    Update... the payment for the prorated rent was not paid until the 13th of June, due to the fact that my access was denied on June 3 from both of the payment systems. On June 13, prorated rent was immediately paid when i received an email stating late fees were to be added! FYI never even knew how much the total move out was. So very thoughtful to remove late fees when neither I nor my spouse was contacted on the exact amount that was due! Lease was resigned in the fact that we were unable to find a home staying in our children's school district!!!! Not by our choice, or trust me, we would have moved. You pay as much at these apartments as you do some nice three bedrooms homes, just keep a daily eye on HAR! ....................................................... Just moved out and had to wait to get my final walk through to make this post... this is the worst apartments ever. They nickel and dime you to death. First office, the staff has become more friendly, I believe they must have got rid of some of one of the major rude ones. Two, dogs poop everywhere! They send out letters threatening you but of course that's as far as that goes. Third don't live on bottom floor bc you will hear everything, everything on the people above. They gripe about kids being kids yet, neighbors can be drunk and whooping and hollering all hours of the night and well you have to call the police if you want quiet time. Our vehicle was hit three times and no one, not a soul ever left a note. One would think that after two years of living there, drip pains would be something that needed to be replaced over time and that would be on the apt not you! And look at the water bill, oh and the prices they charge to wipe a fan and "vacuum". I also had to pay an entire months rent due to my rental history, which was also from an apt, 5 years prior. One months rent non refundable but at the time I had to do it because the fact that it was right after the hurricane and we needed a place to live. And trust me, I have a lot more complaints, and I would have done this many many many months ago, but needed to wait for final bill in order to warn others to stay away from this place due to repercussions of posting this review!

    I lived there for two years, during which they cycled through seven maintenance employees--yes,…read moreseven--and not one of them was ever consistently on the property. My work orders were routinely marked as completed, yet nothing was ever actually fixed. When I brought this up to the assistant manager, Patsy, she always acted surprised, as if she had no idea why the requests were closed without being addressed. At one point, I had multiple leaks in my living room ceiling. It took them three weeks just to patch the holes in the roof. Meanwhile, mold began to grow in several spots on the ceiling. I'm not claiming it was black mold, but it was definitely mold. I submitted several work orders about it, and each time Patsy and whoever was handling maintenance at the time would promise to bring in a contractor--but that never happened. I ended up living with that mold for over a year. And that's not even mentioning the roach infestation and the rats. Ask the other residents. They don't speak out for fear of eviction or non-renewal. They cannot find anything else affordable. Most residents stay silent because they simply can't afford to move anywhere else. It's heartbreaking. Shame on the management company and the owners for allowing people to live in such conditions--and for being dishonest about move-out costs. Shame on the owners and management company for making people live like that.

Being right on the water is relaxing. They have a courtyard that is pretty and relaxing with grills and benches. There is a pool, exercise room and more tables and benches right there on the water. The only negative is that the parking is super tight.

    Manager position has changed multiple times in my 4+ years of living here. Totally normal, nothing…read morenoteworthy of that statement. The big change was here recently when the property owner hired in a new management company, Tarantino properties. This management company hasn't done much it seems. The pool was dark green a week or two following the takeover, trash remains in our bins for days at a time. Repair attempts are often times temporary solutions that they pray to god won't fail in the next 5 minutes. Maintenance is short staffed and overworked, likely underpaid; so you can't really blame those guys. They bust their asses to do what little they can. They constantly shut off our water to put bandaid repairs on a decades old central boiler system that the entire complex uses to get its hot water. The hot water will leave blisters on your skin if you aren't ready for it. The cold water runs about 97 degrees 24/7. I have never had "cold" water. It's either the surface of the sun, or slightly below lukewarm. Zero in between. I have transferred from multiple units over the years. AC problems in every single one. Humidity issues causing mildew growth in every single unit I've lived in. They recently had us switch online portals for rent payments after Tarantino took over. This new website wants to charge you exactly $31.85 to pay rent with either a credit or debit card. Then they want to charge an additional $5-10 if you'd like it reported to the credit bureau. I pay with a credit card so that my rent builds credit. Now I'm being punished for it with fees, and to get their website to do what I was doing previously for only $7(which I was still unhappy about, but could accept) they are now trying to take me for over $40.00 a month.. TO DO THE SAME EXACT THING I WAS DOING BEFORE!! This complex has turned into a bit of a joke. I can see that onsite staff are genuinely trying. Sometimes it seems they genuinely enjoy having pissed off residents banging on their doors all day long. Something's got to change onsite, there's only so much we're willing to take before we start packing up and leaving.. and believe me when I say your residents are doing plenty of talking. The three stars are for Gary, Harrison, and the newer gentleman I've yet to meet. Corporate office and leasing staff need to have a come to Jesus meeting amongst yourselves and come up with a solution that isn't "how do we get more money out of these people". The whole thing stinks of "commission breathe" and it's sad. I used to be proud of this place.

    We've been tenants for about 10 months now. It's kind of sad to see 2.5 stars in your home complex…read moreprofile I've had way more great experiences than bad ones! We move ALOT! We come from the woodlands where everything is nice so finding this gem was nothing short of a miracle! I mean NO CARPETS! Top of the line amenities it's always clean. (At least aside from when PEOPLE DONT PICK UP AFTER THEIR PETS) but that not the complex fault. The staff has been great, they remember us, they're happy to help and answer any questions. The gate ALWAYS WORKS! Unless there's an outrage but they go above and beyond to prepare all tenants for all of this! The maintenance is incredible, super quick, respectful and kind! Even change your lightbulbs if you need it! I'm alone sometimes and I've never felt disrespected or as if I'm a bother when I need something fixed. It's safe, my children love to play in their balcony it's actually roomy enough for them to get some chalk and play outside! Don't get me wrong. I've complained about noise and I mean that's also not the complex fault! It's just the Inconsiderate people that don't have any respect for others. I mean if you want to party or rearrange your entire furniture or even play video games and scream at the top of your lungs don't do it at 3 am when others are sleeping. That's not good apartment community behavior. The staff has handled everything in a timely manner and also in a profesional one. For those complaining about the pool and bringing extra people I mean cmon if you had a pool would you like random people coming Into your yard to use your things. Come take a tour, come see for yourself, nothing is ever perfect. But not everything is horrible like some make it seem!

My apartment has been infiltrated with gnats, ants, and roaches, and I moved in a few days prior to September 2025. I am now escalating this to Harris County Environmental Public Health / Neighborhood Nuisance, in addition to the Texas Department of State Health Services's Public Health Sanitation. The so-called General Manager, Stephanie Sellars, is a complete joke. I almost slipped on trash in the hallway in front of my own doorstep due to the filthy neighbors. They do nothing to adhere to their own lease agreement. Perhaps, enforcing this in court will be my the next steps. I have photographs to substantiate each statement. It's ridiculous. It's mentally draining, and it's time a court steps in because taking my time out of the day when I finally decide to address the same issues over and over takes its toll, and they should be liable. Also, the resident parking garage often resembles a mechanic shop rather than a residential parking garage, with cars and large trucks regularly being repaired there. This creates unnecessary safety concerns, including the potential for oil spills, debris, and other hazards. As an example, on Friday, July 10, 2026, I reported a vehicle that was elevated while repairs were being performed. Although I was advised the matter had been addressed, the vehicle remained in that condition more than four hours later. Also, look at how the toilet is situated. I have been subjected to using the guest bathroom, never using the jacuzzi tub since moving in almost a year ago; however, when I mentioned this to the Towers of Seabrook Manager, Stephanie Sellars, she chuckled and stated, "They're all built the same, and why would they single out my apartment." I have bumped my funny bone twice as a result of this defective and unusable toilet, as the toilet also extends well beyond the toilet paper holder, so it's impossible to place it on its holder and pull from it while sitting on the toilet. Moreover, look at how my bedroom door obstructs the entrance to the bathroom. I have to close my bedroom door just to gain full access to the bathroom. As I continue organizing my binders of photographs and documentation supporting the concerns described in this review, I also plan to visit the corporate office in person to discuss these issues.
