The warranty team, including the manager assigned to my case, has always been polite and quick to respond, but none of the issues have been fixed. They come out, take notes, and promise follow-ups -- but weeks later, nothing gets done. Based on my experience, homeowners should know that the Taylor Morrison warranty sounds good, but it doesn't actually lead to repairs. The people are nice, but the system doesn't work. Terrible building quality. Not even the minimum requirements for building were met. They cheat people out of their money

Within months of moving in, our toilet flooded the house. They found a piece of concrete in the pipe. It's been a nightmare watching the contractors who are putting our house back together. The contractors/subcontractors time and again have blatantly disregarded our personal belongs in the home, putting items dirtied by toilet water on perfectly clean items. This happened multiple times even after complaining to Taylor Morrison. Management has been slow in response to our concerns and requests, showing that Taylor Morrison clearly has better things to do than care for their clients who have been out of their home for two weeks due to what appears to be a blatant construction failure - the piece of concrete stuck in the pipe. read more

It can be frustrating when those in charge don't seem to have the best interests of the residents in mind. Our community members are taking action by gathering for a meeting and considering legal options. Regarding the quality of the houses, the materials used are not up to par. It's important for builders to use quality materials that will last and not cut corners just to save money. Not just in the interior but also in the exterior. Muddy mess all around us with the smallest of rains. False claim of a clubhouse, we are all still wondering where it is... that's definitely not acceptable. Does this meet Taylor Morrison's quality standards? They won't answer, then they won't respond anymore. They will hide and cover up damages and error and do just enough to force you to close. I had heard that this builder was great so I decided to move to Surprise AZ and buy a Taylor Morrison home. It was a lie and terrible experience to wear I never bought the new construction. The Sales person led me to believe upgrades that were not available. The design center person was TERRIBLE. Everything I asked for I was told NO.... She was not even willing to work with me. Ultimately I'm leaving this negative review because, after stressing I wasn't in any hurry to close and was more focused on the home being right, I'm in a home they rushed, they're sending subs in to fix stuff AND ONE OF THOSE SUBS, THE ONE FOR THE CLOSET SHELVES, STOLE MONEY OUT OF MY HOME. There was a small window of time where I EXPLICITLY STATED NOT TO SEND ANYONE TO WORK ON ANYTHING THE SPECIFIC DAY I WAS HOME. Guess what, during this time is exactly when one of their subs showed up. Like an idiot, I kept some cash in the nightstand next to my bed in my private home. I'd been taking $10-$15 out of it every day for the last week. Tonight, when I went to take the next $10-$15 out of it, it was all gone. empty. $280 gone. Taylor Morrison utilizes poor building materials including the stucco. When I had my dog door installed the stucco completely cracked off the wall in the backyard. The superintendent said it was not mixed properly and therefore weak. Customer service has sent numerous people out to inspect the stucco, and they merrily knock on it, and tell me it's fine even though it crumbles in my hand, and in their hand. The facia and soffit is built with the poorest quality wood, the paint is already peeling off and they refuse to take accountability for it. The HOA is currently managed by Taylor Morrison as well until the last home is sold. I live in a "cluster" home and they refused to trim the landscaping even though we pay $154 a month in HOA fees to do so, I would never buy another Taylor Morrison home. read more

The Sales process was pretty straight forward, outside of the lottery they were conducting for home sites, and honestly our Sales girl Danielle was the only positive experience we had throughout this entire process, most likely due to her being from William Lyon Homes after their merger that year. Once we were out of the sale and design phase of everything is when everything took a turn and we started this experience from hell with what we believed to be our dream forever home. The build process started off pretty normal and even though we could get into contact with our Sales person weekly, it seemed that it was becoming increasingly harder to get in contact with our Superintendents and when we were able to get ahold of them, we were treated like we were stupid and that we didn't know anything to nothing else but our age. This pattern continued as we tried to get required walk-throughs scheduled and in most instances these didn't happen until months after they were supposed to, until we got to a point where all work completely stopped due to waiting on a roof delivery. I started to notice that the roof was taking over a week, two weeks, a month, two months to be delivered all while stating to our Sups every week that we believe the roof was misdelivered to the wrong home. After countless reassurances that things were fine and that everyone was just running behind, we started to notice neighbors on different streets who broke ground months after we got roofs installed. Once this was brought up to the Sales team and the Superintendents we finally received an answer we already knew, the roof was misdelivered two months prior and installed onto a new home. After this happened we were promised that we would still be able to make our close/move in date and that everything would be made up "On the back end" which frightened me that build quality would suffer. Several months later and several "no-show" walkthroughs later we were rushed through our new home orientation and final walk through a week prior to closing. During this walk through my Sister-In-Law and myself went to meet the Superintendent Jason and were met with unprofessionalism, impolite jokes, and at some points during the walkthrough my SIL felt threatened by sexual/lewd come-ons and touching by the Superintendent and we were not able to run through our "Blue tape" issues like with many other builders and were told that TM no longer does any type of customer comments or tape spots on things we thought were not done correctly or had issues and that all of this would be done during the final punch list instead, even as rooms had incorrect flooring. This was brought up to the Sales team, who allowed us to go in after the fact by ourselves to mark what we thought needed to be corrected only to come to closing day to the tape being removed and the issues being uncorrected. When confronted with this, the Superintendents said they could not be bothered any longer and that the Warranty team would need to resolve the issues. The warranty process gave me some hope because of our Warranty team Regina and Jeremy, but this was short lived the first night we stayed at the house when sewage (human waste) started coming up our drains ruining many of our children's bath toys. They were understanding and put in the work orders we requested but, we soon started having even more issues with these teams as we did the construction team. Required UV lights were not installed and we were told were not made anymore, to find out 7 months later that they were and finally installed, our AC system had leaks/non working parts/mis wiring in which Chas Roberts came out 16 different times due to their own tech mistakes and to this day are refusing to come back out to complete the needed work to the system, toilets not centered which cause your arms to sit on top of the counters when using the restrooms, we had painters here 5 different times to the point where they would just leave and not finish their jobs, cracked and non-working irrigation and dead plants being planted in our front yard, incorrect sinks installed, fixtures not being installed, support beams not being secured properly, roofing issues, stucco issues, concrete issues, mirrors being installed not leveled, baseboards/trim having heavy grind and scratches in them, counters and backsplashes not being installed correctly, dishwashers not screwed down to anything, oiled garage door springs being painted over, doors not closing correctly, and flooring issues like you would not believe. All attempts to have these resolved were met with hostility due to the number of times we had asked for their contractors (Primera especially) to come back out and actually fix the issues they caused to the point that we had to involve the AZ ROC to try and force the builder to resolve the issues, in which they repaired the floor incorrectly in which we provided the builder an additional extension instead of asking them to be fined, etc. read more

I remember a day when TM was one of the best developers in Arizona. But the past year watching them build our new home and all the short cuts made to quality and attention detail, makes me regret purchasing a home from them. Everything from warped wall studs, to extremely bowed subfloor, major plumbing leaks post move in.... it's ridiculous. You'd think spending $700k on a 3600 sf home would make a home owner feel confident in the quality, but every day, we just keep thinking... what else are we going to find wrong with this home? And if you ever have to get warranty work done, the vendors who come fix things often create more problems than they solve. We had a major leak in our garage. The drywall contractors they sent over mucked up our whole garage with drywall dust. Thick layer all over everything, including cars, motorcycles, shelves, refrigerator, etc. Didn't even bother to clean up and our warranty representative at Taylor Morrison said it will take weeks to get things cleaned up. Then he told us that our complaints and anger made him feel disrespected. Seriously? We also didn't get bathroom mirrors until about a month after we moved in. We still don't have to correct model appliances. If any TM execs read this, you need to step it up. Y'all have gone down the tubes in terms of quality and service. We have 3 pages worth of warranty submissions in, we should of never been told to close by TM and in fact gave them an out on rushing when we noticed the tile work was looking rushed. We literally said in writing that we could wait another month or two to close. Later we find out they rushed everything intentionally to get this home off of the year ending books. We have 1 page of pre-close items that are still not addressed. Our home did not come move in ready, it came with no hot water and 3 pages worth of problems that need fixed and like I mentioned 1 page of pre-closing fix items. Going on 3 months since closing and unfortunately nothing has actually been "fixed" unfortunately the work done to "fix" only made new problems that now require "fixes" as well. We completely feel unappreciated, unprioritized and completely regret this home purchase. A few of the hundred photos of problems are attached. Paint was re-done twice and they couldn't do it right twice, but want to do it a 3rd time (like why would I believe it will be better?), every single cabinet in the home is scratched, dinged or has paint of another color on it, the tile work looks like a child did it, they made bad cuts and installed the shower tile crooked, but for some reason thought spreading shiny caulk everywhere was the answer to "cover" it up. The stonework outside is completely crooked, staggered badly, has gaps and dings everywhere, the kitchen hood is broken in many places and has paint all over it. Trust me the list goes on and on, these were just the group of major issues that if done right we could of lived with the million other small dents, dings, improper installations etc. $700k and they use our kitchen quartz as a cutting surface and clearly do not know what painters tape is. Everything is so bad, it literally makes you believe this has got to be some kind of prank. This is complete robbery, we paid for a NEW home and did NOT receive the promised or advertised product. It's completely embarrassing to hear friends say oh did you do that work yourself? They literally see our $700k home as a do it yourself home! We could of done better work ourselves from learning these crafts on youtube! The workers need to be held accountable here!!!! RUN! Closed on my home in Starkey Ranch 4-1-2022. No Aprils fools joke could be crueler. The building process was painful. All I heard were outright lies and excuses. Fine, closed on a Friday. Was given the wrong keys and thankfully someone had left a door open so I could get into my new half+ million dollar home. Had a laundry list of walkthrough issues that I am still trying to get resolved. No one Gives a shit. Management points fingers likes its the freaking 3 stooges. Everyone passes the buck. I cant even remember how many times someone new has taken over warranty items. The last guy hasn't even returned an introductory email from 2 months ago. Im a busy person. I run multiple companies and have to FIND the time to follow up at least 1x a week for the past 16 flipping months. Its exhausting. Oh, let me also mention quality. I went to change out faucets and had to spend over $1500 to have the values switched out bc TM uses a .25 part instead of something that allows homeowners to swap out shit faucets. I also spent over $1k in electrical issues since TM had no clue how to correct issues with my electrical panel due to GFI;s blowing left and right. So far we have been without a primary shower for 4 weeks because they keep installing chipped tiles and they didn't have the glass to replace. Moved into home just over 3-months ago, June 2022. Found water leak in master shower two weeks after moving in, nail drilled through water hose leading to showerhead. Earlier this month (August) water gushing through drywall in garage, water flowing through front window & front door, and now we have electrical short in the dishwasher/garbage disposal in kitchen. Purchase price was not cheap & expected more BUT that was my own fault for thinking homes have better quality the more you pay. So far, Taylor Morrison is a joke. My wife & I bought a Taylor-Morrison/Bonterra home in 2020. We completed the full lifecycle - selecting lot, floor plan, et al. Overall, the quality of the builder met our expectations. Given the amount of sub-contractors engaged with a home build these days, it's easy to pass the buck. They didn't try to do that, which is commendable. However, the end result still suffers - we did not get the quality home that we expected from them. The Sales team (Whitney) and construction supervisor (Jason) were very friendly and did strive to make us feel great at every turn. At one point they were a good builder. I just closed on my home (Feb 2023) and so many items in my home were broken or peeling. The outside paint was already flaking off! The sinks, shower & bath had staining, dents, & scratches. The cabinets were installed unfinished so wood chips are flaking off. It's almost like damaged items were installed in the home. Also, when the contractor came inside my home he dragged dog poop into my home & didn't clean it up! It took 3 hours to clean the floors. After complaining to Corporate they offered to send someone to clean my floors. I will update this review after this service has been met. read more

There is more, but the most infuriating thing is Taylor Morrison's refusal take care of their mistakes or answer one question I have asked every agent that tells me this garbage is up to their "building standards" and that is "would you be okay with this product for your family?" No one will because they know it would be a lie. 1. Gaps in all the framing including under headers. 2. Smashed out slab w sledge hammer to "find" (swear to God) the drain for shower, but left gaping hole and did not fill in. 3. Split studs throughout. 4. Leaks in garage plumbing. 5. Missing hardware in sliding door that does not line up, so after installing parts, still does not work. 6. Missing landscaping to be to code on distance under outside fuse box, so they piled building material under it and covered it with gravel. 7. Walls are bowed and crooked in 4 places. 8. Recessed lights keep popping out of ceiling. 9. Visible sheet rock tape over every stud in walls and ceilings and will not fix arguing up to "building standards." Wish I could attach photos here. 10. Outdoor lights on sides or garage crooked, but installed that way, so can't be fixed. 11. Chicken wire visible through outdoor stucco in places. 12. Post Build / Warranty period review of builder Taylor Morrison We hope that sharing this review on public platforms will help other consumers understand that contracting to have a new home built with a well-known builder does not necessarily mean you will get a house with little or no quality issues. Beware, Taylor Morrison does little to control the quality delivered by their subcontractors. Our decision to contract with Taylor Morrison 2021 was due largely to a build experience we had with Taylor Morrison in 2013; Sometimes we have regretted the decision to return to Taylor Morrison. We closed on our current Taylor Morrison home nearly thirteen months ago and we are still working to resolve some open quality issues. Over the year since we closed it has become apparent that Taylor Morrison wants to blame their contractors and, in some cases, has not been able, or willing to step in and manage their contractors to resolve all issues. Over the last year we have had more than 20 warranty tickets with some tickets having multiple lines on them taking more than one visit by the subcontractor to fix the issues. The backs of the three toilets we have do not match in color to the bowls installed; after two attempts to get the issue resolved by Brewer Plumbing, we gave up and canceled the claim. We have a dining room window that needs to be replaced because there are vertical scratches between the panes. The fifth attempt to replace the window is now scheduled for April 16th; The first three times Avanti, now Pella, brought the wrong size replacement pane. On the third visit we insisted that they measure and make notes on the work order; on the fourth attempted visit Pella brought the wrong window all together. The paint on the outside of our home is very thin, to the point that the gray stucco shows through the paint in multiple areas. Although Taylor Morrison agreed today to spray touchup some of the worst areas, they would not agree to going over the entire exterior to make sure all the gray stucco was covered up. The expectation we have is that there should be no gray stucco showing through the paint. The paint company that Taylor Morrison contracts with has indicated through the warranty department of Taylor Morrison that the paint finish is acceptable based upon the type of stucco finish that the home has. Bottom Line - Buyer Beware! In a many of cases there is no pride or craftsmanship in the builder resources only day laborers are employed. What a huge disappointment! Now it's taking forever to get warranty work done. Been waiting 10 months for them to fix different issues. We closed on a new construction house by Taylor Morrison in Las Vegas, on December 29, 2021. We have noticed numerous issues and are trying to work with the builder to get these things fixed under their warranty, but they seem to be deliberately slow and barely responsive. Every GFI in my new home was wired incorrectly and a roof vent had no flashing installed. As a bit of context, I bought a Taylor Morrison home in January 2017. The HVAC unit was installed by Chas Roberts. I had some poor interactions with their technicians early on (forgot to reconnect the power to the blower, didn't close the attic access, etc), the unit worked well the first year. In May 2018, I discovered that the unit was blowing warm. Given my previous negative experience with Chas Roberts, I chose to a different company who promptly identified an issue with brazing mixed metals. It seems Chas Roberts/TM chose to install these new homes with aluminum refrigerant lines as they are lower cost. Use the information as you see fit to make your own judgment, but I give five stars to the tech for doing the best he could, and one star to this company for poor quality installation, materials, and service. * Chas Roberts' scheduler quickly called me on Mon 4/22. She accommodated me for a service window for Sat 4/27 at noon-4pm * The technician arrived at on Sat 4/27 at 1:44pm. He was very courteous, professional, and knowledgeable throughout this entire visit and his return visit later that night * He identified a leak where the aluminum refrigerant lines meet the copper coil. This is a repeated problem from May 2018 * The technician quickly completed a rebraze, but unfortunately this resulted in another leak * He observed that the aluminum refrigerant lines that were originally installed by his company were sloping downwards towards the coil which is likely causing oil from the refrigerant to mix with the brazing material and contaminating the weld * With this information, the technician attempted to clear the refrigerant lines using a cleaning fluid. When he attempted to braze the lines after cleaning them, the refrigerant oil that dripped into the pan ignited causing a fire that he could not put out * The technician rushed to his van to get a fire extinguisher, rushed back to the attic, and was fortunately able to extinguish the fire * After disabling the smoke alarms which had gone off due to the fire, I opened some windows and turned on fans to evacuate the smoke which had enveloped the second floor * The technician then added a copper elbow to force the refrigerant oil away from the coil. By doing so, he was able to successfully braze the aluminum line to this copper elbow. The technician made several more attempts to braze the copper elbow to the coil, but was unsuccessful in doing so without creating more pinhole leaks (the coil has likely been brazed by technicians over twenty times at this point) * The technician said that he would condemn the coil and return at a later date with a new replacement part to permanently complete the repair * He told me that I should receive a call from the scheduler within twenty minutes of his departure to setup the appointment for this date. I have not yet received a call for follow-up service * The technician graciously cleaned up the attic insulation from the carpet and departed at 6:21pm * After the technician's departure, I noticed that the HVAC unit was not cooling the home. While the ambient air temperature was 83.5 degrees, I measured 79.1 degrees coming out of the vent * I called Chas Roberts emergency service at 6:36pm. They informed me that the technician was already on his next service call, would return once that was completed, and would call me 30m in advance * I called Chas Roberts emergency service at 8:21pm and spoke with Karina M. She informed me that the technician was still completing a service call and would call 30m in advance. I asked her if there was anyone else available, and she insisted that all other technicians were conducting service calls. I joked with her that I'd call back then in two hours. She laughed and said that wouldn't be necessary * I called Chas Roberts emergency service at 10:04pm. Agent told me that she going to contact the technician and have him call back with an estimated time of arrival. I did not receive a callback * The technician returned at 10:34pm, topped off the system with refrigerant and departed at 10:49pm. The ambient temperature was 79 degrees, I measured 59.4 degrees coming out of the vent * As he was leaving, the technician asked when he was scheduled to return, and I informed him that the scheduler had not contacted me. He indicated that he would ask them again to call me immediately to schedule a follow-up repair. At this juncture, I have not received a follow-up call I ended up having another company pull the system installed by Taylor Morrison, install an external copper lineset, and new blower and condenser. read more
