I have just completed the leasing process and am moving in this month. I chose Las Palmas because of its location in the heart of Clear Lake, the design of the apartments, and the many extras that are included. The landscaping, lakes, and pools give this property a resort - like feel. My unit has a townhouse design with many windows that fill it with natural light. It is 2BR, 2BA, with an upstairs loft and a one car garage below. Rent is in the mid $1400s. So far I have been very impressed with the courtesy and helpfulness of the office and security personnel as well as the maintenance foreman Javier. He has lived there for over 20 years. I give Las Palmas 4 instead of 5 stars simply because it opened in 1993 and is a bit faded as one would expect. The decor is from that time with white appliances, beige carpets, and single pane windows with miniblinds. However even with these signs of age it is still superior in floor plans and amenities to any other property in the area. I will post an update after a few months of living there. read more

There are two pools at this complex. One is a 50M lap pool and the other is a community pool. For the last 6 days, the lap pool has been closed for algae in the pool and being chemically treated. When I brought my concern to the management, I was told that the pool filters were clogged by the surrounding palm trees. The community pool is surrounded by palm trees and it is crystal clear. Then I was told that they were going to have to order new filters. Well I owned a pool for 10 years at my home and I NEVER replaced the filters. I just removed them from their cannister and cleaned them with a hose and then re-installed them.There is no excuse for a pool being shut down for a week for maintenance. This started on Saturday and it is Thursday and the pool is still filthy. The other thing that I hate is being lied to by management as to why the pool is in the condition it is in and when things will be repaired. They never even tell you when the repairs will be made, just they have parts on order which should be readily available at your local pool store. I am charged a monthly service fee for the pool and I do not get to use the amenity I pay for. I have been a resident of this apartment complex for 6 long months and I can't wait to move. Greystone Management is horrible and the service here has been pathetic. I have posted pictures of the pool and a picture of the lap pool on their website. There is no comparison. read more

I cannot tell you how happy I am to live here. I have a wonderful Lakeview and the property is landscaped at a 10 out of 10. The maintenance staff is very responsive and professional. This place was originally an upscale complex with beautiful grounds and top-notch amenities like a guard-gated entrance maned 24/7. It was then taken over by the Greystar company and has been in free-fall ever since. Services have been slashed and slashed again, the grounds are full of contractors not controlled by the management so that they are all over the place making noise constantly, and now it is being overrun with kids trespassing from the low-rent complexes next door. The reaction of the management is now to eliminate the 24/7 gate guard, which they did just now with only 24 hours advanced notice. The management is simply pathetic. This was a luxury complex only three years ago, but now the management is more like something from a trailer park. But the rent keeps going up. While the services and management crash, the rent is raised $150 for a one-bedroom. Don't rent here. It's just one bad joke. read more

I would like to set the record straight for this place on 11/6/20 about how maintained and reliable the staff is my family have lived here for over 5 years we've lived in 2 different units and with no up charge and to note any time I've called for some maintenance the workers were always quick to knock at the door and finished in a timely matter. It's very non political in our gated domain and almost quieter than a whisper. I would say it's perfect for the nature lover like my self the birds chirp pretty early but the bright pink exterior makes it simple to see at night the only complaint I would say is not having access to the garage from your apartment. read more

I called them.3 times before I moved to make sure and understand how much they will charge me Cuz I will leave in 4 months, and 3 different persons from their office told me its just the relet fees, 80% from monthly rent When I left, they made me pay 2 months in addition to the relet fees, I tried to call fingerprint company, their corporate office,I left voice mails, emails, never got a response The office manager at laspalmas was very rude, told me 4 times lets go to the court. Don't look too closely at the poor maintained living environment. The lack of professionalism in the staff once you are a tenant is unbelievable. It looks nice, but it's not quality. It could be. The residents that been there the longest do as they please with no repercussion. The abandoned domestic animals is out if control. They charge extra when it's clearly poorly designed equipment malfunction. Over-priced for the area. There sales pitch isn't bad. . .but that's all they train on. read more

I lived in the Las Palmas apartments from July 1, 2014 to Jul 31 2015. I chose Las Palmas initially because of its vicinity to the Johnson Space Center where I worked as well as its pet policy. During my year there, I found the apartments to be very nice and the staff pleasant and always helpful. The staff went out of their way to ensure I had a good stay there. When I needed anything repaired, there was never an issue and any work needed was accomplished immediately. To put it another way the staff was always professional and the gate guards and maintenance personnel were always friendly and professional. I gave the appropriate notice that I was moving as per my lease agreement and was moving at the end of July 2015. My experience with most apartment complexes over the years was one that anything would be done to keep your deposit. So, you can imagine my surprise when I received an envelope from Las Palmas with a check returning my deposit. When I left the apartment I did leave it neat and clean as requested by the apartment management. There is no reason to leave an apartment a mess even if you do not have a vested interest in the property. Overall, Las Palmas is a first class facility with a very professional management staff. read more

My senior parents lived here on two separate occasions in different units. Both were dated with subpar appliances, moldy windows, and high electricity bills due to the older construction. They just moved out a few months ago. They moved out in May and the lease ended in June. While they were moved out there was an AC leak and the carpet had to be replaced. We discovered this when we went back to fix some things up. Both my parents spoke to Lou at the front office and she assured them they would get their deposit back. Once the lease was up they kept over $300 of the $400 deposit due to them having to replace the carpet. We have left several messages about this and would like to know how they can charge for carpet replacement whenever it had to be changed due to an AC leak while they were residents. Had they physically been living there still, they legally could not charge due to this being a maintenance issue. Still no return calls. Please also be careful and these are the same people that manage The Caroline. read more

This is a long review! We moved from a nice house in a nice neighborhood in the Cypress (NW Houston area) to be close to my mother-in-law in Webster. We looked around quite a bit but for some reason Las Palmas escaped us until about 2 months before the move. We love this place and I can't imagine a better complex for our needs. It comes as close to feeling like a "home" as I can imagine and really exceeded our expectations of an apartment. When I went there I knew it was the one. We have a 2 bdrm, 2 bath and it's perfect. 11' and 9' ceilings, crown molding, large kitchen, large closets, nice porch, etc. It has 24/7 monitoring with a gate and attendant, the grounds are beautiful, a garage comes with each apartment and maintenance is very responsive (I've only used it twice). I walk our dog at night and I've always felt safe. The vast majority of the people I've met around the complex are equally nice and have all lived there for 3+ years. BTW, the pictures below are current and accurate - but I've got even better pictures! Anyone that complains or rates it low must just be "those kind of people" or had very unique circumstances. The staff is friendly and accommodating. You get what you pay for and I found their fees better than a few other nearby places and it is much nicer - and I have high expectations coming from a nice house and neighborhood. Some people are unreasonable or have unreasonable expectations: Like those who don't throw their garbage bags into the dumpster (which is nicely hidden) and instead leave it outside the dumpster but behind the gate. There is "curb" service pick-up at least 3 times a week that is very cheap (about $4-7/month) so I don't know why they don't do that. Without that service (why should it be free?), I can't imagine how bad it would be at the dumpsters, and it's a convenience too. Or, the people who want to walk their large dogs and not pick up their poop! Las Palmas has 3 sections with doggie bags and a trash basket but some people persist in not using it. Or use the excuse that it was empty of bags - get a grip people and be responsible enough to have some poop bags of your own. This is my biggest complaint and Las Palmas does the best they can to notify offenders about violations. There will always be those who don't clean up after their pets no matter where you go. Those people deserve to receive notices and fees, as do those seen dumping trash where it shouldn't be. if you aren't willing How else do you get offenders to cooperate if all else fails? If you don't mind these things then go find another complex! As James S said, there are several stray cats that live on the property and most have been adopted by residents who have even spent their own money to have them fixed to curtail the population growth. It's hard to trap cats and the residents do what they can to give them to local vets or find homes for them. I'm sure EVERY complex has or had similar issues. It's not really bad and I've seen about 5 quasi-adopted cats. And, Las Palmas doesn't condone it or recommend it - but it's a fact and at least some residents are helping to curb it. So, if you want a clean, nicely maintained, safe, updated place to live - this is the place. Easy access to Nasa Rd. 1, Bay Area Blvd., I-45, Kemah etc. I'm very pleased. read more

We lived here for a year. It was the most terrible experience ever. Almost 24 hrs/day you can hear all sorts of noises: horrible rumble from garbage vehicles: barking dogs: kids, running around; drunk youngsters, that are yelling during the night and constant noise from garage doors. We had to use ear plugs every night, it was impossible to sleep otherwise. It was the first time in our life when we encountered something like that. But the worst is that people in the administration are not doing their job well. They will talk to residents according to the mood they are in at the moment; if you ask for maintenance to be sent, you will wait several days for it; maintenance guys are always mad about something as if it is your fault that something had broken down (necessary to note that it is an older property and maintenance is needed quite often). Needless to say that when you come to their office with some question or asking for help, they will treat you like you're some trash that accidentally hit their office. The most notable "celebrities" in this sense are Evangelina and Lou. If you have an opportunity don't get sold on the beautiful picture, you will not get a quality stay that you are paying for. read more

I really enjoyed living here. My circumstances did not allow me to stay as long as i wished, but i would definitely move back here if i get the chance. Very nice place, quiet, and the staff gives wonderful customer service. They are prompt, caring and they follow up to make sure you are happy.
