I chose this property because it was presented as a "luxury" community, but unfortunately my experience has been very different. One of my primary concerns has been privacy. Residents are required to sign an agreement permitting pest control to enter units without prior notice due to ongoing building-wide roach and rodent treatment. While I understand the need to address pest issues, unexpected entry into occupied apartments can feel invasive. A neighbor shared that she once exited the shower to find a pest control worker already inside her unit, which understandably caused distress as she was only wearing her towel. The pest situation itself appears to be ongoing. Although treatments are performed, the issue does not seem fully resolved. I have personally heard activity inside the walls at night, which has been unsettling. Safety and communication have also been concerns. There is a noticeable police presence on the property at times. In one instance, police vehicles were blocking my assigned parking space, and that caused confusion and led to my vehicle being towed when I parked mistakenly in the wrong parking space. This resulted in a $500 expense that could have been avoided with better coordination and understanding among residents. Additionally, there was a serious incident involving gunfire inside one of the units. Residents were not proactively notified afterward, which was disappointing and felt like they were purposely keeping that information from us to not break lease sooner for feeling extremely unsafe. Communications involving safety is essential for maintaining trust in a community. The current management and front office staff have not demonstrated the level of professionalism or responsiveness I would expect from a property that markets itself as luxury. The atmosphere overall feels inconsistent with that branding. I believe transparency and improved communication would go a long way in rebuilding confidence. Prospective tenants should visit in person, ask detailed questions, and carefully review policies before SIGNING A LEASE. Lived there for a year and all was good until potheads kept smoking indoors and it would bleed over into my apartment. I complained numerous times and even pinpointed the apartments it was coming from. Staff would give them a warning but would keep happening. There were two nights when it was so bad I had to go sleep in my vehicle. I gave my notice to vacate and was told one amount to pay then when I went to pay I would get a different number. Paige in the office tried billing me over $1500 after I moved and when confronted she tried to guilt me and talk to me like I was stupid. The head manager then adjusted it down to where it needed to be and I paid it in full. I get it that the utilities are ONE MONTH behind in billing which I paid in March but in April I get a "final statement" saying I owe another $400+. Including rent and MORE utilities. If you do business with these people beware because they will nickel and dime you. I called and spoke to Judy and she gave me more bs as to why I owed them still. They are NEVER upfront or honest on anything. Get everything in writing!! Other reviews are saying that nobody cleans up after their pets and the walkways become slip n slides every time it rains these are all true as well. Avoid at all costs. read more

My daughter's friend's were killed in this accident...then the apartment's she is living in are trying to kick her out saying she was fighting in the parking lot... along with her neighbor... Teakwood Apartments at Seabrook should be ashamed of themselves...there was no fighting that night...just mourning of the lose of their friends...It was a tragic night...The police came there because it was her best friend's car that was involved in the accident...No they weren't in the car...but that's why the police were there...Not 1 friend but 3 of her friend's died that night... Also, the first week we moved in the ceiling caved in...The balcony rail wasn't attached to the balcony... the ac was never working properly and constantly running...nothing was ever fixed...work rider orders were dow shown completed but never were...then they deleted our work orders...We had to leave the apartment because our dogs were getting too sick to stay there... in the middle of moving out that'a when they accused my daughter of fighting and she doesn't fight...and her friend's had just died that night in a car accident... read more

If I could give half star I would. This place has gone terrible downhill. Management team is horrible and rude. If you try to escalate your concerns up the management ladder they don't care. Manager in the leasing office is rotten....If you try to escalate to Mosiac Residential they will ignore you and not respond to any of your concerns. There have been multiple break-ins over the last year. The pool is party central and all the adult booze and smoke weed with nobody saying anything or seems to care. When it rains the walk ways are lakes because of the pool drainage around the property. The apartments are dated inside with old horizontal shades that are constantly breaking. The patio screen door doesn't stay on the track and I got so frustrated had to fix it myself. The leasing agents are all nice and attentive until you sign the lease. Once you sign that lease you are on your own. I had to follow up multiple times asking to have my account properly setup and proper emails sent to me to create my account. This place has just gone downhill over the last few years I would stay away!!!!! Some other things to add, many people have dogs, so bad you can smell dog urine and people don't clean up after their dogs. Dumpsters are often overflowing with trash. read more

Update... the payment for the prorated rent was not paid until the 13th of June, due to the fact that my access was denied on June 3 from both of the payment systems. On June 13, prorated rent was immediately paid when i received an email stating late fees were to be added! FYI never even knew how much the total move out was. So very thoughtful to remove late fees when neither I nor my spouse was contacted on the exact amount that was due! Lease was resigned in the fact that we were unable to find a home staying in our children's school district!!!! Not by our choice, or trust me, we would have moved. You pay as much at these apartments as you do some nice three bedrooms homes, just keep a daily eye on HAR! ....................................................... Just moved out and had to wait to get my final walk through to make this post... this is the worst apartments ever. They nickel and dime you to death. First office, the staff has become more friendly, I believe they must have got rid of some of one of the major rude ones. Two, dogs poop everywhere! They send out letters threatening you but of course that's as far as that goes. Third don't live on bottom floor bc you will hear everything, everything on the people above. They gripe about kids being kids yet, neighbors can be drunk and whooping and hollering all hours of the night and well you have to call the police if you want quiet time. Our vehicle was hit three times and no one, not a soul ever left a note. One would think that after two years of living there, drip pains would be something that needed to be replaced over time and that would be on the apt not you! And look at the water bill, oh and the prices they charge to wipe a fan and "vacuum". I also had to pay an entire months rent due to my rental history, which was also from an apt, 5 years prior. One months rent non refundable but at the time I had to do it because the fact that it was right after the hurricane and we needed a place to live. And trust me, I have a lot more complaints, and I would have done this many many many months ago, but needed to wait for final bill in order to warn others to stay away from this place due to repercussions of posting this review! read more

If I could give this place zero stars, I would. The new management in the office is awful. The property is awful. There's dog poop everywhere. The fences are falling apart. Make sure you document everything because the office will tell you you're lying. Their maintenance guys say that they show up and they never do. Work orders don't get fixed in a timely manner or properly. My work orders from when I moved into this unit over a year ago are still not done. They close them out and tell you to open new ones. Or say we came by, but you weren't home. We have ring cameras. They are very good at passing the buck and saying that's not their problem. I would highly recommend NOT moving here. There is nothing luxury about it. Not to mention the major events that were quite terrifying that happened to here in 2024. It would have been nice to get a notice from the office that a hostage situation was happening on the property and what transpired after. Not an email after the fact. You've been warned. read more

Great first impression and customer service was great until we moved out...Well we were only there for 2 months and then got a bill for $200 stating they had to do a pet service cleaning for excessive pet dander in the carpet of our bedroom.. our dogs never went in our room and weren't allowed in there so do not understand how that was possible unless it was from the people before! Just expect if you have pets to be tacked on fees once you move out. read more

The only complaint I have is that some residents are very inconsiderate of picking up after their pets. It is really bad and disgusting. I have a big dog and I always clean up after her. Loved the apartment and location. However, be sure to leave the apartment squeaky clean from top to bottom when moving out. I had to run to Kroger to get dripping pans because mine weren't squeaky and had a little rust on them. I'm sorry I cooked while living there for a year. Sure enough if they were squeaky clean they weren't going to leave them for the next resident, lets hope not!!!!Ridiculous for them to be SO PETTY after I have recommended several people to this complex. I absolutely love this apartment complex. Amanda the manager listens to any concerns and acts promptly. The maintenance staff works quickly and efficiently with a friendly manner. I absolutely love the dog park, and. All the walking station placed around the apartment to walk my fur baby's. My apartment has a fireplace and was completely remodeled before I moved in. There is nothing but rats that constantly get in my outdoor storage....that's not even the main problem, I would say it would have to be everyone in the office. I would not recommend this apartment complex to my worst enemy. The office ladies are a joke. They get highly intoxicated at apartment events. They talk trash about their coworkers in front of residents. When we had damage from the hurricane, they took 13 days even call us about it. And according to a friend in the complex, they were upgrading apartments for new residents right AFTER the hurricane instead of taking care of those affected. We had bad ceiling damage in our apartment, as the ceiling actually fell. So we expected them to come fix it pretty quickly, Also one of our light sockets was leaking water too by our front door. Well they sent some idiots in there who decided to PAINT over all the mold and water damage with KILZ when it should have all been ripped out immediately, then cleaned, and inspected before putting up new sheet-rock. Luckily, we caught them. We called their corporate company, with no response - email or verbally from the corporate company. What a joke. They finally replaced the sheet-rock but that was it. And they did it very sloppy like in about 2-3 hours. It looked terrible. We also got soaked carpet from the flood as it starting coming in from weep holes. They tore out the padding and left us without padding for a good 3-4 weeks. We had to complain to get anyone to come in to do anything about that. Then they just put in new padding, and didn't replace the carpet. Our upstairs neighbor kept dropping trash on our porch along with lit cigarettes and burnt a hole in our furniture. Apartment said they would do something. Well nothing changed. Kept finding them until we finally moved out. We got an upgraded bs apartment. So much for upgraded...It was thrown together so sloppy like. Our fake wood floors were already ruined when we moved in, and looked terrible. NO ONE PICKS UP AFTER THEIR DOGS. I told them numerous times, but they want you to follow residents to their apartment so you tell them exactly what apartment they are in, instead of taking a video/photo. Over run with stray disgusting cats that most likely carry diseases. They don't do anything about it. Everyone overflows the trash cans, and dumps their stuff outsides the dumpster, so they raised the trash cost instead of fixing the problem. The door knobs were on wrong with the wrong screws. The paint they used in the so called upgraded apartments was just peeling off because they didn't paint properly. Cabinets and drawers are old and disgusting. They just changed the doors to make them look nice. We found dry rot in our bathroom cabinet when we moved in. They just came in with a cabinet colored piece of wood and screwed it in right over it. Parking is terrible. Everyone must have a million cars or guests. Parking spots are too small for even small cars. You will most likely get your car hit by someone's door. The covered parking is poorly built, as they put the poles in the middle that block your doors, so you have to park oddly which then ends up not really covering your car at all. Such a great idea on their part, NOT. There was a car window broken into during the day there. There was a shooting. Motorcycle was stolen. Aggressive dogs in the dog park. While I was merely walking by. Those dogs should not be allowed in any dog park. Oh and people let their dogs poo on the sidewalk and just leave it there. For charging a non refundable fee of $300-$400 for pets..they should have no problem fining people for this behavior. They put in new sidewalks where they piled the dirt onto the grass to fill in low spots. Well it just happened to rain a LOT after that. Well that left no grass for any dogs to go to the bathroom in, let alone the fact that there was mud everyone, sidewalks and in our parking spots. So I had to send two emails documenting the mud and mud covering our shoes/dogs to finally get them to come and put sod in. Sod isn't that expensive for an apartment that makes as much as this one does. Considering they don't maintain much at all. Biggest mistake moving into these so called "luxury" apartments. read more

The staff does not care about anything but the money they take in for filling vacant apartments.. Have lived here for almost 4 years. Over the weekend there was a random shooting in a drug deal gone bad right by the little pool. My husband tried to confront the staff about what we could do as a community to make it safer.. The management verbally attacked my husband then proceeded to call the cops on him. He wasn't arrested because he wasn't doing anything wrong. I am calling corporate office in the morning. We were all scared and just expected something to be done about the poor lighting and no gates or security..we were informed that they have a courtesy officer which we didn't know about until today, but were informed that they were here to protect the staff not the residents. The women in the office are fake and don't care about there residents just in it for the paycheck!! Save your money and find somewhere else to live.. there's dog poop everywhere, the amenity center always has broken equipment and it has been overall a horrible experience.
