailed the customer "care" lead who proceeds to tell me it is the homeowners responsibility to place tickets in. In which, I responded with ticket was placed. Here's the kicker, the ticket placed isn't valid because they have no control what the system they've chosen does..... what?! So if I chose a system and it doesn't do what it's suppose to and it affects my customers I'm not responsible? So yea, take your hard earned money elsewhere. I should've seen all the red flags and went elsewhere.

    A company designated as a good or great company is more than just a company that provides a good or great product or service. It's also one that provides a good or great "customer experience" when invariably something goes wrong. Especially when it is beyond the warranty period. Up until recently (if asked) I would have said Taylor Morrison Homes was a good company. All that changed a few weeks ago. I reached out to Sheryl Palmer the CEO of Taylor Morrison to share with her a problem we were having with the townhome we purchased from them in 2016. As empty nesters we were downsizing from a 7,0000 square foot home to a 2,700 square foot townhouse built by them. We were the first to purchase one of the four connected townhomes. Our initial experience with the company was great. We were impressed with quality of the build and the people we interfaced with. Fast forward to the final walkthrough before closing and one of the things we questioned at the time was the water running in the laundry room from a 1/2 White PEX tube into the run-off drain for the wash machine. We were told it was nothing to worry about; it was just "excess condensation." 1-year later at end of our warranty period when we raised the same concern once again, we were told by the Warranty Manager (Farizad Hashemi) this was nothing to worry about. We lived with this for 6-years and thought no more about it because Taylor Morrison said it was nothing to worry about. Then something happened in our community of 26 townhomes that provided an opportunity to compare our water bill to other homes in the community for the past 17-months. Other similar sized townhomes with a similar number of occupants consumed on average monthly 2,500 gallons of water versus our average of 6,689 gallons. In other words we were consuming almost 2.5 times more water. We hired a contractor to figure out what was going on. In our laundry room we had two cut-outs. The one on the right was for the wash machine hookup and the one on the left (where the water was coming from) had a pipe fitting with the white PEX tube coming out from it to the cut-out on the right into the wash machine drain pipe. The contractor could not figure out the purpose for the one on the left and especially since no other townhome in our subdivision had one. He thought that maybe originally they were planning on installing a utility sink in the laundry room with a cold water sprayer. He recommended capping it right about were it was flowing into the drain pipe. Later that night water started leaking from the top of the pipe fitting in the left cut-out and caused damage to the ceiling on the floor below it. We had to shut off the water coming into the house. The next day the contractor came back and removed the pipe fitting in the cut-out on the left and capped the remaining PEX tube. The next day after contacting the CEO of Taylor Morrison I received a call from the VP of Construction - Ronnie Cline. he informed me that what I was calling a "pipe fitting" was the Thermal Expansion Valve. He went on to say it was required by code but never explained why no other unit had one. He made it crystal clear to me that this was well beyond the warranty period and that nothing could be done at this point. He went on to basically accusing me of creating my own problem by not hiring a licensed plumber. It appears he never considered how difficult it is to get a licensed plumber. The contractor I used has been doing work in my community for the past 7-years and is highly regarding for being competent and fair. I understand that this is beyond the warranty period but I also understand that large companies like Taylor Morrison Homes have "Good Will" accounts/policies that allows them to offer assistance beyond the warranty period. Taylor Morrison Homes may be a good builder but when it comes to "Customer Experience" my experience leaves a lot to be desired. +2 Like Share

I nearly went with a firm in CA and had gone as far as having them FedEx the papers to me. Then Andy Geismar from Capital Mortgage called. I literally almost hung up on him and told him I'd already decided. Fortunately, Andy was very persistent and insisted he could save us closing cost money if I'd let him compete for our business....I finally agreed. I'm glad I did! Some people may shy away from mortgage brokers in favor of going directly through their local bank to refinance. That's a mistake. Andy knows what he's doing and set us up with a lender who paid most of our closing costs in addition to getting us a 3% rate for 15 yrs. Everything was very fast. We closed 7 business days after I got all the documentation to Andy...And 4 of those days we waited for a payoff statement from our equity line bank. The closing attorney came to our home and we did the closing at our kitchen table. Everything was very professional. Most of the phone calls you'll get from the Internet when you're refinancing will be people trying to take advantage of you. They'll give you a low interest rate and then load you up on discount points and closing costs. One of the "large" online mortgage companies was going to charge us nearly $6,000 in closing costs! Andy got us the 3% rate we wanted and saved us nearly $2,500 in closing costs over the nearest competitor...That was certainly worth taking Andy's phone call instead of hanging up on him! He's also local, which is more reassuring than dealing with someone in CA...
