We bought a spec home in April 2023 in the Madera community. Despite various issues with the home, we were forced the close on the home or else lose our large earnest deposit. Of course we were promised that all these issues would be taken care of under warranty after close. Almost 2 years later, we are still dealing with many of the same issues. Some of them have been "fixed" but the problem doesn't go away. We reach out to get things scheduled but it seems like they are just avoiding us. We will be filing complaints with the ROC in order to get simple things fixed that should have been taken care of long ago. read more

Potential buyers beware! Beyond the horrible experience that we have encountered to date related to building our home, what's concerning us most is the lack of transparency that we've experienced from TriPointe Homes regarding the possibility of erecting a perimeter wall around our community. We have been misled time after time by TriPointe and City Property Management regarding this matter. On multiple occasions, we have submitted various concerns about the lack of security in the Avocet and Brighton subdivisions of Waterston South. When purchasing our home a couple of years ago, we were told by TriPointe that our HOA dues would be lower since our lot was designated as a standard unit vs a benefitted gated unit. In 2024, TriPointe unilaterally decided to increase our HOA dues to align with those residents who reside within a benefitted gated unit but still no wall or gate to warrant this change! We feel like we have repeatedly given TriPointe and City Property the opportunity to make things right, but they don't appear to care about the needs of their homebuyers. I did not want to resort to writing a stupid review, but here we are since nothing ever seems to get done with this company. We purchased a home at the Grove in Madera April 2023. There are items that have not been addressed or fixed even after numerous warranty requests for the same issues. You either are never able to reach the customer care rep or you finally get ahold of them and then nothing gets scheduled or taken care of. This is the worst builder we have ever come across. EVER!! We need a new slider installed, multiple windows (one with a CRACK in it), possible foundation issue where it slopes downwards in the foyer (MANY HOMEOWNERS HAVING THESE ISSUES), doors that's have not been properly painted, BRAND NEW HVAC unit that was damaged by installers and attempted to be patched with who knows what. I would not recommend this builder to anyone. We had an inspector come out and identify all these issues AGAIN 2 months ago. But still no confirmation of trades to come fix these issues! Ridiculous. I bought a home with Tripointe on 12/14/2023, it's really disappointing reaching to there emergency line for solution for smoke alarm been going off none stop and no one even called or came when I called the emergency after hours, imagine the solution was to remove once of the smoke alarms on the first floor and not have a smoke alarm, what kind safety is that? What if something happens and there's no smoke detector at all!! It's insane for them to be okay with that. read more

Super disappointed being that this is our first home. From the buying process of sales team and to now dealing with so much warranty work for being a newly built home and living in it for less than 3 months. The communication from warranty person is almost non existent. When I cal corporate office it just goes straight to voicemail and no call backs. I've sent multiple emails about concerns and no response. All the grout on my floor needs to be replaced. Doors being completely ripped apart because it's not leveled. Windows will need to be completely taken out of frame and placed back to level again. Cracks throughout drywall. There's just so much to list and not sure if it's going to be fixed because of lack of communication. Disappointed overall. Had to create a punchlist on my phone because there's just so much warranty work it's hard to keep track of. read more

We bought a new home in Brighton of Waterston South in August of 2021. We've had several issues with the warranty process, however, Tri-Pointe is finally working towards completing our list 2+ years later. The biggest issue we face now is that when we purchased our home, we were told that our HOA dues would remain lower than the rest of the neighborhood because our lot is not in the gated section of the neighborhood. Over the past 2 years, the non-gated sections of the neighborhood have dealt with loud noise from the traffic on val vista, we had a rollover car crash into the neighborhood and take down a tree by someone's house, vandalism on multiple occasions, car theft, package theft, arson of the common area, horse waste on sidewalks, unhoused individuals sleeping on the furniture while using our amenities (fire pits & restrooms) and using our streets to park and sleep overnight. In 2024, Tri Pointe decided to increase the HOA dues for the non-gated residents to be the exact same as the gate-benefitting lots without giving us gates or perimeter walls! This is not what we agreed to when purchasing our home in the non-gated section. Sadly, there are 15 neighborhoods within Waterston and only 2 neighborhoods are non-gated. We are easily targeted and now we are forced to pay the same HOA fees as the rest of the neighborhood. We have tried discussing the problem with Tri Pointe and have been lied to and sent in circles to try to get this worked out. Either lower our dues as initially told, or give us perimeter fencing in the very least! No one in the other 13 neighborhoods within Waterston are going to fight for us, so unfortunately, we seem to be on our own. I will NOT be recommending Tri-Pointe to anyone anymore until this issue is resolved. We truly hope that Tri Pointe will work with us to resolve this matter and do the right thing for Brighton and Avocet! read more

NIGHTMARE AT TERRACE MADERA - Part 1. 2nd part continued on picture attached. Reporting to ROC and BBB and anywhere else now to share our experience. Have lived here for 15 months and it's a nightmare experience. Through the build process of managers not supervising trades and standards tri pointe lying to get us stuck with options we didn't pick or isn't standard (emails showing this), to moving in being here for 1 year. The quality of the house is awful everything has been done more than once or twice to 4 times. We put so much money into this house and looked for years and picked this builder but have such regret. We will have issues in the future that will cost us time and money. Our upgraded shower during build was a typical style tile and herringbone that got torn down 4 times because the quality was so bad every time. We brought up concerns about the foundation from day one with pictures (looks like rolling hills) in an email to prove it and nobody listened. Which made the upgraded lvp out of tolerance (uneven so bad you could feel it walking on it) throughout house. We had to move out November 6 2023 for 2 weeks we were told with a family of 7 and a dog. I had a serious surgery done that first week expecting to be home to recover. Then of course we had to find another Airbnb and I couldn't help my husband move our family of 7 and 2 trucks full but we did they said 1 week which we knew was not gonna happen but they assured us. Sure enough 2 days before thanksgiving we had to find another Airbnb. While we were out movers damaged our upgraded fridge, dishwasher and chipped furniture. Our microwave, 2 cabinets, 3 mirrors, scratched/chipped doors, and wall damage by trades. We have cameras installed throughout house to prove all of this and were promised damaged appliances are being ordered and wall fixes would be done. I haven't seen a single order and the wall fixes are poorly done. We were promised someone from the flooring company would be here everyday during the replacement floors to check trades and lock up our house. That didn't happen our house was left unlocked numerous times and Tri pointe Rudy at the time or Jim from ILG flooring company. Some our belongings were supposed to be in a pod and instead put in a trailer that I kid you not had a broken lock loop it was previously cut by someone and we found it 2 days in. It had numerous areas in the corners that were not sealed and had minor leaking during rainy days. 8 windows were replaced which is just 2 short of the whole house and our 16' slider had to be replaced while floors were ripped out which we also told them was wrong before we moved in. Our slider is still unfinished and missing parts and doesn't close properly. We stressed the slider had to be done because we were having our pool filled and needed the closing mechanism put back on for safety but door still not done. This was November. We have mixed transition pieces in house and some coming up or put in wrong. My upgraded shower tiles are cracking throughout all over and can't get someone to come look at it from supposedly the manufacturer with Kevin from Tri pointe. Like why am I paying for upgrades when you can't even build it with quality?? Flooring alone is almost $40,000, fridge $12,000 shower is $21,000 they can't even do the wall finish upgrade inside correctly without running paint, sand, non sanded areas, patched areas, paint that doesn't match. I'll happily post pictures of this all from day 1 there's a lot. Don't buy here if you don't know what to look for or don't want the headache. I had the floors inspected again after new install because you can see and still feel the unevenness and they won't share it. Our ac unit when we moved in was hooked up so that when we turned on the ac the heat turned on at the same time. Smelled like something burning. It also had the wrong board for it. I'm not an ac person but something like that. Our oven kept tripping breaker due to wiring not secured. Couldn't get them to come fix it for a month. The doors were poorly painted and we were told they would be spray painted and that didn't happen. Had an outlet covered by stucco which caused breaker to trip for 10 months. Feels like the power supplied isn't enough for the house also and see numerous neighbo complaining of this on our neighborhood group page. They brush painted touch ups on all the doors which look awful now. We were told those would be taken down sanded completely and repainted. The glass in upgraded shower has been replaced 2 times and still has scratches which nobody wants to deal with. The shower rods and hand towel holders were all loose when we moved in. Took almost a year to get the shower rods figured out. Which there still loose but I give up on that. read more

Tri Pointe homes formerly known as Maracay has a floorplan (The Palo Verde) that I have had my eyes on since 2014 when they were building in Peoria. We were fine at our current home which we love, but being blessed with our two little angels at an empty nest age, deciding what to do with land and needing a multi generational home as my mom needs more care now; we are needing more room at our age when we should be downsizing. Hee hee Now the Palo Verde which works for our needs is being built in Goodyear. Julie is a shining star realtor representing Tri Pointe, the gal I believe Michelle working with her is very kind as well. They are welcoming to everyone! Julie knows the product and you won't get the bs false information getting you to try and buy from her. We are shopping around deciding whether to build with a home builder, buy resale, build our own custom home with my husband getting his contractor's license or paying a custom home builder. Each has its pros and cons. Right now no matter what direction the business is booming, materials have increased 110% and trades are busy. Quality is down as there is more work than contractors available. Therefore they don't care as much. Shortages of worker and material is today's norm. Houses could take up to 14 months or longer. Before all the crazy hit you were looking around 8 to 9 months average. For over 30 years it has always been a requirement with all builders if you working with a realtor that they acompany you during your first visit. All Tri Pointe floor plans and pricing are available online and you can play with the floor plans and the structural upgrades which shows the pricing as well. Virtual tours are on many of the plans. Housing is not perfect. You will have crooked walls etc. Make sure you work with a good inspector and make a checklist during your walk thru of items you want repaired. Turn everything on and off make sure things work. Don't sign papers until you are satisfied. Home builders aren't perfect, but you can save a lot of headaches using an inspector and being represented by a good realtor. Also talk with a realtor making sure they have your back and have years in the business. Shop within your means. Don't be the one who has it all and is up to their eyeballs in debt. We love Tri Pointe's floorplans and I have always had a good experience with their sales reps in the 4 communities we have been to. This builders homes holds value. We've been in our home 4 months. We still don't have our 30 day fixes complete. My son's room has literal wind coming up from the floor and has a temp difference of 30 degrees from the top of the wall to the bottom. TriPointe sent someone out, they opened the wall. Showed us the huge difference and said "it's insulated" and that's all they could do. They taped it back up. That was over 3 weeks ago. My 2 year old son has a hole in his wall and a baseboard still unattached with nails sticking up. Our warranty contact doesn't respond to emails for weeks and at one point no-showed to our first 30 day apt (after being in the home 2 months) We just built a home 3 years ago with Shea and they were fantastic to work with. Had we known the hoops we'd have to jump through to even get an email response I'm not sure we'd have chose to move. I wouldn't recommend TriPointe to anyone who has any other options in the valley. read more

WARNING! If you are considering buying a TriPointe Home be prepared for subpar construction, little to no communication once they have secured your funding, and a complete sham of a "warranty." We moved into our Avance home a month ago and STILL have lighting cords hanging from the ceiling, inoperable windows and doors, missing upgrades that we paid extra for, damaged appliances, and more. On top of all this -roof leaks, a collapsing beam, and a broken front door! So many of these items were pointed out by my partner and me during our final walk-through and still are not fixed. This company does not care about their product , reputation, or customers at all. We have emailed, called, and entered these items in their "warranty" portal (as requested, but why are these items even under a "warranty" when they are basic expectations) and are still waiting for responses and corrective action. We have finally submitted a formal complaint with the Arizona Registrar of Contractors and are now looking into legal avenues. To think we spent over $800,000 on this house and are experiencing these issues and are being completely ignored by the sale rep, builder, Tri Pointe reps, etc is disgusting. BEWARE! read more

Our first and last time buying a new house from the builder. Been almost two years into the process of getting a more than a million dollar house at the domaine waterston community in arizona. We signed the contract in jan 22 however construction has been stalled since the last 4-5months (sept 22) due to 2 missing windows whereas houses on our street have closed and everyone is moving in. Have tried to reach out to many individuals but no one is responsive or if they are they are quick to shift blame on supply chain issues. Nightmare experience do not buy there houses. I'm almost a year past closing . I don't have a finished kitchen . Missing glass for my cabinets , defective cabinet parts not replaced now my color is discontinued and I spent 100 k on my kitchen now what??? I have mismatched cabinet drawar in laundryroom , broken skins , wrong color cabinet panel , stainless fridge with wrong color bottom, roof tiles falling off . I havnt been able to use casita, It has a defective water heater, and I can't help but think will it take a year to replace . I just had a professional inspection so many tiles not even nailed on or completely missing , Rv gate fell off the hinges they didn't use correct screws and would not fix it. The list goes on . I ask non stop when will my house get finished . The subs constantly don't show or come with wrong or incomplete items. Again don't buy a Tripoint Homes unless you want to own a nightmare. My house flooded I keep telling them my gutters arnt in right they don't listen well inspection report just proved I'm correct . I've paid a year of mortgage for incomplete house. We moved into Waterston North (Gilbert AZ) a year and a half ago on June 2023. At that time we place multiple warranty issues with the home. Many of those still have not been taken care of to this day. The biggest issue is our tile flooring that was installed with chips/flaking around the edges. When I say chips I am describing the off white top layer of the tile coming off and revealing the dark tile core. There is at least 30 pieces that were installed in the kitchen, bathroom, hallways, living room and dining room. . We paid for an upgrade in flooring that this is what we got. We have been told there is not a direct match to the original tiles on hand so we have been asked to settle for a slight color difference. The new tiles also are slightly longer than our original tiles which will change the way the grout joints will look, this was told to us by our subcontractor installer. Now we have been told by Tripoint that the subcontractor will just trim the tiles to the correct length. I already envision that trimming tiles will create a perfect sharp end that will not correct when it is butted up to a non trimmed tile. Tripoint is really screwing us over. I regret doing business with Tripoint. We spent too much money on a brand new house to be treated this way. read more

I totally dissatisfied with these tri pointe homes , I never recommend anyone to buy home with this builder . They don't respect any customer and treat them like shit . They're not committed to their wards at all , they keep change according to them and they try to pull your money as much as they can based on the situation. Buyer beware: Purchased a new home from Tri Point - Spur Cross, Queen Creek, AZ. Very disappointed. Have purchased many new homes but have never had a home so unfinished and builder does not complete unfinished problems. Closed on our home, a large hole in the dinning room ceiling, half of the room, large hole in one of the bedroom walls. No water, electric lights did not work, door bell did not work, garage doors damaged and did not match, missing texture on walls. Paid for pavers that have not been installed in the front yard. Rods from garage sticking out in front yard. Shower door in one of the bathrooms was missing and bathroom mirror missing. The inside of the house was so dirty, it was not cleaned before we moved in. Have now been in the house for 6 weeks, and builder schedules someone to come fix the problems, but no one ever shows up. So tired of all the problems, and now hiring someone to fix all the problems and paying for them out of my pocket. Builder is only concerned about getting their money. So if you want a home with numerous problems that will never get fixed then this is the builder for you. read more

We closed 7/15/2024 on our new purchase / townhome in the Town at Annecy in Gilbert. Being a developer/ builder myself I was shocked at several very ridiculous cost cutting measures Tripointe has taken concerning paint. According to Sherwin Williams they used the lowest grade paint possible. My wife noticed the kitchen, bathrooms and master closet was painted with satin finish and all of the main living areas including bedrooms are flat finish. My wife tried to clean spots off of the flat finish and her rag turned white from the paint coming off of the walls. Sherwin Williams said the cost from flat to satin is pennies on a dollar. I believe when you're spending $460K on a townhome you think they would at least paint the whole unit with one paint. In talking with our Tripointe construction manage he said that is the way they do all of there builds. We are totally disappointed with this cost cutting measure to make more of a profit. They are saying they are concerned about the consumer is BS!! read more

That interaction reinforced why at every point they are a greedy, cheap, and have no idea what it means to be client first! The fact that we are STILL having problems 3yrs later and Andy's response is "we will continue to try and fix, sorry if we can't fix it to your satisfaction". Really?!?!?! We have used countless hours of our time off from work, spent money boarding our dog, and had to eat out because their sub contractors show up 4hrs late and can't complete work within normal hours! Andy, Kim, and Reyes should be ashamed at the way they negatively impact people's lives! Do all you can to keep everyone from buying their homes!!!!! I just had my home built by MaracyHomes. I bought it in the Marathon Ranch Community off of E Riggs and 156 street. This is my first home built by this company, I am originally from NY and relocated to Gilbert,AZ. From start to finish the process went smoothly, I have NO Complaints. From picking the lot to the design center and the construction stage to the new home orientation. I would like to give a shout out to Pam Myer, Jennifer Hilstrom, Parker, Ryan, and Jake. These were the individual that I worked closely with and kept me informed every step of the way and listened and addressed all my concerns. I'm fortunate in the Fall 2019, I got keys for my Avance (Phase One) single-family house built by Maracay I praise Maracay's quality and the customer experience. Unfortunately, Maracay was acquired by Tripointe (Phase Two), and now DR Horton (Phase Three) is building duplexes. Tripointe's quality and materials are sub-par for the $ price points. Many experience frustrating warranty issues (blamed on supply chain) which necessitated headaches and lawyers. ***BUYER BEWARE: 1) Hire an independent inspector to visit your homesite construction. Document items of concern and take photos. 2) Refuse to take your keys if you note defects during walk-through. Otherwise, you have to fend for yourself. 3) Submit your warranty issues ASAP and document everything. Your items may get checked off as "resolved" without repair. Ensure you take screenshots. Tripointe will try to stall to run out the clock and state you're the only person experiencing common issues (i.e., leaks, stucco cracks, window seal problems, sliding doors, etc.). ***HOMEOWNER ASSOCIATION: DR Horton has majority control of the HOA with zero homeowner representation on the Board of Directors (BOD). The HOA will not turnover to owners until 2035 or until DR Horton's Phase Three is complete--whichever occurs first. Since Fall 2019, there have been eight HOA managers. Many homeowners are disappointed with HOA management's "pass the buck" approach. The 2022 Annual HOA meeting was chaos. About 100 residents showed up to a room that holds 25. Tripointe, DR Horton, and AAM management did little to address the issues. Their game seems to be dodge and deflect. One outcome is Tripointe/DR Horton fired AAM Management and established an advisory committee of three residents. ***COMMUNITY ISSUES: Ongoing problems issues include trespassing, thefts, vandalism, dangerous fireworks, drug use/alcohol/smoking/loud music/nudity in common areas, parking, landscaping, wasted water, dead plants, and pool/spa out-of-service. Since 2019, the problems get passed down the line from Maracay to Tripointe to DR Horton, with different managers passing the buck. To report a violation or incident, the HOA requires the name and address of the violator. For example, you might not get the name/address of a drunk, hostile person or someone smoking in the pool. ***SHORT-TERM RENTALS: The Avance CCRs and Bylaws have zero limitations on short-term rentals. I support the concept of short-term rentals such as Airbnb and VRBNO. Unfortunately, Avance has too many irresponsible owners and inadequate HOA enforcement. I thought this would be my "forever home" and spent about 100K in improvements. I'm well aware that nowhere is perfect-- there are issues everywhere. However, the status quo of Avance is unacceptable. DR Horton does not seem to care about anything other than selling their duplexes. I don't recommend anyone purchase in Avance. At the very least, if DR Horton does not care about residents' quality of life and maintaining a pleasant community, they should wake up and realize that dissatisfied homeowners are listing their homes and prices are dropping. This reduces $ comps and will lower DR Horton's $ bottom line for Phase Three. BUYERS BEWARE of Tripointe. Educate yourself well about your investment, and Good luck! read more

Just purchased a Maracay home in the Rio Paseo community and I have nothing but praise for the builders! My home is beautiful, the customer service rep.,, sales reps in the office, everyone has made this move for me very easy. When I have had a issue, it was resolved quickly and followed up to make sure I was satisfied. I highly recommend purchasing a home with Maracay, you won't be disappointed! The quality of these homes is absolutely horrendous. The grouting is terrible and needs to be completely redone in many areas of the home. They used the cheapest paint possible. My AC went out last year. ITS A BRAND NEW UNIT. Are you kidding me. I bought this condo in 2020 and managed to get some stuff taken care of via warranty in the beginning but over time it has become more and more obvious how quickly these homes were built and how little effort was put into them. I have spoken to other home owners in my complex and they agree with me and tell me how disappointed they are with their condos. read more

I live in the Tri Poine homes, Waterston South community in South Gilbert. The North community is almost complete and the Central community is being built now. North and Central communities are protected by walls and gates. For some reason, Tri Pointe decided to only wall off some of our community in South and gate about 1/3. However, our HOA rates have gone up by almost double and we are responsible for paying in part for the up keep of gates even though we don't have any where we live in Avocet! Many in our community have gone to the HOA about this and we were directed to speak to Tri Pointe who gave us the answer of No, they would not be putting up walls and gates to complete this community. The planning of walls and gates makes NO SENSE in this community and it leaves us in the AVOCET/BRIGHTON areas like sitting ducks. There is no reason for us to pay the same for amenities we don't get to have. Tri Pointe needs to do the right thing and give us the walls and gates we have asked for in order to give us more security for these homes we paid close to a million dollars for. read more

My wife and I were supposedly the last buyers they accepted on their priority list for Domaine at Waterson. The homes are starting at over a million as of today. Many months went by without a single update so I decided to pop in at the sales office. We were originally working with Pam who was awesome but then she was transferred and we got stuck with Aimee. Aimee has been nothing but unavailable and rude. Anytime we ask a question she would get defensive for some reason. Then she goes behind our back and complains to our realtor that we ask too many questions. The only questions we asked was, where are we on the list, when can we anticipate to picked, and how does your priority list work exactly? Apparently you can pass on the lot if you don't like the location. But we wanted to know if we skip; are put back on the bottom of the list, etc? They do not like questions. I have emailed her so many times in the past with zero response. And when I do get a response, they are vague and short. We have literally kissed her you know what that our head would be so far up you know what but apparently she does not have a soul. We live in North Phoenix and I have went out of my to track her down with no success. She is rarely in the office and I have left several messages with people at the office and she never once called us back. The best we would get is an email IF we are persistent and lucky! We have been waiting now for 11 months. The last time we went to visit they reopened the model homes and started taking on more potential buyers on their priority list. We found out that they are telling customers a six month wait period. We have waiter for 11 months and we haven't even been picked. We lost so much time waiting on this home and since then home prices have sky rocketed! We decided at this point its no longer worth the wait. We have moved on. I don't think Aimee has any intention of selling us a home. You have to get passed the gate keeper first which is Aimee and if she does not like you than good luck, you are not getting a home! You would think when purchasing a home over a million dollars would at least be accommodated with excellent customer service and great communication by the sales team but nope. The temp that was working in place of Aimee was so much kinder and understanding. We really wish we had someone else as our sale agent and then maybe we would've had a chance. If I could give this builder and "staff" a zero I would. By far the WORST experience with their customer service team out in Eastmark. From our initial visit, their "sales counselors" were extremely lazy and could care less about providing a positive first experience on the first visit. They literally do absolutely nothing to help prospective home buyers out. We grabbed all of the information pamphlets ourselves in their sales office, called over the last two weeks to the mainline to get follow up information from other customer service reps and have yet to receive calls back from the two sales associates in their spec home office. Save yourself the hassle and 1000% go with a different builder. In a market like today, they clearly treat you like you're just another number or sale. Zero sense of accountability nor respect for anyone compared to the other builders we have been working with. Hopefully their leadership team wakes up and realizes there's a lot more to customer service in this industry than referring prospective home buyers to a company website and a pre-qual. read more

We do not recommend building with Tri Pointe Homes. We are currently trying to settle a well known soft grout issue with their new builds and they are being beyond unreasonable in coming to a fair solution. We hear good things about Toll Brothers and Fulton Homes, but stay away from Tri Pointe for your own sake. read more

Maracay Homes built our condo. We are so happy with the results. They are very organized, communicate with buyers all along the process, and are always willing to answer any questions. Their project plan is created to the smallest detail. The pre-closing walk thru is thorough and so accommodating. The staff is professional and customer service is their top objective. We walked away from a builder based on their poor customer service - are we glad we did. We ended up with a top notch builder. read more

They are dishonest from the beginning and their shady practices lost our business. They do not tell you everything up front. When confronted about it, the office manager Liz got incredibly defensive, unprofessional and shut the door on us. She even went as far to ask us if, "we disclose everything to a customer" at our jobs. I encourage everyone to look into other new home builders. Read the reviews of Maracay on other websites and you will get all the information you need. This is not a business that cares about you, but only cares about your money. I had a great experience with an employee working on the Annecy Lakes subdivision in Gilbert, AZ on Feb. 5th. I live in the community and my daughter and I were locked out of our home. The only entry is the 2nd floor balcony but we had no ladder. We drove over to the construction site and Stephen was so helpful. He assisted us and my daughter was able to get in. This small act of kindness made my day so much better. I had just had a very painful surgery on my ankle and was almost in tears as there was no one to help. I knew they were about to close and go home for the weekend but he stayed to help us. I hope he is recognized for this act of kindness and please forward this message on to him and his boss. I mean Look at all the reviews below. I am not the only one complaining about these people. There is a problem that needs addressing. I ask to talk with the owner, then they send me to an Attorney. This place has way too many issues for me, and I just bought the home just under a year ago, I am really tired of their issues, and passing the blame. Let me know if you want to buy a home with all the issues below in Goodyear, AZ Really!!! I bought a home with Maracay Homes, and I was told many times it was 1870 sq/ft but the home ended up with only 1805 sq/ft according to the City Assessor's office, and that was a conservative amount he told me. Watch out and make sure to cross your "Tes" and Dot your I for this company because they use it against you if you complain about them. Maracay Homes filed all the paperwork with the city, and then made me go through hell for over 9 months about the sq/ft of the home with the City Assessor. Maracay Homes said the home is 1870 sq/ft to me many times, referring me to the paperwork that I had signed but it is Not...The Attorney put this following statement at me. We have everything covered that you are complaining about and you signed it. You know the information you can not read, They pointed to me to look at the bottom of the pages and it says after I blew it up 500 percent. It says something like the following " "Stated dimensions, square footage, and acreage are approximate..." I did not come here to buy an approximate home of 1870 sq/ft. I wanted a home with 1870 sq/ft. It's simple After the Attorney said that to me, I started to reevaluate this home that I just purchased in Dec of 2019, and here it is only Sept. 2020. I have all the documentation about the sq/ft because the city came out and measured it by hand. Maracay Homes In Goodyear, AZ says to me why do you care about the sq/ft even though you paid for it... Good customer service you think? This is a potential problem with no solutions.. I'm sorry, If I do business with someone a handshake is all it takes to close a deal, but now you can not trust anyone's word anymore. I thought it was something and it isn't. I will sell this home and buy another somewhere else from another Builder. This place just has too many issues for me. I just want what I paid for in 1870 sq/ft. They only want your money. You are not a customer or even a person to this builder. I won't ramble on about everything wrong with my new TriPointe condo. What I will say is if you buy with Tripointe expect that the quality of workmanship will be horrendous. There will be cosmetic defects and many other issues that production will pass onto the warranty department. You will spend months with trades coming and going to fix things that should have already been done before you moved in. I work from home which helps. Otherwise I would have to take so much pto to be here for all the contractors coming and going. Everything everyone is saying on here is true. It will be a headache for you. Avoid this builder at all costs. They pass the buck every chance they get and blame the contractors and whoever else they can to Wiesel their way out of doing the job right. Everything was rushed. Nothing was done with quality in mind. I will never recommend Tripointe to anyone and will never buy another one of their homes. I had to grout the baseboards myself because they wouldn't do it. I made the largest purchase of my life only to have to do grout work myself and to have to constantly work with the warranty department for the past three months to complete production work that should have already been done. read more

Just bought my first and last Maracay home. As much as I loved their sales people, I'm not a fan of their warranty people. An example, the lights flicker when the A/C comes on. I put in a work order to have them check it, since the home at the time was less than a month old. They delete my request without letting me know. So I put in a new order a month later, and this time they delete the request and send me an email stating they had the same complaints from other owners and their homes checked out fine - so they won't send an electrician to check my home. I wondered why Camelot would build their homes next to Maracay and charge more for same size homes, but maybe their homes are built so things like lights are not expected to flicker with the A/C unit control. read more

Total junk. For example, the appliances they offer are something you would expect to see in a mobile-home or ghetto neighborhood, not a $450k phoenix home. Bottom-of-the-line cheap appliances you would be embarrassed to have in your home. Also, the very cheapest possible carpet is standard here. For countertops they only give you two color choices, even though they have dozens of home choices! And both choices are very ugly, super cheap granite, the stuff that older 1990s homes have. And the flooring is even worse. I could go on & on. Their scam is to force you to upgrade, and pay $40,000 to $80,000 more than the home is offered for. The model homes at Avance are very nice, but they are priced at $100,000 to $150,000 more than their advertised "base price". What a scam! An ethical company would show the price of the model, not some fake price that is $100k lower than the actual price. Lastly, this scumbag company charges huge 'lot premiums' for every single lot. If every lot has a premium, that minimum should be included in the advertised price! Stay away from this scam-company Maracay Homes and Avance. All other homebuilders are not this scummy. read more

Very disappointed. Tri pointe doesn't stand behind there product. We had multiple issues with the roof and outside painting and tri pointe refuses to rectify the issues. There were holes in the roof decking which lead to a leak in the garage. Multiple roof tiles broken. And paint missing or faded throughout the outside of the house. Their response was that they were not responsible for the roof since it was after the 1 year period. Even though there was no way to know we had holes in the roof decking. And they said they made multiple attempts to fix the paint but the painter didn't have the gate code. Its hard to believe the builder of a community doesn't have the gate code to a community they built. I waited to write this review after making multiple attempts to get these items repaired. Once i'm again i'm very disappointed that tri pointe homes doesn't stand behind their product and make the necessary repairs. read more
