Taylor Morrison is a terrible builder. Warranty is up and after 2 years ceilings are cracking. Taylor Morrisson is telling us our problem now and these are settlement cracks. I had several houses in Arizona. None had the ceiling cracking. Don't buy from this company. Had other major issues but with a lot of request finally got it fixed. Soft grout on tile flooring in the whole house. Bad paint job outside on the trim. finally got these issues fixed. Luckily before my 1 year warranty was up. Now ceilings are cracking. And company says no longer their issue. I will try to contact ROC. read more

I keep getting excuses. They're building more and more homes and keep telling me the cabinet trim is on back order, how?? Are they not putting cabinets in the new houses? Nasty and rude They just bought out William Lyon homes in Nevada. We went there to see a home and the attitude of the sales persons was absolutely rude and disrespectful. We really liked one of the move in ready homes but the air conditioner was surrounded by standing water. When approached, the ground around it was like quicksand, my feet sunk in the mud. I asked the sales person if this would be fixed were I to consider this house and he looked at me in a rude manner and stated "that's just the drainage" "it doesn't need to be fixed" It was as if the buyer did not matter and the state of the property did not matter. I am currently getting a house built by Taylor Morrison and it has been a nightmare. We are going on 13 months and just got windows installed. We are at least looking at 16 month build or longer. They keep saying it's delays with everything but I know people that built with others builders that started after me and already moved in, one of them being a custom home. I would recommend looking for a different builder if you are in the market. We also just got told we have a slab leak they found on final framing inspection and was told my project is on hold and they have no clue of ETA for completion. I wish I had read the reviews on Taylor Morrison prior to building with them. My impression is that they have forgotten who the customer is!!! There is an arrogance that we saw with each division. They pushed back the initial date by a month. When there was an issue with the final inspection they blamed the lender. They failed to see that it was their inability to have everything done that lead to the delays (no toilet or shower glass when inspected). We did not use their lender because of the attitude we felt when we were referred to them. As the customer that is paying for their service, I expect much more. We felt that our lender was working for us and not rubber stamping inspections for their benefit. Lastly, the title company (who they chose) didn't return 4 phone calls and an email for 4 days. While my assessment of their arrogance is subjective, the facts stand on their own as far as quality of service. On the positive side, the home looks nice. Time will tell on the quality. Buyer Beware! Too bad yelp doesn't let you leave a zero star review. All Taylor Morrison cares about is getting you in your home. After you're in they don't care. Anything warranty related will be a fight, and good luck actually getting it fixed. We have done nothing but fight with them. On our pre close walk we taped up hundreds of touch up spots as the original paint and caulking was awful. After seven or eight months they finally got the painters out to "touch up". At this point the majority of the tape had fallen off, so they got about 1% of what needed done. And what they did get didn't match since it had taken so long to get out for touch ups. Their excuse was the paint shortage, yet they continued to paint new homes around us daily. Now almost a year later the touch ups still aren't completed, and they refuse to do what the should have done in the first place and re-paint the house. It was awful in the first place, was never touched up prior to close like it was supposed to be, and now the little bit that was touched up looks terrible (Pictures uploaded, there's worse, but we just had a snowstorm so I can get to a lot of it). Apparently you're not supposed to care what your house looks like, and if some stuff didn't even get painted it's no big deal to Taylor Morrison. Caulking is a whole other issue. Huge gaps all over the house while rain and snow have been getting in there all winter. Our warranty person Chris and his boss Harry are awful. Very little to no follow up, don't listen to what you are saying, what does get scheduled gets done with no confirmation so people just show up. Including when I was out of town and my wife was home alone. I have bought two Richmond's, a Century, a KB, and a Taylor Morrison. Out of all of them the Taylor Morrison is the worst overall quality, and the warranty service is so much worse, and I didn't think that was possible. At least the other companies admitted and fixed things that weren't done properly. We also had concrete cracked, chipped, and spalling before we moved in and the super told us to wait for the end of our year warranty to get anything fixed at once. Now the warranty rep Chris says that's not covered under warranty and they won't fix it. We pointed it out pre close. This doesn't include the grout that was literally washing away anytime it got wet which we had people out four or five times before they actually tried to fix it, then they were out multiple times fixing grout and trying to add hardener to make it stop eroding. They act like the homeowner is crazy. I can tell you I grew up in construction, have finished basements, and done plenty of tile, and have owned six houses, and have never seen grout that gets washed out with water. We paid around or over $20K to have our large shower and nice tile put in, all for it to still look awful. I will never buy another Taylor Morrison, and I would suggest you look elsewhere. My wife also posted about our issues and was contacted by a customer service rep who just sent our issues to the same two people who have done nothing to fix the poor craftsmanship all along. We purchased a high end Taylor Morrison home in 85045. When they realized we weren't happy, they blocked our access to there customer satisfaction servey. We are very unhappy with the workmanship. There are 100s of cracks in the stucco and they will only fix the ones large enough to fit a quarter in. Then after only fixing the large one , they missed 3 appointments to paint. The areas they did paint,the paint doesn't match. There warranty guy Rich is terrible as he only returns calls long after appointments are missed and keeps pointing out the absolute minimum he is required to fix by law. In addition to the poor quality of workmanship, their lack of desire to fix the issues in a timely manner is a joke. Virtually every homeowner has paid for a 3rd party inspection after move in just to make sure things are inspected so TM can correct these mistakes. From ceiling joists not being connected to an HVAC system where the duct work was not hooked up, to receptacles being in the walls, but not wired, this company has some issues. I wish I could give Taylor Morrison a zero on this review. I had them build my home in Bellalago 2 years ago and from day one there were issues with the pitch on my land. Water settles between my property and my neighbors on both sides of my home (front to back). After a heavy rainfall, the water is literally ankle deep! In a state like Florida, with it's downpour I have anxiety everytime time it rains! Water running from my property onto the sidewalk into the street (normal as per Taylor Morrison) is like a waterfall (my property has a downgrade) But, is it normal for this to continue 3-4 days after a rainfall? Anyhow, my point really is, homeowners are advised to make Taylor Morrison aware of any issues before the 1 year warranty is up (which we did) We are still waiting for our problem to be resolved. After the year is up, good luck! I have two family members who plan to move from NY to Florida who just 'love' my home. Beware. Taylor Morrison will say they're building your dream home but as soon as you close, you'll do nothing but fight and argue to get them to fix their crappy work. We've lived in our house for 6 months and still have pre-close items that aren't fixed. Exposed trim and siding heading into the winter months in Colorado, crap concrete, two different sheens of paint on our walls, the wrong glass on a slider so it's noisy inside... the list goes on. When they finally got around to touching up the paint, they made our black garage door two-tone and seemed to think that was OK. We pointed all of these things out on our final walk and were told they would convert into warranty tickets. Warranty has fought every step of the way though our ask has never changed. If you want to move into your dream home and fight an uphill battle, Taylor Morrison is your builder. *Of note, we have been very mindful and understanding of labor shortages and supply chain issues.* I am certain that the big wigs at TM, the supers and warranty people wouldn't settle for this work on their homes so I'm not sure why it's supposed to be OK on ours. read more

We closed on a new construction house by Taylor Morrison in Las Vegas, on December 20, 2021. We have noticed numerous issues and are trying to work with the builder to get these things fixed under their warranty, but they seem to be deliberately slow and barely responsive. There are over a dozen issues and we discover new problems almost daily. I have listed the primary problems to warn others Major issues we are dealing with: HVAC: The duct in the master bedroom is crushed, blocking all airflow into the master bedroom and bathroom and making the air blast more strongly on the rest of the floor. There is also a vent in the food pantry that blasts hot air into it when the heat's on; the heat gets trapped in there and will ruin food. Crooked walls: The two seams where the walls meet at the foot of the stairwell are crooked. Brick pavers: Several of the brick pavers at the end of our driveway have been incorrectly color-matched. Windows with locks that do not work, causing a security issue Glass Shower Enclosure needs installation: We were supposed to have our glass shower enclosure installed shortly after closing. We now have it scheduled at the earliest opportunity on February 1st, over a month later. In detail: When we closed on the house, we still needed the glass shower enclosure in the master bathroom to be installed and agreed with the builder to have them come in a "week or so later" to install it. The glass installers came on December 29th to install the glass, but they had the wrong glass, so they re-measured and damaged the cultured marble in the process. They came back to install the glass about a week later, but discovered they had not cut it properly. We have now scheduled the damaged marble to be fixed at the earliest time offered, January 31st, and for the glass to be installed the following day, February 1st. Their warranty company acts like they do you a favor when they even schedule a walk-through and nothing ever gets done. As a sidenote our family has had gone through so much and the fact we are having to deal with a shoddy constructed new home due to their haste and carelessness has caused us a major crises at this point. These are not good people and I only hope that they get what they deserve for taking advantage of hard-working people read more

LYING TO THEIR BUYERS....They sell you on being gated with a guard house, but the reality is the back gates are WIDE OPEN 6 days a week, and will remain that way for 5 years or so until ALL of the houses are built! Also, at night, they did away with the third shift guard, so there is NOBODY there for 8 hours every night when it's most important. We pay these exorbitant HOAs to cover guards and gates that are not even being used. This place is as wide to crime and tresspassing now. It's not cheap material and I get alot of compliments on it. Taylor Morrison has been out 4 times in 3 years to fix a broken AC they installed in our new home. AC units should not stop pumping cold air that many times if they are new (and "fixed".) One time Taylor Morrison came out to "fix" our broken AC unit, they insisted it was only the dampers that needed adjusted. Now that we are outside our 3 year warranty, our AC broke AGAIN. We consulted with an outside source that said our AC has major problems that have been covered up but never fully addressed. Please be aware when Taylor Morrison is conducting repairs. read more

We bought a home in Taylor Morrison's Esplanade at Turkey Creek community in Lincoln CA. There have been numerous problems with the home, mostly due to extremely poor quality construction. There is supposed to be a warranty process to get these things addressed, but we have been waiting four months for some of them and now Taylor Morrison has changed their customer service processes, probably because they have so many complaints from every single person that has bought here that they cannot handle them all. Do not under any circumstances buy a home from Taylor Morrison. They are using unskilled construction labor to build shoddily-constructed homes and they are not responsive to any warranty problems. Building superintendent does not appear to make any effort to inspect work. Very sloppy finish, long list of warranty items even after inspector's items were addressed. This company does not value their customers. Trying to get my tile grout repaired since it is discolored and soft grout was installed. Trying for month to get this resolved. They make appointments and don't show up. They don't follow up and their warranty service representative is useless. I would not buy a house from this company again. We regret even buying through TM. After closing the things we noticed were from stairs not being straight, stucco over our exterior return vent, missing soffit in our master bedroom and bathroom, missing outlets, weak floor boards on the second floor, doors not aligned straight. Paying almost $500 thousand, you would expect better. I suggest taking your business somewhere else. I visited a new development site in Austin, TX, called Turners Crossing. I was informed the incentives would change on Feb 1st. When I called on Jan 31st and told them we were ready to submit an offer, the sales manager, Gina Garcia, said we no longer qualified for the 6% closing cost incentives due to the pre-qualification process taking up to 24 to 48 hours. The time frame for a pre-qual was never discussed in her presentation to me. When I asked her about the process, she said she would forward the information to our agent. Our agent never received any instructions. This lady was very unprofessional, and I don't feel this organization wants to sell their houses when they're making the client wrong. Gina needed to accept responsibility for not informing us what the application process was in advance. Not very agent friendly here at Taylor Morrison Homes. Very unprofessional! This builder is about the same as the other production companies. They have a slighter better product than the lower end production builders. That said, why I'm really writing this poor review is because of their recent leadership changes in the commissions paid out to realtors. They decided that during the craziest market in our cities history (Austin) they want to drop us to 2%. The same builder that will increase to 3-5% when the market is tough. It's so hard to get clients under contract now more than ever..and they attack the people that adovocate for them most. You will lose a lot of raving fans! read more

House has opportunity to flood in a 2-3" fast and wind-driven rain. Water wanted to cross this sill-plate. I was forced to bucket and trench in this Bonterra 55+ Community in Woodforest of Texas. I submitted my Warranty Request as required- prior to the 1 year anniversary of closing. Taylor Morrison VOIDED the entire WARRANTY. The list of items was primarily CODE VIOLATIONS - including Improper Drainage / Sloping and Undersized Gutters and Downspouts - leading to Perforated Pipe in raised plant beds directly below those gutters. How idiotic and totally against every code - Including: Relevant Section 3.3 of the TEXAS MINIMUM CONSTRUCTION STANDARDS / Building " Downspouts shall discharge water at least 5' from the foundation" This lack of adherence to this and many other Codes would have caused severe flooding - without my many Flood Prevention Techniques. It is absurd that they are allowed to do this same crap repeatedly. I just found complaints of similar actions including the undersized gutters causing high water in the entryway area in the Carolinas. There were more than one instance of flooding due to inappropriate draining and sloping of lots. They must not be able to build one more house without proper buyouts first to those they have drug through humiliation and court systems, etc. This was just one of the code violations at this property. They also used lumber that was not completely dry and thus the ceilings and the walls are waffled within this house. We closed on our house June of 2021, during hurricane Ian in September 2022 we noticed water coming up through our carpet under our master bedroom window. During Tropical Storm Nichole in November 2022 we experienced the same thing as well as water dripping from the electrical outlet under the window. There are about 20 people in my neighborhood experiencing the same issue and we are looking to file a class action lawsuit. Taylor Morrison built our home and we have had so many issues. At the end of our build, someone stole our water heaters out of the attic (inside TM job or TM left the house unlocked) which caused water to go from the attic through a bedroom in the 2nd floor and through our whole kitchen. After "fixing" all of this we brought in an inspector and there was still wet areas in the upstairs bedroom. Once we lived in the house for a while we noticed that the floors were uneven. TM floated the floors unevenly, so they had to come back out to refloat the floors and put in all new flooring. They poured the concrete in our garage at the wrong height, forgot to add air conditioning to one of our bathrooms, we have had window leaks, etc. The list goes on and the warranty team is always trying to get out of fix their problems.
